Hi M,

Not only the grave-yard view, you will have lots of "invisible" neighbours walking around the condo and enjoying the pool facility.

You might also get the rare opportunity to see how people dig the whole & put the coffin in the graveyard.

During the chinese all souls day (ching ming), you will get to work out a lot at home (mopping floor) when the ashes of joss paper keeps getting blown into your house.

All these make it sound like you're staying in Bandar Baru (air itam).

You are right. All these new supply coming into the market will definitely cause an oversupply in 2-3 years time. That's why people always say, when it comes to property, it's location, location and location.

Are you able to keep builidng along Gurney Drive? I am sure you know the answer. Coz there's limited land. (I am not suggesting gurney drive is the only good location, it's just an example). That's why when recession hits, you'll get lots of vacant/abandoned properties in the secondary location, but prime properties will always hold it's value.

So don't make the mistake of trying to save a couple bucks buying secondary location thinking it's better value.

Thanks for the positive and negative feedbacks. After I personally paid a visit to the site yesterday, I feel that this project (The Latitude) is not that bad at all as it is surrounded by lush greenary with hill terrain continuous from the Botanical Garden just next to it. Morever it is located inside the quiet residential area tuck away from the bustling and noisy traffic. I feel that it is a good place to stay. For the grave yard as someone did mentioned earlier I find that it is still a distant away and not directly next to it or in front of it. Somehow it is only a small area so I don’t fell that it is a threat at all. On the other hand, i am more afraid of “human beings” because some of them (not all ha!) their mouth and their words are really poison. When they spit they are satisfying their own instinct. My advice is don’t harm yourself, we must love this world and help each other maa…..(sorryha, Malaysian Chinglish).
Any how, I already made a booking today. To my surprise, the property is really selling like a hot cake. I heard that it is just launched since Jan this year, now less than 2 months, most of the units were sold. Luckily I managed to grab a unit at 30 flr and above as lower floors all taken up and it cost me RM68x,xxx (Type C) after 10% discount. All units come with 2 carparks, we have 11 shops at the Ground so really this is going to make the residents more convenient in term of f&b or household needs.
Me and my family are happy about the purchasing and we are looking forwards for the completion and the new “Home Sweet Home”. hoo…hoo….hoo…. cheers….. life must be full of hope and happiness maa…….. am I right?

I do agree with Tan - when times get bad, those in better locations or with better views tend to maintain their per sq ft price compared to others especially those further from the beaches or the city. Yes, Lim does sound like the marketing person - because Lim tries too hard :) I don't know about the lushness and the 'continous from the Botanical Gardens'. But grave yard view is quite definite. But for some people, this may not be important.

Lim - what is important to note about such blogs is that this is a place to alert and inform prospective buyers - so that prospective buyers can go and check it out themselves. It is not about 'poisoning'. As we are not tycoons, when we make a purchase of our home - we do want as much info as we can get. This blog tries to help.

Regarless of what you said and I think most of the negative point has been informed in The Peak residence but I still feel it's a good location for stay or invesment. So, I have bought one unit Type B!

There's actually a hill between the graveyard and the building site. I went up the Kuan Yin temple that is on a hill close to the site. When I faced towards the direction of Georgetown from the temple, I was surprised that I could not see the grave yard because of the hill in between. The view is spectacular. Go up to the temple and see for yourself. I ended up buying a unit ...

Types B & C are facing south, looking at Gurney Drive/Georgetown/pier. Except for the hill I mentioned, nothing is going to obstruct the view from the high floors. Type A is looking directly at Tanjung Park, also nice view because you can see Tanjung Seri Pinang. Even if they come up with a condo at the Lebuhraya Halia traffic light, I don't think it's a problem because the viewing angle from Type A is quite wide, there are many other nice things to see. Types B & C will not be affected. Go up to the Kuan Yin temple and check it out.

Seems like the project may take 4-5yrs, like island resort 1 & 10 had been long overdue, the peak under ground work has completed, now going to start to build the structure framework.

With Island Resort, they get you to sign the S&P but did not stamp it till 2 yrs later. Reason given was that they had some ownership issues with the land ... blah, blah, blah (maybe, something else). What I cannot tahan is that they never even bothered to update the buyers. Well, let's see what happens with Latitude...

According to my understanding, The Latitude will start the foundation work by end of this year. Which mean the S&P would be signed by end of 2011. The reason is The Latitude is an extention project of The Peak... I've checked with the GM and a sales manager who left Ivory end of last year. Hope it's true!

Hi, Phun. 2 lifts are meant to cut the cost of maintenance so invariably reduce the monthly service charge. Don't worry about 2 lifts or 3 lifts as now the new technology the lifts are high speed so in a flash of minutes will take you to the top level.

In China they have "Bullet Train" and in Penang we are proud to have "Bullet Lift".

About 1-2 months ago Ivory had a booth at Gurney Plaza. They were then beginning to sell Blk A. For the same Type & at the same Floor as the Blk B unit that I bought in Dec 2010, the equivalent Blk A unit was more expensive by ~RM70K (after discount!). It's crazy. I think by now, probably, the popular units (Type B)have already been sold out. But then, in my opinion, the layout for Type A & C are also quite good. Hope there are still some nice units left for you. Good luck.

We were looking at Block A, Unit 1 High Floor. It looks like the View is obstructed by the Peak. It seems like Block A, Unit 1's are pointing directly to the side of the peak, this mean's when you look out from your front windows you looking at the Peak? Has anyone noticed this?

I signed my Latitude S&P 14-15 months ago. But up to now it has not been stamped yet. This is typical of Ivory. Same story for Island Resort, my S&P was signed nearly 2 years before it was finally stamped and work proceeded at the site.

Don't be too happy with a letter that it had been stamped. What u need is a copy of stamped SPA? I had bad experience dealing with Ivory. I booked a unit at 1 Island Resort in 2007. Fortunately, I was lucky not to listen to Ivory's excuses of not stamping the SPA and their persuasion of changing my unit to 10 Island Resort. I got back my 10% deposit after waiting for a copy of Stamped SPA for 18 months!
During my last trip to Penang last month, I noticed 1 Island Resort had not commenced construction and 10 Island Resort almost completed construction. 10 Resort was originally scheduled to complete construction by 2009. However, it started to construct it only in late 2009 or 2010.
I noticed that 10 Island Resort had been moved forward nearer to Jalan Batu Ferringhi. I'm very sured that its original site was further back on hill slope! Is 1 Island Resort to be constructed soon? I doubt it!

Keep in mind guys that natural disaster is very real and tsunami or earth quakes in neighbouring countries are very real and therefore we should always buy property sitting on low hill and face sea... This is advise from our forefathers and ancestors... Consider wisely, you dont want to sleep with CNN on fearing to be hit by tsunami waves... Therefore project like the latitude is always better than any others at the sea side whuch resides at sea level and reclaim land... Hard facts... No offence to anyone but think about it and you'll know what's the best for you.

Hi Issac, Block A Type C having Straits Quay view.

As informed by developer, any floor above 10 floor should having seaview either Gurney or Straits Quay regardless of unit types.

It definitely not blocked by The Peak.

Block A Type A view was partially blocked by The Peak.

(槟城14日讯)根据亨利行最近推出的“槟州产业市场分析报告”,槟州产业市场在今年上半年出现放缓现象,交易量比去年同期跌18%,房产界人士指出,槟州房地产价格已经涨得太离谱,加上政府“打房”,开始放缓是正常现象。

亨 利行报告指出,槟州今年上半年产业总交易量达5756宗,与去年同时期的7007宗相比,跌了18%。其中,住宅单位的交易量比去年上半年季跌 15.7%,不过其市占率仍高占75%。据城市房地产有限公司负责人陈友新受访时指出,槟州房地产价格近年来已涨得太离谱,如今开始放缓无可厚非。

银行处理房贷谨慎

“另外,政府担心国内的房地产价格太高,已经逐步推出‘打房’措施,比如各家银行已经开始严格处理房屋贷款申请,所以交易量下跌纯属正常现象。”

他披露,现在银行发放贷款之前,也会多问数家估价公司,而非仅询问一家估价公司,处理房屋贷款方面相当谨慎。他说,政府也推出购买第三间房屋只能贷款70%的措施,基本上已经严格控制了不健康的房屋投机活动,所以房屋交易量难免下挫。

“现在很多居住的槟城的外地人,甚至槟城人本身,都先租房子住,对房屋买卖抱着观望的态度,这也是房屋交易减少的原因。”

他指出,其实在槟城租房子不贵,所以有些人抱着租房子比较值得的心态,暂时不打算买房子。

Sometimes it will be good to have cooling measurement to avoid property bubbles. Honestly speaking,Malaysia property in KL & Penang have been like hot cake for a very long period of time.By all this mitigation, hopefully will be safer for those who already own a property for own stay/investment.

Personally I feel this is a quiet place & having nice view for own stay. As for investment purpose, with current price it hards to judge now for the appreciation. If u purchase it last two years, it definitely a good deal.

But recently Penang seems not very safe to stay as so many shooting cases.
May need to consider before i really move to Penang.

Any corner of Malaysia would has criminal happen, it definitely not affect property price in Pennag except any round of serious downturn.

Can someone help me. Is it true that Blk A type 1 unit is blocked by The Peak. And is the view of unit 3 compromised by its wedged location as compared to unit 2 ?? Thanks

Hi, I had a look at the building today. You will have a good view but it will be 180 degree view. The Peak will be on your right as you look at your window. I thought the same thing that it was going to be blocked but it's not. If you go up to the site you can position yourself by the building to give you an idea.
