Anyone know what is the estimated price?
It is on reclaimed land?
Anyone got any idea on reclaimed land stability and other issue?
When will this project plan to launch?

March 17, 2009 at 11:47 PMk

Anyone know when and where to register?
Would like to ask more during that time.

March 18, 2009 at 9:42 AMSY

I have check with PDC properties and starting price is RM 350,000.00

March 18, 2009 at 2:07 PMP

RM350k for 1000sqft is too expensive for leasehold and reclaimed land.which mean 1 sqft is RM350.

March 18, 2009 at 2:35 PMLim

Mutiara Pica is freehold. comparing this and SP Setia Reflections, which one do u think better for investment? any other options besides this 2 project? I plan to buy estimated 200k-300k, preferably above 1000sf for investment. any project that anyone can suggest?

March 18, 2009 at 4:37 PMPenangGuy

Wow!!! RM350k onwards for a 1000+ sqft condo at reclaimed land?! Penang Island property is really that HOT?! I feel Reflection is more worth if compare to this one if really RM350k onwards.
My personal opinion -- if want to just do head to head comparison, the highway there you can feel the road is so bumpy (reclaimed land) and Qbays is cracking (can see they repair it with paint, not sure is bcos of reclaimed land or...)... and sell for RM350k ONWARDS!!! Wow! Although Reflection location is not as good as Pica, but i would feel that Reflection is better... stand on a stable land and of course fresher air. :-)

March 18, 2009 at 5:06 PMHoo

Lim,
You can check the 1-World project. It is start with 1160sqft with 240k onwards...

March 18, 2009 at 7:20 PMKK88

PenangGuy, its always location, location, location. I think this project is nice. But 350k only with 1 car park. And is this next to highway? Will it be noisy?

March 18, 2009 at 9:13 PMEdwin Tan

Cummer sell at around 275k only but rspond also so so compare to The Spring. Market really show down.

March 18, 2009 at 10:36 PMPenangGuy

KK88, Next to highway, one side face highway (West) one side face bridge (East). In front of it still got a plot of land for future developement. And i think the highest floor is about 16... maybe. So you judge yourself. What scenary you can have and RM350k is ONWARDS!!! Mean the smallest and lowest unit. I'm not sure the info we have is true...since they havent officially state the specs. The project can be consider nice if it comes with nice layout and reasonable price. Or maybe Penang property really worth that much...?

March 19, 2009 at 10:23 AMMy BB

If Pica compare to Reflection, both of them are in same price range assuming the Pica unit size is about 1k sqf. Both freehold. The main different between them are location and developer. Of cause Pica location is better than Reflection but on reclaim land. So which project is better!!!???

March 19, 2009 at 10:27 AMBryan

Still can get D'Piazza 1100sf for below RM300K... hehe!

March 19, 2009 at 2:32 PMLim

I don't prefer 1-world because it's leasehold and also the utility rate is base on commercial.

March 19, 2009 at 3:33 PMLisa

Hi all. Yup, looks like Penang's properties are getting beyond the budget of the middle class. Pica has a nice and convenient location but the price is high, especially for a 1-car park. Units facing the highway are not desirable, while those facing the sea will be more expensive as higher floors are needed. Not sure how much to pay per floor. Also, PDC is indeed well known for delays. Look at Ixora, I nearly bought a unit, but decided not too as most of the good ones were sold. Pity those early buyers. Relections is also expensive, no view as well, most probably seeing the kampung and some may even see the graveyard. 1-World seems cheaper, nice location, but on commercial title, meaning all utilities bills are more expensive, as well as quit rent and annual assessments. But, the recession is actually good for buying properties. Enquired about Summer Place 6 mths ago and it was RM300/sq ft. Heard that it was sold starting from RM273/sg feet, so more than RM20K in savings. Unfortunately, most of the good units are gone during the recent launch. Sigh...how to choose???

March 19, 2009 at 5:19 PMnic

this is the info given last year, seem PDC increase the price a lot for this project, from 260k to 350k, probably due to freehold status.

“The first condo project at Parcel 1 is called ‘Mutiara Pica’ and is set for launch in October,” PDCP chief executive officer Osman Kallahan told Business Times.

Osman: Mutiara Pica will comprise of 432 mid-range condominiums
Construction of the first phase is expected to commence in January 2009 and completed in July 2011.
Osman said Mutiara Pica will comprise of 432 mid-range condominiums priced between RM260,000 and RM420,000 per unit.

March 19, 2009 at 5:23 PMnic

there will be mosque n school at bayan mutiara as well.

The Bayan Mutiara development, which is sited on a 40ha site, will boast of high-end homes, affordable housing units, schools, a mosque and a government administrative complex, including the State Legislative Assembly building, when completed.

March 19, 2009 at 8:33 PMHoo

This is the latest news I received from PDC.

- 4 point tower blocks – to optimize the sea view
- Low density with only 108 units per tower and 8 units per floor
- Full fledge of the condominium facilities
- Spacious built up area of 1348 – 3311sq.ft (subject to changes)
- *Selling price from RM370,000.00 onwards*
(* estimated value and subject to change)
- Soft launch : -
- Commencement Date : -
- Expected date of completion : -

March 19, 2009 at 8:58 PMPenangGuy

Lisa, ya you are right... Really no choice and can't find any 100% or maybe 80% suitable condo for mid-range people. Ixora internal layout also not that attractive, Reflection and Pica are over price at this scenario. How is BLVD? Near graveyard + highly congested location... So...?

March 19, 2009 at 9:36 PMnic

the location and facilities provided are quite good. however, PDC property construction is pretty slow, buyer may need to wait very long for the property to be completed. 370k+20k(extra carpark)+ 10k(higher floor) = 400k, not sure it is a good buy or not, but the location is good.

March 20, 2009 at 8:36 AMRuEe

The location is not bad, but it is not worth for selling 370k+ 20K(extra car park), really too expensive. Remember it is reclaim land..Think twice.

March 20, 2009 at 9:36 AMMy BB

Thanks Hoo for sharing Pica's details.

In term of $$ per sqf, Pica is around $275. That is almost the same price to Summer Place and The Spring.

Ppl are wiling to buy near dump side and not freehold project. I guess this project is better choice Ofcause the selling price is high, but what you get is bigger Condo.

Only -neg point is, PDC is famous on slow construction!!!! I don't know this until I read from this blog. One example is Ixora project. Any other more PDC project was took many years to complete???

March 20, 2009 at 11:29 PMPenangGuy

I heard that this project only will soft launch on Oct 09. Then after drag this drag that and 3 years construction period (if run smoothly) already is about 2013 end or 2014 mid already!!! Wow!!! Wait too long??

March 22, 2009 at 2:40 PMgimyew

Hey Guy, just to share my opinion.. u all might want to re-think again of BLVD project.. good structure, somemore still sold with SOFT-KILLING price.. Do you all know tht along the road there will be BELLVIEW condo coming soon.. so i personally believe tht the area will be very CLASS soon..
Every place in Penang was JAM.. pls take note..
Like IJM SUMMER.. donno why ppl could lineup like buying a cake for an overnight outside the office just for a NOT GOOD STRUCTURE, LEASEHOLD PROPERTY, SMELLY PLACE, LOW CLASS LOCATION and so on.. izzit just because of IJM ..??

March 22, 2009 at 4:24 PMKK88

gimyew, I will never touch Air Itam project. That place is jam during rush hour like no tommorow.

March 22, 2009 at 4:51 PMTM

gimyew, think again if you are buying the hillside project and also Air Itam area as you have to used to the traffic jam everyday.

March 23, 2009 at 12:23 AMPenangGuy

Penang sure jam... no matter where you live. If you want ALL-IN-ONE like food, school, hospital, center of the town..etc you will face JAM problem. But another cons to consider for there is the graveyard from right/left/front. Now is 'qing ming' month, you can observe whether the smoke burning from the graveyard can fly to your condo or not!? Somemore there has an indian cemetorial about 600m from the project. But no doubt, the layout and building structure are very attractive. The pricing also so so... not very cheap. Palm Palladium currently also about that price if calculate per sq ft. The maintainance RM0.20 per sq ft which too high at time being. Don't know, just an opinion to share...

March 23, 2009 at 5:34 PMRRR

Where is Palm Palladium..??
KK88 and TM.. i think you should go n see before comment much on BLVD Project..
BLVD located in a very stategy area.. tht area was not at Air Itam.. I means strategy in term of easy to access to every main road n cities..
The problem was just a 500m batu lancang road.. because there has 3 school along the road..
The JAM occur just at the earlier morning time..
Every main road in Penang also JAM.. isn't it..?
Frankly speaking, no other project layout n structure so far can overcome BLVD..
Regarding the maintanence fees RM0.20.. i agree it was a bit expensive..
HUh, there has no perfect location, pricing, layout of condo in Penang..

March 23, 2009 at 6:07 PMRRR

Hey why this project so expensive arr..
Thought goverment want to help the poor guy.. And PDC ever advertise the price was from RM260K.. now minimum RM300K above..
How come..??

March 24, 2009 at 9:17 PMPenangGuy

They give some people with the info that it cost RM350k onwards! Senseless... a reclaimed land project worth RM350k onwards with A carpark @ 1100sq ft? After OC, will it worth half a million?

March 25, 2009 at 12:07 AMJS

will mutiara pica block the view of the sanctuary? is there any plan showing where's the exact location of mutiara pica in the bayan mutiara master plan?

March 25, 2009 at 1:00 PMPenangGuy

Top up JS message, Anyone know where is the actual location for Mutiara Pica? Is it behide the Banglo or beside the Banglo? If beside the Banglo, there has an empty land in front of it for future development. Which mean Pica might get block by something in soon future.

March 25, 2009 at 3:28 PMWinson

Baystar better...same location...Freehold , 2 car park, >1500 sqf starting price at 390k when first launch 2 years back..

March 25, 2009 at 3:31 PMWinson

Comment for Gim Yew:
Belleview is launching a low cost project there..so very class stuff might not happen there..

March 25, 2009 at 5:00 PMystan

Hi Winson ... Belleview is going to lauch a mix development plan there which including four season park (comercial) ,four season place (medium high cost) and melody home (medium cost),the design film is Architects 61 from Singapore , u may go to this architects website to check their track record ,No way Belleview hire this Architects 61 to design low cost project ...For sure it will "dress up" the whole area after project completion ...

March 26, 2009 at 3:38 PMKK88

I went to PDC. This project is opposite the Sanctuary. I think it'll block the Sanctuary view and also E-park view.

March 28, 2009 at 12:43 PMnicolas

PDC = Potential Delay Construction..
BUT location arguably damn good...sigh wotodo..

March 29, 2009 at 12:36 AMRRR

To Wilson..
Pls do visit Bellview office and get more info..

To Gim Yew..
You are damn right.. there will hv a 4 condo and one apartment soon..

Both.. Just want to share info only..

March 29, 2009 at 8:25 PMPenangGuy

Wow today's 'guang ming' newspaper got mention about Bayan Mutiara future developement. PKR goverment would like to develope Bayan Mutiara to become an International Medical Hub! Previously the plan was to develope a 'Putrajaya' goverment hub by BN gov. Anyone know exactly where is the location for PICA and this medical hub (ex-Putrajaya) plot of land? If a big hospitalsss too near to Pica, is that a good choice for Pica?!

March 30, 2009 at 10:54 PMDream

Hi Actually what is actual price for Mutiara Pica starting from RM300000 or RM350000? Not sure is good to invest or not....can anybody help to advice...many many thanks.........

March 30, 2009 at 10:58 PMKK88

In terms of Fengshui, house should not be near Hospital because hospital got Yin energy.

March 31, 2009 at 1:26 PMPenangGuy

True also. Graveyard VS hospital which one 'better'? Anybody know where is the medical hub locate? Opposite Jerejak jeti or beside D'res bangalo?

April 3, 2009 at 11:27 AMthunder

come on....talk about medical hub...it is in pualu tikus only u are dumb dumb. if build private hospital in bayan lepas area , u think indonesian will come ?

they like adventist/GMC/loh guan lye/island those branded hospital only.

talking about fengshui, pualu tikus area a lot of hospital , a lot of residencial area. price expensive also....who cares ?

medica lhub at mutiara, i think after build 1 hospital there, no specialist is going to house there. the emergency wards will be very busy because accident in JE, people will rush to this hospital first...

i think medical tourism is not going to happen.

DAP just talk only. although i voted for them in last election. but i think they should learn from singapore government, do first. don;t talk and jsut give lip servie and blaim BN government.....boring of that already

April 3, 2009 at 2:44 PMJoanna

This is a worth consider property to invest and stay in. The size and price is right and location is also very good. At least better than Gold Coast, Putra Place, and Marine Tower.

The maintainance and quality in PDC is better then Gold Coast.

April 3, 2009 at 4:01 PMP

PDC is famous of delaying the OC from their past project. The price(Min RM370k)is consider very expensive in reclaimed land. Not worth to invest or buy for stay.

April 3, 2009 at 9:21 PMcristiano

is this project available for booking already?

April 5, 2009 at 11:47 PMBK

I like the location very much, no need to pass the entrance to the bridge. Anyway, when third lane opened, shouldn't be any problem by then.

If the price is lower to RM300psf, I will definitely consider buying a sea facing unit for stay.

April 6, 2009 at 12:44 PMPenangGuy

But when is this project going to launch? They keep on delay since beginning of 2008. Last property fair they said around June or Sept 09. Dont know the layout good or not... Hopefully don't like their previous apartment layout! Scary!

April 6, 2009 at 1:49 PMpenang

Wait until they send you invitation when launch. The price is RM370k onwards for reclaimed land but location is good for those who work in Bayan lepas industry area....

April 6, 2009 at 2:00 PMPenangGuy

RM370k onwards?! RM336/sq ft with 1 car park?! at reclaimed land...?!! Let it 'goreng' really wanna see how the sales are!

April 6, 2009 at 2:22 PMgwsc

the only bad point on the location is that it is too close to the end of penang bridge. will it suffer the same fate as the view due to bad fengshui? if it is a little bit closer to n-park/e-park then it would be perfect.

April 6, 2009 at 3:14 PMBK

From the location map, I thought it is closer to Putra Place as it is in front of The Sanctuary. It is still a distance away from the bridge.

April 6, 2009 at 3:32 PMgwsc

to BK,
if that is the case, the location is perfect.
can someone confirm?

April 6, 2009 at 6:11 PMBK

But too pricey in term of psf. 300psf is the limit if it is to command reasonable amount of buyers. The map above is too arbitrary.

April 6, 2009 at 8:22 PMPenangGuy

Is it just beside the D.res bungalow? In front got an empty land for future development that can block Pica view? If just beside D.res, then should be the best. Else if toward south from D'res, then will have future development that possible can block Pica.

April 11, 2009 at 11:38 PMpenang

Yup...it will block PICA seaview from future project...i feel that Mutiara Pica is not worth to buy for investment or own stay as it is reclaimed land and also PDC is famous of delaying OC and design is very typical style...look like a low cost design...
I still prefer Reflection than Mutiara Pica and SP Setia is one of the well known developer in Malaysia which can give 18-24 month for defect period.

Althought i did not buy or own any property with SP Setia but visit a few times in their show units.Just my 2 cents thought....

April 11, 2009 at 11:51 PMKK88

penang, when u buy property, you always look at location. Who want to buy in Sungai Ara if got choice at Mutiara Pica?

But everyone dream location is different. Some people like to stay far far inside coz its more quiet like Sg Ara. Maybe you can target those people for investment.

For me, hot place like Mutiara Pica is better for investment. At least I can rent out easier. But seriously, Penang apartment is overprice :P

April 12, 2009 at 8:51 PMPenangGuy

The internal layout also make a big different! So far we don't know how the layout look like... so can't comment whether worth to buy or not too. If "penang" is true, Pica is build on that piece of land that will be block by future project... I don't think it worth to buy. You face East--> block by future project. You face West--> only view highway everyday! Several projects are launching this quater, if Pica keep on delay (since 2007 4th quater), I think it will be an negative impact to Pica.

April 13, 2009 at 12:00 PMJO

launching date still not fixed?

April 13, 2009 at 12:44 PMPenangGuy

So far as I know NO... not even a single detail on the layout and which plot of land it will build on! Anyone can get any information?

April 15, 2009 at 9:34 PMHalOooo

I dont think putra place is good as many bangladesh workers stay at there. Besides that the 2 car park is front and back. Somemore all the faility need to be paid although resident already pay maintenance. This is bad.
I had confirm with developer Pica view will not be block as it is beside D'residence bungalow.

April 15, 2009 at 9:43 PMBK

My friend mentioned that Putra Place is swamped by foreigers. To be specific, Bangladeshi, Indonesian... For Mutiara Pica, IF it will be blocked by any future project, definitely not going to get my support. And no way Reflection should be compared with Mutiara Pica. Btw, the road to Sg Ara is very congested now, it will be worse when Setia Pearl Island folks moved in.

April 16, 2009 at 8:49 AMPenangGuy

Haloooo, GREAt! If Pica can be block by future project (Resort maybe) I will never consider it as well as BK. Putra Place not a good one. Reflection... hmmm see what price they set first before we can make comparison with Pica! The last call I heard from SP was RM350/sq ft with 1 car park! Hahahahahaha...

April 22, 2009 at 11:32 PMcristiano

anyone have news when the soft launch going to happen?

April 25, 2009 at 12:35 AMP

Pica is not worth to buy cause ;

1. Price is expensive (RM350/sqft) with 1 cp

2. Facing to highway will be very noise & dusty

3. Developer is not famous and alway delay the S&P for sign (recent case at Bayan Mutiara)My fren paid booking for link hse and after 10mth just call him for sign S&P.

4. Developer will not offer a great package like SP Setia and IJM (free legal fee, free stamp duty, free interest until OC)

Just my 2 cents thought....

April 25, 2009 at 1:26 PMPenangGuy

I agree with you P. Recent update from the sales person, the tentative price is RM370k - RM400k onwards and will launch in Q4 '09. I wonder how hot will the project be since the selling point for me is just about the location. Thats all! The other...? Reclaimed land, project keep on delay (since Q4 '07 talk about launching till now), 1 car park, layout? (can see the previous project as references, such as Ixora)...etc. Hmmm....
Just my 2 cents thought.

April 25, 2009 at 6:03 PMIxorian

I don't think PDC set any selling price yet at this moment.

April 25, 2009 at 9:22 PMP

I've check with the PDC sales personel inform me the mim price is from RM370 to RM420 onwards...

April 25, 2009 at 10:19 PMJohn

Seriously overpriced. Penang condo is getting out of reach for the average income earner. Feel sad about that.

April 26, 2009 at 8:02 PMPenangGuy

Ya!!! Wrong strategy! Should follow Australia that help 1st time house buyer... Next time, we need to rent house from foreigner... SAD case!

May 6, 2009 at 4:15 PMthunder

Dear John and penang guy.

this is free market. if u don't like it--stay in mainland... if u don't the country--go to australia...:):)

May 6, 2009 at 9:42 PMPenangGuy

Luckily you are not our goverment.

May 9, 2009 at 10:46 PMMillie

Hi P,I strongly agree with your point.I feel Reflection is better than Mutiara Pica...

May 19, 2009 at 5:47 PMVoice

It's sad to see that PDC becomes POTENTIAL DELAY CONSTRUCTION.

I understand D'Res was delayed in signing SPA b'cos waiting for freehold status, but this shouldn't be the case for Pica since it (seems) already have freehold status.

PDC seems to have put lots of focus on D'Res to re-build the image (from the BN Government), but Pica launching delay is not helping PDC in anyway.

The DAP State Government should look into this, and potentially revamping the PDC organisation otherwise it gives us some feeling of sabo !!

May 24, 2009 at 4:47 PMChing

It is not easy to get an apartment/condominium with good price, location, facility etc, especially in Penang. Seems like most of the current and future projects are targeted towards the upper of the middle class community. A 1000+ sqft unit costing RM300K? No doubt the projects look very attractive, promising resort-style or high-end kind of lifestyle but that comes with the price. Really difficult to choose as most projects have their plus and minus and the price are almost the same, that is too expensive as far as the built-in of the unit is concerned

May 25, 2009 at 12:40 PMpaul

location wise, of course pica is way much better than reflections....

bayan mutiara location is now one of the best investments in penang island.

and there wont be a graveyard next door unlike reflections.

May 28, 2009 at 11:42 AMFern Ling

Hi, i just called up PDC and stated that the launching price maybe at RM370k for minimum 1300 sqf.

May 28, 2009 at 2:11 PMP

I heard they will launch on Jun 2009.Anyone can clarify it.

May 29, 2009 at 11:03 PMVoice

Hello P, it will be good if PDC can start to collect booking fee by 30-June-2009.

"Delay" is a privilege for any GLC, be it BN or PR !!

June 2, 2009 at 9:20 AMpaul

this project was one of the highy sorted project before... but now many have withdrawn....

the workmanship of pdc...delays and so one....

unless u can keep paying interest

June 2, 2009 at 10:15 AMpenang

Hi P,Bad News.PDC postponed the launching to Aug 2009...I really donno why PDC like to delay the their project..Sigh...

June 2, 2009 at 6:09 PMVoice

Paul, let's be fair to PDC, delay by PDC so far may not cause any interest to purchaser as the delay is on the launching, not after the SPA is signed. In fact, I understand that the bungalows are well ahead of schedule.

Having said that, PDC should not have take it for granted to delay the launching like nobody's business.

Anyone has the contact to highlight this to our Chief Minister's attention?

June 3, 2009 at 9:45 PMWallace

call up PDC, their sale representative told me the launching will be early 2010. Really no idea which one is correct?

June 4, 2009 at 8:25 AMPenangGuy

Haha... planning to launch since end of 2007. Hmmm

July 10, 2009 at 2:00 PMhelpless

I think we can forget about PDC Pica now. I heard that the project has been scrapped as the CM is not approving it.

I really don't see what the CAT government is doing after 16 months in the office, except for the continuous blaming to the previous government.

1) Leasehold to Freehold conversion was announced more than a year ago, and now...

2) Promises to Kampung Buah Pala was done without backgroud...

PR government failed to realize until now that their duty is TO DELIVER AND NOT TO BLAME.

This is a total DISAPPOINTMENT, and our YAB TUAN LIM GUAN ENG has to wake up.

July 22, 2009 at 10:02 PMBK

I think the new Penang state government is more thoughtful than the previous one. The previous one only know how to cut ribbon but nothing else. Anyway, if Mutiara Pica is really get launched, I think most people could not afford it because of its top notch location. I would recommend we call PDC to comfirm the launch status and estimated price.

October 7, 2009 at 6:04 PMPSILY

looking forward to get the latest news on PICA project ...............?

October 26, 2009 at 11:54 PMpenang

I heard from someone in PDC told me that PICA project had under review by State govern and might launch on mid of next yrs. call developer on mid of next yrs..

December 7, 2009 at 1:30 AMMEE YEE

Why it didn't mention how many floor per building? It's the design still haven't confirm yet?

December 17, 2009 at 4:23 PMakmarul

I went to PDC few days ago. This is what they said "The project is under KIV. 90% probability that it will be cancel"

December 27, 2009 at 4:39 PMpenang

I was informed by PDC that tis project already cancel by our CM.

December 27, 2009 at 4:43 PMcalvin

Any replacement project on the same location?

February 24, 2010 at 11:18 PMmoon

Is this project on or off? It's still in PDC's webpage. Why kill off the project?

February 25, 2010 at 8:50 AMVoice

Penang State government needs money, and it will be more profitable to "sell" the development to other private developers.

If priviate developer is selling high price, nobody can do anything. But if PDC (State Gov) sell as per market price, people will complain that State Gov is suppose to do social responsibility.

If you scroll up this blog, you'll see lots of comments about the indicative price just about a year ago.

Aiya... we're all human being. We want the best, biggest, and cheapest. We always see ourselves as the smartest, and assume the rest are "stupid" :(

Voice, lots of different story I heard. Seems that there's water seepage, hence the project need to be killed. Not sure how true. But you have a point as well.

paul,

What you said may be true, but if that's the case, those queuing up at IJM for the Light must be damm stupid. The reclamation for The Light is only around 2 years.

The next one is the E&O project in Sri Tanjung Pinang.

Are you implying tat the rich ones have lesser brain cell ???

Mutiara Pica is actually sited at one of the best location on Penang island, pity if this development is on-hold.

In fact, I do see it has better accessibility than The Light, at least at this moment.

John, I do agree with you on the accessibility for Mutiara Pica, BUT this project is gone, and don't waste your time & effort waiting for it.

When PDC gave an indicative of 300/sqft for Pica, lots of people complaining that PDC should be building affordable home, and PDC had to pull its brake. Now, IJM is selling almost double, so PDC has to invite "commercial developers" to develop that piece of prime land there... so call "Crown Jewel for Penang" (Check The Star).

ANyone have any updates on what project to be build on this prime land since PDC has already srap off the Pica project.
