Launch already? How much? When is the targeted complition date?

July 21, 2010 at 1:01 AMwakeng

Price range from RM 250k to around 260k. Target completion mid 2012

July 21, 2010 at 1:08 AMwakeng

I already booked one unit there. The maintenance a bit high, estimated 0.13 cents/ sqft. + 10% sinking fund. My original unit shrank by 12 sqft but price increase by 1k. : ( when I ask them why like that. They say now one floor reduce to 8 units from 10 unit now from the 12th floor onwards.

August 26, 2010 at 9:48 AMwakeng

Any news on this development , any progress?

September 14, 2010 at 7:19 PMSimon

Have booked a unit there too.

September 19, 2010 at 1:00 PMaa

Hi, can i know more detail on this project? i'm bit lost
how the progress now? open for register or launch? where ur guy do your booking? via tambunindah website? any spec or detail on it?

September 20, 2010 at 8:37 AMSimon

Visited the show unit (Type B) at Tambun Indah office (Wisma Pantai). This project is open for registration and was informed by the sales rap that the project will be launch by end of 2010.
I like the living room and kitchen size.....

September 20, 2010 at 1:16 PMaa

i see
so your guy go to the office to do the booking
i love the Type B design, 2 balcony
by the way, there is 2 car park per unit, right?
anyone know Type B price?
Thanks and Thanks

October 9, 2010 at 11:33 AMwakeng

It the show unit ready for viewing yet at Tambun Indah's office? The site when I visited, no construction yet only clear the land.

Type B price 265k. One car park + option to but another for 12k

October 9, 2010 at 11:41 AMwakeng

As far as I know you can book a unit but they still did not obtain their permit to build yet. That's why S&P still no news.

October 14, 2010 at 9:46 PMTan

I visited the Type B show house last week. The sales rep told me the option carpark is RM 15K per unit. Do anyone have any idea when can sign the S&P? How do you think for this developer? Strong? Stable? Thanks...

October 16, 2010 at 9:39 PMTan

We just booked one corner unit today (City view). Actually left not so much unit for choose.. For those interested, hurry up to visit thier show house and booking. We like this Condo!

October 17, 2010 at 7:24 PMSimon

Still waiting for Memang Process Slow Permit (MPSP) before they can start building. As for the developer....I think Tambun Indah is not bad.

October 18, 2010 at 2:22 PMwakeng

Wah, additional car park 15K ah. Why so expensive one. 2 months ago I ask them it was 12K. Price increase by 20%++.

Anyway, I got booked my unit a long time ago. Im hoping it would make a good investment for the future.

The faster all the units get sold the better :)

I'll drop by the show unit this weekend to have a look. So far I have only seen the plan only. Cant wait to actually see it physically.

October 24, 2010 at 11:36 PMwakeng

Visited the show unit last week. Saw the price increase was shocking. From 257k now selling for 291k. Lucky I got my unit early. Now every floor increase the price also go up. If I know earlier I take higher floor before.

Like Tan said not many units left so better hurry. The sales person told me start work in Decembet this year

October 25, 2010 at 12:08 AMAshley

i drop off the idea to consider this project... i have a friend stay at mainland, he told me jalan benggali is consider an area full with indian, foreign worker and a lot of dopers. some more the area are surrounded with cemeteries...if what my fren told me is true,
so good luck for those whom buy the units ya...

October 25, 2010 at 8:49 AMSimon

I was born here and I can tell you that your friend know nuts about this area.

October 25, 2010 at 9:02 AMwakeng

Ashley, to clear all your doubt, I think you should pay the area a visit and see for yourself. I have no idea how a person can come to conclusion that you have stated. Maybe it's the name of the road? Or the Hindu temple across the main road????

October 25, 2010 at 9:08 AMwakeng

Are u one of the buyer of this development? If so which unit did you book/buy?

October 25, 2010 at 9:17 AMjohn k

I agree with wakeng and Simon, the area is fine. You should go and take a look. Easy access to highway and Raja Uda for food. You should visit there and take a look. The area is "older" part of Butterworth, now getting to be more organise with the new housing development at Raja Uda and Bagam Lalang etc.

October 25, 2010 at 12:10 PMSimon

Yes....I am one of the buyer. My unit is type C and you are right its selling fast.I think by now 80% sold.So far there is no condo in Butterworth with this kind of spacious living area and kitchen. What about you Wakeng?

October 25, 2010 at 10:11 PMTan

hi Wakeng, how about u? which type and unit you have booked? we booked type B.

October 26, 2010 at 3:28 AMwakeng

I book the B unit on the 16th floor seaview. Hopefully one day we can all be neighbours : )

October 26, 2010 at 3:38 AMwakeng

I think the property on the mainland is following the island now. The price hike for these properties are way different before and after completed. I was expecting something around 20-25% increase but before start building already price increase so much.

I know it's supposed to be good investment on those who purchased early. I'm just saying something bad is bound to happen if people just keep on buying expensive home. I'm just trying to be fair now. Hope I did not offend anyone here.

The top floor for Dahlia Park is now 300k. It's not even a penthouse. Who in their right mind would pay that kind of money when you can get a terrace house for a bit more?

The property market is going out of control. Just my 2 cents. I'm just one of the lucky ones who managed to get a hold of a unit while it was still within my budget.

October 26, 2010 at 3:53 AMwakeng

Question for all you guys.

How much do you think a unit will cost when completed?
a) 280-300k
b) 300-320k
c) 320-350k

October 29, 2010 at 9:34 AMSimon

Hi to all potential new neighbours....The price will surely heading up north as there is a shortage of quality condos in mainland.I believes the trend is moving toward apartments or condos.
Just to list a few reasons compare to landed prop
~Cheaper to maintain (No...roof,fencing,gate,garden,Exterior wall....)
~Low renovation cost
~Less bugs
and so on..............

October 29, 2010 at 11:59 AMwakeng

Since you are staying around the area, I think you would be the best person to update us on any progress on the development.

The younger generation will definitely be more interested in high rise building for the obvious reasons that you have stated.

I have yet to decide whether I should stay or rent out my unit once it's completed. Do you have any idea what the rental prospects is like around the area?

Sorry to bother you with all these questions.

November 2, 2010 at 10:27 PMwakeng

Not many Internet junkies buying this development. This forum very very inactive la. Sad : (

November 3, 2010 at 6:19 PMAlex

This is a potential investment. Sure the price will hike when completed as Penang property is selling like hot cakes!

November 7, 2010 at 3:01 PMSam

Hello!!!Seem like Mr Wakeng is most active in this forum and mostly comments is positive!! This is my first house, very happy my dream come true!! I love this layout expecially after visited the show unit... Nice and big!! I was attract by the low density of this condo..cool and amazing..booked type B on 10/10 and looking forward to know more news about this project..was shocked to heard that price is increasing so fast like island. Bravo

November 8, 2010 at 1:42 AMwakeng

Welcome Sam,
I've been monitoring this forum for some time already. I think u already know that most of the units have been taken up already. What floor is ur unit and which view did u chose? Maybe we are neighbours 

November 8, 2010 at 1:49 AMwakeng

This development has the biggest layout in Butterworth as far ad I know and maybe the lowest density one also. Low density has it's pros and cons. As we all know less people means more privacy but it can bite us when it comes to maintenance. It just takes a few units not to pay their monthly bill and the whole place will start to deteriorate. This is from my personal experience and also friends sharing views. No harm intended.

November 8, 2010 at 7:52 PMAshley

my friend oso grow up at that area and stay almost 40 years there... he is investor which oledi own 2 bangalows and few other properties... so we should see whom statement is true...
i do went to the site personally and see by myself.. the site of dahlia park is surrounded by shoplot which is indian, this 1 is true...

November 9, 2010 at 3:16 AMwakeng

40 years ago policeman also wear shorts but now they don't. From the name of the street you should already know why they named it Kg Banggali. A lot is changing around Raja Uda and indeed this is the older part of town but development is changing all of that.

In regards to foreign people hanging around the area this I cannot agree with you. I personally have not seen and I do pass the area often. How do you tell the difference between locals and foreigners anyway?

Anyway, I hope I have not offend you in anyway. It's still the consumers right to chose and judge for his and herself whether a place to stay or invest in is good or bad.

November 9, 2010 at 10:02 PMKhangseng

Hi all, I'm one of the ppl who had placed the booking. Any update/news from the developer on when we can sign the S&P? Dec? or another postpone??

November 10, 2010 at 2:02 AMwakeng

Hi Khangseng, so far I have not heard any news also. I also hope there won't be a delay la. Fingers crossed

November 10, 2010 at 9:38 PMjanet

I heard S&P will be signed on the end of this month or Dec, due to the amendment of plans by the developer i still hold on my bank offer letter. i placed my order on aug.

November 11, 2010 at 6:21 PMSimon

Any info on which bank offer the best package at the moment?

November 11, 2010 at 8:53 PMwakeng

Hi again Simon,
As far as I know many banks are giving BLR-2.2% at the moment. I have checked at HLB, Maybank and also Public Bank. I think if you really good fren with the bank manager -2.3% also can get I think. I have not applied for my loan yet still waiting on Tambun Indah.

If anyone knows where we can get better rates please don't be shy to share it us all. Thanks.

November 12, 2010 at 12:00 AMjanet

my loan is BLR -2.3% from UOB

November 12, 2010 at 2:11 AMwakeng

Wow, that's great Janet. How much loan did u take if you don't mind me asking?

November 12, 2010 at 10:04 AMSimon

-2.3 is a good rate and what about the loan agreement fee?

Found this RHB Flexi Home Loan package and its stated

FEES = Waived

Wonder if it is the loan agreement fee is waived?

November 13, 2010 at 7:57 PMAlex

Maybank also offered me -2.3%. Btw Wakeng, i saw a shoplot near Dahlia Park construction site with the name of Wakeng.. Sdn bhd. Is that yours?

November 13, 2010 at 10:34 PMwakeng

Hi Alex,
-2.3% seems to be the benchmark at the moment. I will make noise to my banker about this. You're very observant, I also saw the company but sad to say I'm not a businessman. Only makan gaji 

November 14, 2010 at 1:02 PMSam

hi,wakeng.I booked quite late. Very less unit available..so sad.if i know it earlier, better..haiz... i booked 7th floor,city view.bank loan i got -2.3 too...nowadays is mostly -2.3%. Hopefully S&P sign on this DEC.

November 15, 2010 at 12:02 AMrobert

I just bought 1 unit .... any idea when can sign SnP? Any future development around that Bengkali area or not?

November 15, 2010 at 3:05 AMwakeng

Was at sunway carnival today and saw Tambun Indah open a booth there. Gone there to check on the progress but I was a bit disappointed. Brochure also don't have, they say not printed yet.

The good news is that all sea view units from the 7th floor onwards are all sold out. The ones bellow 7th floor will not get a view according to sales person there. City view still got a few more units. Price stated on unit still got 15k discount.

Still no news on the SnP and building permit also not out yet. They had the carissa and 2 other projects at Tambun/Juru permits on display but no Dahlia Park permit so it seems got delay for now. : (

November 16, 2010 at 1:42 PMrobert

Wakeng, do you feel any hidden agenda behind such delay? Is it an usual delay?

November 16, 2010 at 9:59 PMwakeng

Getting permit to build from MPSP is like kena 4d la. These legal proceedings usually take up a lot of time and usually out of the developers control. The only way they can speed up things is by going "under table" or Tambun Indah's boss is good friend with MPSP's boss  On the other hand, maybe design no good that's why cannot get approval . That would be bad for all of us la (touch wood)

On the developers side again there might be possibility of insufficient funds to start building. But I cannot see this as the reason because most of the units already taken up.

Your guess is as good as mine Robert. Only time will tell, have faith and try not to be so anxious. Tambun Indah usually delivers.

November 22, 2010 at 11:31 PMCheang Weng

Guys, how much you bought for Type C?
Seaview units have been sold out and only left cityview which faces to East. (Type C)

November 23, 2010 at 4:42 PMCheang Weng

Was going to book type C this afternoon before price increase of 10k. However, I went to site to review the surrounding area and gave me impression the area is ulu a bit. Road is not wide and in front of the entrance is still old shops. Left shops are old and no way for them to be rebuild.

I forseen the area has limitation in developing. I hope I did not make wrong decision of not buying it.

Purpose of buying:
Primary: Second house/Weekend stay
Secondary: For sale in future with aim of slight appreciation in value. If no, BEP also never mind

But I changed my mind in last minute after viewing the site and surrounding.

November 25, 2010 at 8:40 AMaa

Hi ... any news from developer?
you all sign the agreement with lawyer while you pay the "Deposit" RM1k?

November 25, 2010 at 2:10 PMwakeng

Hi aa,
All of us that made a booking is required to put a RM1K deposit and sign the lawyer letter
As for the S&P, I still have not heard any news.

November 27, 2010 at 5:43 PMbarry

went to wisma pantai showroom today, they said S&P can sign anytime. any1 heard ab it too?

November 28, 2010 at 1:21 AMwakeng

If what berry says is true, then it's good news la. Just make sure the S&P you sign has a date on it. If dont have means still got delays la. Make you sign blank S&P only. But I hope that is not the case.

November 28, 2010 at 3:21 PMbarry

Hi Wakeng,Simon, your guys from butterworth too?
The price was increase RM10K for every unit. but you will get free S&P, Loan Legal fees & 12 months free maintainance fees. additional carpark still RM 15K. i have booked a Type B (city view). I think the completion date around at end of Year 2013. will Sign S&P on Dec if not wrong.

November 28, 2010 at 11:51 PMwakeng

Hi Berry,
How much did you have to pay for your unit? My package was also free Legal Fees but got nothing mentioned about the free maintenance at all la. Thats already about RM2.4K you saved if the price is 0.12/sqft. Do you know when you can book the additional car park? If they tell you it's going to be completed end of 2013 means they still got loads of time for the S&P.

Anyway, we will have to wait and see la. I'm not exactly from Butterwoth but quite close by la. I think Simon is local.

November 29, 2010 at 9:52 AMSimon

My package didn't comes with free loan agreement and maintenance fee :(
But the price for my unit is cheaper then the current by 10K.

November 30, 2010 at 8:54 PMSam

Simon, wakeng, barry i booked type B,city view.7th floor.I same like simon, only free s&p. Maintenance got 0.12? Mine is 0.14.y?.:( .. My price also 10K cheaper than current(but maybe i already brought at higher price liao compare with buyer at July..) I booked at Oct,house price 252k-promotion 15k +extra carpark 15K. So is 252k, same only...anybody can share price detail as at your purchase date compare with current? Seem like price is keep on increase.. fast sign S&P...haiz...no news, loan already settle but waiting for S&P..haiz

November 30, 2010 at 10:36 PMwakeng

Hi Sam,
The last i was told was 12 cents / sqft la, I did not know it was increased to 14 cents :( somemore got sinking fund. That would make the monthly maintenance bill to be more than RM200 liaw :O

I booked my unit a very long time already, if not mistaken somewhere in March. Sea view and very high floor (B unit) for 25X,800. At that time the lay out was 1508sqft. No free car park or maintenance given. I will pay them a visit when im back so that i can get an additional car park.

December 2, 2010 at 11:35 AMSam

Hi, wakeng...

Walao...sea view high floor can geet that price is very good liao!! so envy...mine layout is 1495sqft, you more bigger maybe is higher floor and density is low, just 8 unit..
ya,maintenance 200+ is very high liao in mainland..
I got free 1 car park(as usual) then i add extra 1 for 15k.

December 2, 2010 at 1:26 PMSimon

Booked my type C 1689Sqft(Seaview) unit on Aug 10 and the price is 27X,XXX.XX(After 15K discount). The package I get is 1 parking lot,Free S&P,option to buy another parking lot at 15K.

Look at Tambun Indah website and Dahlia Park is open for sale now.I think they got the permit to build.
But still no S&P call from developer......hmmmm

December 2, 2010 at 2:01 PMwakeng

Haha, if I knew you Sam sure I call you go book early together with me ;) Anyway, to tell you the truth I was eyeing this project since last year already. As soon as they told me ready for book, straight away flew to their office.

My unit is same size as your 1495sq/ft but when i did my booking earlier the proposed size was 15XX sq/ft. Initail price was RM156,800. After a few months I think they got their figures wrong and decided to reduce the size of the unit and increase the price.

Even after signing the booking / lawyer later they dare to tell me this. "Size reduce, price increase. Don't want nevermind".So tulan that time but what to do. This is my 1st Condo unit so pretty excited and also because I got it within my budget.

Sam, can you confirm for me they allow you to book the additional car park now? Can you choose your car park or will they draw lots once constuction is completed.

December 2, 2010 at 6:38 PMaa

emm...i did book n pay for RM1k but with out sign anything with the lawyer coz my lovely lawyer forgot to let me sign. And as i knw wat package that i sign was got deduction RM15k discount (but i already ask for another car park) and with free legal fees (between developer and i only)...
Barry, u sign the S&P with the developer? all benefit u get since the time u pay for the RM1K down payment or just recently when u sign for the S&P?

December 3, 2010 at 1:51 PMSam

before i am aiming for landed 1 but after think budget then choose condo... pekcik lor...should go book earlier...haiz....nvm liao lo, nasib no good..by house is like that 1 and this is my 1st house too and within my budget. I book immediately for extra car park, so is total 252k v 2 car park lo as i mentioned earlier.
car park cannot choose, they decide for you. place also is not confirm can get both together 1..mb 1 car at west and 1 at south..haha

December 4, 2010 at 3:04 AMwakeng

Landed is a bit too expensive for me also now. I would have loved to get one but there's just too much hassle in getting one. For example, have to clean the car porch, longkang, roof leaks and the most worrying is security.

As for high rise, none of this problems will be there (im not too fond of cleaning anyway) For me Dahlia park is considered an alternative lifestyle. Im already staying in a landed property and would like to experience something different.

You got you unit at a slightly more expensive price but I think its not too bad la.Look at it this way, i had to pay extra 20K just to be in a same size unit with you but only at a higher floor : ) As long as you're happy thats more important.

Cannot get to chose parking ah? Alamak. Later get one on the ground floor and one on the 4th floor ma thao hin? There has to be at least a guide lines to the car park alocation right?

December 5, 2010 at 1:04 AMbarry

Hi wakeng, simon, sam & aa, i paid RM 1K for deposit, and without sign anything yet. will make a call to lawyer tmr. as what tambun indah told me. if we buy additional carpark. the carpark with togehter, front & back. means front car move out, the car at back only can move out. i book 8th floor Type B ^^ this also my 1st house. now a days butterworth landed property price is too high for me. but i am ok with condo too ;)

December 5, 2010 at 3:38 AMwakeng

I still do not agree with the way they are alloting the car parks. We are paying RM15K! I would at least expect the parking lots to be side by side. 15K is a lot of money to be paying for just a 12ft x 6ft lot.

Back to back just does not feel right. Seems like Tambun Indah is taking advantage of people and making money buy selling spots which is of no use to them. (void areas)

I'll have to check it out when im back just to clarify the matter. Will post my findings, but it wont be so soon, im still overseas now working.

December 5, 2010 at 10:26 PMSimon

They promised me that they will assign the 2nd parking lot side by side.......Hmmmm why now change to depan and belakang?????No way man will check with too.

December 6, 2010 at 4:33 AMwakeng

I think you would be the 1st to visit the management before I do. So dont forget to ask them as many questions as possible relating to the parking lot alocation and post it here for all of us to see.

Waiting is all part of buying a new project. Thats why you get it cheaper now and it will appreciate once completed. Payment for your time and worry :)

Promises are useless unless it is in black and white from the developer now a days. I have seen time after time many projects that residents never got what actually they were promised

As for my personal view, I think it is a con job if they do decide to give us back to back parking lots. If both cars are free to come and go without having to move a car, thats still fine with me. I hope that is the case.

I would rather park my 2nd car in the guess parking or outside parking if the give me back to back

December 6, 2010 at 9:01 AMNgoh

back-to-back carpark u still can move both your car freely.

Front-Back carpark is the problem. It happens to some of the condos in island also, e.g D'Piazza at bayan baru, putra place at bayan lepas....

Wakeng I think what you mention is front-back carpark....

December 6, 2010 at 1:29 PMimannie

I think not many place that will let the developer to sold the carpark with depan and belakang except they got many column or low wall to block the area.

As i know from the developer once we sign the S&P, we will know the car park lot location, because they want to put the car park lot including the additional car park in our S&P so that we won't sale the car park lot separately to other (maybe afraid those rich guy be the broker to sale the car park... hahaha). And for normal practice, those buy the higher floor will get the lower floor car park lot.

Any one if you know that S&P is ready for sign, please let know. This was my 1st house, lot of thing not ready know or may be might miss out to check or to conform, hope that can take the S&P back home to study or perhaps have a discussion at here before sign any agreement with them.

December 6, 2010 at 4:19 PMwakeng

Yeah, thats what I mean, sorry for the error. I will be happy if they give me 2 cars parks where I do not have to move any of the vehicles to get out or in the car park.

We can discuss the S&P here, that would be a good idea. The only thing is we might end up finding a lot of "not right stuff / unfair" but we cannot do anything about it : )

December 6, 2010 at 4:45 PMSam

We can sign S&P at any time.. Please call your lawyer to make appointment.. Dahlia park have front-back & own car park 2 types. Just see how management decide to you base on your luck, floor, housing type & area. You only know your actual car park allocation when 2013 but not now in our S&P.
For those who buy earlier, car park will be same floor, late buyer will be different floor=(
Extra info, car park price(15k) will be increase soonest. Please decide now if you are still in considering period!!

Dear all,

Please get your S&P to analyse before you sign and please discuss any hidden issues at this forum..God bless us,haha..

December 6, 2010 at 5:08 PMwakeng

Thanks for the info, I also just got an e-mail from my wife saying Tambun Indah called her today and wants me to go sign S&P.

I hope im not too late for the additional car park.....

December 8, 2010 at 2:47 PMaa

Hi Barry,
Hi All,
Sorry to check with you. when u book our dream house. recently? i just check with Taman Indah guy, i only get the free S&P loan and 15month installment for 10% down payment. any 1 same case as me?

December 9, 2010 at 12:41 AMbarry

Hi aa, the package i took offer i think end on 28th Nov 2010 if not wrong. you may check with tambun indah staff. i still waiting my loan :(

December 13, 2010 at 8:40 AMaa

Hi everyone,
Did you all sign the S&P? Any spec they highlight in the S&P? so far as i know they did not specify so detail, is it the normal way?

December 13, 2010 at 1:58 PMSam

Not yet, i ll go on this friday. Means you already get your S&P signed?? Anythings can share v us??

December 14, 2010 at 2:57 AMwakeng

Is there a date written on the S&P? or is it still blank?

December 14, 2010 at 8:25 AMSam

We all will know it before 20/12/2010.

S&P should be clear stated when project complete, right?? Imposible blank on this item..

December 14, 2010 at 8:41 AMaa

Nope. I go there to check with the developer see any copy of S&P can read through.

They told me S&P will sign at lawyer firm, that mean the lawyer will keep our S&P. (if not mistaken, for this project they have 2 lawyer, mine one is Wong Chooi & Mohd Nor, you all?). After we sign the S&P with them, we need to pay $$, so far as i know the early bird will pay the 10% downpayment in 15months installment, how about you all? Then, the lawyer will bring our S&P to developer, developer sign it, then lawyer will bring it to do the stamping.
Some one already sign and get the stamping S&P from lawyer, which the date is yesterday, according to the developer. Therefore, the completion date for them is 3 years from the date 1st purchaser stamping date, which mean they need to finish and pass us the key before 14/12/2013.
And again, about the car park lot, we only will know how many car park lot we buy/we have, without any specified location, level, front back or sides by sides.

I try to get know from the developer how the spec for our interior finishes perhaps like the tiles, doors and windows, glazing, sanitary wares and fittings. They told me same as brochure (For me, that a bit brief. Is it this consider normal practice? Any idea?).

Oh ya, 1 more thing, they told me that S&P was standard, is it Malaysia have so call "Standard" S&P? Why some time people say unfair rule?

Anyhow till now i yet to "TOUCH" my S&P. Hope to see good news from you all. I think next week only able to settle it.

December 14, 2010 at 2:30 PMwakeng

The maximum time to build a high rise building is 3 year. It's 2 years for landed property. End of 2013 seems a long long way buy as long they put a date in ink, its a good sign la.

S&P need to state the size and type of your unit. It cant just say Dahlia park unit no.07-08, 1395 sqft. There must be detailed items. I dont even have the brochure and have no idea on the unit that I have purchased other than the show house unit that i viewed.

Anyway, congratulation to you guys which have sign the S&P. You are all close to owning a new condo : )

December 15, 2010 at 8:35 AMaa

Ya. Is a long long way to move in our NEW house but i think if they can finish it early, they will do so.
You all hear about loan agreement and stamping? Any idea on how they charge to us? I mean by lawyer

December 18, 2010 at 10:23 AMSam

Just get my S&P signed yesterday..
Lawyer clerk said nearly 10 owner signed, mostly is younger person and all is chinese..
B type= aircond have 5 point but exclude piping work;(. Clerk always said this is standard S&P and did not explain much;(
Still long time to go..expected 2014 just can move in;)

December 19, 2010 at 10:36 PM克里斯

hi to all future neighbour, i just booked a unit today, 7-02, sea-view with 255k, 2 parking lots. according to the sales person, they offer free spa, free loan legal fees, free stamp duty, free 12 mths maintenance fees & even interest free instalment for downpayment.

1st time buyer here, can share any things to take note when sign spa?

December 19, 2010 at 11:35 PMSam

Hi Cris,

Congrat neighbour, mine is 7th floor too but is facing city not sea;) yours is wat type?
Seem like you purchase with a very good promotion. Free spa? what is spa? Still got how many available units??

December 20, 2010 at 3:54 PM克里斯

hi Sam,

nice meeting u my future neighbour. SPA = sales & purchase agreement? i think level 7 no more units, level 5 & 6 unit 2 still available. my type is type A. i went to the developer office yesterday, i think less than 10 units left.

December 21, 2010 at 1:02 AMbarry

Hi Cris & everybody.
mine is 8th floor city view. 1st time buy house too. and i will go sign my S&P on tomorrow ( 21th - Dec - 2010 ) anything i have to know when sign S&P?

December 23, 2010 at 5:46 PMwakeng

I will be heading over to the lawyers tomorrow. Anyone going or want to join me?

December 23, 2010 at 6:01 PMSam

I 2moro will be at MAY CHAN around 10am-10:45am..

December 25, 2010 at 12:09 PMwakeng

Sam, sorry la bro, I just read your post and my lawyers is different from yours also. I got Chinese and malay one. Anyway, I have gone through the S&P and found some stuff that u all should know.

1. After we move in to our new home, they want 4 months maintenance deposit.
2. Must pay some kind of insurance policy.
3. I think they are charging too much for security. 11K / month.

Other than tthese , quite normal lor. Anyone have any more concerns?

December 25, 2010 at 12:14 PMwakeng

Sad for me cause I still have to pay my own legal fees between the banks and developers. Around 4k. No free maintenance, no free additional parking. Early birds how come seems like "Bo Hua" one. : (

After completion must pay for strata title some more. That would be around 10k

December 26, 2010 at 10:19 AMwakeng

One more thing to share with you all, my S&P has no date one???? Is it only me or the rest also the same.

December 26, 2010 at 7:07 PMagi

hello now there is either 15k rebate with 1 car park, or no rebate with 2 car parks... seems no different with early bird purchase...

December 27, 2010 at 6:06 PMSam

Dun sad, early bird got cheaper price than others ma..There can save more than 10% liao lar..pek chek cannot buy early bird..'am tui'
Haiz, no need think about security price as we also need to pay the maintenance,u r no choice~Strata title not so fast, maybe 2-3years to process after we move in n is +- 3k(according to ms wong)
- 4 months deposit?? walao eh!gai la!
- I also notice there is no date on S&P but have stated project complete in 3years. Erm, tambun indah wont give 'earoplane' to us gua..
- fyi, dahlia park is incharge by malay civil engineer... =P donoe is bad/good news...finger cross!!

December 27, 2010 at 10:13 PMKhangseng

My heart skip a beat by looking at the messages posted, just wonder if anyone already "tarik balik" and chicken out to proceed :-) kekeke.... Hmm, any body already place the downpayment when sign up the S&P??

December 28, 2010 at 8:31 AMaa

hi all,

according to them, every month before or on 2nd need to pay the downpayment (if u pay it as installment) and the 1st downpayment need to pay on 2nd of January 2011

anyone, buy the lot 1 and already sign the S&P?
anyone, buy the type B?
i found some minor changes for the type B, exp. window change of size and the location, and some how it show more clearly about the columns or RC walls

December 28, 2010 at 10:30 AMwakeng

I purchased type B unit la. They never tell me about any changes also? Are they reducing the size? Kanasai!!! Man like that. Show people different and sell different. Where can???

December 28, 2010 at 11:12 AMSam

Mine is B type.
Window change size? how was d changes?
Location also change size means what?Layout change but remain sqft?Or reducing of sqft?
Why i did not inform about this!! But when i sign S&P, location size stated 1495sqft. Why?
You get this info from who? I can check it out and share here.

December 28, 2010 at 11:59 AMbarry

har? i purchased type B.
complete my S&P and loan agreement on 24th of DEc 2010.
10% paid to developer.
in S&P type B size still is 1495sqf...
hmmm, i no get any notices or inform by developer about changing the size.

December 28, 2010 at 2:32 PM克里斯

I am going to sign my s&p next week. Seems like got no choice or got nothing can ask in the s&p, as lots of thing still not sure and not finalized. How??!!

Sad... Still considering to make the 10% in one go or by installment... Don't really like to do installment... Anyone opts for the installment? U guys pay to the lawyer or pay to developer? The lawyer firm asked me can pass them the cheque and they can help pass to tambun indah.

December 29, 2010 at 8:56 AMaa

hi all,

size remain the same. so far as i remember and i did make a sketch to my own brochure, mainly change to master bedroom, the window next to the sofa (refer above layout) was change to single leaf window, and the master bathroom toilet window was relocate to the wall face to bath room 3 balcony
hope u all understand what i talking about.. hahaha
but so far, for me this kind of changes still ok.
Especially, the master bedroom window change, so that we have space for our wardrobe, etc.

about the 10% downpayment. I just pay for January 2011, other i will give them separately month by month. some how i was plan go for paying them cheque, any idea?

oh ya, and some additional column and reinforcement concrete wall to master room, balcony and living room (cant really remember...), but this cant argue so much, i think our Engineer was try his best to get the maximum space for us and also the stronger strength for the building (HOPE HE DID SO!!!!!!)

And, our top level car park was change to metal roofing sheet. And for those brought level 18 (top level) will get plasterboard ceiling finishes (should be plasterboard, again, cant really remember, but this level all unit will get different ceiling finishes compare with other level)

emm.. that what i can remember when i sign the S&P

December 29, 2010 at 10:31 AMTACman!

A word of advice to those who are going for projects with this developer! One of the worst you can find around defect don want to rectify owners complain just sit there do nothing all their houses they build will leak a very bad developer

December 29, 2010 at 11:31 AMoswald

According to Tambun Indah practice for their Pearl Garden project, the downpayment installment can be paid by post-dated cheques.

We were asked to give all the cheques to the lawyer upon signing of S&P. Tambun Indah will cash your cheque each month, and post you a receipt.

December 29, 2010 at 8:55 PMwakeng

I already gave them 15 post dated checks. The 1st one starts today. Rugi la me like that. I did not read any changes to my B unit also when signing the S&P? Anyway, as long they are not giving smaller windows can already. I like big windows : )

December 30, 2010 at 1:53 PMTAB20

Hi Guys

I Have bought a unite un Level 6 with city view
Does anyone know when we have to start paying out installments to the bank ? Is it after we receive our keys ( vacant possesion ) or when the bank starts disbursing the loan to the developer ?

December 30, 2010 at 2:43 PMSam

Thanks to your finding. Anyhow, my opinion same v u all, unless there are no major changes (especially sqft, layout), still acceptable.. Same v Wakeng, the big windows at 2 side of bed is attracted me when viewing the show house. Class and modern design. But i confuse a bit, master got 3windows,right? Window beside the 'black sofa' change how can give us more space for wardrobe??Still cannot imagine..

If u is 1 of the owner of TI previous project and unluckily your dream house have defect, we will symphaty to you as well..Actually not only this developer, i believe ALL developer also cannot give you the perfect quality house(unless you buy a million 1), is depends on our luck and our 'COMPLAINING' level to them. =)So far, cannot say that TI is the best in Penang but quite good reputation in mainland. Too much project they had done(of course hv praise n comment) We as a owner just can pray for the best only. Fyi, TI will listed their company at stock market 2011. They wont do any 'pua kang tao' at this moment..

Pay to bank after bank release money to developer(of course site at least must have certain level of constuction, pilling work done etc). Your bank will post letter inform you when need to pay and how much to pay.

January 3, 2011 at 1:14 PMaa

Hi Sam,

Layout above show the window next to the sofa was double leaf window, and now based on the new layout, the window was change to single leaf window.

January 9, 2011 at 1:57 PMSam

Hi all,

My 1st post dated cheque is 2/1/11 but until now TI still did not credit it. Hw about yours?TI website had review DP pricing from 23xK(if nt mistaken)to 248K onward now means actual price is increasing again?this not a good news for poor ppl who dreams hv own house!you all hv any latest news from TI can share?I heard project just will start around March? Anybody already get their stamp S&P/loan contract?Normally how long time to get it back? I still waiting it to apply my EPF account 2;(

I noticed that nwadays many new condo even is build more than a year(vista bay) but only 50-60% ppl are move in. Mostly investor are waiting to goreng the price only, they are no heart to move in at all. Somemore hot money from US came into Asian already make a fake phenomena that economy is fully recovery but is NOT!! Now bank interest offered is negative of course ppl keep on buying property n hope to get big money on it but when "big boss" pull back their money from Asian, cannot imagine what will happen then..

January 9, 2011 at 11:12 PMKhangseng

Hello Sam,

I'm also waiting to get the S&P for the same purpose:-)
Less ppl move in is good, meaning to say we can hv a more "peaceful" days ahead, hahaha....Like it or not, we are live in a speculative market. Cheers~

January 24, 2011 at 11:57 AMTAB20

Hi Guys

Any updates on the lates developments for this project ?
Have signed the S & P Already .
Does anyone know if they have started the piling job ?

January 24, 2011 at 9:58 PMAnderson

Yeah..I juz signed the loan legal and passed the post date cheque to lowyer firm today!

January 27, 2011 at 1:57 PMSam

So far no progress on the site. Still is a abandoned land. Just keep on waiting only. This weekend have property fair at sunway carnival, you can drop by to see how much the pricing now and their progress, i will go there have a look too.

January 27, 2011 at 3:11 PMwakeng

Any one paid for the loan agreement yet? Lawyer is rushing me for it. Said it was 4.1K. Anyone got any other price?

January 27, 2011 at 5:26 PMSam

Hi Wakeng,

I am financing the loan agreement contract fee (figure is +- 3k-5k, cannot remember)together with all MRTA&SPA fee. Only downpayment need to bear by myself so lawyer no need chase me since already got bank will pay to them ONLY when consruction start. Maybe you is pay by ownself, so lawyer scare you run away..haha..

January 28, 2011 at 8:42 AMwakeng

Hey Sam,

Already gave them the post dated checks still they scared apa la. SO kia su for what? Im overseas now and still they insist want the money now. Teruk la these lawyers I tell you.

January 29, 2011 at 11:29 AMAnderson

I saw Tambun Indah provides quite attractive package for the new project, Tanjung Height at Raja Uda. Do u all know how much izzit?

January 29, 2011 at 11:43 PMSam

Good news. DP project will be start pilling after chinese new year, just wait and see!
TI will start open register for Capri Park within next few months, location is after 50cent toll, jalan heng chong thiam. Saw the layout is amazing than DP(1572,1475,1431&1335sf) and the price is acceptable, early bird price estimate around 230+k onward, extra car park also is 15K. Seem like this will be another amazing project introduce by TI(of course our DP also great, haha) not bad TI..I get all this info from today career fair, for sharing...
Beside that, also visited Kelisa Emas show house, show house is very nice, price cheaper than DP, facility got sauna(envy lar),but left town view only where sold less than 10 out of 60++ unit, pity~

My personal view, Tanjung Height got pros & cons. Pros is in Raja Uda but cons also is in Raja Uda, nowadays i dont like live Raja Uda anymore(go there buy food is ok la), too congested, full of car and drive like samseng.Easily can meet accident. Car park building too far from house, inconvenience for older too.. Anyway, just my personal view only.

January 30, 2011 at 3:57 AMwakeng

Wah Sam, you already on CNY leave is it? How come got so much time to go survey so many projects? : )

January 30, 2011 at 7:39 AMbarry

Hi guys, today just went to sunway carnival, saw the DP road show. the price now is getting higher. i peep on the pricing. 9th floor type B now is 281K o.o ( before rebate if not wrong )

wakeng, u din come back for CNY?
wishing you guys gong xi fat cai at here ^^

January 30, 2011 at 10:48 AMcoryene

They already open registration for Capri park...

January 31, 2011 at 4:29 AMwakeng

Hi Berry Happy CNY to you too. I wont be bad for CNY (sob sob) so sad but no matter will have a months break from work a week after CNY. So suffer now and enjoy latter : )

I guess for all of us Dahlia Park Owners, the long wait begins la. Im sure the price will keep on increasing as the development progresses. Im just waiting to see if a unit can be "chared" up to 300K or not.

February 2, 2011 at 11:10 AMAnderson

Hi Sam,

u r rite..i've passed by raja uda and found it was so congested. Btw, Dahlia park quite near raja uda.

No regret for buying Dahlia Park. Wish u all happy CNY!

February 7, 2011 at 9:24 AMchooi

hi there, any idea about the maintainance fee for this condo ?

February 7, 2011 at 10:02 AMwakeng

If I'm not mistaken it's 0.14 cents / sqft and 5 or 10% sinking fund

February 7, 2011 at 2:29 PMWC

Anderson and Sam, about the tanjung height, i visited the project site during Chinese new years, since like there is a new access road
in progress (in between the new condo with the flat) from bunga tanjung road link to mak mandin road and as i noted many taman over
there since like already connected one to others.

for me is ok at least I have many way escape out if during congested in raja uda main road. i from pg i have no issue on this (already used to it, cos pg always jam, alternatively way is better then nothing)

since like many of u from bw or raja uda or going to be the resident there and sure you guy know more than me about raja uda area, pls
give me some reference... I considering to buy this th condo...hehe.

Happy chinese new years

February 7, 2011 at 8:52 PMSam

Did you visit the TH show house?Since there have a new access road, this is good for you to "escape" but in the others hand it also bring more traffic flow near to your house. Anyway, got access road better than nothing, right?Raja Uda really is a excellent place where can attract so many chinese lived here.

We not talk about traffic, you can drive there again on weekday around 6pm-9.30pm and observe urself. TH Car park itself is very unique but as a condo owner, you need spend your time waiting for lift and walk from car to house but this TH seem like little bit far than normal distance. No offence here since i also is DP owner and also need practice all this in the future;)

Conclusion: You can buy TH,all above is just a small matter only where you as penangities should adopt to all this.Somemore, got so many selling point:eat, school, ferry, bank, econsave, bomba, hospital, wet market, easy access to all direction,etc...if tanjung bungah is best place to live in island, then i can say that Raja Uda,BM,ChaiLeng Park,Seberang Jaya is best place to live in mainland...GOng XI fa Chai, everybody~Oh ya,all neighbour,i got back my stamping SPA liao and read thru all found nothing special can share here..

February 12, 2011 at 11:35 PMSam

Dahlia Park start clear land today, our long long journey train is moving on, hurray'-'

February 13, 2011 at 1:18 AMTAB20

Yup Sam . Passed by there after lunch time and saw them clearing the Land. Hopefully they start piling soon and complete it soon also .

February 14, 2011 at 11:56 AMaa

Hi all,
News from them was Piling Works start on March...

March 4, 2011 at 12:27 PMStanley Chan

Why tambun indah remove all the link to Dahlia park condominuin? anyone know the reason?

March 6, 2011 at 12:36 AMSam

Stanley chan,

Yalo,I want to know the reason too...if dahlia park is all sold out or neither tambun want to fully advertise the tanjung or Capri park also no need to remove the link,am I right?

March 7, 2011 at 12:23 PMTAB20

Hi Guys ,

Yes its Kind of weird that TI Removed the Link to this Project. Anyway any update on the land clearing /. Have they started the piling

March 9, 2011 at 1:02 PMaa

Last Weekend Report
Site clear
Plat form almost there (you can see the site quite flat, they did top up will those small stone)

Any1 have any idea on the lawyer charge (bank loan agreement charge)? stampling charge?
How much they charge for it?

Any1 already get back your S&P agreement?

March 9, 2011 at 11:36 PMwakeng

I drove pass last week and say the land already flattened. Ony 1 excavater working. Saw some concrete stone blocks placed at the side. Thats all.

I already received the copy of my S&P already and they have already taken 3 months installement from me.

The bank loan agreement charges depends on your loan and also whether you are a 1st time buyer or not. I paid them RM4.1K base on RM250K loan.

March 11, 2011 at 8:56 PMAlan

wah!!! its unbelievable . now DP reach RM308k!!!for type A city view.
they told me that they have sold out all the unit ,That why TI withdrawn the link from website.

left only 14 units bumi lot.

March 11, 2011 at 10:52 PMwakeng

308k for high floor and type C is it? If not, it's really unbelievable : )

March 12, 2011 at 10:01 AMSam

Wah!!!!! Really gao lat;) yesterday paper main page said housing price at butterworth will rocket fly this year, this increase that increase of course ppl fast place booking. Some more our DP is high end condo =>. Of course selling like hot cake@-@. Really no regret choose DP.
308K for A type, really crazy! Unless sea view n high floor.

Wakeng, you gain like fat pig liao if you not buy for own stay, haha. No offence yaa..

March 13, 2011 at 1:31 PMwakeng

Im already like fat pig la Sam dont want to gain any more weight there. But if pocket can get full I want la :)

I find it hard to believe that a type A unit and city view can go for 300K especially when DP has not started construction yet. Just imagine the price once DP is completed :0

Got pro and cons to the extreme price hike. If meterial and cost of building goes up, we might end up with a cheaply built DP. Im sure Tambun Indah will not pay extra if building meterial goes up right? Especially if they do not have any more units to sell at a higer price. This is my only worry.

But if its purely speculation by all means, let it go up to half a mil and i'll be laughing to the bank.

March 18, 2011 at 11:52 PMwakeng

Read a few threads from developement on the island, prices there are realllllly crazy. RM400+K for a 1100Sq/ft condo at bayan baru. I wonder how many can afford this? Im sure very soon many will be flocking over to the mainland liaw la.

March 25, 2011 at 12:04 PMTAB20

Hi Guys . TI Website has been updated . Now got picture of Site Progress on the website . Looks like its going on well . I assume everyone has already signed their SPA and loan documents .
Now we all just have to wait .
Was interested to see that some guys commented on the price reaching 300K for a Type A unit . how come tye can still purchase it . i thought that its fully sold out ?
does that mean if i haven signed my loan agreement , i can now sell my booking and make a 20K profit if i bought at 280K?

March 29, 2011 at 4:03 AMwakeng

Anyone has any idea whether they just clear the land only and stop work or got continuing the building progress?

April 5, 2011 at 12:36 AMPai

Progress very very slow...delay and delay...they claim they still waiting for test piling result but don't know when the result will come out. They are very scared to answer regarding dahlia park project and tai chi here and there....anyone please try to call and ask for the progress and c what their reply.

April 16, 2011 at 2:40 PMAnderson

any1 noe the piling work start ady?

April 17, 2011 at 2:06 PMSam

I think not yet because still saw their testing piling machine working there this morning.my contractor friend said piling result can get within 3worling days if all run smooth, but I saw their testing almost 1 month d. Quite slow, don't know is effected by raining season or not...

April 20, 2011 at 7:52 PMaa

If one day the Raja Uda project ON faster than us, than i'm sure our project was something wrong some where. As i remember when the time our unit almost sold out (according to developer), Raja Uda site just launched.

April 21, 2011 at 12:25 AMwakeng

Guys, I think you all are worrying too much. There is no problem with this project. It's the same with any other project only. They still got 2 years to build DP. That's more then enough time. If piling don't start this year then we might have to worry :)

May 5, 2011 at 1:53 AMwakeng

Piling machines already on site. I can't be 100% sure cause I passed by during the night. Can anyone confirm for me. Thanks

May 5, 2011 at 11:03 PMSam

Wakeng, yup. There is the piling machine and I saw many big big tiang is send over there but I still think that they won't start so fast. Just my six sense, hehe. Always do something to make us happy saw it but finally also delay n delay.I really curios they can complete my dream house before 2014, must be boost it up once project is really start, like now what we see on telaga emas.

May 20, 2011 at 3:49 PMKL

Wah here so LauJuak, Tg.Height there queit nia...

May 20, 2011 at 9:28 PMwakeng

Most buyer of Dahlia Park all internet savy ma.

Sam: Dont worry my friend, im sure once the project gets under way they will in in full swing mode. Maybe 1 week 1 floor finish :)

May 21, 2011 at 7:50 AMSimon

Any comment on the parking lot?

May 26, 2011 at 12:32 AMTAB20

Hi Guys ,
As i see it there is about 2 and a half years to go for this Project . Piling is the one that takes the longest . After that 19 floors should be quite fast. (assuming piling 1 year , Build up 19 floors 1 Year , Still got 6 months balance ). Would be good if anyone living in butterworth can get a few pics and upload to this site admin email to view the progress . Simon What comment you need about the parking lot ? I got 2 units if that is what you want to know

May 27, 2011 at 11:42 AMSimon

The info that i got is that the 2 parking lots with 1 exit. For example you must move the 2nd car that park behind of the 1st car in order to move out the 1st car.If I ref to TBI brochure there is 4 level of car park but during the launch there is only 3 level of car park (Exclude ground floor).Emmmmm.............Maybe TBI remove 1 floor to push up their profits which makes me feel cheated.

May 27, 2011 at 6:12 PMTAB20

Not too sure about that Simon , anyone who know about this info ? I have posted the question to TI Facebook page , see if they reply .

May 28, 2011 at 8:31 PMwakeng

I cannot be 100% sure about the parking but I think its highly unlikely you will have to park your second car behind your 1st car. Of cause there are places which have this style of parking in Penang but TI is not implementing this.

May 31, 2011 at 11:55 AMSam

ya, normally will got 2 type car park. Side by side & front-back. See who is the lucky one.

June 5, 2011 at 1:06 PMDophin

hey guy, when i buy DP they told me the car park type is front-back....

June 7, 2011 at 4:38 PMSimon

Not for my case...when did you make your purchase?

June 7, 2011 at 5:54 PMDophin

2010 december i purchase DP.

June 11, 2011 at 2:42 PMSam

Hw tO upload photo?

June 20, 2011 at 7:00 PMwakeng

I saw a few heavy vehicles outside DP site last week. Looks like the piling machines.

July 25, 2011 at 10:56 AMTAB20

Hi Kevin
What Type A ,B C,?

August 2, 2011 at 10:10 AMwakeng

Kevin: the Kevin I know is in US, he does not play badminton. The other Kevin I know is a few years older then me and used to kick my ass in badminton. Are u that person? :)

303k is quite expensive especially for the 9th floor. TI must be so happy to sell to you at that price. Rental around raja uda area is still not that high. For condos it's between 1k to 1.2k. There are cases where I hear it goes as high as 1.5k.

So which unit did you buy Kevin? Sea

Hi guys any idea if we can ask YI to do some extra works for us during construction ? Chnge tiles or the bathroom ? or must we do it all later

August 6, 2011 at 6:34 PMSam

No sure on this but we can share more info on renovation afterward to grab the best price.haha!!now I already start looking for nice furniture, interior design concept etc. Passwed thru dp once a week feel Very happy to have a house. Hurray! Fast fast build;)

August 9, 2011 at 1:57 PMwakeng

I heard many condo's in Penang will not allow your own contractor to come in and do renovations. Have to pay some sort of "respect money" if not just use thier contractor. Is this true????

August 11, 2011 at 6:38 PMimannie

HI All,
Previously I did ask the developer, their practice was all renovation works done by your own contractor. In another way mean that we have more choice to renovate our house. But, regarding the change of material or upgrade the finishes.. have to check with the TI. Some developer they will offer their buyer for upgrading but some might not due to their work progress.

How come suddenly got deluxe type A & B
5 Types of Built up area:
- Type A : 1,395 sf : 36 units ( 5 floor to 10 floor )
- Type B : 1,495 sf : 56 units ( corner lot )
- Type C : 1,689 sf : 32 units ( 11 floor to 18 floor ) (semi detached)
- Deluxe Type A :1,851 sf & Type B : 1,959 sf (4 floor only )

August 22, 2011 at 1:09 PMaa

I think is because of the extra balcony area... that why it become deluxe type
Remember the 4 floor was on top of the car park roof level... there is a extra space for the unit at level 4.

October 16, 2011 at 9:54 PMAlan

October 21, 2011 at 5:01 PMTAB20

December 8, 2011 at 12:51 AMwakeng

Looks like the shop house will be completed much sooner then our condo. Why DP progress so slow one?

December 15, 2011 at 4:20 PMTAB20

Will be passing by DP this Saturday to check on the progress .
Any updates on the bank loan stuff > most PPL should have got their letter regarding the 1st disbursement ?

December 15, 2011 at 7:11 PMAnonymous

Dahlia Park, lovely name, pity where it is situated, Kampong Bengali!!!! what a dump, notorious place. Good luck to those who invested in the project

December 16, 2011 at 8:01 PMwakeng

Im not sure whether is the 1st payment or not but I know that I owe the bank more then 30K already so far. Im servicing the interest only till DP is completed. Do you think thats a good idea or should I start paying my installments?

December 16, 2011 at 8:07 PMwakeng

The front shop lot is going faster then DP at the moment. I did not go in and see properly but I think DP only completed the foundation only. They are working on the ground and 1st floor now.

December 16, 2011 at 11:04 PMTAB20

For the loan part i think its ok to serve the interest only . if u have some extra cash maybe can pump in . just going to drive by tomorrow and see the progress . I think the shoplots can be completed within 3 months plus > Maybe TI want money for the shoplots to rollover for DP . Anynonymous any particular reason that u dont like Kg bengalli ?

December 17, 2011 at 1:59 PMAnonymous

What is there to like, the area is well known for thugs and low-lives, especially at night; it's not safe to venture onto the street; I was born, and lived in, Telaga Ayer,(not by choice)which is next door to kg.Bengali. One would have to be blind or just plain ignorant not to notice. Need I say more?

December 17, 2011 at 3:42 PMwakeng

I have been on night walks along the stretch and I found it ok. Quite plesent actually. I really cannot compute why some people say its bad place. Got crime there meh? Got snatch thief there? What kind of thugs hang around there. I might get my police friends to come pick them up :)

December 17, 2011 at 4:54 PMAnonymous

Why are getting defensive? Sorry, but the truth hurts; as you said, "some people," not just one person. I have said what I know of the area and I am not turning this matter into a debate. I am not trying to convince nor discourage anyone. It is up to each individual to make their own decision.

December 18, 2011 at 1:47 AMwakeng

Tell that to the 120 plus people that purchased DP. If it was bad I'm sure many would have given DP a pass. 50% of DP buyers are from Raja Uda anyway.

December 18, 2011 at 3:45 PMAnonymous

Y so defensive?????, do u not comprehend the above, IQ below average??????????????

December 19, 2011 at 10:30 AMTAB20

Well . Anonymous , I Believe that Kg bengalli has improved a lot in the past few years .Hopefully by the time that all of us can move in , it will be better. by the way where are you living now ?
