Visited the showhouse located at Bay Avenue, and the layout is nice. 1300 sq ft looks big enough! Price is around 550k ~ 700k depends on the type.

I have my doubts this time. I realised that there are many condo up for sales. This blog seems to be full of agents trying to get buyers! Very few blogs from actual residents of condos. Probably, the correction is around the corner and possible a meltdown?
this one won't have anyone queueing ahead, as the project is already launched, and already open for booking..
I like the design, the spec and price at RM398/sqft is reasonable however the location really sux and cheap. Behind this project is existing low cost flat with cramp parking side of the road and many indon and bangla stay there. There is even bus kilang passing by in front of this project. Good luck to those speculator who already bought this project. Better buy Elit or TGT cheaper which located at the center of Bayan Lepas area.
Brought one unit on the 13th floor. The condo is facing the Setia Pearl Island housing area. Nice view. It come with 2 covered car park. One floor consisit of only 8 units. It is sharing the main road with the Setia Pearl Island housing area. Only a few units left during the time of purchase. Penang property selling like hot cakes.
The near by condo Reflection is selling at RM440 psf and with only 1 car park with 14 units per floor something similiar to the elite. Both are high density. Further more elit is using commercial utilities. Balik Pulau house also can be sold out why not Sg. ara? Not suprise if the price shoot up to RM500 psf in Penang island.

The price will around RM450/sf, because it is near SP Setia. Now the SP Setia market value is around RM450-500/sf.

Just went to the sales gallery after visiting the property fair last saturday, nice layout [showroom], referring to the actual site quite nice, higher floor sure to have a nice night landscape view. My friend booked one type B 1260 sqf ... Rm5K (refundable)

I interested on this project, but seem like this project is so expensive which can go up RM440/sq ft..
As i knew that last time my fren bought ijm project-light linear 2009 ogos for 380/sqft.light linear is with so called international features,green building,fittings are all branded,big landscape area with 0.20cent per sqft maintanance charge. if it is 440/sqft,it must need international unit and not only normal bare finished unit without fittings.
the meridien is way much much more exp than it worth.the advantage of the meridien is we only pay 3% downpayment
but 440/sqft we can get better with IJM project.

160 units you consider low density? you must be crazy.
Compare to reflection & elite which is 10 unit per floor, fierce v* 10 unit per floor, somemore 4 blocks.. This is only 8 unit per floor with 1 block..somemore the design,layout is better compare to those. U will know when u visit the show house. Bad side is a bit pricey. But for home stay, I would think its better than elit* & f*vista.
3PP. I consider either u have no knowledge at all about penang properties or u are no staying in Penang. 160 units condo in Penang is consider very low density. If 160 units consider high density, how do u rate reflection with more than 300 units or Triangle Square with >400 units?
i will be signing my S&P next saturday. PBB offer is the best among the 3 panel bank.

Anonymous, you are really ignorant. So 160 units consider "super low density", then what about Uban Residence? There are a lot more low density project in Penang, but definetely Meridien is not one of them. Anyway, paying close to rm400 psf for such project in such location is a no brainer, except the buyer intend is for ownstay. If for speculation, then better drop the idea. I have many colleaque who already drop their units few weeks ago.

actuaaly PBB rate is just same with OCBC for buyer, because the first 2 year -2.5 is just refer to developer,that time buyer no need to pay anything.
miku u are right. however for 3rd year PBB can enjoy -2.45% compared to OCBC -2.40%. As consumer we will go for the lowest rate.
@erichoon81 I took my loan from PBB as well. Ms. Lim is really nice to work with. Dealt with her before when I booked BLVD last time (cancelled). Anyway, I got a unit on the 19th floor. :)

Please beware of this developer. We the buyer for Boulevard Condo encounter RID not build our swimming pool according to the plan. During we bought that time, the layout is very class and nice. But now, they deliver the actually layout really dissapointed.
Please watch out for your Meridien actual layout. Good Luck!!!
I'm also a boulevard condo buyer and experience a bad experience with RID Developer as when buy time all the thing was so nice especially the swimming pool and the main gate, but now after 3 years and they change the design of swimming pool and the main gate and according to them is the latest design as their reason to save cost ...
