Welcome to DP,Dahlialover, how much you bought?

January 16, 2012 at 4:20 PMTAB20

And when did you buy ? Just bought it from developer or subsale ?

January 16, 2012 at 7:06 PMwakeng

I did some checking last week and visited the booth of TI at Queensbay. Apparently a 14th floor unit sea view cost 403k. This is including 2 car parks, S&P loan agreement. No discount or free maintenance.

Welcome to the forum Dahlialover. Yes, I have a unit on the 16th floor too. So Happy Chinese New Year my future neighbour :)

January 16, 2012 at 7:08 PMwakeng

Any progress on the work site anyone?

January 17, 2012 at 10:42 AMDahlialover

Hey guys,it's good to hear that! I bought the unit directly from the developer..it was RM360k+ and yes, free 2carpark back to back..last Saturday I went to the site, shoplot structure has been up and partly cemented..carpark structure also up and in progress :-) ..

January 17, 2012 at 10:59 AMTAB20

Happy to see that more ppl are joining this forum/post .Looks like most ppl bought for own stay and not for speculation / rent out .better for all of us .Am really excited about owning this place . Already looking for interior designs and accessories for the house >.
403K for a 14th floor ? Amazing price increase

January 17, 2012 at 11:57 AMDahlialover

Mine is so called "pool view"..haha..it's better to get morning sun than of afternoon sun =) ..I still still have a few units left..ya, as i'm an principle interior architect myself, so i'll be designing my own home! =) clean and simple ones will be great!

January 17, 2012 at 2:16 PMwakeng

Dahlialover, so your unit must be 16-06 or 07 la neighbour. I'm just at the opposite corner.

I just received a CNY card from TI inviting people to their show units of all their development, DP is is the most expensive one liaw. Starting price of 308k now. Followed by Tanjung Heights (Raja Uda) 288k, BM residence and Capri park - 268k, last Kelisa residence 238k

January 17, 2012 at 2:25 PMwakeng

So the car park is confirmed back to back? I'm still confused regarding this. Someone please help me clear my doubts. If I park my 1st car in and followed by the 2nd car, the 1st cars has no way of getting out without moving the 2nd car?

If that's the case, it really sucks.... I was hoping they would have given us centre parking so that both cars could come and go as they please ma.

January 18, 2012 at 10:36 AMDahlialover

You got that right wakeng..so are you going to their show unit during CNY? Regarding the car park it will definitely be back to back and yes, you will not be able to get your 1st car out unless you shift your 2nd car out. All of you bought second car park? If yes, then it will surely be back to back as this would save space to cater for more car parks..if in KL, instead of back to back car park, it would be mechanical car park..1st car park on top of the 2nd car.

January 18, 2012 at 10:45 AMwakeng

If that's the way the parking space is going to be, I think I paid too much for a 6x2m space already :( Will not be going to the CNY show house?

By the way Dahlialover, are from around the area?

January 18, 2012 at 11:00 AMTAB20

Wah >Parking is going to be a real problem when we all move in, and they didn't mention to me when purchasing the place that it will be like that .
I think we should all get together and complain to TI about this . Really unfair , they should say 1.5 carpark , Not 2 Carpark

January 18, 2012 at 11:08 AMDahlialover

Haha..i got it for "FREE"..i'm from seberang jaya. But currently staying in Sg. Dua (butterworth)..so this would be my 2nd property =)

Actually we kinda like the Wellesley Residences, but the price : size ratio doesn't really match. It's pretty expensive for that property..

January 18, 2012 at 1:12 PMSam

Dahlia lover,

Welcome to this forum!

TAB 20

I was informed by DP it may have the posibility that car park is back to back. That time was oct 2010.

January 18, 2012 at 3:42 PMwakeng

If I they told me the parking was going to be like that, I would not have opted to buy the additional car park. When I bought that time, they told me it would be side by side that's the reason I purchased another car for 15k. Hai... All developers the same one. Empty promises...

January 19, 2012 at 11:49 AMTAB20

But i think they can only do like that if everyone bought 2 car parks .
If i didnt buy 2 lots i sure as hell dont want to share with other ppl.

January 19, 2012 at 11:56 AMDahlialover

Ya, it is really inconvenient especially when you need to plan what car you wanna use next after you have parked them..so what can we do to change that? We have also looked at Capri Park, the layout was good, but I dislike the pool being across the road. That was a major turn off and decided to get DP instead. =)

January 19, 2012 at 11:58 AMTAB20

Pool Is across the Road ???? Huh
Which Road ?

January 19, 2012 at 11:58 AMDahlialover

Haha..for sure, tak kan we wanna call the other guy to remove his car when we wanna get out of the car park?? hehe...that time I'll buy a 4WD and go over it =)

January 19, 2012 at 12:02 PMDahlialover

TAB20 : The pool is still in the condo compound but you'll have to cross the road / walkway to get to the pool...which i think it is ridiculous...it is really inconvenient..just DP has it at the same block without the need to cross road. For other project by TI also to be the same as Capri Park, pool across the road.. @@

January 19, 2012 at 12:05 PMTAB20

OK DahliaLover , Got it , Just saw the layout online an i know what you mean . Well i guess there will be a lot of people parking in the visitors lot / in the compound if that happens

January 19, 2012 at 12:20 PMwakeng

Dahlia Park parking sucks..... I hope you read this post Tambun Indah!!!!

January 19, 2012 at 12:26 PMwakeng

TAB20: that was what I was thinking also initially. My 2nd car can always park in the visitors car park ma. Then it occurred to me that if I can think this way, others also will and most probably the developer also one step ahead of us. There will be limited visitor parking lots and the rest will be outside the compound. (im just speculating but most probably this will be the case)

January 19, 2012 at 12:46 PMTAB20

We shouldn't complain here > call them or post on their facebook page . im doing it now .

January 19, 2012 at 1:06 PMDahlialover

Haha..then I'll just have to wait until your post is posted up =) and see what the developer can do about it...which I think nothing can be done..~gulp!

January 20, 2012 at 9:17 AMElson

i am capri buyer.... pool cross the road is ok one, last time i stay a condo in penang, even not cross any road, but it walk walk walk...... took around 5min to swimming pool.... lol

January 23, 2012 at 12:52 PMwakeng

Happy Chinese New Year everyone.

January 30, 2012 at 9:53 PMwakeng

Update from the building site;
Of cause while have a refreshing glass of ice soya bean (yum-yum)
Please take note all info I post is from my own visual inspection.
Driveway towards the entrance is roughly 15-20m wide.
Facing DP, you will see the ram to the parking lots. So I think once we go through the boom gate straight away can drive up the parking bays. The Ram is too small for dual traffic so I think the exit will be on the other end or behind.

So far ground floor & 1st floor completed. 75% completed on the 2nd floor.

January 31, 2012 at 10:13 AMSam

I think the entrance to car park not same with S&P layout. From what we can observe at site is we can straight away drive up to car park after security guard checking but based on S&P/ website layout, it should be drive up at opposite of swimming pool and down at right side of swimming pool.

Actual site got 2 road, even is narrow a bit but i think is duo traffic and is not go down at behind as you mention.

Construction for car park is done, 4th floor also is done, currently build up 5th floor.

January 31, 2012 at 11:14 AMTAB20

Can anyone check their S&P and see if they have allocated the parking lots ?my buddy just told me that Developers are supposed to mention the car park lot numbers in the S&P.

January 31, 2012 at 11:38 AMSam

NO, S&P only indicate number of car park you purchase, but not provide lot number of car park. Actually is not necessary S&P must indicate lot number. This need to wait after finish construction then only developer will inform us lot number, same goes to our house number. 16-1,7-6 is temporary indication only. (maybe this is another chance for you to undertable to get the best parking lot)^^

February 7, 2012 at 7:29 PMSam

May i know when we should start to pay installment? Is it when the construction up to my floor?

February 8, 2012 at 9:01 AMElson

Sam, when the developer claim the progress from your loan bank.... the progress shd be construct when reach your floor level...

February 12, 2012 at 6:45 PMKL

Hi, I am buyer of dahlia park.

February 12, 2012 at 6:57 PMKL

I called up TI last weekend. A type A unit (10th floor, city view) is 315k. Price has gone up by >25% in 2011.

February 13, 2012 at 10:55 AMSam

wao, this is not a good news for those who really need a house... actually it is quite pitty to those who fresh grad and low income people... how they can afford to buy new properties, their only dreams is look for 2nd hand properties.

i believe price can up to 400-500k(above 10 floor for type B and C) when construction done.

February 13, 2012 at 12:02 PMKL

It is getting harder even for mid-income group to afford a house now unless you are willing to go far south. 25% appreciation is way too fast to be driven by the escalation of material cost in last year alone. I would love to believe that the price will keep moving up, but the priciples of economics tells otherwise. The newer projects around this area are targeting mid-income group, which normally has a household income of not less than 5k per month. From the current interest rate, mid-income group will find it increasingly harder to secure a loan for a property of ~400k especially the government is trying to bring down the average household loan.

February 13, 2012 at 12:25 PMwakeng

Hi KL,
Welcome to the forum. I do agree with you that butterworth property is shooting up vertically. But I think it should not be so close to the island prices. 400k for a unit on the mainland is almost the same ad on the island already. As it is now, the middle income cannot afford middle class homes already. When I 1st bought a unit at DP, it was only in the 200K range, still affordable but now the left over few units are going from 320-400 over K. In my opinion the developers are trying to get some big fishes to but. They have already sold their quota and the left over if sell or don't sell make no difference. The developer already pocketed their gains. So the last few units we as buyers if have no choice will have to buy lor. My honest opinion is, there is no condo at Butterworth worth more then 400k today. Excluding penthouse la of cause. What do you guys think?

February 22, 2012 at 12:38 AMTAB20

Passed by today , from a quick view, they have completed GF 1st 2nd 3rd 4th and 5th floor Structure .in process of 6th floor. looks quite fast . i think the price will stabilize now around 300k plus . might go up a bit nearing completion and VP

February 22, 2012 at 7:47 AMwakeng

I don't think prices will go up anymore la for DP unless other new development are priced higher. Any idea how many units are still left unsold???

February 22, 2012 at 1:54 PMKL

I wonder what is the price for a type C unit?

February 24, 2012 at 10:23 AMSam

Dear all,

I am wondering can we sell our unit now? Or we need to wait our house completed? Anyone can share?
Now TI already did not promoted DP & Tanjung in advertisement or any booth. They more promoting their others projects especially pearl garden series.. ;)

February 24, 2012 at 3:52 PMwakeng

You can sell but cannot collect your money until OC obtained. My friend has bought a unit like that before. Condo not ready but he purchased from the 1st buyer. Sign agreement with lawyer.

February 26, 2012 at 8:05 PM克里斯

My dear future neighbors, it seems like the progress is going well. By the way, anyone knows about the size & brand of tiles which TI going to use for our homes?

March 5, 2012 at 11:16 PMTAB20

thanks for whoever updated this site with the photos < am away in kl so cant see the updates

March 11, 2012 at 9:29 AMKL

I visited the site yesterday. It has reached 8th floor.

March 17, 2012 at 12:04 AMkhangseng

Oh..i thought we need to start paying when the construction reach our floor?

April 25, 2012 at 12:19 PMTAB20

Thanks YK Chan . ( our resident Photographer )progress looks good > band has sent letter for second disbursement already . Interest is piling up >

April 27, 2012 at 5:03 PMwakeng

Anyone plan to sell their unit or not? I got friend that is interested. Must be above 10th floor. Thanks.

April 30, 2012 at 7:28 PMaPpLe

hi all,
now dahlia park left with 6 units, i really love it, but costed 337k, is it worth buying? no more showroom

April 30, 2012 at 8:18 PMDahlialover

Apple, the place is worth buying looking at the space and it is low density. That is only my opinion :)

April 30, 2012 at 8:56 PMaPpLe

write wrongly, is 377k, should i buy?

April 30, 2012 at 9:58 PMTAB20

Hi Apple ,

What floor unit are you looking at ?
and how much is the square feet ?
Type a,b or c?
Facing beach or city

May 1, 2012 at 6:24 AMwakeng

RM377K is quite a high price to pay in my honest opinion. The question is are you buying to stay or for investment? DP is half way completed that's why the price is so high. The 6 units left only makes it more desirable. If its seaview and above the 10th floor, maybe it is worth to think about.

May 1, 2012 at 6:31 AMwakeng

How much has the bank disperse so far to the developer. I'm not home at the moment to check. 3 or 4th already?

May 1, 2012 at 10:28 PMaPpLe

finally buy d, hopefully it is worth lo

May 1, 2012 at 10:58 PMwakeng

Congrats on your purchase apple.

May I know how much you paid for your unit? Which floor and direction? We might be neighbours :)

May 2, 2012 at 9:17 AMTAB20

Hi Wakeng ,

So far the bank has dispersed 2 times already
1st 10%
2nd 20%

May 5, 2012 at 2:51 PMaPpLe

i bought 14th -6, at 388k, lot ppl scolded me for being stupid, buying a condo in bw with such a expensive price!!

May 5, 2012 at 7:10 PMwakeng

Like I mentioned before, if you're buying for your own stay and you like the location very much, paying a slight premium would be fine.

But if you are buying for investment purpose, I think it's a bit on the expensive side. Most of the earlier buyers purchased their units around 250K to 300K only.

May 5, 2012 at 7:37 PMwakeng

I surveyed quit a few developments on the island. The average going price for a condo (non luxury, not high end, location average) is RM400. While more famous developers are asking for RM500-550. If you can afford this, I thinks it's a better choice to pick island property. They appreciate faster and at a higher rate.

I'm not saying mainland property is bad, it's just not as desirable compared to the island. Mainland property has come a long way as it is already. 10 years ago a nice house around raja Uda cost only 200k or less.

May 10, 2012 at 1:28 PMTAB20

Hi Apple ,
I thinks its a bit high for investment purposes > but for own stay should be ok. passed by the place a few days ago , construction is up to the 11th floor already > they are making good progress

May 28, 2012 at 2:25 AMwakeng

I can see DP construction from the ferry. Looks like DP is going to be the tallest building around the area :)

May 29, 2012 at 1:33 PMKL

Previously I had this impression that Dahlia Park has close to completely sold out. I made a call to Tambun Indah a couple week ago to dig out more about it. Guess what, there are at least 10 units available. There are a few possibilities to this. (1) These are un-taken bumi lots. (2) Units surrendered by existing buyers (3) The response was not as good as what they claimed. Same goes to Tanjong Height in the center of Raja Uda. Looks like the tightening of lending policy did take a toll on the housing market.

May 31, 2012 at 2:03 PMTAB20

I think that 10 units left over is not a big deal > most probbaly these usnit have been booked by the TI staff to sell between now and completion to make a quick buck .
if it is true then over 90% of the property has been sold even before completed . this is ok for mainland proerty i think

May 31, 2012 at 6:17 PMwakeng

Most probably the 10 units you are talking about would be the Bumi quota. I also agree with TAB20 that 90% sales is already considered a success. I'm hoping the don't get to sell all the units also, that leaves more parking for us :)

May 31, 2012 at 6:18 PMwakeng

Anyone has the layout of what our lobby is going to look like? I'm very curious to know.

June 6, 2012 at 2:01 PMDahlialover

Hopefully our project will be more elegant than PJD's Ocean View! My friend bought Ocean View, and overall the developement looks good, just that I find the interior space is too small. Other than that, it does really look good!

June 6, 2012 at 2:15 PMDahlialover

Hey guys..did you all notice that there's a difference between the proposed exterior facade of our building..go to tambun indah's website and check on Dahlia Park Condo..the 3D illustration for the facade is different than the one in apartment-penang...so which is which?? which one is true? if the one in apartment-penang..then it doesn't look good.. =(

June 6, 2012 at 3:00 PMwakeng

Hi Dahlialover,

The picture on Penang appartment was the original plan for DP that time, it was proposed that they build a 18 story building with 10 units on each floor.

The new revised plan is to build 19 stories and 8 units from the 10th or 11th floor onwards. Below that would be 10 units per floor.

June 18, 2012 at 9:48 AMTAB20

Hi guys,

any updates on the bank loans , construction progress ,or new promo by tambun indah ?

June 20, 2012 at 10:12 AMwakeng

Sorry TAB20, I have not been to the site in over 2 months already. There is a Short video that you can view on FB about DP. No idea regarding the current interest rate. Mine is still the same at BLR-2.3, My payment is still based on 1st disbursement only.

June 20, 2012 at 11:26 AMDahlialover

Hey there buddies..I've been to the site, they are building it up to level 14 i guess..The front shophouses are partly painted already!

June 25, 2012 at 5:36 PMTAB20

Hi guys checked out the video on FB .
Must be some construction worker who took it ?
the walkway seems quite narrow to walk on , or maybe the video not soo good

June 25, 2012 at 8:49 PMDahlialover

Have u guys joined Dahlia Park Facebook page? How come only 4 guys?? Where are you? DP purchasers? Prospect buyers?

TAB20, ya, luckily my unit is just beside the lift..the walkway is really narrow! Hopefully there'll be no safety hazard...

July 3, 2012 at 2:35 PMKL

Looks like it is progressing well. Hope we can get our key before 2013 CNY.

July 8, 2012 at 2:05 PMUnknown

wah, long time din visit this pages, so many comment here, i just pass by the DP last few day, the shop lot infront of DP have ardy paint with white color.

July 19, 2012 at 1:26 AMwakeng

Just passed the other day. Construction is on the 16th floor seaview side.

August 10, 2012 at 4:36 PMKL

Looks like it has reached the roof top.

September 6, 2012 at 12:03 AMTAB20

Dahlia Park has been removed from Tambun Indah Website ???
Any ideas?

September 9, 2012 at 10:38 AMUnknown

Maybe TI want to concentrate on others project advertisment.

September 9, 2012 at 10:56 AMwakeng

They only have less than 8 units left or maybe even less now. That's why I think. Maybe it's considered fully sold out liaw?

September 9, 2012 at 11:48 AMDahlialover

Just now i went to TI, they said that DP only left bumi units only. Maybe that's why they decided to take out frm the website.

September 16, 2012 at 10:36 AMUnknown

Monthly interest keep on increasing.. haiz.. my saving plan is affected. How much do you guys feel need to have for renovation like previous dahlia park show house? 50k, 60k, 100k? 1500 sqft.

September 16, 2012 at 1:10 PMwakeng

Hi Sam Liew, my guess is by the time we get out keys, renovation like the show unit will cost close to 100K. Taking into consideration material cost keeps on increasing.

October 3, 2012 at 2:33 PMTAB20

Anyone think we will be moving in by next year october ?

October 3, 2012 at 3:31 PMwakeng

I think we will be lucky if OC is obtained by October 2013 TAB20. Construction of DP's frame (foundation + walls) may be done, buts there still a lot of work to put into completion. The worse is waiting for gov. body to come and inspect for the OC. That could take 3 to xxx months.

October 12, 2012 at 3:38 PMDahlialover

I think it shouldn't take so long until October next year to complete..i reckon we could get the OC by June 2013...hopefully everything goes well..anyone posted any progress shots in FB yet? I haven't been to the site for a few months now...time flies!

November 16, 2012 at 1:33 PMUnknown

Look like we can get our house before Oct next year. Progress is fast. I will try upload some photos.

November 18, 2012 at 4:15 PMwakeng

Sam Liew, did you manage to upload any lates picture.

December 7, 2012 at 6:22 PMUnknown

Hi all,

Do you all think our swimming pool will be big enough???
Look at the land area, i believe it will not so big.

Our management fee is based on price when you sign snp. This means we all will have different price even we are same sqft. This is not fair.

December 8, 2012 at 9:57 AMwakeng

I don't think the swimming pool will be big at all, usually low density condo never build big swimming pools. From the picture it sure looks like its going to be a tiny pool. Sad :(

I'm not too sure about the management fees, I'm quite sure if same size unit sure same price one. If not, I'm sure they will bring it up to the same for everyone after a year. If they do this, I'm very sure owners will not pay one.

December 10, 2012 at 9:37 AMTAB20

Hi Guys .
I thought the maintainence fees is fixed by the size of our apartment ?
How can they change this unless they change the size of our apartment .
Sorry but never had my own apartment before

January 23, 2013 at 9:14 AMUnknown

Hi all,

I saw sea view house outlook nearly complete and windows also been installed. Is look nice.

Dont know how the swimming pool area now. I will try visit to swimming pool area, snap photos and show you guys. =)

January 26, 2013 at 10:01 AMwakeng

Swimming pool ready already bo? Where are the pics? I'm waiting anxiously.

February 5, 2013 at 3:51 PMUnknown

I already post some site progress.
I think after check point guard post, straight away we will drive up to the car park.

We got L shape swimming pool. How you all feel? Recently i heard many gengster contractor case happen in butterworth area. Finger cross it not happen to TI project.

February 5, 2013 at 4:06 PMUnknown

Wakeng & TAB 20,

I understand that usually m.fee is depends on size but if you still can recall the promotion package before.

Example, Ms Dahlia brought at Jan 2010, maintainence fee is RM0.12/sqft.
Mr Dahlia brought at Dec 2010, sales told him price now increase or no more promotion, RM0.14 /sqft.
Of course above matter will caused even you have same size, your maintenance will be not same. Correct me if i am wrong.

February 6, 2013 at 12:05 PMTAB20

Hi All,
My estimation is that construction will complete by july this year .
Then apply for OC will be 3 months >End of october we will get our keys >

February 7, 2013 at 11:20 AMwakeng

Hi Sam,
Thanks for the pic, they look great. I don't know what to say about the "L" shaped swimming pool. I have never been in one before. As for it being a little under the the corridor, I think that's not a good idea. When it rains, the water flowing down will drip into the pool. I hope my eyes are wrong.

Sam, the next time you go over, pls let me know. I want to go visit the site too. Thanks again.

February 20, 2013 at 10:37 AMTAB20

Anyone know the current price for a type B unit now >below 10 floor. My cousin wants to buy 1 unit

February 21, 2013 at 12:49 PMUnknown

Hi TAB 20,

I think you better go TI to ask for details. I called TI before, they wont talk much unless you went there. If not mistaken, all type B below 10 floor already sold out. Few months back, below 10 floor type B already reach at least 310K.

February 21, 2013 at 10:22 PMwakeng

Some agent offered me 385K for my sea view 16th floor. I said not ready to sell :)

February 21, 2013 at 10:39 PMDahlialover

Wakeng, what's the size of your unit? Mine 1,657sqft..the price psf now shud be at least around RM300 now.

February 22, 2013 at 10:24 AMwakeng

Dahlialover, my unit is 1495sq/ft (corner). 300/sqft would be great price but that's only on paper. Has any one here been offered that price? I have no intentions to devalue our homes but I have to say property prices has been a bit absurd of late, people trying to sell their property to obtain crazy returns put up unimaginable prices. Would anyone here know how to actually value DP, feed back would be great. Thanks.

Hi KL, why is it way too high for Dahlia Park to reach RM300 psf as compared to Ocean View by PJD? Dahlia Park has lower density and has more privacy. It is stated a luxury condominium..hopefully the developer wont let us as the buyer and prospect down. Keep my fingers crossed.

February 28, 2013 at 2:24 PMKL

RM 250/= per ft^2 might be a more reasonable price for Dahlia Park. I know that PJD Ocean View is at about RM300/= at the moment. Keep in mind PJD Harbour place has an overall master plan as compared to stand alone Dahlia Park.

March 1, 2013 at 12:57 AMwakeng

I have to agree with KL, but 250/sqft is the current going price, you will not find any problem selling your unit with that price tag if it has sea view. Prices will only get higher and if there are not many people selling their units, prices will remain high.

March 20, 2013 at 11:09 AMUnknown

Telaga emas had obtained OC last two weeks. 1330sqft, asking price range 350K with one car park only. I compare few seller at mudah.com.

Tanjung Height will get OC this Oct, means DP will complete after half year too? =)

My friend (tanjung buyer) found out many unfair things happen at Tanjung Height (maybe it is related with lawyer performance or developer mistake), progress claim at lower floor is later on than higher floor, means lower floor pay lesser interest compare to higher floor. Conclusion, not neccessary progress claim is based on actual contruction at your unit. You may extra paid few months interest compare to others

March 25, 2013 at 11:01 AMUnknown

I went to TI office. Dahlia Park still left highest floor city view 3 unit(type B&C) & 4th floor pent house 3 unit. Other all sold out. (Tanjung left 12 unit.)
Price range is same, only 370K-380K(Rm250/sqft) after discount 30K. With this information, you can roughly estimate how much your house price now. Visited to DP & Tanjung site, definately DP OC will not obtain at OCT, DP site progress is much more slower than Tanjung.

What is 2 tier security? Its means security check point at guard post and one more check point before entering lift/lobby, BUT i notice lift door is facing to ground floor open space car park! Where is so call 2nd level of security access? It even do not have any door can install security access system or be simple, i even do not know where is our lobby =(

March 25, 2013 at 12:46 PMwakeng

Sam Liew,

Will there be an access card system for DP. I thought double security is like that?

March 26, 2013 at 1:08 PMKL

370k is for type B? One or two car parks? If it is for bigger type C with 2 car parks, then I would say the price does not increase too much over last two years. If it is type B, then the price has appreciated by ~25 to 30% in the last two years. 370k for a 1495 ft^2 condo is still reasonable considering there will be a nearby tunnel connecting to Island in the foreseeable future.

March 26, 2013 at 1:18 PMKL

I believe that the price will resume moving up after the general election if there is no chaos. US economy is recovering, housing price in US is moving up, Japan is printing money to fight deflation, China is accelerating its infra-structure building. All these coordinated efforts by the respective countries will most likely to have one consequence, and that is inflaction. Material cost, petro, food, ..., all will move up. There are simply too much money in the world economy currently. That is precisely the reason why Dow is breaking record high day after day.

March 27, 2013 at 8:50 PMUnknown

What will be rental rate for type B after OC is obtained? Any idea?

March 27, 2013 at 10:08 PMwakeng

I am hoping it will fetch anything from 1200 to 1500 depending on view, floor and furnishing. That would be a reasonable price don't you think...

April 4, 2013 at 9:49 AMmojoman

Just book a unit in DP for 429k. top floor type C. Hope this is a nice place to live in for the long run.

April 4, 2013 at 1:17 PMwakeng

Congrats on your purchase. 429k Wow....

April 4, 2013 at 4:03 PMTAB20

Just got a letter from DP , regarding carpark .it is 1.5 carpark ( one behind the other .

April 4, 2013 at 5:44 PMwakeng

So basically I purchased half a car park for 18k. Thanks a lot Tambun Indah.

April 5, 2013 at 12:36 AMmojoman

I got free 2 carparks. So how do you guys know its a 1.5? Meaning u can park a saga and a smart for two only? Any measurements given by DP?
429k with 30k rebate.... Its a lil pricey but project is about to complete.... Its all about location. Want to buy landed with good location and gated... Gonna cost a bomb. Guess this will be okay to start a family for now.
So is there goin to be some sort of rukun tetangga when we all move in? To address complaints to the management....

April 5, 2013 at 12:58 AMUnknown

Majoman, congrats . U r welcome to join the Dahlia Park FB. Nice to meet u.

April 5, 2013 at 2:17 PMTAB20

1.5 carparks means that, once we park our second car we cant take out the first car . the 2 parking lots are infront of each other .

Thanks for the invite Sam Liew but I have already visited the site yesterday. Parking bays indeed looks very small. Looks like they were made for back to front parking.

Rooms were also much smaller then the show house unit. I'm a tiny bit disappointed buy I guess with the price I paid for the units, it's still a good buy.

The quality of the unit is very standard. Nothing luxury about it. Lifts look like normal flat lifts only. I don't know how big they are inside. Windows and sliding door are just the normal cheap aluminium type. My unit, the hindges already karat. The only plus point are the switches supplied which are slightly better then normal houses.

Sound from the port can be herd from the 16th floor. Maybe DP is still empty that's why the echo so loud. But without doubt, the prayers from the mosque next door can be heard loud and clear even with all the windows closed. My unit is the furthers one away already.

Lightings are only normal tube lights with a cage type surrounding. Stairways have a big window for natural light to come in. Each floor lift area also got big windows. Some say the walkway is narrow but I think it's sufficient if you are not walking side by side.

Perimeter fencing is brick wall still not completed. I cannot comment on the rest of the facility because they are still working on them and still a lot of stuff on the ground floor.

April 7, 2013 at 1:34 PMwakeng

Units are being painted now. Beige walls with white ceiling. Tiling is completed. Doors installed buy some still not painted. Pls view pics on Dahlia Parks FB Page.

April 8, 2013 at 10:18 PMDahliapark

April 9, 2013 at 3:42 PMUnknown

i viewed the internal progress, really feel dissapointed. Thanks for uploading in FB group.

Floor tiles is small tiles where it is different from show unit. Main door and room door all is really poor quality and design. Door holder is round shape and how come TI provide us such bad quality door? I visited many new condos in island and mainland, i never see such type of door quality. Really shame. I nearlly want F off when i saw the lift, it is same with bomba lift. WTH. Guys, dont expect so much. Internal building look like low cost flat only. Really dissapointed.

April 9, 2013 at 11:52 PMDahliapark

Wakeng, thanks for the instructions. However, I had follow your instructions but still can't reach the page. I really eagerly wanna have a look of the internal progress picture..

6) Dont cry, because i nearly want to cry out when see our lift, door and corridor (lorong).

Well~ Cant do much already. Just wait the time we get key la. I will go see my unit this Sunday morning. Who interest join me?

April 16, 2013 at 4:15 PMwakeng

So how was Sunday's site visit? Any comments.....

April 17, 2013 at 10:55 AMUnknown

Hi Wakeng,

So far so good. My comment is still the same. Small house tiles, wall outside lift without tiles, corridor narrow, low spec door,
main door entrance is narrow too, 2feet plus only =( My town view is soso only since mine at 7th floor. Others still ok la, workmanship acceptable, road toward parking space is wide enough and house size is acceptable.

I saw few peoples walk in to check their unit too. They purchase pent house at 4th floor. That chinese uncle brought last year March without have chance see show house. So i did not comment much to him.

I cant see any aircond cable, is it not install yet?

I received parking lot letter from TI. Mine is at 3rd floor, luckily is near to lift. Most of parking space is front back type.

Hopefully there will be an improvement of internal building looking once completion.

I am start looking for interior design, maybe we can share some reputation contractor at here or FB forum.

April 17, 2013 at 3:07 PMwakeng

Glad you are happy with your unit. I'm also planning for some basic renovation. Nothing fancy la, I have my own carpenter and tiling guy. When the time comes, maybe we can all share info and quotations.
