  18. Hi guys, i have visited the sales galleries at Jalan Raja Uda, and they have brought me to view the preview project at Cassia, its very nice place but the nearby area quite jam at there, so in my opinion, Pinang Laguna kinda look weird on its design. The water theme park very impressive too.

    my friend has booked one unit during their soft launch last year when they have a party @ cassia.. and my friend being told that the show unit will be ready by mid of November 2009 or mid of dec 2009.. but until January 2010.. the show unit is not ready yet.. when my friend call up and ask, they said they never mentioned.. and it will just be ready during CNY.. but eventually they told my friend, the show unit will just be ready in March or April.. can you still believe it? luckily I did not follow my friend and I bought another unit of condo in PJD.

    Until now, we did not see any progress at the site too. You can go and check.

    no.. for cassia i din own any. but my friend that booked pinang laguna has asked me to buy the same project with him.. luckily i din booked pinang laguna.. that's terrible. and they like to comment on others project. btw, when they are saying parkview is blocked by seaview and now seaview is blocked by oceanview, they din aware that their town view will be blocked by medium cost apartment too..

    according to the plan they shown in carrefour roadshow, the town view will be blocked by medium cost apartment... check the map above, the empty space (in white color, opposite to the beige color image, which beige one is phase 1) will be the site for medium cost apartment... so, don't u think it wil be blocked by medium cost? but u may check with the developer la.. see wat story they will tell u..

    Pertaining to the BLR rate I mentioned, my colleague has just signed his offer letter last Friday. I am not sure if the offer (BLR-2.3%) still stands, but I can assure you that it is not impossible. :)

    On the topic of whether this is a feasible project, I sincerely believe that it is up to each individual and their respective requirements to be met. One man's meat is another man's poison, hence there will be no escaping the list of pros and cons no matter which project you browse to in this blog or end up purchasing.

    I shall try to be as neutral as possible but these are roughly what I have observed:

    Pros
    1. If you book a unit early, the developer will waive you the 10% downpayment. Should you decide to sell the unit at face value in the near future , you will still gain a profit of ~10%.
    2. Near to the Penang Bridge. It is an advantage to me since I work on the island but like I mentioned earlier, some of you may deem it disadvantageous instead due to the heavy traffic.
    3. Adjacent to a few shopping malls.

    Cons
    1. The Water Park may look impressive but I fear that it will be badly maintained unless the cost of maintenance is increased over the years.
    2. Limited non-water based facilities.
    3. Close proximity to railroads and industrial areas.

    The list can goes on further but frankly speaking, name me a perfect project or developer and chances are that a simple Google search is all it takes to reveal all the complaints and criticisms from owners and non-owners alike. :)

  42. another advice for this project fans is: must check whether they have got the licence or permit from MPSP. if compare to ocean view, some work is starting. but for this project they did not do anything yet. that's why they have no advertisement also. please take note.

    fr, when buy something we need to check carefully and survey first, i just buy a unit (town view) last monday, and before i confirm buy the unit at pinang laguna, the sales person had told me clearly that the medium cost unit will block few level.. so i just choose the more high level which will not block my view....

  46. I've met their roadshow at Carrefour Seberang Jaya yesterday, salesperson told me the price will increase rm10k - rm15k per unit on 1/02/10! Wah!!! Then whoelse buy b4 sure syok loh! Earn $$$ liao!!!

    Good News!!! I also bought 1unit there.... Town View side between 15 floor and 18 floor!!! Dunno v've chance to be neighbour o not!?? They told me no more 10% discount, only giv me 8% :-(... But at least i bought b4 increase selling price!! @_@

    Do u know what bank rate they giv now? Which bank u prefer??? They ask me apply 3 banks to compare the rate, then only decide the most suitable bank. I heard from salesperson said all bank almost same rate now. BLR-1.8 / -1.9!!!

    my friend booked since last sept. they told my friend the show unit is ready by mid of nov or dec. but then they delay to during CNY. but until now still see nothing. u cannot totally believe the salesperson. frankly, check whether they have got the permit from MPSP. otherwise, after u sign the agreement with bank then you will have problems. by mouth they can tell u the project starts on March, but u do not have black and white.
    FYI, even they sign S&P for cassia project saying they will have wifi and a landscape garden, but until now even they have obtained OC but seems they do not have these service.

    I totally disagree with the comment from Yoong. Don't forget, you are the one who is going to pay back to the bank even the project is not running. Why do you put yourself in a risk if they still have not got the permit from MPSP. This means that they might probably cannot run their project. As my friend's case, the salesperson has been promising that the show unit will be ready, but until now they still do not have any development. As many of the project that I see, not too long from the soft launch they will have a grand launching. But this project seems have not got the permit from MPSP and that's why they cannot run their advertisement campaign.
    Pls think carefully. You can get the lot number and mukim from the developer then check with MPSP.

Hamburger, don't you know that they are just having a soft launch only? soft launch is nothing. except a real launching. a real launching with advertisement need to get permit from MPSP, don't you know that? u can easily check this with MPSP. U can ask the sales person whether they have got the MPSP permit and what's the permit number so u can trace it. Or just go to MPSP and ask.

    U do not need to accuse me as an agent from somebody. As god knows that i am not. Just my friend has the experience in buying the water park project. and i almost being the victim.

    bad for u. but i think it's common for most of the banks to offer -1.9% starting this year. i think u can get -2.2% from ambank. my friend (who booked a unit in water park) knows another owner that get -2.2% from ambank.

    i think u need to make clear with the instalment wise. as when my friend booked a unit there, he was being told that the 1st year it's o%, meanings that he does not need to pay. and normally the bank will count from the day u signed the agreement. meanings that after one year, no matter the project has claim or not u still need to pay ur installment. when my friend booked his unit, he was being told by the sales person that after signing the S&P with the developer, the developer will start to claim 5% or 10% from the bank.

    Pls check carefully. or my advice is wait till u see some progress lo.

There's few new project coming up on butterworth area almost all site start construction or site cleaning already but why Water Park still NO any movement on the site and always heard that they postpone on the show house, are they facing "some" problem to start their project? is the project will gonna be stop? if stop, can the customers to claim back their deposit?     yes u r right. they still do not start anything. even cleaning the area and no show unit yet. they can always tell u different version of story. last time they told my friend that they started cleaning progress and the exit is at the malay stall after the BHP. but after they check at the area, there's no any exit to go into the area. then the sales person told my friend that she cannot tell my friend where they exactly open the exit to let all thos machinary to go into the site. i think maybe they pass through others premise or pass through the double-track railyway to go into the site.

    i will say, be aware of what the sales person tell and don't rush to book.

    my friend who booked a unit in pinang laguna had met with a banker and found out that many of the people who booked and the banks loan approved, have not signed the legal document with the bank yet. as most of the people who booked are facing the same problems as my friend. being lied on the show unit and no progress at all. not even cleaning the site.

    but i am not so sure about it. u can try to find out about the real scenario.

    what the sales person said might not be true.

    or u can check out airmas project and tambun indah project. both of them have new project coming in.

    I think is the one, cos the day when i pass the jalan baru, i also saw the developer start clean the place. After confirm with the sales person, they told me that currently they are start cleaning the site.

    And today when i pass there again, so fast they clean the site. Look like my dream house will start build de. Is great!

    there's a hotel next to Megamal Prai. and to tell you, check at megamal prai before u said that i voice out without any fact. also, you do not have any fact to ask whether i am working with any developer.

    i am not going to tell you whether my friend cancel it or not as that's his business. but, if he is simply to be influenced he migh has cancelled his booking.

    i will say that no project can guaranty and warranty you to have a high return. so, i don't simply give this kind of words :)

    frankly, from the beginning till now i do not comment much on the investment on this project. but as what happened to my friend witht he developer (pls checked what hv wrote before), i am really doubt whether the developer are really trustworthy. this might be not the probelm from the developer but from the sales person that simply want to get their sales. so the sales person always give misleading info. i knew some of them that had made their booking and they are also really worry about it.
    fyi, the sales person from the developer openly tell people that almost 90% of the units have sold out, but their boss told the newspaper that it's only 50% taht being sold out.

    on the investment wise, i really do not have much comment. as what mentioned before by some other ppl in here, it still depends on how they are going to manage the water park, how they are going to plan for the road building. i believe u know that the 3 traffice lights near by the project is highly congested and it might eventually bring the residents in the projects a lot of problems.

    frankly, i dare not to comment on the investment as i m not an expert in this. but no one can forecast on the returns. economics up adn down and etc and many other factors. unless the developer dare to write in black and white to guaratee and warantee your investments.

  87. this is a very nice and cool project.

    The only problem that I don't like is:

    To enter you can only come from the BM direction. Can you enter the project directly via the North South Highway?

    That means if you are coming from Carrefour there, you need to turn left and go straight into Jalan Baru, make a U-turn under the flyover, then drive back up again to reach your house. Waste petrol, waste time.

    What if emergency? Jalan Baru sometimes can be damn jam if something happens (accident, road works)

    but, how's the management of the park? and would it be out of control? and strangers easily access to the water park as it is out of the condo area. would those from low cost flat or those residents staying around entering the water park?

    how are the developer to make sure that the facilities would be just use by pinang laguna condo's residents?

    Residents will need to use their security access card to gain entry into the water park. However, just like the other condominiums out there, I do not see this as an issue since there has never been an effective method in prohibiting residents from bringing in their relatives or friends.

    Since the water park is gated and walled, it will have to depend on the security measures taken in preventing strangers from gaining access, which I believe is still too early to have its effectiveness determined.

    the issue that i raised is a common worry of the people that i have met and from some of the websites that i browsed through. it is not to create problems here.

    i believe a developer whom take the responsibility and see customers are their important assets will surely take all possible measurements before it is built and not try to deny and not to look into it.

    many people complaints on the Cassia projects as well, such as the problem of access card for each floor, table tennis room, snooker room, landscape garden are not being solved yet and now as from the news that i heard from the residents in cassia, the developer is going to use the maintainace fund to build the facilities while they are already paid the sum of money when they buy the units (should be included in their purchase price).

    Nevertheless, I heard that the developer will be setting up booth in the coming Penang International Property Expo in PISA this coming weekend. Perhaps it will be a good ground to raise these grouses once and for all? :)

  100. i stayed in a medium cost condo for years and i never trust the thier management in maintaining the facilities, no matter how nice they present it in the marketing brochure. The lower condo cost the worse it is. Good luck buyer.

    my friend want to sign the SAP with the developer, but prior to that he wants to take the SAP back to study before he sign it. but the developer's sales person does not allowed him to do so.

    what is the reason for them to deny the rights for the customers to read the agreement carefully before sign the SAP? does that mean they are trying to hiding or avoid anything from the buyers?

    my friend kena now after he read the SAP.

    the sales assistant, sorry i really need to downgrade them, told my friend that he will get a bathtub in his unit, but it never been mentioned in the SAP! yet, the price is so expensive! can buy a better one in the island!

    if you passed by weld quay or Gat Lebuh Macullum, u can observe some low cost to medium apartments also using this 3D concept!

    well, if u r mature enough, u will take it as a criticism and u will take it positively, but not emotionally and think that people is attacking or complaining your project.

    Well, i still hold firmly that THERE ARE SOME PROJECTS AROUND WELD QUAY OR GAT LEBUH MACULLUM also applying 3D concept.
    if you would like to compare apple to apple, or whatever your word is, by paying 0.10/sf but without swimming pool, where the residents just having lift, security guard, CCTV, empty community hall, empty mgmt office & garden that's all. if the residents want to use the swimming pool, they need to pay extra RM50. or as stated in my friend's SAP, they MUST pay RM50 no matter they want to use or not, can u name me any project has this kind of service? even we are saying about any of the higher end condominums, i believe they don't have this kind of service right?
    further, the residents cannot become a committe member of the clubhouse and it is 100% own by the developer. The vendor of the clubhouse has the he sole and absolute control, management and operation of the Club. The vendor can open the membership to non-residents too as the Vendor may in its absolute discretion decide.

  115. Hi all,
    I'm the victim from this project. Placed a deposit for 6 months without news or fault progress, it's scary. Received a sudden note to sign S&P last weekend before 14 days due date.

    Like what stated above, SA told us can't take back the S&P according to lawyer firm. Then checked with lawyer, he passed all copies + summary page to us and ask us to read through at home first.

    Please check below for what I have found out from the secret/hidden term S&P:
    1. This is NOT a CONDO (which should came with facilities), in fact, as stated in S&P, the unit we are going to bought just a PANGSAPURI with ONLY (lift, empty community hall, empty mgmt office, security guard service, CCTV & garden). Just wonder if how many buyer fall in this trap.

    2. The above stated services will cost RM0.10/sqft with little facilities and unclear service charge statement, which I think a bit too pricy if compare with other apartment or condominium. The SA also give a lot of excuse where standard mgmt fee in mainland start from RM0.10/sqft while island will start from RM0.20/sqft. They really thought we are kid???

    3. The clubhouse service which initially misleading that will be part of the unit we bought is BELONG to DEVELOPER (not part of common property) and all owners have to pay monthly RM50 maintenance fee even not using it. It's the right for developer to open for public or increase the maintenace fee and no say for APARTMENT unit owner to refuse unless terminate their so call membership. Then the advance payment of 12 months deposit will be burst.

    4. There are no floor plan attach to S&P, just a MPSP reference #, which may create misleading or hidden concern to buyer, at lease to me.

    5. Car park are not part of the standard S&P. It came with different agreement and cost. That mean you have to pay full for car park when it's completed even building progress not yet reach your floor. I think this trick will ensure developer get their money faster with higher price. According to SA, initial price for 1 car park is RM18k, additional with discounted price of RM9k. So your initial property will become lower for RM9k now. It could be a small matter to you, but a bit fishy to me as invester.

    6. There could be more... In general, these agreement is more benefitial to developer instead of purchaser based on my personal reading. Not sure if lawyer & developer came out these, it may not be the case where I'm just provide my second house buyer opinion.

    Just read through and understand if that's the agreement you have with SA or personal thought before you sign the S&P. RM200/sqft for an "APARTMENT" at such "STRATEGY LOCATION" with such "CLUBHOUSE FACILITY", better think twice...

    Just let me know if anyone interested to verify the S&P to understand further before you guys book or sign the agreement, before it's too late.

    I've decided to withdrawn from booking and SA ask me to pay RM250 fee for withdrawal. But it's their fault for the late S&P after 6 months as stated. If they are fishy or refuse to do what's stated in agreement, I plan to make it huh hah and complain to CAP or whatever necessarily.

    Again, thanks to DMC that help to create awareness to public.

    You bought a PJD condominium? Seems like you never talk to many real owner of PJD parkview and seaview owner. They are equally BAD or even worst. You know park view and sea view sinking fund is started with NEGATIVE figure? You know the access card and glass door installed in park view lift lobby are out of resident money, although they kind of "told" their buyer that these features are coming together with the condo? They looks very beautiful from outside but there are many more problems with PJD. Good luck!!! You count, how much per sqft they are charging you? >RM200/sq-ft?

  138. Previously I did plan to buy a landed properties in Taman Seri Arowana. The DST there is very nice and affordable ~300k. The only set back is the powerline is just around 100m away from the house. I did some internet research on the effect and get a mixed reply on the effect of the powerline to our health. Only when my mum told me that both my uncle and aunt who work at a fishing pond near powerline got diagnose with cancer I realised how big the effect of the electromagnetic field to our health. This maybe a rare case or just coincidence, but better be save than sorry.

    I think Carrisa Park sized at 1210sq ft is much worth an investment for a condominium in mainland. It had a garden, gym and badminton court. Too bad, all the non-bumi units already sold out! The developer told me to wait for bumi unit release which planned to be at this year end. Just my opinion.
