If E&O is launching at 800RM per sqft for the new condo, chances are The Light Point will be around 700-750Rm,given the fact that limited units avail(88only) for this project.Rising trend of prices is a fact everywhere as world economies pick up.just my 2cts thoughts,too exp for me,buy what i can afford :)agreed tt only for foreigners to foreigners..sigh

Let's look into some details... E&O provide 9 acres of landscaping area out of the 22 acres land and a full featured water theme park exclusive for the condos area (1st in malaysia). Wondering if IJM have the land to match the offer? Maybe, provided they're willing to chop off a number of those villas.

Very soon there will be a soft launch of the Light Point specially for invited guests only. Now IJM has sent the invitations for confirmation of attendance. For those seriously want to get their dream house/investment, being the first few will be a great plus. I have the invitation and I might substitute it to others, just drop an email at waterfrontpg@gmail.com

It did not specify yet. Now IJM is asking for confirmation of attendance for the private soft launch, which ends early Nov. After sending the confirmation, they will then sent an invitation card for the soft launch. So it is around the corner.

The invitation only soft launch will be around December time frame. I'm not sure how many people are attending, but there will be a numbering system to have a fairer purchasing process as I were told.
For those who received the invitation must reply back the attendance confirmation before or on 8th November to get into the soft launch.
Anyone wants the invitation, drop me an email as in previous post. I got 1 invitation card and currently may not planning to go myself.

That's the number of the day right after 12/19. No idea now. Back to Oct, I asked the maintenance fees will be RM0.41 per sqft.. that's mean min RM730 - RM1677 per month... This is starting after OC (I believe), will be incress down the road (normal trend, depend how the comunity want to maintenance)... that is translate average 7 years, you can get a new premium national car. If get 4,090 sqft, 7 years maintenance free equal to own new mid class Japanese brand MPV.
So, for own stay.... err....

I spoke to some of those who attended the balloting exercise and purchased the units on Dec 19th, 2009. Give credits to IJM for not repeating the "mistake" made for the Light Linear soft launch. There were no bulk purchasers this time around. Participants of the ballot were required to register beforehand and present at the balloting event.

Having said that, they can do better. A good portion of the high-level and choice units were snapped up by the company directors and high-profiled employees prior to the ballot. This practice, in my opinion, though not illegal, should be kept to minimal.

As some of you have already noted, most of the available non-bumi units are taken, with mostly the duplexes and low floor units left. This should not be a surprise given the recent success of Linear and limited number of units for this development. What is a surprise, to me, is the lack of overseas buyers, most of the Point owners were said to be the locals. Go figure...

More facts on the Point's balloting exercise on Dec 19th:

41 units available and 94 registered buyers.

Apparently not all exercised their rights to purchase an unit as the better units with high floor and seaview were quickly taken up.

Liz it is too early to say that the installing of cheap wire perimeter fencing wall is the only issue with Platino Luxury Condo. More disappointment may be well lie ahead when the public can have access to view the interior common area and interior final finishes. I hope they do not use cheap equipment for the gym too. I am skeptical of IJM claim of "Luxury" from now on. Beautiful outlook but cheap interior finish is unacceptable if one is paying "Luxury" prices.

Yes, Liz IJM finally wise up after much protest here. What would others say if they allowed the use of Chicken Wire Fencing for a Luxury Condo and mind you they name it a luxury. 'Platino Luxury Condo'. IJM better make sure the condo is really luxurious! Other wise it will a glaring sample of false claim and deceitfulness.

An Open Letter to IJM

With regards to the soon-to-be-completed Platino Luxury Condo, a lot of buyers here are very disappointed with the final product.

First and foremost is the parameter fencing. Compare the fencing of Bayswater and Platino. The fencing facing the Tesco Hypermarket looks like some medium cost condo. When buyers pay for a “luxury” item, these buyers are not the average Tom, Dick and Harry. They also pay for privacy. With the “see-through” fencing, there is not much privacy for Platino buyers. By standing near the fence, outsiders can actually see into the car-park and mark the residents there whether they are at home or not. It is hope more trees will be grown to cover up the holes in between the fencing.

As for the fencing facing the jungle near the Marine Police area, it is definitely way below the standard of a Luxury Condo. It could qualify for medium cost condo, at most. The so-called “green chicken wire mesh” is definitely a no-no. On top of that, there should be a retaining wall build around that slope to prevent future landslide which may be caused by heavy rain. Or else one day, all the residents will have a bloody muddy car park. And since I believe most of the residents here will own “luxury” cars as well, I think someone is going to get sued if the cars are damaged due to landslides.

What “luxury” image does IJM want to project with Platino’s entrance? If this is the final product of the grand entrance, then IJM should go check the dictionary for the meaning of “grand”. If they don’t know, please ask their architects and engineers to drive around Gurney Drive or Tanjung Bungah to seek for better examples. A normal guard-house with the “touch-n-go” entrance control bar to keep out strangers is the least that all other condo provides. Nothing luxury about it.

Looking at the progress of the 4-seasons garden, they look more like a jungle than a garden. But since it is a “work-in-progress”, I will reserve my comments until the final product is unveiled.

Another visible point is the balcony railing. Compare to Bayswater, Platino’s balcony design look very cheap. The use of thin metal railing is a safety issue for families with kids. A lot of residents would have to spend extra money to modify the balconies to make it safer and more solid. Even the neighbouring MPPPP hostel complex has better balconies!

If IJM wants to appear as a high-end developer with the launching of the Light Projects, Platino should be a show-case to attract future buyers. With the sub-standard completion of Platino, no wonder the Pearl Regency nearby is a failure!

You can con some people some of the times but you cannot con all the people at all times. Those who bought Platino or has invested into Platino is going to make sure that IJM live up to the name of “LUXURY”!

As of this week, the physical building has reached the 20th Floor.

The developer, IJM, is previewing the new Light Collection III now and scheduled to launch the project some time in Aug 2011.

Saw the advertisement on the Star this week about the release of the Bumi units for Light Point. It was a low key full page ad in the mid section and easy to miss.

Anyway was told all the bumi units were snapped up on the same day. The number of buyers in the queue was more than the available units.

Did anyone catch any other news about it?

Yeap, called and asked THE LIGHT Sales Gallery, bumi lots were released on Monday on 9-1-2012, as of today still got balance unit.
