Any one know when will this project launch?

August 17, 2009 at 12:37 PMMr.Business

It is near to Glugor roundabout. I think traffic volume an d noise will be high. And it will be facing big tnb plant. Any pollution coming from tnb plant?

August 17, 2009 at 2:38 PMgwsc

anybody knows where is their office?

August 17, 2009 at 8:38 PMDragon I

Type B 776sq ft start at RM220+ during Property Fair, not sure if MRCB Land make any revision.

August 18, 2009 at 12:05 AMandynakata

Hi all,
Anyone knows where is MRCB office?
What is the range of price for 776sqft to 1384sqft?

Hi DragonI,

When did you see this project during Property Fair? Did they launch already during that time?

August 18, 2009 at 12:36 AMPenang

August 18, 2009 at 6:59 PMandynakata

Hi,

Anyone know whether this project had been sold out already?

August 18, 2009 at 11:05 PMCalven 烤蚊

GWSC,

Appreciate if you able advise which part of Krystal Point? Krystal Point I OR Krystal Point II?

August 19, 2009 at 12:22 AMFelix The Cat

Its at Krystal Point II along the stretch where you find Dominos at the end of the building.

August 19, 2009 at 9:21 AMgwsc

hi andynakata, not yet launched and nobody can buy yet

August 19, 2009 at 12:53 PMjin

anyone knows when is the launching date? I think it's too near to the TNB power plant, especially those units facing the bridge.

August 19, 2009 at 3:56 PMBK

I think similar to any condominium project just launch, it will be 80%-90% sold during the first week of the launch. Penang property buyer really crazy rich.

August 20, 2009 at 12:01 PMsarah

i heard the maintenance fee for this condo is 20-25 cents per sq ft.anyone knows further details?

August 20, 2009 at 10:48 PMRonnie

yup.. targeted 20-25cts/sqft & only 2 lifts to service 12units/floor. Also just next to power plant (not sure if this is bad for ur health in the long term).

But other than the above, price/location seems like a good deal.

August 20, 2009 at 10:59 PMDragon I

Lanai Seri Condo just in front of Bukit Dumbar Villa, another new townhouse. If there is a concern on power plant, the same goes to BDV's residents too. But I think the condo from the power plant still a distance away, should not cause a big problem.

August 22, 2009 at 10:14 AMandynakata

Hi did anyone know whether there is any hazards for health if living near a power plant station?

August 22, 2009 at 11:47 AMThe

I think the company no longer exist. No reply for email and no one pick up the call.

August 22, 2009 at 1:49 PMlightning

hi The :

call 046405588, they are there....if not, go to see your self at the mock unit at their office near the krystal point lah...Cannot assume things my friend, assumption is the mother of scre up ok ? Relax....

August 25, 2009 at 2:07 PMLim

Project havent launch. Just confirm with MRCB, the price range is from RM290psf - RM380psf.

August 25, 2009 at 2:41 PMsarah

anyone knows about the facilities available for this project?cuz the maintenance fee is not cheap if there's only 2 lifts to service 12 units/floor.

August 25, 2009 at 3:23 PMMr.Business

Hi Lim,
Are you saying RM290K to RM380K?

August 25, 2009 at 3:45 PMgreatwhite

he's saying RM290 to RM380/sqft. Diff prices for diff units (eg. centre / corner / low or high floors)

August 25, 2009 at 4:19 PMgreatwhite

IINM, the facilities are very basic.. pool, gym, maybe sauna... that's all.

higher maintenance fees due to lower density.

August 25, 2009 at 4:55 PMMr.Business

The big TNB thermal power plant in front of this project is a big disadvantage. If you google "thermal power plant", you will see most plants will be located at ulu ulu place (I think due to pollution concern).

August 26, 2009 at 10:05 PMandynakata

But the power plant is quite far from the location..in addition there were quite numbers of apartment/condo near tat area..will it be harmful?
I guess Gov should have not approve this project..any opinion here?

September 3, 2009 at 9:37 PMlauck79

does anyone who knows about the bad effects from electromagnetic field to human health? this TNB sub-station is providing electricity to gelugor/jelutong area rite? what i worry is the electromagnetic field which generated from this power plant and what would happen to our health if we exposured to it in long run?

September 4, 2009 at 12:00 AMthe thinker

Visit : Quiet scary http://www.nursingcenter.com/library/JournalArticle.asp?Article_ID=770877

A large and growing body of evidence has found various adverse health effects of exposure to mercury, sulfur dioxide, nitrogen oxides, and fine particulate matter—all components of electric power plant emissions—on the respiratory, cardiovascular, reproductive, and central nervous systems. But the relationship between pollutants and health is complex. For example, some studies show significant adverse effects in only a subset of the population studied. Also, an adverse effect of exposure is likely to become apparent only after some time—hours, days, or many years—has passed.

September 4, 2009 at 8:22 AMMr.Business

I am sure you have seen housing area that is very very near to high tension cables. Government still allow the housing area to be built although we all know it is bad for health.

Plus, it is not TNB sub-station, but a big TNB thermal power plant. Please consider carefully before you commit to it.

PS: However I think the project will sell like a hot cake when it is launched. Ha..

September 4, 2009 at 11:32 PMandynakata

I observed one thing is that everytime I passed by this TNB powerplant, the chimney and exhaust pipes seems inactive..not sure whether this plant is actually using which technology for generating electricity :-(

September 8, 2009 at 11:31 AMlow

Hi andynakata,

The the pipes is working, from what i observe from my house at bayswater, normally TNB will let go the smoke at around 6pm and can see the hot air from far from the house oso. But i not sure how harmful is that.

September 8, 2009 at 11:00 PMCH

I would like to know the enprice for type A, C and D.

thanks

September 9, 2009 at 10:46 AMtan

What the price now? When launching?

September 14, 2009 at 6:26 PMing

** I was told by the staff that the project will launch on year end, better call up on November (off no : 04-6405588).
** The 1131 sq ft and the 1384 sq ft entitle for 2 car parks, but the 776 sq ft just entitle for 1 only ( you can buy the second car park - not more than rm25k).
** The maintenance fees is around rm0.20 - rm0.25 per sq ft.

September 16, 2009 at 9:34 PMandynakata

Did anybody know whether TNB release the smoke, is through the long tall chimney or through the curve exhaust pipe attached around the plant?

September 16, 2009 at 11:02 PMjin

Andynakata,
It doesn't matter whether the smoke is released through the tall chimney or the exhaust pipe, You'll smell it when the wind is blowing towards your unit.

October 11, 2009 at 11:33 PMJoseph

any news on when is the launching date for this project?

October 12, 2009 at 11:20 AMJonny

Most probably end of 2009 - early 2010 according to MRCB.

October 30, 2009 at 2:16 AMLeprechaungal

do u know where the developer located is?

November 7, 2009 at 9:20 PMdodobird

I went to MRCB sales office few days back and the project is pending for approval. Unfortunately I didn't ask her what kind of approval.

About the power plant, I have spoken to one of my engineer friend who works in TNB, according to him those thing come out from the chimney is not smoke, but steam. This is not confirmed and appreciate if you have time to clarify out.

November 8, 2009 at 8:55 PMDeborah

Every project has it's +ve & -ve. It is up to own individual's taste & preferance. No project is perfect.
As for the TNB plant, whether it is radioactive/pollution etc, it remains to be seen.
So, if u think the project is good, then grab it. If u think otherwise, then look for others.

November 9, 2009 at 3:02 PMchew

As far as I know, there wasn't any and there won't be any nuclear energy power station in near future, in this country.
No worry of radioactive material....
Probably smoke pollution.

November 18, 2009 at 10:25 AMTan

Any suggestion on this project? i went to the mrcb land office, accodring to the them the project be launch around April 2010.

November 18, 2009 at 10:54 AMPiWorkShop

I went to MRCB office and they say the project are waiting for PHB approval. Pelaburan Hartanah Berhad...but dunno what approval is that...

November 21, 2009 at 3:39 PMlim

i quite interested on this project, but anyone here ever request the black & white from MRCB/TNB to proven the TNB power plant has no radiation impact to the residence place? The smoke release from TNB is another concern....

December 21, 2009 at 2:42 PMWilliamyl

May 24, 2010 at 2:31 PMJoseph

yaya...it has been long talking...last night I saw a lot of smoke coming out from the curve small pipe around the power plant at 10pm....is that everyday 10pm TNB will release the smoke out? anyone know about that?

May 24, 2010 at 8:39 PMVonsakura

I went to MRCB last year, they said going to launch in Mid April.
I went to visit again in March, they said going to launch in Mid June.
I went to visit again last week, they said going to launch next year!
I will visit in next year, probably they gonna tell me they will launch in mid of 2020

May 24, 2010 at 8:45 PMKevin

i asked MRCB recently..like probably a few weeks back..not more than 2 months for sure...all the questions that i asked...semua jawapan tak tahu...
so...tak tahu!
:P ..i'm not kidding... they really dunno when will launch or firm up on anything...

May 25, 2010 at 12:55 PMJoseph

their banner inside the office is full of dust since last year....they are really kaya, rent a shoplot to showcase this property and yet everything "tak tau" and no firm date or next milestone of this project...really doubt if this project after launching and the progress is still "tak tau" attitude or day after tmr style :p hopefully not...any experience to this developer? gov backup rite?

May 29, 2010 at 1:19 PMNgoh

yaya....i have the same experience, call their office ask about this project, their answer is not sure, not firm, not confirm....
=.="

May 31, 2010 at 10:44 PMIn Style

Quite good response from the market :)

June 26, 2010 at 9:51 PMTan

Definitely will get a very good response from Market. Be frank, I love the location and good for investment

July 1, 2010 at 9:19 AMNgoh

August 7, 2010 at 9:56 PMSwee Chuen

ya..is this project still on?

November 5, 2010 at 11:59 AMJaik Kai

Any news from this project?

November 7, 2010 at 1:19 AMKok Peng

I went to the office last 2 weeks; when asked about lauching date, the answer is next year, but 'tak tahu' the exact month.
Frankly speaking, the location is superb, who care about TNB chimney? Bayswater, Platino and up coming Pearl Regency are around there, get a unit of this project will never go wrong for investment.

November 7, 2010 at 1:30 AMHernan

Appreciate if someone can comment about the reason of why this project has delayed for such long?

November 20, 2010 at 5:09 PMHernan

What is the estimated price per sf if launch next year in 2011?

November 20, 2010 at 8:13 PMJoseph

last year i asked the sales person, they said next year; this year ppl asked they said next year again... year after year....never ending story...hope next year is the last year and the building completed on time

November 27, 2010 at 1:29 AMHernan

Knowing IJM and MRCB Land will merge together soon. I am just thinking Lanai Seri will be launched with IJM’s tradition with ‘Luxury Price’ and the strategy that only benefits speculators.
What is the price to expect if launch next year 2011? Ferringhi Residence in Batu Ferringhi by Mah Sing will unveil 1Q in 2011, with it's condo price tentatively RM480 psf onwards.
OK, look at the project just next to Lanai Seri, Pearl Regency by IJM, with price ~RM550 psf; Maritime by IJM too, price ~400 psf onwards, some how with lease hold.
Now, let's look at Lanai Seri estimated Price in 2011 if the price is RM450 psf (a very conservative prediction)
776sqf:- RM349,425
1131sqf:- RM509,175
1384sqt:- RM622,800

Frankly speaking, since mid of 2009,I am looking for an unit of this condo for my own living, so that I don't need to travel from Butterworth to Bayan Lepas for work; but now, with the price of RM350k just for 776sqf apartment size, I need to drop my plan and willing to pay extra time of travel and Bridge Toll.

December 16, 2010 at 11:18 PMKS_rev

Forget about this project pls.....I had been waiting and calling to their sale office long time ago, until I bought another plc.....now MRCB merge with IJM, so be prepared for another "sky-rocket" price condo build next to big TNB power plant.....

December 22, 2010 at 5:31 PMEwe

MRCB merge with IJM? Sure or not...?

January 5, 2011 at 5:07 PMKS_rev

latest news.....IJM-MRCB merger plan scrapped......looks like both side fighting to become CEO, but cannot come to agreement...

January 19, 2011 at 3:29 PMEwe

Recently, EKOVEST & MRCB is cooperating to get Klang River Project.

January 26, 2011 at 2:04 PMpasser_by

KS_rev, what are your intentions? I see you posting negative comments on every property. Not a single constructive criticism. And I dont see u mentioning that you bought any properties as well. What are you trying to do? Or are you just too free? To all genuine purchasers of units in whatever part of penang, beware of what KS_rev has to say. He is just a no good troublemaker. Dont believe me, just take a couple of minutes and check his comments on other property forums. Senseless

January 26, 2011 at 2:49 PMKS_rev

passer_by, go read my reply on Surin Condo :-)

March 23, 2011 at 9:03 PMDeborah

June 12, 2011 at 8:31 PMEn Sheng

July 28, 2011 at 8:42 PMEn Sheng

August 9, 2011 at 7:40 PMsienling

I pass by & realise the land is no longer MRCB as the name was removed from the fencing. Is it true?

August 17, 2011 at 1:01 AMEn Sheng

sienling: My house is kinda near to that land, I will help you notify it again. ^.^
