I have just made a call to the office but no information obtained. They have yet to conclude on the unit price, maintenance fees and stuffs. :(

Launching expected to be end of this year.

Heading towards Teluk Kumbar, it should be the first part of the winding road right after the bayan lepas town & Batu Maung junction traffic light. They have covered an area and you can see "Tropical Hill" label on it. Anyway it has been there for a while.

At RM300 per sq ft, the condos are selling from RM443,100 to RM 484,800. This is quite expensive because it is located in Teluk Kumpar. Further, why would anyone want to live near the airport with all the loud airplanes' noises.

Where do you get the price of RM300/sqf? I've just called to the developer and they said price is not out yet.

I've been to the project site, you won't hear the airplane noise.

Out of my curiousity, are you the competitor of the developer? If not why do you post on so much wrong info?

Or do you hav any better condo to recogn?

About the noise from airport, I believe will hear it if you at higher floor and face airport due to echo but I do not think will be direct impact as no flying zone/line above (the nearest direct distant is ~1.5KM from air port landing). Maybe you can check with anyone that stay at apartment that nearby and facing airport.

For the price tag, ya, the link just a guide, no idea what will be during lunch as market might different from July (the new posted in July) by then.

I'm staying at Emerald park. Which is next to this project. Few comments; Yes, it is there for sometimes, recently there are activity. Got lorry parking there. Want an real advise, actually the right now at peak hour (going for work/after work/ factory shift hour). This road is very jam. You may caugh in 30min. Because that's the only way in & out. If you happen to come visit, you will notice another low/mid cost flat is under concstruction just next to Saujana. So, imagine the daily trafic after 5 years when this project completed. As far, there are no plan to widen the road.

You staying Emerald Park; any comment here? How about the Teluk Kumbar Height, Prestige Height, Vanilla Bay & Lagenda Emerald? All need to pass by that tracfic light junction... Other than traffic, the environment? Privacy? Security?

Hi KW,

Right now, Emerald park is having the best environment. The air is clean, the sky is clear. I can see stars everynight. The resident is very friendly & the life style is very healhty. Every 1 say hi to each other. Kids & parent can jog & ride bicycles, walk with dogs every evening. It is definately a great place to stay for me.

Privacy is excellent, Security is excellent since each resident have a scan card to enter & exit emerald park.

Apart of the jam, as long you avoid the peak hour. The traffic is very smooth.

KW,if you have time.. come visit/ walk.

As I know , the current jalan teluk kumbar to balik pulau project is just part of the Jalan Bayan Lepas to Balik Pulau project.
In term of traffic condition, the worst is jalan bayan lepas around Balai Polis Bayan Lepas to CIMB bank. But this part of road was not included in the current on going project.

There are so many complaint , but so far no action .

So don't buy any project along Jalan Teluk Kumbar and Balik Pulau , the state government just approved without any proper planning , so does the developer , just wanna make money only.

Who will suffer when all the projects completed but the "super narrow road" from balai polis to CIMB was not upgraded ?

In this case, I can't see any different between the CAT gavernment and BN.

Some more , there are planning to build Signature water home in Teluk Kumbar , what rae the township planning staff doing.

Well, every big road if they are build on same location, it will start from the small one; it just time will tell when the population is there; there must be some reason on certain location is price less than others; some ppl think can tolerance with that, they will go for it;

Let say, a new double story house in Central East Penang Island easily cost for RM700K, now there still can get the same property with RM500K, this is RM200K diff not including the actual installment with interest for 20 years or 30 years. That’s is cost a lot for an ordinary working level. Everyone they know their capability to earn $, with additional 30min traffic that can save so much, they willing; else they need to source more income to survey if buy the RM700K; this is why they are still so many ppl stay and mainland part of Penang and travel to Island for working, same for those stay in Balik Pulau.

So, do not ask ppl buy or not buy, just point out the bad/good will do; cheers :)

One good news to share .
The new road at Kampung Bukit was completed.
The state government will rearrange the traffic flow near to the junction ( Jalan Bayan Lepas , Jalan Teluk Kumbar and Jalan Permatang Laut).
Part of the Jalan Bayan Lepas will become '1 way road' after the new road open for use.
After that , should be no more traffic jam at the junction.

The developer should go and fight for the open of this new road sooner . I am sure they can launch with higher price if the traffic condition was good.

The fact is ,at this moment ,traffic condition too bad along Jalan Bayan Lepas especially from Balai Polis to CIMB.

If what ew said is true , then BUY if the price is reasonable .

Hi, something to shared. The resident at beside the propose project has went to city council to object for building high rise building at the hill side (Yes, behid is a small hill). Also went to council on the traffic condition. Respond is:- Developer is not responsible for getting a better road access. It is fall under PEN JKR department. So, I'm not talking about politic here. But the fact that future buyer must be aware. The road access or solution to the traffic jam there is something that we are not able to control. All is under the decision of PEN JKR.

Who knows, may be in very near future. They will do a better road access for the resident at there. Better trafic, no more jam. May be, nothing will be done for many years to come. Like Relau case.

This is for reader/ potiential buyer consideration.

Not yet ‘official open’, but it being use by some local ppl there for go to Sungai Ara where direct from the traffic junction (from Batu Maung or Teluk Kumbar) without passing Bayan Lepas old town. Btw, is an double lane one way road, not that wide (it just beside an apartment, I not sure the name). To me this will be an alternative way to go Sungai Ara, will it be help on traffic, no idea; for those from Teluk Kumbar might know more.

Yes! KW, I have been using that road to Sg Ara, the road still not open for traffic, only can acces by motocycle, I heard that B.Lepas road will convert to 1 way, if that is true traffic flow at B.Lepas road will be smooth during rush hour.

I happened to drive past the site this weekend, i must say that the area is quite "hulu"...it is surrounded by dense forest i would say, and not that kind of nice, green environtment but instead messy, un-tidy looking "suo pa", furthermore, single road and very congested. I must say that short-term investment will be a challenge unless the selling price is below 300psf.

Link to connect Bayan Lepas to Teluk Kumbar proposed


A RM50mil road connecting Teluk Kumbar to Bayan Lepas in Penang is at the top of the Balik Pulau Barisan Nasional division’s wish list for the 10th Malaysia Plan.

Division chairman Datuk Seri Dr Hilmi Yahaya said apart from proposals sent by the state government, he had also sent a separate list of proposals to the Economic Planning Unit (EPU) on behalf of his division.

“The Balik Pulau/Bayan Lepas road is currently under construction so now, the only missing link is a road connecting Teluk Kumbar to Bayan Lepas.

“Our proposal details a four-lane 4km road, in which half of the Bayan Lepas town will have to be acquired,” he told reporters after closing a Community Carnival held in conjunction with the Penang National Park’s seventh anniversary on Sunday where the Kerachut Conservation Run was also held.


Just rewards: Kerachut Conservation Run winners Mohamed Hafiz Mansor (right) and Stephanie Chong holding up their challenge trophies. The run was held in conjunction with the Penang National Park’s seventh anniversary.

Dr Hilmi said road congestion was bound to get worse after the Second Penang Bridge, linking Batu Kawan to Batu Maung, was completed as road users would feed into the existing roads en route to Bayan Lepas.

“Currently, the roads are heavily congested every morning on weekdays as 20,000 residents in Teluk Kumbar and Sungai Batu travel out of the outskirts for work.”

Government is going to widen the road somewhere along police station of Teluk Kumbar/Bayan Lepas. My friend's dad own a shop house along that road and already received a notice mentioning about the evacuation due to road widening.

So believe it or not? The choice is yours.

I think its not bad as Sg Ara and Bayan Lepas property prices also ranges from RM340- RM380 per-sq.ft. Furthermore, this condo is considered as low dense (only 6 units per floor) and all units are able to get paranomic seaview from their units, location wise also not bad, as when the 2nd link is ready, you can just drive all the way from batu maung to the project site easily.

I think it would be a good destination for expat rental because its near the air port, good view and environment, and not to mention the delicious+cheap food of Teluk Kumbar.

However, hopefully the road widening as proposed by Government will be ready by that time so that traffic will be "smooth sailing" so to speak :)

Anyway, the mission and vision statement have clearly spell out the care dollar and cents rather than other social responsibility value. The increment for each floor is RM 5 per sqf. Ridiculous!
