come across this project, so, just drop by to giv my opinion.
in fact, i was living at that area for 5 years. behind suria vista are 10 to 15 blocks of low/med-cost apartment (700sq ft units). now there apartments mostly occupied by foreign workers like vietnamese, bangladesh. you can pass by the area during 6 to 7pm , most of the bus kilang will drop off their workers at there.
and also there are "chicken" service provided at those apartment (was on newspaper before).

hi bryan..yes i agree with u. i oso stay infarlim n everyday i go to work using that hill road & i klnow the environment there. as for those think its worth to buy than pls go ahead. fyi..behind that is 10-15 low/med cost apartment..do u know how much it sell now for 700sqft? fyi is now about rm40k & above..ask urself if that area so good y the housing price drop till hell? hehhee..

I just bought one unit today, and I hope the Developer can put this up as nice as their other projects(preferably LOOC Residence @ Gurney), As many of you might think that I'm dump enough to stick my head out for this project but as a residence in PAYA TERUBONG ‘kia’ since the day I was born, I have another opinion against some of the comments here after a week of thought and information gathered, 1st, I have to say in PAYA TERUBONG's history that never flood and which parts of PENANG don’t jam during on/off working hours? We can only hope the PPL's government will do something to improve asap! 2nd, We(all the PAYA TERUBONG residence) been staying in this so called SHIT-PLACE, CHICKEN-SERVICE, FOREIGN-WORKERS KAMPUNG and BLA BLA BLA, we had enough for these! Bryan and Zouk, have you ever grow up in a place being called like this>?? So it’s easy to name others?? What would you feel if your parents can only afford to stay at this area?? Aren’t we not penangite ?? Or you two just have a higher living standard than the PAYA TERUBONG ppl?? Are you sure there are no chicken-services in PULAU TIKUS?? If you both truly from FARLIM, don’t tell us FARLIM don’t jam?? EVEN PULAU TIKUS is jam at all times!!! I bet you both are from a wealthy area like PULAU TIKUS, so why don’t you move back if you think AYER ITAM, FARLIM and PAYA TERUBONG are the shit-holes! Or you just can’t afford to own one in PULAU TIKUS now? 3rd, when I 1st invested a house in 1994 located in FARLIM, all my friends were against my decision and even my wife(it was GF back then), everybody was saying FARLIM is not going to be successful and its gonna all low cost or BLA BLA BLA(similar to Bryan and Zouks' comments) but now we made our fortune and re-invested in SURIA VISTA and I've confident that this Developer can complete as they promised because my friend told me that they(JIRAN CERGAS) have Mutli-Purpose BHD(when I asked who, they said MAGNUM LA) behind it. Lastly, I, on behalf of all PAYA TERUBONG neighbourhoods, we don’t want anymore Shit-Holes in our area! We also hope the PPL's Government will quickly look into those abandon's buildings. I do have some comments to the Developer, they are just lacked of information during their launching and inexperience of the marketing staffs but LEAST I’m happy with their service... Just sharing my 2cents of comments, no hard feelings!

wow... what a long story, frankly speaking, I really interest on that place because of cheaper price, but then, things that stop me is I really concern of the safety and the rubber smell on that area, I wont really afraid any incident happen on my child, my wife when they schooling and working, a lot of foreigner appear there will really make a different for you to make up decision, although i'm also from paya terubong :). Finally i decided to go Asia height in Farlim, which slightly higher price, but at least better environment :)

Bravo!!! Ng, good job! I strongly support u. Suria Vista is for people around Paya Terubong, Far Lim or Air Itam area and also for those budget minded house owner. If you are looking for LOCATION! LOCATION! LOCATION! then your property will be very EXPENSIVE! EXPENSIVE! EXPENSIVE! if you can afford it, pls go ahead. And what they expect in this area? International school? Coffee Bean? 5-star hotel? I personally feel that the town house is very very nice, and moreover is G & G.

come on, let wait for while, i monitor this project quite some time, before it launch, developer put the price tag at $408k, during launch, they put $398k, and later on they reduce to $388k, dun you think this is benifit to us (buyer) , let hold on, and see how much developer willing to cut the price..
anyway, they wont change the plan as it is already built half way.

I an staying in Paya Terubong since small. Therefore I am standing on buyer side but I feel that I should highlight this as the developer is taking advantage.

When I pass the construction site for Suria Vista, I feel that the developer is not good as they build those town house so close to the opposite house & low cost flat - whichh i think is about 2m apart only. (opposite neighbours can play badminton with each other when they open the window), I mean there is no privacy at all. Does the developer consider this which is utmost important? Does this mean that the buyer have the shut the windows all the time? Why such a developer? They should at least care for the buyer since the price they charged is so high & not worth for such area which is surrounded by low cost & many foreigners.

Alex.. Well Said.. I'm Staying in Air Itam since the day i was born until now. and Tan.. I've visit the Sales Office yesterday.. Asked them about your question. The distance between the Block A and the low-cost apartment were the at least of 5 metres and above which i think is quite reasonable and okay for me. And regarding the price, I "personally" do not think you can actually find one 1.9k sf "landed property" from Penang Gurney to Paya Terubong. Not to mention relau area.For me... I've invested in this Developer pass 2 project.... and i've earn quite alot honestly speaking. Both Kang Har Tong and Batu Uban. And i do have lots of faith in this developer by their tracks records, on-gong projects and up-coming projects. But anyhow, its still up to you to make ur decision. Cheers Penangite. I think you guys have misunderstand of who developed which project. OHM is the marketing agent for this project and they are not the developer. Same goes to Uban Residence and Zan Pavillon. Suria Vista, Uban Residence and Zan Pavillon are developed by different developers.

Allen, you have past experience in OHM marketing project or the developer project?

Actually all the projects that you mentioned are under OHM group of which they have different subsidiary to develop different project. Eco Hill is their marketing arm.

Sorry june, i've just came back from my holidays, For me.. Im felt quite comfortable with this developer cause for my "personal" opinion nothing can be perfect so there'll be some defect here and there but primely minor one... and their progress of work is fast really fast. So far i've been following their project and there's no sign of work on hold. And they use some special wall called JM Wall if im not mistaken.. really fasten their work alot. Btw i've bought 1 unit town house... Hopefully everything turn out okay. Well this is my point of view only, the final decision is still up to you. Good luck there my friend

This is a high risk investing project, but is quite good if you buy for own staying.
(if you don't mind the surrounded environment).
Please really learn more on the geographical, if you can accept it, then it is worth to buy.

Hi,

This is just my opinion. I've being staying in that area for past 8 years. That area has a lot of foreigners staying. Further more, that area is congested during morning and late evening. There are a lot of low cost flats nearby depreciating the location's value. One can see that the building are build too close to one another and close to the road leading up to balik pulau. That road is accident prone due to slopy descent, there have been some fatal accidents occurring in the past few years.

Please refer to this classified ads. For RM498k you can get 1230 sf, INDIVIDUAL title. No maintenance charges, NO LAND SLIDE! I don't mind coughing up an additional 90k. Don't get me wrong, I'm a house buyer looking for that area too and my agent recommended me this. This is just a comparison because I almost bought one at Suria Vista. Unfortunately a few of my friends purchased there and regretted it. No hard feelings but I just don't think this is value for money.

yes, i agreed with Darren88. Nowadays, it is very hard to get the Penang's NEW landed property at RM 550K. Furthermore, the type A unit(1719 square feet) got 2 car parks available . I have checked other new landed property and the price range is around RM 750K++++ it is quite expensive... and i personally feel that in term of security, it is quite safe because of gated and guarded!!

Unfortunately, I was not able to get a unit because during launching, i was not in Penang. I am still waiting for the Bumiputera Units to release. I guess the developer will release it soon :) i like type A unit because this is the only type whereby you can park 2 cars in front of your house.

90% of this project are own by speculator....try your luck you may even get it cheaper than what u expect..all sold out within 4 hours when launched, do u think they are owner? no consideration at all, some after paying deposit not even know the actual location of their hse was..

if all potential buyer give themselves 20 minutes drive from here, they can actually get a pure double storey houses for only 500k at 2200 sq ft build up and land area are 1400 sq ft

keyword in property is LOCATION. I am particularly interested to see if Suria Vista will break this rule. the location of this property is totally not strategic at all. there's an old low rise flat just beside Suria Vista and then the surrounding area, well, you should go and see it for yourself.

It is like a house stuck somewhere out there which is neither near anywhere.

But if Suria Vista really takes off and the price shoots up like crazy, then i guess it is really true that you can close your eye and just simply buy any property in Penang Island....

dude, balik pulau VST fragonaid selling at 550k, LA 1,200 BU 1700 only, thats the cheapest i could find. the rest is 6xx to 7xxk. if you dont mind travelling 20 mins from paya terubong to balik pulau, it would be worth it for you to pay for 550k

PLB location far inside balik pulau from main road and haven't completed, better consider buying Palymra Residence double story by Belleview selling from rm480k for 1,625 - 1,976 sq.ft.peace of mind and near main road, if traveling not a big problem for you guys.
