The progress of this condo is 'si pek kin'(damn fast). Dunno would it be good in terms of quality. Is it that each floor has their own swimming pool? Any comment if this is a good investment? =)

January 18, 2010 at 8:31 AMjeremy tan

Good buy for Gurney Drive at RM340/psf.
Total build up of 10,200sft?
Before launch RM3.5 million through recommendation of friends related to developer.
After launch, will be RM3.7 million.

Same developer as the Cove condominium, CK Goh.

Quality wise, should be the same as the Cove.....

January 18, 2010 at 12:01 PMken

CA Goh's project always fast as "they" want money fast....

January 18, 2010 at 2:01 PMDavid

Mmm, if according to ratio, the price is just almost the same as other condo in my opinion (e.g. if you buy 10 units of condo in bulk, it'll sure cheaper than buying 1 unit) *probably?
secondly, for such a size, any idea if the demand is good? will it be easy to sell or rented out?
The total built-up is 7210sq.ft + 3530sq.ft = 10740sq.ft.
Not sure the maintenance fees.
Wonder if the swimming pool leakage probability high or not?

February 3, 2010 at 5:18 PMEddy Wong

Even if it leaks also nevermind, you see ar, all the swimming pool is at the same location, if upstairs leaks, it will filled up the downstair's swimming pool. Just take it as swimming in the rain lor. no big deal. =)

Spend this type of money to buy a house that leak????? U must be joking

March 10, 2010 at 5:10 PMfourth.kind

Home buyers ALERT!! Serious foundation failure has occured at 8Gurney..The building is tilting even it is not even half build yet..According to my reliable source, the developer is trying to save the building by install extra piles. But none of them are sure about this method will work as the condition of tilting is serious and somemore the it is only half way built. imagine what would happen if it is going to rise further. Home buyers pls pay attention as you happen to pass by there..the floor construction already stop and soon you will see the piling machine move in for the work said above. Beware...

March 18, 2010 at 1:04 PMFer

Fourth.kind, are you sure its this reall?because i saw they build fast as my expected...
how did u get this information?and i wondered is that any covered with the swimming pool?

March 28, 2010 at 2:12 PMng

its CA GOH's project. Not supprising. Buyer better get your lawyer working. i did mine. direct it to developer company, C & S consultant and engineering, CA GOH & Sales Manager.

March 30, 2010 at 2:36 PMJC

I heard about tilting(few cm) news yesterday from reliable source but i cant disclose out the name. Buyer pls b carefull and check with Developer on this, its serious issue!
Hi guys, pls update if u have any further news on this!

March 31, 2010 at 5:41 PMkeong16

Jc ,yes ur info is right, buyer pls becareful coz ur supercondon cost 4m,,,,,,,,,,,,,,

April 5, 2010 at 7:47 PMTACman!

How to install extra piles when the foundation already finished?? I believe they are trying to pour in more concrete into the floor slab BUT by doing this extra weight incurred to the foundation so finger cross buyers hopefully they can resolve this in the next few days time!

May 9, 2010 at 7:49 PMGoat

Hi, extra piles can be "underpinning", which is common method to save old building or for upgrading the load capacity of foundation. Thsi method saved the block behind citibank sometime ago. About more than 25 years ago, there was this "Northan Court" apartment tilted during construction (location someshere MBF Tower or Menara BHL ), & it was demolished! This area is blessed with very soft marine clay and method of construction has to be considered properly. To rescue the building, if it is really tilted, can be done but at what cost? That is the question. SInce the property has been sold out (if my info is accurate), developer should be able to put in $ for the rescue work. In 30 years ago, apartment can hardly be sold out, then demolish could be a cheaper option.

Do u think is a right time to get a unit at this moment of time???
Regency above 30 floor - selling 1.5mil.

Silvertone Fully furnished asking 1.4 mil.

11 Gurney unit 1 facing sea above 20th floor renovated & furnished asking for 2.48 mil.

Although 8 Gurney is consider the CHEAPEST IN TOWN , but will the maintenance fee kill us if we unable to sell off or rent out

May 17, 2010 at 2:49 PMyapkokmeng

hi guys, is it true that middle eastern investors bought up most of the units? Heard that some deep excavation beside this structure has affected the integrity of some of the piles thus causing the settlement. Not sure how reliable is this news. Anyone has latest clue. But if middle east buyers, the it is not so bad. They are filthy rich....it's only between them and CA Goh.

May 20, 2010 at 7:10 PMPositionT

No worry la, a block of centra park experienced similar issue and "retified" by foreign expertised. Common for CA Goh project. Risk & return, fair game.

June 24, 2010 at 12:49 PMAnonymous

PositionT, do u knw which block of Centra park had this issue?

July 7, 2010 at 10:51 AMjeremy tan

I heard from a buyer that they are going to pull down the entire condo because they have exhausted all methods to prevent the building from sinking further. How true is this?

July 15, 2010 at 9:29 AMJC

Jeremy, U mean Central Park or 8 Gurney?
I dun think so they will demolish entire condo for 8 Gurney bcoz some of the contractor are doing the finishing for lower level.
Developer already stop work for nearly three(3) months and they wasted a lot of $$ to rectify the problem!
So, will it solve?

July 20, 2010 at 2:39 PMdavidsetiavista

Stop work on the main building and now the smaller building also stop work. Some rescue work at ground level trying to put in more concrete pile?? Gonna be kidding. ...adding just a few chopstick with a dydrolic pile presser to save the building...haha good luck

July 21, 2010 at 10:18 AMmalaysian

Look again carefully, there workers on the top floor putting up frame works on the next level.
I remember that Gurney Paragon also have similar problem several months ago. But its rectified.

July 30, 2010 at 2:16 PMdavidsetiavista

Haha..I'm looking at it everyday from my Northam Tower Window.. I don't see any work on the big building except setting up based for tower crane for the smaller building..

July 30, 2010 at 2:39 PMtaphie

davidsetavista, can upload sum pics to share v us? perhaps at the skyscrapercity forum.

August 23, 2010 at 11:16 AMJC

wow, it's start construction on 20/8/2010. Will it be tilting again, coz the developer are constructing more and more higher level?

January 5, 2011 at 5:02 PMKS_rev

already few months but i did not see it continue progress....bungkus already? or developer had exhausted all ways to rectify the tilting?

Here comes the PISA senget tower of Penang....

March 5, 2011 at 9:57 AMChris

The developer has started to stack on more floors. The developer will provide a letter from his engineer Arup Consulting Engineers to say that the building is safe so that the developer can claim progressive payment. No further details will be provided. How to trust the consulting engineer whose work caused the settlement problem? On the other hand, authority has been very quiet on the whole matter while Paragon's problem was made public and the developer's boss Dr Khor made appearance to assure the public that action has been taken and the building is safe. In this case the developer CA Goh has been silent nor he met up the buyers to give them some kind of explanation ( which he owes to the buyers and the public ). So be careful for his next projects...

March 5, 2011 at 8:36 PMtan

Who will be liable to compensate the buyers if the building is declared not safe to stay (after the property has been handed over to buyers)?

March 5, 2011 at 9:30 PMChris

The developer is liable. The developer will probably sue the consulting engineers but legal proceeding is a long process. The developer is a 200,000.00 ringgit company. You can imagine the consequence.
Ground settlement will take some time to surface. It will be too late by the time you find the buillding is tilting. The developer rushes to stack more floors so he can start asking for progressive payment. So it is better to pull the buyers together to seek MPPP to look into th root cause of the problem and what the developer has done to rectify the problem. Also they are talking of a few points of the foundation having settlement problem. How about other points of foundation? Lots of questions not answered.

May 1, 2011 at 7:49 AMChris

Construction has begun at fire speed again. Previous problem resolved?

May 14, 2011 at 11:23 AMThe Disavowed Me

hi... i heard the problem was the nature of soi.. marine soil... is it true... could anyone tell how did they rectify it... only underpinning or what... did they treat the soil...

May 30, 2011 at 11:04 PMmark

Hi, I heard from an architect engineer saying that to rectify the problem they 1.6mil or else bring down the whole building for the same amount too........

June 16, 2011 at 6:01 PMcutie

How many level in total?

July 22, 2011 at 3:22 PMCY

There's 2 blocks. 38storeys and 20.

July 22, 2011 at 5:09 PMDNA

what is the price for the block facing the sea now?

July 23, 2011 at 12:28 AMAnonymous

For new investor, Why buy a tilted condo for this price?? If one can afford 2mil, there are plenty of other options. A broken mirror wl leave a scar no matter how u fix it...in other words it won be perfect quality, not worth the risk & tat justifies why it's d cheapest super condo.
...just personal opinion

August 14, 2011 at 12:44 PMYuGene

Market is softening, the price of Supercondo have sign of going down..BE ALERT!!

November 24, 2011 at 5:37 PMElson

4mil for 10k sq/ft? cheap cheap, lol

June 5, 2012 at 7:59 PMlim

Land sinking problem corrected already?

Is it safe to stay?

July 16, 2012 at 5:21 AMChris

Heard CF is coming out soon?

August 24, 2012 at 3:29 PMTying

Dear buyers, 1 unit of this project come with how many car park?

April 7, 2013 at 8:27 PMBoneBreak

The sinking and slanting issues have cost the owner their private pool but the critical is the authority will not grant the OC for this super condo due to the building structure is NOT within the safety guideline.

Unless the developer play some trick to get it done !!

November 18, 2014 at 1:45 AMAnonymous

heard that both the Developer and Proprietor have wound up their company recently. So for those units who have yet to register the strata title in their name, will have a hard time to sell, unless sell it to a cash purchaser who would not mind about this.
