Wow, another high end condo in Tg Bungah.
Price range millions...
wah lau eh 18,600sf play football meh...
This project surely makes many "The Cove" residents unhappy. Especially Block A & B, half of the sea view become concrete jungle.........I heard the developer is the one who built The Cove, ie The famous "Goh" family, Money first, Customer satisfaction later.....
wow 18,600 sqft! Must be one of the biggest in penang. Anyone knows how much per sqft?
so proud to be part of this project, but i really dun hav much info off that
Sokohaw, the developer is Lone Pine Group of Companies. It is nothing to do with COVE's developer~
18k sqft?? Wowwwww !!
But, let's be practical. If you're buying for investment, it's a big No No. How are you going to let go in the secondary market?? If this is raw land, there will be a lot of flexibility in this.
If you're buying it for own stay, I wonder how many people will dare to stay in such a big condo. Imagine, this is >40% of an acre, or 15 classrooms. It will be scary if there is too little people at home (人气不够).
Mr Ooi owns Tanjung Club and if i am not wrong lone pine belongs to him as well. Hence, he is developing his own piece of land.
Nothing to do with Goh
Goh has to worry about 8 gurney
The 18k unit must be a duplex penthouse, and it's too humongous. The standard unit should be a good investment if the price is reasonable. Rm400psf to rm500psf is a good deal, but anything more than that for a developer price is just ridiculous unless they plan to build something really luxury.
the price is fair then its ok...but what abt the monthly maintenance fees going to be...
There goes their 4 lovely tennis courts & nice restaurant. What a waste
Is this next to "The Cove" If so Cove Residents should be very unhappy having their sea view blocked.
Had my taekwando classes there, next to the chinese restaurant overlooking the sea - the atmosphere & feel was surreal. It shall now remain a memory only... hmm, perhaps should buy a unit & continue with the dream by having taekwando classes in the sky! wakaka!
min price from RM2.2m
Cove buyers should be happylah.....at the ave price of RM1.85million resale now, it is the best value for money. Block A & D is the best -Block B & C are the ones that is most affected by 1 Tanjung. I wanted to invest with 1 Tanjung....but decided to invest with The Cove instead - this Lone Pine developer is pretty much a unknown & so far there is no real commit on delivery etc.
apparently the first block near the sea is almost sold out....average price is
RM2.5 million onwards
Ya, they claim almost sold but they cant even produce brochures or show me the model/show unit. Also, i noticed they dont have anything listed abt this project on their website. I am still interested but i think they are still pulsing - this developer is not cash rich or a known entity...anyone got more info, let me know plse thanks
1 Tanjong selling RM550-RM600 / sqf
The Cove price now average RM300 /sqf
With 1 Tanjung appear, people are afraid of "slightly" view block and rushing for sale, if you want to invest, you may get best deal in this time or within these 2 years.
I find The Cove is the right time for investment.
Once 1 Tanjung completed, The cove's value will shoot to at least RM400.
What I mean the "slight" blockage is because The Cove has 360 surround view, even 1 Tanjong build, still they are many angle of views. I've checked on The Cove Blk A, and B, with 1 Tanjung's plan on hand, not a problem for me at all.
Just that you might not be used to it, if you are the Cove resident.
Beside that, The Cove has advantages over 1 Tanjung.
The beauty is The Cove has large landed landscape. (after compare with skyhome, springtide and infinity's lanscape), The Cove's Lanscape still the best, every child steps on The Cove landscape pool or play ground, they sure love that place.
I heard 1 Tg's is planing to build a nice lanscape, but at car park's roof top, there always a discount.
The Cove has 1 floor 1 unit, 1 TG some has 1 floor 2 unit, although seperated by thick wall. But still prefer own floor if ask me to choose.
well it just my point of view.
as a cove resident damn right not happy especially as we are in block c,it would have been nice to reserve the old country club and make it into a play park leisure area as suggested by the Tanjung Bungas resident association, alas not to be so yes we will view the side of a syskraper insead of the beautiful bay....but hey who can really complain what goes around comes around as im sure the Copthorne owners are only too aware off!! So as this is just our holiday home we shall just sit tight and wait and see and thank god that we do not have to listen to the noise on a permanant basis, when we arrive from the cold weather in the uk we are too appreciative of the warm weather to complain about the noise and constant drills, however if I was living here permanantly emmmm i would not be so tollerant!!! asta la vista beautiful Penang because the beauty i remembered 12 years ago on my first arrival is sadly dissappearing xxxx

Dear Rick,
Still few untis left? Haha....you must be joking. There are still plenty of unsold units, and the developer is still scratching his head on how to sell. He won't be starting the construction of the 2 main condo blocks anytime soon, until he can sell the minimum required units. All the construction workers are doing now is building the common area structures (weekdays) and play football & fishing on the beach (weekend). For those who have already signed the S&P, there's a very good chance you will get your compensations when the units cannot be delivered in 36 months (there's a pretty good chance too the boss will allow the company to go bankrupt if the bubble burst within these few years, and the risk gets higher as he drags the completion deadline).
Have fun buying guys!!
Well, I dont think the 'Cove' residents should complain..people in glass houses should not throw stones.. & Saraaahh should know that TBRA (Tanjong Bungah Residents Association) opposed the Cove too. SWo dont complain about 1 Tanjong blocking you - as your Cove building have blocked many Hillside residents..BTW the Cove is known locally as 'The Four Sore Thumbs'...yet another blight on Penang's landscape.....
just like many cities, Penang is changing and transforming, but its beauty never fades. of course, an individual's home may lose its view/beauty but that's just to the individual and not Penang. viva Penang!
