The Arena is a new property project development located at Bayan Baru, Penang comprising Arena Residence and Arena Curve (retail shop).

  5. My guess, most of the buyers are speculators. If they need for own stay, they will go to subsale market.

    At the same time, good response in new launch means,

    1. subsale market buyer pool to dry out?
    2. more people get into the speculative property market?

    That mean 420k (min) for 1250sqf & 487k (min) for 1450sqf.

    1) ~650 units from Elite Height - OC Q4 2013
    2) ~700 units from D'piazza - available Q1 2011
    3) ~650 units from Golden Triangle - OC Q4 2013
    4) ~400 units from Arena Condo - OC Q3 2014
    5) ~450 units from Idaman Iris - OC Q4 2013

    total ~2850 units available for sale in just FIZ area. Do you think we will have 2.8k new family/fresh blood from FIZ factories within these 3 years? Looking at the hiring rate in FIZ companies, you and I are very sure on the answer.

    (above have not count in couple new projects like Zan, riverside, Reflection)

  11. In my opinion, i see it as major biogeographic shift towards this new Bayan Baru area.

    Local 20s are buying for own stay and setting up a family here.
    30s are is considering Bayan Baru area for size upgrade as previously the floor space in Relau, Sungai Ara and etc is very limited to accomodate their new family members and better lifestyle.
    Then only left 40s and above is the investor segment.

    In overall, i am quite positive with the devolopment in these areas back by fundamental support of own stay segment cum the retail/hotel setup in this area.

    local 20s ? just out for work 2 to 3years? how many will afford to buy for own stay giving the price hitting over RM300k a unit. too luxury and far for them to achieve that. unless you are talking about rich background local 20s (which will be countable).
    30s? everyone know the bayan lepas economic area are supported by FIZ factories. In that age range, salary range will 5k to 8k. will they will to pay more for upgrade? Furthermore, the property prices is rocket high, whoever has house/apartment to stay will hardly willing to upgrade with such huge premium. Unless we are talking about biz ppl which 30s ages who their income are count in 10k to 20k range.
    40s? yes, definitely they are the group with extra money and dunno where to put. they will buy and keep the properties. rough guess they formed up 25% of all buyers.
    the rest - they buy just hope to gain money with weak financal foundation.

  13. That's right! You got my point here.

    I am the "victim" of this 20s group who work in an MNC for 5+ years prior managed to accquire a property here in Penang. We youngster do prefer new property rather than old one and best still if the location is near to the workplace plus comes along with the basic infrastructure such as, wet market, malay/chinese school, TNB, PPB, post office, Sunshine, Giant, eateries, mosque, retail and etc.

    Taking this into consideration, i don't think we have much choices of location here.

    Well, for 30s. Take my colleagues as example. They're acquiring. Very often it becomes a canteen/rest time topic in between them.

    However, this is only my personal opinion. Please take it lightly.

  14. Those who think it's not worth getting apt in bayan baru area. You can continue to wait loh :) anyway, u want to buy now also no more liao loh. Thank u for your concern though. Or was it rather spreading fear to people so that the property here will crash so that you can acquire? It's very normal for sour grapes to say things like that. But when subsale comes, they will be the first to want to buy because missing it last time. Hoho!

  23. fredphua, its not possible to buy and sell. if you have already got a unit, and decide to let go, need to return back to developer at a cost of max RM500 penalty on processing fee. Developer will handle the re-selling. anyone with success with that arena.penang gmail person, please verify :)

    I believe the rate also depend of the amount that you are borrowing.

  48. Today I walked in developer office the staff told me still pending land approval as government request them to build the bus interchange and footbridge link to PISA stadium. The project estimate to complete at 2015

  52. I have call & check with the developer, they told me the status "BATAL" showed at the gov website is their 1st BP submission. The latest BP will included the community services which have requested by the council. Also have been informed PM has been approved recently.
    Some more there is an increasing of the price if there have any available unit (unit declined by bank and return to developer).

  87. Hope Arena Management reconsider their car park design. Shouldn’t have front and back car park and this is very unfair for the people whom get it. Appreciated Arena Management able to benchmark one of project in Mount Eskine where they successful re-design and now non-longer have front and back car park.

    Front and Back car park = 1 car park. This is very inconvenience to all the owner.

    I sincerely hope Arena Management will do something to the owner whom get front and back car park. Please help

  88. If commercial title must consider seriously before purchase. will be charged high Assessment Bill like 1World and 1World 2. Long term cost.....some RM2,400 - RM2,800 p.a. also uncertainty on rate of utility.

  89. Agree with you Rambo Ong. Out of 151 car parks at level four, 50 car parks are design front and back (100 car parks). From this 50 car parks, 37 car parks facing the wall and need to reverse the second car in order to drive out the first car. Balance of 13 front and back car parks do not need to reverse their car. Some of 51 unit of SINGLE CAR PARK are reserve for Visitor (around 8 or 9 units), developer also keep some units for SALES! Not to mention reserved units by developer. Chances are slim for owners to get a good car park. 37 owners will be incovenience and 13 will be lucky for f/b design. Some owners might get single car parks for 2 units but I wonder how many? One unit of car park cost is more than 30K. All owners already drew their car park on 21 and 22 December for Tower 1 (residental title).
