■民眾出席“業主拍賣會”,以投標看中的產業。
(檳城28日訊)相信是房價底價定得太高,以致週六首次在檳城主辦的“業主拍賣會”中的18間各種類房屋都無人問津,反而3塊總額達400萬令吉的土地成功脫售,土地比房屋行情看俏。
為避免房產炒家在產業拍賣會上炒高房價,Srishanbid在檳城落實一個全新拍賣概念,即直接為業者拍賣房屋或地段,至於有意購買的民眾則可依據業主所定的價格叫價,價高者得。

3塊地皮脫售

然而,相信是業主把房屋的價格定得太高,在當天拍賣的22項房屋和地段中,一些在檳島的豪宅(底價105萬令吉)比一塊位於威南的土地(底價60萬令吉)還貴出一倍,以致18間房屋都無人問津,至於4塊地段中,有3塊總額為400萬令吉的土地則成功脫售。
拍賣官沙姆干週六向記者說,從當天的行情來看,業主的確把房價定得過高,他會把有關情況反映給業主,希望他們可調整屋價。
他表示,有關公司會在7月3日在愛心大廈再主辦一次拍賣會,預料週六拍賣的房屋也會在當天再進行拍賣,希望屆時產業價格是在標準的水平。
沙姆干說,“業主拍賣會”是一個全新的拍賣概念,此策略不只能夠避免房產炒家侵入拍賣會,同時,也能確保售賣者和購買者從中獲益。

另外,世界不動產聯盟(網絡和市場)副主席倪傳鵬說,儘管當天的產業無法出售,但這不代表拍賣會不成功,只可以顯示屋價的價格定得太高。
“目前出現2種情況,一是屋主不懂為產業定價;二則是民眾負擔不起過高的房價,當天的情況顯示過高的房價讓民眾沒有能力購買。”
他說,儘管當天沒有房屋成功出售,不過,當天的拍賣會算得上是成功的,因當天成功脫售總額達400萬令吉的3塊地段

A new concept, a new design, a new penang!
We can see Penang is changing nowadays. Come with new facade and design residential township where only KL have. THE LIGHT is selling like hot cake in Penang. Heard they are going to launch last phase of the residential apartments in August 2011. Bravo!

The soft launch will be held soon and it will be interesting to gauge the market trend as IJM always attract good sales figure. If it does not perform as well as previously then we will have something to worry. By the way the average price will be about 800Rm per SF. That's their targeted price. I personally feel that's too ambitious as this Collection III is too far from the new mall and also facing the bridge at closer proximity. There might be some noise from the traffic. Let's see if buyers will take the new baits.

At RM800/sqf. IJM can still proceed with the project even if only 50% sales achieved. The remaining units just adopting 'build & sell' strategy...

Just want to correct the figure...

Since the land is 'free', 25% sales is good enough to proceed. So, I am confident the entire Phase 1 of LIGHT will be completed as scheduled.

Raymond, reclaimed land is not free! You have to pay for the technology, equipment, sand, soil and foundation work. All these don't come cheap. Beside you need to build its infrastructure eg. highways and roads. Beside IJM have to pay the state in kinds.

Checked out the soft launch this morning:

Lowest price: 1862 sqf. condo at RM640/sqf.
Highest price: 3229 sqf. duplex at RM1282/sqf.

Note that the duplex is on stilts, 'floating' on water.

The 3229 sqf. duplex actually comes with 1669 sqf. accessory parcel (terrace, swimming pool etc). So at RM4.14 mil, it's RM845/sqf. if accessory parcel included.

I was there at about 10.00 am, it was reasonably packed. 4-5 good units were marked sold. Overhead most people were eyeing for the 1862 sqf. condo facing the pool and coral pond.

So, I guess market response has softened...

Reclaimed land are actual more expensive then buy a vacant land.

Cost of reclamation is RM30-RM50/sqf... average price of sea-fronting land in the island is >RM300/sqf.
