February 9, 2012 at 10:20 PMguanxin

How to purchase this industry?

February 12, 2012 at 10:31 PMJason Ching

Hi Philip, Sorry the building I saw last time my mistaken look I though it was Taman Bukit Erskine. Actually is The Peak Residences (My parents also brought 1 house on there too!). Taman Bukit Erskine building haven't yet constructed. (I wish this mines too builds as soon as possible).

Yes I've already signed the S&P since 2010 between mid-year and paid 10%. The lawyer firm last time in Penang Plaza now moved to Northern Tower. I'm already went 3 times over both places last 2 years too.

February 12, 2012 at 10:42 PMJason Ching

guanxin, I'm not too sure la but I believe most of the houses here is for the former (Fettes Villa) purchasers only?

You can see the old new:

February 15, 2012 at 1:41 AMEdward

got any facilities?

February 15, 2012 at 11:20 AMJason Ching

Edward, in plan future will build highway across the mountain to Tanjung Tokong heard my parents who buy The Peak Residences & also according to Grow said:

The Peak Residences latest taken pictures from construction site:

Maybe this Taman Bukit Erskine, The Peak Residences & The Latitude are in the same location if no wrong. I still remember because me asked the Ivory staff last time when I go take the draw and I see the map of drawing on the table and she told me.

February 15, 2012 at 11:58 AMPhilip

Jason: Cant be your neighbour liao..yours is more high class...but i think just about 5 mins to go to each building..its very near..like triangle.....

February 16, 2012 at 9:35 AMPhilip

February 16, 2012 at 1:53 PMJason Ching

February 16, 2012 at 11:20 PMEdward

February 17, 2012 at 9:49 AMJason Ching

Hey bro Edward, the place Tanjung Tokong and Bukit Gambier long distance between this 2 places. Different peoples's mind different think mah! For me I like Tanjung Tokong because currently I'm staying at old house near Jelutong so I rather to choose other place.

February 18, 2012 at 2:42 PMSinne

February 22, 2012 at 6:04 PMPhilip

Jason:This is my 1st house which I apply through GOV. Who else is interested!?

February 23, 2012 at 10:43 AMJason Ching

Philip, me too. My 1st house if not the former Fettes Villa - Gewaris Sdn Bhd (the project's former developer which is in liquidation) who has abandoned the project on 1996 otherwise early I'm already can stay in the place.

Fettes Villa renamed Taman Bukit Erskine revive by Ivory now

May 10, 2012 at 11:30 AMPhilip

Im so sad....just rejected by bank for the housing loan due to DELEVOPER QUOTA ALREADY FULL..Any can advise me what to do?Is't my problem or bank no powerful enough or developer problem???!?!?!?!?!?!?!?

May 10, 2012 at 12:32 PMd-look

Philip... I have the same problem too
same reason from RHB bank Quota full
and i have asked a lot of my banker
friends they said the developer should
make sure that the setted quota amount is high enough to enable all the buyer to get loan. the developer need to communicate with the penal RHB Bank especially else they need to do full refund for all buyer.
Addition infor, i have called the
developer they said they going to charge me RM4k++ in case i request for refund.

May 14, 2012 at 5:24 PMjocelyn

The penal bank RHB really bad service!!hate it!!
My agent from RHB damn irresponsible.everytime need me to make phone call to chase after her for my loan approval.no follow up with my status.when persuade u to sign her bank, very sweet.now turns up with a lot terms and conditions u need to follow.RHB branch near Lam Wah Ee

May 15, 2012 at 12:09 AMPhilip

Many bank rejected me..say quota full...RHB is my last hope...but they say due to my salary is less than 3k....so interest will be very high...so sad.....Am waiting for the status now...

May 15, 2012 at 5:54 PMJason Ching

jocelyn, so now did RHB already approved you for the loan?

May 16, 2012 at 10:17 AMd-look

if i got RM3k for salary
i won't apply for this project.
RHB is Sxck. Ivory already know
many buyer been rejected but
they never take any action to solve
the problem. haihzz..
very disappointed with ivory.

"quota full" is the best excuses bank
can give to reject those buyer that
fulfill the loan requirement.

May 16, 2012 at 12:02 PMSpeakout

After signing all the S & P agreement down payment RM750 n down payment..Feel like been cheated.I ask lawyer firm. They told me the S&P down payment can not be refund if the loan rejected.Sob..Sob

May 16, 2012 at 12:10 PMSpeakout

If 10 person been rejected.Ivory pointed lawyer firm safely earn RM7500.Really feel like been cheated....

May 16, 2012 at 12:12 PMSpeakout

jocelyn:Y your lawyer is ong?Ivory appointed Chow tat sing & low

May 16, 2012 at 12:30 PMJason Ching

My panel is ONG (ONG & MANECKSHA) too.

Actually I want to make loan too since end of 2010 but the term of loan is too troublesome to me and sumore the interest not that lower and I heard from 1 of my construct's boss friend said that on year 2012 the bank loan will more bit difficult to make it that is why my decision on last year use to buy with cash where I was saved many years.

May 17, 2012 at 12:44 PMSpeakout

My loan been rejected even with 85%. ask RHB agent how many percent i can get?80% only. That mean have to pay by cash 20%.If i got cash 20% i will not buy medium low cost....Agent keep on said this is from Bank Negara policies. They cant do anything.....

May 17, 2012 at 1:29 PMJason Ching

If you got asset example like 100k+ I don't think that you still can buy a condominium if you has 200-300 then different say like example too The Peak nowadays price is up atleast 488k+ depend on it but if look for some old condominium you can between 150k-200k something like.
I think you can loan like 65-70% something like that rest you have to pay with cash.

Just 2 cents of my personal opinions

May 17, 2012 at 3:07 PMtwyeow88

if the amount is small and you have credit card/cashline, probably can consider balance transfer. every 6 mths use another bank card/line to cover back. higher interest (stdchart last i heard is 5.88% pa) but short term is ok. better than wait and let the price run. or try MBSB (building society). they are not subject to bank negara control. eg. they can loan 90% for more than 3 properties. but interest higher by 1% at least. their requirements not so stringent like banks.

May 17, 2012 at 4:28 PMJason Ching

the payment level steps is different amount each. when there shall pay with 7k-10k how can you still use credit card to load for it?
there are limit on the card and I heard before there said cc cannot use to pay for house/car. If you buy LCD TV I think properly still can

May 17, 2012 at 5:06 PMSpeakout

If your property between 200-300k.Got cash 20-30k...Can loan up to 95% + 5%(MRTA) as bank tell me...Not RHB

May 17, 2012 at 6:34 PMtwyeow88

for fund transfer, you don't swipe card. you called the bank's fund transfer department. they will pump in money into your bank account 1 week later. the bank don't care how you use the money as long as you pay back on time. you can drawdown progressively also. in fact 2012 and before, some banks offer interest free fund transfer.

why RHB? there are so many banks out there looking for biz. if you have exhausted the banks, try MBSB.

May 18, 2012 at 8:33 AMJason Ching

if really is... you still only can use to pay for house 1 or 2 issues only and your card will no longer to use again unless you have amount of what you get on monthly to clear your payment to the bank because you will need to full return your owe to bank 1st before your card active back

for similiar like you said cash buy once the building is completed you need to pay finish all the payments

May 18, 2012 at 10:30 AMtwyeow88

you need to have at least 2 to 3 credit cards of the same limit while you use only 1. chances are after 6 months, you might not be able to pay in full and you need to draw from the 2nd or 3rd card to pay for the 1st card. also, you can use 2nd or 3rd card for other purchases. you need to find out which banks have fund transfer and are always offering good rates.

you only use fund transfer to pay for part or whole of 20 or 30% downpayment. unless your credit card limits add up to few hundred k.

May 19, 2012 at 11:11 AMJason Ching

bad idea la. you use cc for 20%-30% meanwhile you still need loan from bank to pay the rest. Developer want all once completed construction and bank to pay them 1st and you loan from bank with 15years, 20years or 30years. If you use cc which mean you have to pay back double 1st to settle your card and 2nd to settle your loan.

May 21, 2012 at 10:28 PMiceicecutie

Can I know d community mostly will be majority by wat population? Will it be pupulated by foreign workers?

May 21, 2012 at 10:41 PMJason Ching

do you know your future? lol

May 22, 2012 at 12:06 PMtwyeow88

i am saying you don't hv to settle credit card but rollover to other cards. off course this is a bad idea if you have cash for 20 -30%. it's even better you pay 100% in cash and no need to borrow from banks at all.

May 23, 2012 at 2:57 PMPhilip

Finally i received call from RHB bank.....HL approved...... YEAH!!!

May 23, 2012 at 3:31 PMRyan

Yeah, we will become neighbor! This week will go make payment and draw the unit. Hopefully everything is smooth.

May 23, 2012 at 10:39 PMJason Ching

Good news Philip! Glab of hearing that. Neighbour now

May 23, 2012 at 10:43 PMHuang

I am new in this thing, is it really worth for me to get a unit of this? i am very scared that i couldnt get the loan, then my downpayment n all d money paid will be gone, rite?

May 24, 2012 at 1:15 AMgk

i also worry about my housing loan, some more need to pay 10% for the down payment

May 24, 2012 at 11:01 AMRyan

Hi Philip, may I know which loan you applied? RHB My1 Flexi Home Loan? Or My1 First Home Loan? What is the details of your loan package?

May 24, 2012 at 11:13 AMRyan

Hi Huang and gk, if your bank record is good and no bad debts, I think should be no problem for the loan. Can try for other banks.

Not all of the deposit will gone I think, need to check with Ivory.

May 24, 2012 at 5:31 PMTED

Beside 3 package can i buy basic type 72500 + 2 carpark as well and ignore the revonation things?

May 24, 2012 at 7:33 PMJason Ching

no such offer

May 24, 2012 at 11:00 PMTED

then any idea basic + Reno +2 car park?

May 24, 2012 at 11:01 PMTED

I mean the price ...

May 24, 2012 at 11:16 PMRyan

TED, I think no package available for 2 car parks.

May 25, 2012 at 1:49 PMPhilip

RHB just mentioned that their quota fulled again last 2 days and have to wait...you can try AM bank as they just open again ..but have to be fast fast fast.....
I think only AM bank can approve your loan at this moment if you house is below RM100k......

May 25, 2012 at 5:18 PMtwyeow88

what loan is that? why always full one? must be a loan with super low interest and super long repayment period? or no repayment at all?

May 30, 2012 at 5:51 PMSpeakout

Correct!RHB quota full d.Can try UOB...Fast efficient.....RHB the worst

May 31, 2012 at 10:26 AMPhilip

How much is the car park at this moment?Any idea have they start selling car park seperately??

May 31, 2012 at 9:30 PMJason Ching

peoples are smart they know you urgent and they will pricing for 40k because they know you didn't reno and save the 20k+ if not 40k the price will higher than 30k++

June 1, 2012 at 9:42 AMPhilip

No choice...Ivory also smart to include reno + car park together...eventhough the reno is no worth for 20k..... :(

June 2, 2012 at 10:59 AMJason Ching

If you buy the car park costed 30k++ and your house still without reno then you better use it 20k to reno your house and 20k for car park at first! Imagine last 2 years 20k no worth for reno after 1-2years the cost of polyvinylchlorid, floor board inflation of prices then you decide to reno at the time need spend much too. Guess save no more

June 4, 2012 at 10:22 AMPhilip

Hmmmm...but bank loan approve already...can change the package to reno!?Just wondering........

June 6, 2012 at 8:54 PMJason Ching

The building has 564 units and the car park very limited not that all will have 1 only basic 1st draw 1st get while still extra. You can ask Ivory see whether can change package now or not the S&P already make if remake the lawyer will charge again I guess. Bank depend of them if you take package 3 mean Reno + Carpark become RM117,500,00 over 100k

June 9, 2012 at 9:13 AMthiam

Is anyone know if the units open for public to purchase?u know what I mean..

June 12, 2012 at 12:53 PMRachel Boey

now if i apply the taman bkt erskine project, will u think they have any more available units?

June 13, 2012 at 5:51 PMgk

Due to rhb, hong leong, uob quota full, anyone can tell me which bank still available?

June 14, 2012 at 12:09 AMPhilip

u can try AM bank.....
Then must ask the developer advice...what will need to do?

June 14, 2012 at 4:00 AMJason Ching

Ambank only for 72500 not full loan.Developer will advise you cancel the purchase.Like mine earlier.I'm quite lucky becos of UOB call me when i feel no hope for the loan in RHB.

June 14, 2012 at 11:51 AMSpeakout

When i apply RHB 3weeks not process my document not even submit my loan. After 2 weeks change to Jelutong Branches.Ask a lot of document....But in de end quota full.
Feel hopeless with the developer n banker...After that UOB give me a call...Said that they can submit my document...Within 2 weeks...loan approve..offer letter sign..lawyer preparation done..loan agreement submitted....The differences is local bank and oversea bank services.

June 14, 2012 at 2:42 PMgk

Ambank banker told me that they havent open for taman bukit erskine project. so susah to apply loan

June 14, 2012 at 3:23 PMSpeakout

gk: No need to wait for ambank. From the day i start apply loan...till now they not yet as panel.Ivory just told me can apply ambank. They told me bank release 72500 only.I call ambank banker they told me they not as panel.Who we should believe.Try to call UOB....fast n efficient.

I did asked before AmBank, CIMB, MayBank, RHB since Mid of 2010. They said the project have no listed to the bank so you should ask developer for their open bank. hmm... Troublesome then I decided pay with cash otherwise I'm still want to use bank loan better

June 22, 2012 at 2:05 PMTED

Ladies and gentlemen any idea of this LMC legal fee cost in both side ??

June 29, 2012 at 12:07 PMRyan

Lawyer charged me 2k++ for the loan agreement and stamping fee for the upgraded package. Silly question - any idea how to calculate it? I took 90% loan. 1st time house buyer should entitled for 50% exemption right? Please advice.

June 29, 2012 at 1:14 PMJason Ching

Ryan, me same as yours the lawyer charged 2k+ so you already got your S&P?

June 29, 2012 at 2:17 PMRyan

Hi!! I am new here and I am also your future neighbour at Taman Bukit Erskine. Do you all think that I can negotiate with the laywer firm(ONG & MANECKSHA for discount because my legal fee for the loan is RM2770, since someone mention they only charge them RM2300? Mind to share? I going over to sign the S&P and loan together this coming monday, pls advise. thank alot in advance!:D

July 13, 2012 at 10:54 AMMadison

Thanks to the STAR paper for big publicity, somemore on front page.I stopped buying their papers already.

July 13, 2012 at 11:30 AMRyan

Hi Madison, what do you mean?

July 14, 2012 at 11:44 AMMadison

Its simple and logic. What I meant is we're hearing alot of negative comments on projects in this area.I'm worried the developer may delay construction on TBE or Latitude though its been approved.Just hope it won't affect the sales demand and appreciation price in future.

July 15, 2012 at 12:05 PMMr Goh

i just signing loan agreement last this week,ONG & MANECKSHA just discount me RM50 only..
no choice, bcoz he is the panel lawyer.

March 17, 2014 at 4:46 PMcrazydude

alison, I don't think you can purchase it because this is a LMC project, can't sell for 10 years from SNP. unless got some special deal with the owner. :)

Not only 5 years start from signing s&p?

June 3, 2014 at 5:17 PMcrazydude

Hi Anonymous,

Last time used to be 5 years, now new rules apply..

1. Public Housing - Low Cost and Low Medium Cost Housing
All low cost homes (up to RM42,000) and low-medium cost homes (up to RM72,500) purchased can not be sold for 10 years. Those who wish to sell during the first 10 years must appeal to the state government and can only be sold to "listed buyers". Listed buyers are those who have registered with the Housing Department of the state government and are certified as low income groups that are qualified to purchase low-cost or low-medium cost housing. This 10 year rule will cover all past and future purchases. The balloting of houses will be subject to oversight by an auditing firm.

Hope this helps.

June 4, 2014 at 11:40 AMAnonymous

but during sign s&p is 5 year contract, will it follow back our s&p contract although state gov change the rule...?

June 4, 2014 at 4:02 PMcrazydude

Hi Anonymous,

Will follow the state gov rules, as you had probably applied through state gov for the PN1 form, unless perhaps vote and change state gov? may be different rules. :) Applicable for past and present purchases for LMC.
Better to check with the Ivory developer for confirmation when they hand over the keys. That would be more accurate. Hopefully get to move in soon.

June 4, 2014 at 9:10 PMTaozi Wendy

We are in the midst of settling some paperwork for the handing over.
Once the key is ready, you will definitely a call from us.
Thank you for your understanding.

August 31, 2014 at 4:29 PMAnonymous

Already got the CCC and await for the bank release final payment from the bank

September 2, 2014 at 2:12 PMcrazydude

how much is the vp billing? anyone mind to share

September 3, 2014 at 11:37 PMKen

From the letter, around RM900 plus some previous interest on late payment.

September 4, 2014 at 3:51 PMcrazydude

Yea i got it, but it includes interest from bank which is due to late payment interests.....then how come we have to pay for this? i called the bank and they claim that the lawyer give them the notification to release the money late. And ask to get the money from the lawyer. I know it is less than rm100 for my case but still it's something i can't control, why in the end the owner have to pay.

September 4, 2014 at 4:11 PMKen

Paying interest to developer might actually benefit to you.

Example 1,
Due date on 20 Sep, Bank paid on 30 Sep and you pay developer 10 days interest. At 30 Sep, the interest pay are 10 days for 10% per annum.

Example 2,
Due date on 20 Sep, Bank paid on 10 Sep and you start paying bank interest from 10 Sep. At 30 Sep, the interest pay are 20 days for (your loan%) per annum.

September 4, 2014 at 10:24 PMJason Ching

Just received CCC letter last Monday. Well settled all the amount stated before due date. Andthen wait for their call ask to go take key.

September 8, 2014 at 9:27 AMcrazydude

dunno what benefit there is paying interest to developer, dunno bout the rest but im gonna claim fr lawyer. :)

October 10, 2014 at 6:39 PMJoe

Collected key already. RM 3,333 kitchen reno DOES NOT include cabinet on top. only table top with cabinet.

Also, how many of u kena OVERDUE INTEREST from Ivory when u received the VP letter? I called my bank and was told lawyer problem. I called my lawyer (Ong and Manecksha) and was told that its not their problem also. So whose problem? Buyer ah?!? #@%&#& !!!
Anyone can advise what you guys did with this? I know the amount is not a lot but still, buyers are not at fault here and shouldn't be paying for someone else's mistake.
