priced from RM788K. build up ~2000sqf. Soft launch since 17th February, now left only 3 units.

This piece of cake is very hot too. No advertisment from developer, only small counter at Tesco on 17 February, already sold off 75% in the first 3 days. Heard that >50% of the purchaser are resides outside penang.

This is a gated and guarded housing area with maintenance fee of RM190 per month, only for security and landscaping, no other facilities. If the price is compared to Setia Pearl Island, I wonder whether White Lily is worth.

There is another project going on in that area... called "Minden Place", there are Semi D houses sold at ~Rm400/sqft. Project 80% completed, can consider as well.

i found out that PPM realty (the developer) was previously Penas group.

i comfirmed with developer that the land beside is belong to Boon Siew.

U-Garden which is behind White Lidy was developed by Penas earlier and the few abandon housese besides U garden were built by Penas at that time. Now the Phase 2 project of White Lidy is located at the abandon houses area (told by one of the site construction people).

Does anyone know whether this is true? This is the first project by PPM Realty. Can this be secured?

They using as site office now.
Current problem is that you have to enter from minden height which the road very narrow especially with all cars parking by the road.

Road from Jln Bkt Gambir have to wait until other developer, develop the land there then open they can link the road

Nowadays, everyone has a small family (4 or less)and this house is ideal enough. Furthermore it is 2 and a half floor and b/u is certainly more than 22x35.
Most importantly, the place is strategic compared to Southbay, SP Setia, One Residences, Teluk Kumbar and Balik Pulau.
If you are looking for new projects with bigger b/u and same $$, then the area will not be that strategic, thus far and inconvenient especially when u have children who are still studying.
If I were to buy, I would definately pick a strategic location to invest rather than choosing a big house where there are too many houses in that area such as ongoing development in sg. ara (SP Setia, One Residence, Sunway Merican). In future, there will be a massive jam in that area.
Currently, the traffic is considered bad enough.

Whoever bought lot 62/63 will regret as right in front of these two lots the developer has built a fairly big concrete building which looks like either a sub-station or guard house..not sure but oh boy..is it just opposite to these two houses and so close so everyday u look out of your houses n right in front is this building. look at the layout of houses and the building is marked with an X..maybe they will plant trees to hide it , but from what i can see it will still be bad...n the distance between the houses back to back is very very near..so can see into each others back rooms!

The unit infront of lot 62/63 is TNB room which was already planned before launching. I guess this was notified clearly to the buyer during launching. Maybe there are people who doesn't really care about this thing.

the substation is going to be a headache for owners/potential buyers...go n have a look at how big n close to lot 62/63 the building is...n it is not small. other cons..the road that runs in front of all the houses is very narrow..one lane. the house porch is small..can only park 1 car n getting in n out of your porch is not going to be easy...personally apart from the area "classy area" i dont think it is a good buy..just my two cents...go n have a look for yourselves...i know what i am talking about as i live just opposite n above the whole project n can see everything...

White Lily phase 2 will not so soon. It will cost higher that the phase 1. For the substation,it will not cause much hassel to health though it might not ease the viewing.However, something can be done to block those view. The build area is 22 * 60. It is the standard size.It can park 2 cars unless you have 2 MPVs. For the road, it is not just this area is having the narrow road. Aren't you agree, whole Penang also facing this problem. Look at Greenland. To buy a landed house at Minden Height with price < 1 mil, it is really good buy and that is why it sell like hot cake when it launched. I think this project is still not complete yet, it will be too soon to comment or judge.Will need to see the actual unit rather than seeing from a distance at the condo.

The proposed road is 30 feet width which is narrow if compared to highway, but standard for housing area. The substation is just like a small house opposit you. Some people doesn't like it just like a pole or T-junction in front of your house. The build up is very small. If you have 3 kids or more and old parent stay with you, it is not so suitable.

No matter with all the negative comments made about this project, I personally feel that in years to come, Penang will face construction land crisis and definitely the price of unit bought now will give good return. Above all, it is a freehold project.

i agree with Jemik. this project may not be perfect in terms of size, etc. but doesn't matter. coz the ideal project will cost a lot $$$$$. and don't wait to buy. most important is to be early to lock in and to hedge against inflation. upgrade later if can afford. if you look back since 1970, property prices in penang double every 7 to 8 yrs. and history will repeat itself...

in HK or S'pore, not many dare to complaint about size coz it's too costly to afford one big house. penang is catching up especially now with many family having members working overseas with some can easily afford one

Just to add on. the price run up in penang this round is usual, many thought that it's crazy but it's not. coz it happens every 7 to 8 yrs. semi-d was around RM35k in 1970. today is RM1.2 - 1.4m. and i m not surprise is worth more than RM5m in another 20 yrs time. with people now living longer, population growth, globalisation, scarcity of land....perhaps it will speed up the price increase. so, better buy now or else our kids can only afford a room in the house.

BSG is going to launch 199 units of new 3S terrace house at Bukit Gambier, not far away from White Lily. Selling price is ~1.4M and above. LA 20x80, BU 20x50.

Compare to White lily which LA 22x60, BU 22x35 priced at 768K and above during launching in early 2010, price has increased ~20%. Look like property price in Penang is keep on increasing.

my point is buy something first even though small, to lock in the price, even though u don't quite like it. coz most of us are constraint by prices. sometimes 1 year price can increase by 100k. it's painful by delaying the purchase decision.

if boon siew can sell half of project at 1.4m, it's going to be trend setter for other developers to follow in future launches for terrace.

I heard BSG new project at Jalan Permai is already sold out.It is not surprising because even when you call the developer's office (Nuwata Sdn Bhd(A division of BSG involved in developing this project)) nobody know about the price but it seems that we have people in this forum already know the selling price!!!! i am not surprise there are groups out there that flip from 1 project to another. there are hardly any landed property launches these days. also, there are not many units for most of these projects. 100 to 200 units, for a population of 1.6m in the state with many "taukay". plus another few mil. from out states. especially with this kind of price movement, it will attract a lot of interest

Obviously you are too late to purchase White Lily 2 as those good units had been sold. I purchased a unit 2 weeks ago and left only 1-2 good units during that time. I believe what they have now are those facing road units. BSG is good at pushing their property value, if you want to purchase you better do it fast. Or else, the price changes weekly if the response is good....thanks to BSG marketing strategy.

From what I know, the cheapest new landed property in Minden should be White Lily. The rest are mainly Semi-D or BGLW.
Eg. Minden Residence(beside Minden Place), Minden Residence(BSG) and another project which is at the back of Minden Place(no idea what it is).
Beside these and the upcoming BSG projects, I have no additional info. Not sure is there any new project going to be launched in Bkt Gambir as well.
But one thing is for sure, the price of Minden property keep on increasing since I bought Minden Place ~2 years back(during that time still can get <1.4M, now >1.7M). Therefore, if you really desperate to buy a house in Minden......fast fast buy don't think twice!

Minden Gardens Residence has more practical layout than this one, however they've paid much higher price than White Lily. As for 2nd hand buyers, it's better to view both to decide, c which layout u prefer, cuz the price for secondary market will more or less be the same. I like White Lily's design, however for the children sake, I think I will purchase Minden Gardens Residence.

i think there is a growth in upper middle class in penang/m'sia eg. 10/20k just like elsewhere in asia. some big factories in penang already have few hundreds that fall within this range. also, a lot of household now got family members working overseas. also limited supply of new launch, we will continue to see fast take up in all future launches of landed homes.

i wish what you said is true, unfortunately is otherwise for landed properties, including the one that is going to be launched in greenlane. new landed homes launches < 100 units (very few), but some big factories already got more than 100 executives who can afford. so, no need a lot of people who can afford. cia lat, no wonder not enough supply. unlike johor, they launch in hundreds or thousands

The new Bank Negara ruling (Installment amount is based on Net Income instead of Gross Income) is in effect in Jan.

For sure, it slashes down the buyer's affordability.

I beleive it will affect those high end property.

now RM1m is no longer high end. most landed homes are around that. the real high end is 2 to 3m. and those purchasers are going to be part local and foreigner who does not depend on payslip. so, net income or gross income does not really matter to them.

what i am really interested to see is will there be so much of demand on the high end. so many mega projects coming up eg. the light, penang world city, strait quay, southbay, turf club, next to E&O hotel, batu ferringhi.....i wonder how they are going to sell

i think this project is going to be very good because of location. coz nowadays hardly see any landed property launches in the island. usually less than 5 launches in a year. and most of them only launch around 20 units+. moreover this one is gated, very rare.

i heard recently the 90 units terrace house project in Lintang Gangsa all sold out without launch. price 1.1m. that one also very good location. i ask many people but seems no news.

It is Strata title. Maintenance fee is RM190 pm for intermediate unit and RM250 for corner unit. Access road from bukit gambier will be opened in the future.

One-way streets plan for Gelugor

Posted on December 4, 2012 - Property News.

THE Penang Municipal Council plans to convert Persiaran Minden 1, Persiaran Minden 2 and part of Persiaran Minden 3 in Gelugor into one-way streets.

Under the proposal, the one-way traffic on Persiaran Minden 1 would be from Lorong Changkat Minden 14 towards Persiaran Minden 2.

For Persiaran Minden 2, the one-way traffic flow proposed is from Persiaran Minden 1 towards Persiaran Minden 3. On Persiaran Minden 3, the proposed flow is from Persiaran Minden 2 towards Lorong Changkat Minden 14.

The conversion was to ensure smoother traffic flow and reduce congestion, a press statement issued recently by the council’s public relations office said.

The council is now gathering feedback for the proposal and is inviting the public to give their views by calling the council at 04-2592202 or 04-2592205 or email to zainuddin@mppp.gov.my before Dec 16. Enquiries can also be made at the same phone numbers and email.

MPPP would taking into consideration feedback received before making on the proposal.

That's how our MPPP works. Traffic jam? Covert to one way. They don't need to understand what causes the jam and why it happens. This proposal will not solve the problems but worsen the situation instead. Thanks to all car owners who like to park their cars at road side for own convenience in that area, also thanks to Mr Goh's gift--U Garden Condominium which jeopardise the entire neighborhood in Minden Heights.

1.25M is a reasonable price if comparing to a condo now a days. If really want to buy for own stay, I'd say it's definitely a better choice. Look at the surrounding, Platino, Bayswater, The Light, World City etc. all of them are no longer cheaper than landed property in Minden Heights anymore. Just wonder how can this happen in just few years time??? Thanks to the developer's marketing strategy........
