It was priced at around 860k for the smallest unit. One residence Ph1/Ph2 or Setia Pearl Island subsale units are better choice compared to this property. Anyway, good to see a property market leader drives the price high, showing bright future of penang island property price.

It was about Rm800K for 20*70 3 story.
Are your trying to say that Setia pearl island is this much better ? why ? Any way this property is not guarded and therefor it is not strata title moreover it is located just beside the SP setia property.

860K for 3 sty (20x70) somemore near cemetery. SPI 3 sty terrace subsale can easily get <800K. But for material of course need to compare for both, but for location SPI is of course better.
The concern for Merica location is during Ching Ming, i believe those who stay there will scent the smell of burning paper.

I heard that Sunway is going to sell it at 860k onwards, where do you get the price 800k from?
Personally I think SPI and OneR are better. SPI units have individual title, OneR units have strata title. Guarded doesn't mean = strata title, only guarded & gated only means = strata title. Anyway, ppl nowadays not really care abt strata title or individual title. In fact, I like strata title more. :) Gated & guarded has better security and also prevent your neighbours to 're-design' their house. If not strata title, you may see your neighbour build a huge owning and paint his unit in red color. :)

Location wise, i think all 3 projects (OneR, SPI, S.Merica) are about the same.

Layout wise, OneR looks more practical.
Environment wise, SPSetia did a good job.
Probably space wise, S.Merica is bigger.

Feng Shui wise, hehe ... Too close to cemetery and army camp is not prefered. Anyway, it depends on the unit facing and layout. If you don't know anything abt it, better choose face southeast, at least has 66.67% chance to face good direction. Ignore this portion if you don't believe in feng shui.

For RM860K. you could probably hunt for a nice 2nd hand unit in Penang in Sungai Ara. There are some bungalow lot land for sale nearby, behind the 1 residence project. About RM90 per sq ft. and build your own house. Go see the developer - office in the corner shop lot in acros the road from the Merica project / school.

Pls compare to Setia Pearl Island subsale in term of price and built up.
Merica is in between school and cemetry. In Feng Shui, chinese ppl dont like these 2 items near their house.
By the way do u know how is the sales response for this project ?

I do not like this project, coz it is not a good choice for staying.

1) built on the hill slope (not many ppl know about this), the retaining wall is so high. Why I do not like high retaining wall, your guess is as good as mine.

2) low cost apartment (SP Setia's project) is located behind. This will discount considerably the value of the units.

3) Sandwiched between two projects (which are higher in level)is definitely not so favorable to us in terms of feng shui.

4) The entrance of the taman is so narrow, and your friends/relatives will face difficulty to find you.

5) Located too near to the cemetery.

hi andrew, the land that you mention not any one can buy. acros the road the hold peace land is under koperasi tunas mudah. and the bungalow is for those koperasi tunas mudah member's can get it only. by the way who told you that the land sale 90 per sq?

This is a late reply to Law.
The bungalow lot is not the koperasi land. Its actually owned by Sri Merbah, the same guys who developed the condo and apartment nearby. If you drive in further, you will see some bungalows being built by individual owners.
Anyway, I heard that the developer has sold all his bungalow lots.

Only the bigger unit left, the std 20x70 sold out. Launching semi D soon. I like this project because only 96 unit in this project, not too far from main road for easy access. Layout and space are good.

We were considering this or Pearl Island but a bit too slow as only the last few 'not so good' units left. I think those are slightly facing the cemetery.

If you do not want those facing cemetery, why not try SP Setia but at >RM900k.

If you don't mind going further down a bit, you can go for Persiaran Kelicap houses at <RM800k with similar or bigger sizes.
