  4. This project for Penagites only.. I visit the booth during property fair in Gurney for the last couple of month.. it's very cheap property....about 750sq feet, about 130k, the target for low to medium income group.

  11. Now a days developers in Penang are the most happy group, whatever project launch also "liau". As long as the location is good, price ranging at 200k--500k, people will sapu regardless of what quality given......don't even bother to see the show house!

  13. I do not think Penang people are rich. A lot of them secure loan up to 80-90%. The only reason they do that is because they believe the property price will go up very fast.

  14. I went to the sales office some time last month, the sales person is very rude. He is not explaining the project at all but just keep having the voice out loud. I was thinking, we are just in an office of maybe around 400sf max but the tone he had is like selling in the market. He didn't even give me the information and just keep mentioning that the units available is limited. Luckily what they are building is LMC, if it is a luxurious condominium, i bet the sales will drop eventually.

  16. Yes, It's leasehold. There are 2 types only, intermediate unit is RM163k for 783sqft and corner unit is RM205k for 850sqft.

  19. i went to Nusmetro office last week, they just left corner unit selling at RM240k excluded legal fees.. all internediate lot sold out, just left Bumi lots havent released, even not much malay purchase n got left over unit the price oredi gone up ard RM190k plus, whoever bought earlier oredi earn money^^

    Corner unit is not under LMC, it is normal apartment type. So you can sell whenever construction is done.

    Anyway I am one of buyer of Pulse, plan for own stay because of strategic location :-D

  65. After this project has been completed, 163k will become 200k & 205k become 250k. After OC obtained, 200k will become 250k & 250k become 300k. So means that, no more 163k & 205k for this project now.

    The maintenance fee should be 15 cents per sq ft.
    No floor plan available from Nusmetro web, i think is better you go to sales office to get it.

Hi Andy, i had the buying intention a yr back and finally decided to pull out and 5k deposit got refunded. i could not remember but i recalled that the S&P does match the actual size of unit and the price. that unit was RM228k (if not mistaken). this project is only available for first time buyer, income less than 3k or 2.5k per mth, cannot resell in 5 yrs time.

  117. I'm not sure my unit is bumi or non bumi unit, because I didn't ask the developer and developer also din't mention this to me. It's 793sqft(stated in S&P), so can consider is 800sqft. Between, there are only certain corner unit facing the sea. The rest is facing town, hill side or oasis condo. My unit is facing town side. I think you can check it out by searching "lorong buah pala" in google map.

I called up da agent in regards to the sky lounge on the top floor. upon purchase, the sky lounge is being promised, but upon completion sky lounge has been withdraw. how can the developer CHEAT US of such package!! Without the sky lounge, the pulse is incomplete! It now look like an ordinary aprt! The feedback given was, if you like the lounge, you may work out with the future mgnt team, which consist of us, the buyer, to build it on YOUR OWN EXPENSES! This matter should be brought up to the utmost attention of all buyer!!!

  137. This developer is the same ones who built Mutiara Heights in Jelutong . Workmanship is very very bad . All bathroom units having water leaking and very poor finish up.Sinking fund was finished up by the developer before they hand over to the JMB .
    Untill today the Strata title is not even hand over.
    To all thos buyers pls do re consider even the price is cheap and in the end you will end up cheated !!!!

    I am not sure how true is the sky park case. But, if they really don't keep their promise to build sky garden, let's hire a lawyer to study the S&P to ask for compensation.

    I don't think the market price will be 330k after OC obtained. It's bcos the recent market launching price for apartment or condo with facilities is already more than 500 per sqft. For an example, the belleview group old project Taman Kheng Tien and Harmony View are also raised up 150% from the lunching price. So, if The pulse is around RM300k then it's consider cheap already.

  180. I just called Nusmetro and yes, VP is going to be obtained within this month and they will start to install the front gate for all the units. Also, to clarify on LMC title, Corner Unit are not bounded with the 5 year constraint for transferring name. The selling Price for Corner Unit is now within RM350k to RM380K.
