How many car park do they allocate? Got extra car park for purchase? How many units per floor and how many lifts?

March 31, 2009 at 1:54 PMMr.Business

Hi Karen,
I think you can go to Koperasi office at Taman Tunas Muda Sungai Ara to check it out. RM1000 to place booking.

At that area there is a Pangsapuri Sri pahlawan (Rumah Keluarga Angkatan Tentera), Idaman Iris is next to it. Currently the site is bushes/jungle.

Hi PenangGuy,
1 carpark is aloocated. I was told extra carpark will cost RM15K. Most floor have 32 units and 4 lifts to serve them.

Features:
Freehold
850 SQF
19 floors
1-4 floors are carpark
5-19 floors are apartment units
Price from RM185K
Security card at entrance area
Swimming pool and garden
Gymn

April 1, 2009 at 9:47 PMCHEN

I saw quite a lot of Chinese booking this project during penang property fair...Just a RM500 to book during the fair...but now need RM1000 to book at their sales office...

The project will be kicked off in July...

April 1, 2009 at 11:45 PMKK88

I saw a lot of Chinese. So I just kepoh kepoh there. Seems like not bad. But you know, I know la. I won't buy it. Kekeke....

April 2, 2009 at 12:58 PMSY

You may see a lot of people go book but not all will get thier loan approve by the bank especially, those who work in MNC that got plans to cut jobs.

April 3, 2009 at 4:23 PMtimmy

Hi, just now i went to the sales office, lot19 fully booked ady. and they said, there is no surau in Idaman Iris (refer to them la), they build a masjid at the behind side near idaman cempaka.

April 4, 2009 at 1:00 AMkaro

jungle? when will the contractor start their built works?

April 4, 2009 at 9:48 AMSY

Fully booked!!! I bet majority must be those home speculators like in Springfield and other properties in Penang

April 7, 2009 at 2:48 PMEugene

This project has been fully booked???

April 10, 2009 at 7:22 PMtimmy

Hello All, please notice that, i mentioned lot no.19. not the project fully booked.
Thanks!

April 10, 2009 at 7:47 PMkaro

Timmy, lot 19?? u mean idaman cempaka is it?

by the way, my fren just went to the sale office yesterday, it not fully booked..still left a lot of unit..

anyone can advice why the sale of idaman cempaka and idaman iris are not that good?????

April 10, 2009 at 9:29 PMandynakata

Hi all,

I wanted to know to why the sale is not so good for idaman cempaka and idaman iris as I do went to office previous days, but still left many units?

Any sharing?

April 10, 2009 at 9:32 PMandynakata

Hello,

I also wonder why the lots does not have good sales...I went to the office yesterday and found out still may blocks empty..Any sharing here?

April 10, 2009 at 9:53 PMtimmy

Hello Karo, we talk about Idaman Iris here. There is 32 lot in one level. so the lot no.19 is fully booked, from level 5 to 17. you get what i mean?
Sales on idaman cempaka i heard, they said, the phase one already sold out and they are selling phase 2 (correct me if im wrong).
Idaman iris was open for booking on 27 March, and will start the project in July 2009. That is mean, it open for few weeks only, and i not so sure why Karo and Andynakata said they are not doing well?

April 11, 2009 at 12:00 PMandynakata

Hello Timmy, I think some of us went to the office ourselves & saw the sales and bookings lots..
u r correct that some lots (e.g. lot 19) were fully book..
Regardless from lot 19, what meant hear is that there are still many other lots not booked...so just wondering? :-)

April 11, 2009 at 12:50 PMkaro

yaya..what i mean same as andynkata...my fren went to the office, and it was not as timmy said..there are 3 type of unit A to C..my fren is interested in type B..and there is no one booked type B yet, which mean if my fren book it, he is the first customer who book B..guess from lots 19 also include A to C...wondering why also..my fren just went to the office few days ago..correct me if i am wrong..

April 11, 2009 at 11:17 PMCHEN

I think I can help to clear your doubt here. There is only 1 type of design for lot 19 which is type A. Type A design have more privacy as there is a space between units. Different ppl have different perspective.

Total units 448, what did you guys expect? Fully booked after the project open for booking not even 1 month? Pls be patience and see what is the progress.

April 13, 2009 at 12:33 AMtimmy

Dear all,
I just drop by the land area, saw the show room is build in progress.

April 15, 2009 at 9:28 PMalison

i cant imagine its like low cost flat.

April 16, 2009 at 1:57 AMchow

alison, which floor u buy the no 19? i interested to it. idaman iris not ideal house but is apartmen that i can afford to buy

April 16, 2009 at 8:51 AMPenangGuy

Chow, i agree with you... Idaman Iris is not ideal house BUT is an apartment that average people can afford! Haiz...

April 16, 2009 at 9:45 PMalison

i cant remember which floor but definately is high floor. probably you can go to office and ask again.

April 17, 2009 at 9:52 AMtimmy

Hello LH,

Regarding the show room, refer to sales person there, it will be done in June time frame. For the booking fees, as usual, it will fully refundable if you not manage to get housing loan, if you dont want buy just for some others reason, they will not refund.

April 17, 2009 at 1:47 PMLH

as i understand, extra car park is not available now. even they open for sale, it is not guarantee can get it..depends on draw.. is it true???

April 25, 2009 at 9:19 PMCatherine

Hi All,
Any one know about the management? A good management is the key to ensure the quality of the apartment. It is very important for me. :)

April 28, 2009 at 10:34 PMA

Hi All,

Do you all happens to know the exact price of the Idaman Iris since the official site shows as >RM190K

April 28, 2009 at 11:55 PMJared

Hi All,
Anyone know wat is the exact cost for this apartment, coz seem like it juz mention >190k, any idea?

April 29, 2009 at 12:14 AMMaylynn

RM185k and above, 1 floor plus 1k, total 18 floors, but 1st 4 floors are car park, so count from 5th floor.

April 29, 2009 at 9:44 PMA

Hi All,

Anyone know is the show room ready for viewing?

May 19, 2009 at 12:16 AMSoonKong

Hello A,

The show room should almost done ady (saw it when i pass by the build up area). but internal should not done yet.
refer to the sales person, should able to done by June, if not mistaken.

Thanks!

May 25, 2009 at 2:07 AMGirl

I was told that there will be a Tennis Court, is that true?

May 26, 2009 at 11:44 PMSoonKong

Yes, this is what i heard from the seller too.
I saw the show house building almost done ady. maybe just left interior to be settle.
hope to see the show house soon!

May 27, 2009 at 12:35 AMGirl

They said the show unit will only be available on July.

May 27, 2009 at 2:25 PMCalven

They had a road show in Queenbay last Saturday & Sunday. Around 80+ Units has been booked out of 448 Units.

Do anyone willing to shares the pros & cons for this apartment? Is it worth to get it?

May 30, 2009 at 10:27 AMSoonKong

I like this project because :
-good location, located near PISA i can say after they open new road direct to PISA.
-affordable for me, compare others project, cannot get this spect at this price.
-got many good facilities (mentioned above)

The rest, i think is ok, acceptable and one comment is, their marketing not doing so well i think. i dont see much banner or advertisement to promoting this new project, compare others developer, so that everybody know this project.

May 30, 2009 at 1:40 PMSoonKong

I just come back from sales office.
Saw quite a number of ppl there (mostly chinese). Show house should able to be done in June.
total of 88 units booked.
Signing S&P after 20% of the completion and should be around August or September.

May 30, 2009 at 2:13 PMCalven

Soon Keong,
I agreed with you about their marketing strategy issue, each time when they do roadshow, they always hide in a small corner. I believe after they had completed about the Show House, they will push more.

You had purchased 1 of the unit already? 20% Completion of the total project or?

May 30, 2009 at 6:30 PMSoonKong

Yes, seller said, purchaser will sign S&P when the project reach 20% of completion. and targeted around august or september.

I believe because they do the road show at Queensbay Mall recently, so there is more ppl getting to know to this project.

Else i think many ppl still dont know about this new project, as they not doing well in advertising this new project, in my opinion.

May I know is this area easy to flood? as i see the location is quite low compare to others.

June 1, 2009 at 11:09 PMSoonKong

There is once where there flood happen as i know. But there is due to the nearby river not doing good job. i got mentioned to the sales person, and they said they will update the river when they open the new link road to PISA.
Correct me if i'm wrong.

June 1, 2009 at 11:18 PMCalven

Soon Keong,

I did call to the tunas to day and said that already sold out around 1/4 units of total 448units!
I think begining of July will completed the type C show unit!thanks.....

June 30, 2009 at 9:30 PMCalven 烤蚊

Based on last Friday, my friend go to Koorperasi Office, 128 out of 448 had been sold out. I believe as of today should be even more..

July 1, 2009 at 1:00 AMGirl

I went into the show unit just now after work. There are 2 show units available. Type A & Type C. Still in progress... i went in for around 5mins just to steal a glance as the workers are still there... so pai seh to stay longer... First 2 findings are - 1. the bathroom in master bedroom is small, 2. they are using bigger tiles (not sure the actual size, 1.5x1.5 or 2x2). Overall ok.

July 2, 2009 at 4:24 AMAloha

The show unit got 2 types, 1 is for Iris type C (850sf) & another is for Cempaka unit (750sf).
The tiles for both show units are 2"X2" size.
Last saturday i went to the office, total unit sold increase to 130 (95% chinese).
The free & additional buy car park will give to the buyer who sign S&P or pay booking fee 1st.
S&P only pay RM250, additional car park RM15K.
Acc. to the future plan, more shoplot & 2 more projects (mid cost appartment ~750sf) will be develop near to the area.

July 2, 2009 at 10:17 AMwwkeen

For the extra car park 15k is in the same S&P or separate? we can include in our home loan?

July 2, 2009 at 6:06 PMGirl

I was told that the extra car park need to draw, now they change again? Well, i think this is the benefit for early bird!

July 2, 2009 at 11:11 PMAloha

wwkeen,
extra car park need another S&P. no idea about the fee.
tomoro i ll check with PBB whether the car park 15K can include together with home loan or not.
let u know tomoro night.
acc. to koperasi, the 15k allow to add in the unit purchase price lah.

July 3, 2009 at 8:15 AMwwkeen

Thanks Aloha for your information ya...

July 6, 2009 at 2:49 PMA

Hi All,

I heard from the banker that S&P will be signed on the end of July, any insight?

Thanks

July 6, 2009 at 4:43 PMSoonKong

Hello A,

i tot the S&P signed with developer when 20% of the building completed? which will be around August/Sept 09 (refer to sales person) and after that only we need ready our loan agreement with bank?

Please correct me if im wrong.

Thanks!

July 7, 2009 at 10:01 PMAloha

PBB not allow to add full amount of extra car park 15K together with home loan. only ~10K is possible.
Showroom is almost complete, aircon installed. i think only left furniture.
Once this project got ad permit, the developer r able to prepare S&P to sign.

July 8, 2009 at 9:19 AMwwkeen

Thanks ALoha for update. but i think is good enough if can include 10k...

July 14, 2009 at 8:30 PMSharon

went to the office just now, type A can say sold out, very few units left. No additional car parks available, all sold :( the show unit will be ready Aug 1st. Sales person confirmed mostly chinese buyers. how much u think a 850sqft apt in sg ara can sell in the future? looking at 850Sqft apt, subsale amount of 190k is already maximum, any thoughts on this?

July 14, 2009 at 9:02 PMLim

Sharon, what time were u there just now? i was there too. I am also interested in this project. I am comparing this project with sp setia reflection, which is est 350k. any opinion?

July 15, 2009 at 9:35 AMwwkeen

Hi Sharon, additionall car parks already sold? i thought additional car parks only open for sell when start sign S&P?

July 15, 2009 at 2:12 PMLim

they only have 80 additional car park. they give priviledge to early bird. by the way, what i understand fr the blog that mostly chinese buyers. but when i ask Hamidah (sales), she said 50%chinese 50%malay. i have reserved 1 unit but still considering whether to confirm. the members get 10% discount. i think most of the members r malay. i plan to buy for rental. do u think i should invest in this project? there is another project will be launching early next year by cleansion. same area. just behind cherry blossom. i think idaman iris location is better. but cleansion's bigger size. from 438K onwards for 2000+ sq ft. do u think i should wait for cleansion's project? anyway, the price for Idaman Iris will increase on 1Aug.

July 15, 2009 at 3:48 PMwwkeen

Hi Lim, personal opinion that location for Idaman Iris is better as behind cherry blossom is too inside already. I saw the list of booking before, is almost Chinese's name, Maybe they got reserve some % for bumi. By the way, how many % they going to increase?

July 15, 2009 at 4:07 PMLim

not mentioned how much would be increased. did u buy any unit fr them? by the way, how did u see a list of buyer's name? i thought it was confidential? the sales ppl willing to show u? the buyers mostly r from which category? single, couple, young old, profession? just curious. if compare to reflections, which ones u think is better?

July 15, 2009 at 4:45 PMwwkeen

Yes, already book for 1 unit. Not they show me, i accidentally saw it...hahah...so i don't know which category the buyers come from. But when im there, still got 2 pair of hushband and wife are paying the booking fees lo. Reflection that u refer is cleansion's project? if yes, i feel quite expensive for me and i think is 2 different type of house as 2000+ sq ft should be consider more luxury type.

July 15, 2009 at 5:53 PMLim

Hi wwkeen,

reflections is SP setia project at sg ara. in front of the pearl island club hse. est 1000++ sq ft from rm300-350k onwards. not launch yet. that is an indication price. probably will be launching in aug. cleansion is next yr project, same area.

when did u booked urs? which unit r u buying? facing pool or outside?r u buying for own stay or investment?

some of my frens gave -ve remarks on this project. chinese may not like this project. if i plan to rent out, the market will be target on malays only. what do u think? don't mind i ask, r u chinese? and the 2 couples u mention, r they chinese too?

anyway, when i went to the office that day, i met 1 chinese lady. she changed her booking fr cempaka to Iris. but when i was at property fair that time, the booth is full of malays and indian.

July 15, 2009 at 6:42 PMwwkeen

Hi Lim,
All things sure got the pro and cons. Depends on what you want is more important.

I booked around end of May, facing pool. No plan yet whether for own stay or investment. I booked because i like the location and the price is reasonable with all the spect furthermore i prefer freehold.

Yes, i am chinese and the 2 couples also chinese and when they got roadshow in QB, I also notice majority is chinese but i didn't go to the property fair. According to the sales ppls told me, they said Chinese prefer Iris and Malay prefer Cempaka but don't know how true about that.

July 15, 2009 at 9:38 PMLim

Hi wwkeen,

Thanks for the info. i was very keen in this project. the reasons make me reconsider is the density, 32units/floor, lifts for total 448 units and the size, 850sqft. of course with this kind of disadvantage only u can get such a cheap price. on the other hand, cleansion price is quite similar to Iris if u calculate / sqft.

reflections is more expensive compared to the above 2 projects.

July 16, 2009 at 10:00 AMwwkeen

Yes, this is the disadvantage...

July 16, 2009 at 10:06 AMWilliamyl

yo yo........
Lim : this is two diff level of project totally cant compare...
Sharon : the car park also not yet decided by developer either 1st come 1st serve or for early bird or who sign the S&P 1st....correct me if im wrong....
The tiles using is 2'X2' in show house is not confirmed yet by developer.......
this project is very blur.they dont even have a clear material using for the house develope.
Anyway like Cempaka in the broucher they not black and white specified the tiles size, anyway the broucher mention in the room will using tiles but in the show room is a wood.
So which one is correct????so u need go to ask but defenately malay company the staff also blur blur....u ask further they also dont know or not sure or boss not confirm.......
so it is depends on your luck.....
It is no price increase on 1 AUG.I think this size 850' already on max value for this property at this moment.
so looks carefully ask clearly before go to book.......
Every project they will keep for "BUMI" and mostly they cant sale out after 2-3 years they will open and will incresase the prices but not now....
so every body dont panic...:p

July 16, 2009 at 5:28 PMChuan

IC,
maybe it depends on your luck......

July 16, 2009 at 11:00 PMSoonKong

Hi all, thanks for the info.

Im interested in this project too.
I saw this project from last Properties Fair, and its mostly Chinese there, that time. And when i do booking, flipping all over the booking book by sales person to find my name, i see majority is Chinese name.

At this moment, i cant find this price range apartment with the facilities offered. Most of the project is goes up to ~300K.And most important thing is I like the location of Idaman Iris.

What i heard from the sales person, the additional carpark is 80. and its open when sign S&P first come first basis.
The show room which work in progress consist of 2 unit, 1 is Idaman Iris typeC, and one is for Idaman Cempaka ( this is what i heard from sales person). The tiles use and some others material use in show room, not 100% same as actual building, example the tiles use is 2x2 in show room but actual is 1x1".

Yes, i always agree, their marketing is very poor. they dont even place a Banner at the building side.if I not went to properties fair that day, i think i still don't know, this project exist. And agree that, the information i get from them, sometimes will change, meaning no solid answer.

Im hoping many residents which active as committee to make sure maintenance is well taken care. else, i think the building will look bad in just few years. This is very important i foresee, many forumers saying their maintenance not so good, but we can choose our prefered Maintenance company(which is good).

July 17, 2009 at 12:22 PMWilliamyl

Dear all,

Please be not in trap of developer.....
They said will increase price and many many reason to encourage you act fast......but can i ask how many of you already book for UNIT 1 & 2 & 18 & 19.......how many and anyone here already book for that units?????the total units is 400++ but this 4 row already fully book 52-2(still available 14-18 & 17-18) =50units.please voice out here....I just wonder the developer will keep the units and sales in high prices when the project is complete....
i remember when we go to QB mall that is 14-18 and 17-18 left for type A.....but until today you still can get this two units i think the demands is not high as expected.....
Please wait the actual spec coming out and re consider.......I have a fren work in contructions and ask me why the prices of the house will increase when launch????Upgrading units>?>?? or the material prices incerease ???it is impossible because if material prices increase not only KOPERASI TUNAS only rite......
So if like above said 128 units is book if developer is keep the 50 units said as sold.....than how many is book please calculate yourself.......
Anyway you can view the show room anytime outside.but show room not stated a actual material will used.cant deny that everything inside is nice with fully furnished and renovated but that is not actual material using......once again wait the actuall spec.....be patients....

July 20, 2009 at 12:05 PMNew

Hi everybody,

I already booked 1 unit from lot 19.I do not think any one could be sure that developer is keeping 50 out of the 128 booked units to be sold in the future. It could be from the total 448 units. No offense but these comments looks like assumptions to me.

Swimming pool, barbeque pit, landscape garden, nursery, jogging track. These are some of the facilities that Idaman Iris has according to the sales person. I don't know about others but this really looks like a good deal to me.And most importantly,it is affordable.

July 20, 2009 at 11:48 PMGirl

I only know it will have swimming pool with landscape garden, gym and tennis court. Never know it will have BBQ pit, nursery and jogging track...

July 21, 2009 at 1:18 PMLim

anyone book unit 25,26 or 27? i am interested in unit 26. anybody want to share the pros and cons of this unit?

what's the ceiling height?

which bank offer better rate?

July 22, 2009 at 7:30 PMWilliam

may i know which bank offer the better rate ?

July 23, 2009 at 3:46 PMLim

i just booked 1 unit. depends on the floor u choose. eg, if u choose 7th floor, mostly malay. if u choose 8th floor, most chinese.

r most of the buyers members? i heard member entitle 10% discount.

July 24, 2009 at 10:17 AMWilliamyl

Hi Lim,

What is means member????
sound like bumiputra......;p

cheers

July 24, 2009 at 5:36 PMGirl

8th floor number 8 is the 1st unit that being booked for this project! i found this in tunasmuda website:
KTMSAB consist of 953 Malays, (71.41%), 346 Chinese (25.97%) and 35 Indians(2.62%) total up to 1,334 members on 31 Disember 2001

July 24, 2009 at 10:25 PMLim

this is koperasi. last time they opened up to public to join as member. the fees is only rm2. but the membership already closed in 1971, which i believe a lot of us r still babies or not born yet. they r entitle 10% discount on the first unit purchase. they also put some money in the share and they earn div or some benefit on the hse.

anyone can give some input on the unit choose on type c? which is the better unit? facing pool or outside view better?

i think this project is cheap. location is good. near school, hospital, bus stop and etc. anyone wants to give the disadvantage?

there is no mosque in that area. the nearest one is after chone cheng school. surau is not inside the apartment. they build it outside near the building.

July 24, 2009 at 11:25 PMLim

girl, i just log in to the website but can't find the first unit booked was 8th unit 8. do u mind to provide me the site? floor 7 and 8 r the most popular. more than 50% sold out on these 2 floor.

July 26, 2009 at 10:25 AMAloha

Showroonm launching 1st Aug 2009.
I went to view the showroom yesterday noon, luckyly meet the koperasi bosses and open for me to visit. They told me the tile given is 16". All the detail will provide on launching that day.
I also booked 1 unit at floor #12 poolview two month ago.
PBB give me BLR-2.3% bcos i got many accounts & loans with them. If more commitment witn the bank, they will give better loan rate for u.

July 26, 2009 at 3:10 PMwwkeen

Hi Aloha,
You already know what BLR that PBB provide to you? I had apply around 2 weeks ago but still no news from them =(

July 26, 2009 at 9:32 PMGirl

oh.... i went to Property fair in PISA on end of March09. When i was there, only 1 unit booked, which was 8th floor number 8. The thing i found in the tunas muda website is the information of the members.

July 26, 2009 at 10:52 PMLim

am wondering most of the buyers r buying for own stay or investment purpose?

July 27, 2009 at 4:22 PMWilliamyl

oh Im buy for my own stay......
Anyway further information is the second car park is not available anymore.....
ehmm diff sales person diff comment....
anyway they said got tennis court, sauna, and etc same mention above.....

so far the bank all dont have detail about the project bcos developer not yet release the information to bank yet.So what bank advice is wait......only Malay bank is can go in the project like Maybank,CIMB etc.......

now cannot comment about the advantage or disadvantage yet.no full information from developer. So far the facility i think more than enough to use.

July 27, 2009 at 4:53 PMwwkeen

Hi Williamyl,

What u mean for second car park not available anymore? is due to sold out or they don't have the extra car park to sell as 2nd car park?

July 28, 2009 at 11:55 AMWilliamyl

sold out

July 28, 2009 at 1:51 PMLim

if u have budget of 400k, would u invest in idaman iris or the brezza? i know they r diffn project. just want to make sure i pick the right one:)

July 28, 2009 at 4:57 PMSoonKong

Hello Williamyl,

May i know who tell you that the extra car park already sold out?

What i understand from the sales person, there is only total of 80 extra carpark available and it only open for sales when u sign the S&P base on first come first serve.

Please advice.

Thanks!

July 28, 2009 at 5:34 PMLim

SoonKong,

Williamyl is right. when i booked, they told me the same thing. they've already allowed those buyers who've paid the booking fees to buy the 2nd car park. so, all sold out now.

July 28, 2009 at 9:36 PMSoonKong

Dear Lim,

May i know who is the sales person told you this? because i booked a unit since the day they launch during property fair at PISA, so im wonder how come they suddenly said sold out. When did you book?

Thank you.

July 28, 2009 at 9:54 PMLim

this mth. a lady name hamidah. the other guy also said the same thing but not sure his name. anyway, i may cancel my booking and consider the brezza.

July 28, 2009 at 10:48 PMAloha

Dear All,
Don't worry, the extra 80 carpark not release yet.
I just contacted Abidi today, he told me he will call the booking early bird to buy the extra carpark next few week soon.
This saturday will officially launch the showroom with ad permit. So, koperasi will provide more detail for us.
PBB haven't issue offer letter for me, they just give me know the loan rate, MRTA & installation amount.
BLR-2.3% is possible bcos I m PBB longterm support customer.

July 30, 2009 at 6:46 PMYam

have visited non-yet-completed-show-house (850 sq ft), kitchen is big, unfortunately smaller in rooms.

August 1, 2009 at 6:34 PMWilliamyl

Finally it is launch......

The prices is maintain as before launch as i mention before they want to push the sales.
anyway tile the size is accepted.
LIVING & Dining room is 400X400mm
Balcony 298X298mm
bedroom,kithen & bathroom 300X300mm
The sales is reach more than 1/3 before 1pm....
the bank rates is not bad 2.0-2.2% offer there
As mention before bumi bank likes PBB,Maybank and CIMB is a bank assign.

Anyway a lot bumi see the show rooms.....

August 1, 2009 at 9:56 PMgoh

hi all,

The units is ok for me,but the traffic??ok??still have extra car park?

August 2, 2009 at 12:09 AMwwkeen

Yes, i felt quite satisfy with the unit. The extra car park yet release as mention by Aloha before.they told me they will call the booking early bird to buy the extra carpark soon. Around 60%-70% had been book around 3pm.

August 2, 2009 at 2:22 PMAloha

However, the people buying now may not get the extra carpark as koperasi only release 80lots to the earlybird.
So, the person who booking from March - May 2009 will get.
Bcos begining of June, total sold unit achieved ~100.

August 2, 2009 at 9:15 PMlittle

hello.. i am a Chinese. I had booked a unit of no.17, type C. I get advised from a manager in another development company, to buy this project (with the budget of 200k) and type C especially facing to the east and a higher floor. Two of my neighbours are Chinese too, the sales personnel checked and show it to me. One of them is in the age of 3+, the another one i am not sure. I plan to stay myself and with my friends. I met another young chinese couple too who had booked unit no.17 but i had fogotten which floor. I went to the show house again this afternoon around 4pm. 90% of them are chinese visitors. I saw there were more and more units had been booked in these two days. Hope everything is going smooth..This is my first property (house) in Penang.

August 3, 2009 at 4:47 PMLim

I've booked unit no. 13 type B today and was confirmed by the staffs there that the extra carpark has sold out. Those nice units have more than 95% sold out..

August 3, 2009 at 4:47 PMboon

Can someone please tell me whether the road in front will flood when there is heavy rain. Also is the place going to be very busy with traffic once the other projects are completed? Thanks.

August 3, 2009 at 5:22 PMwwkeen

I think extra car park sold out as for now due to they only got 80 extra car park for early birds so whoever buy now should not applicable for the extra car park.

August 3, 2009 at 6:47 PMgoh

Dear all,
izit all the buyer are chinese??i booked level 8 on last 2 days.so,here have anyone is level 8 buyer?

August 3, 2009 at 7:35 PMLim

August 3, 2009 at 10:39 PMgoh

August 3, 2009 at 11:01 PMlittle

Wow...the sales personnel told me maybank is the best. u can get blr-2.2 and free progressing fees for 1st year...don't know how many percent had sold out...wish to go to their office to lepak again.

August 3, 2009 at 11:07 PML

I foresee car parking is a major concern since extra carpark are just 80 and fully taken up. What is your comment?

August 3, 2009 at 11:19 PMwwkeen

But how come the sales person told me CIMB is the best, can get 2.25%. Anyone can advise here? Btw, what time the show room close? i also hope to lepak there again...heheh

August 4, 2009 at 1:28 AMWilliamyl

kia we find one day to lepak again there....

more detail can go to below link,

August 4, 2009 at 9:02 AMwwkeen

I also paid 1k for deposit but i'm book before they launch. Koperasi Muda backgound? i just heard a lot of ppls said they are rich.

August 4, 2009 at 9:08 AMGG

hi goh, i assume you placed RM500 booking during the Pisa property fair promotional period, as the sales person mentioned that booking during promotional period is only 500, but after that booking will be 1k.

I'm thinking of letting go my booking for unit 19, anyone interested?

August 4, 2009 at 9:35 AMLim

Hi GG, any premium? u let go at original price? how much? am interested. which floor?

August 4, 2009 at 9:36 AMLim

btw, GG. why do u want to let go? i think this is a good buy!

August 4, 2009 at 9:41 AMWilliamyl

Hi GG :Your unit is high floor or low floor???
Got two car park???
for bank issue u can apply one short for all bank than finally u can choose which offer a better rates.

wwkeen : when you make a booking ????all the while i know is booking fees rm500.I think you all are book before March???

August 4, 2009 at 10:01 AMwwkeen

Hi Williamyl,

I'm booked beginning of April. I went to their office and book one so need 1k.

August 4, 2009 at 10:11 AMwwkeen

Btw, any early birds here that already get call from Koperasi for the 2nd car park?

August 4, 2009 at 10:22 AMgoh

Hi GG,

I booked on last saturday, and paid on yesterday,i bring 1K,but they said only 500...so...my friends booked on satuday also paid 500 only.

August 4, 2009 at 11:25 AMlittle

my friend also saw some of them only paying rm500 for booking fees. will call and check later hmm...my opinion is if you have intention to buy, rm500 or rm 1000 is okay. They will deduct when you pay 10% right. I am a new bird in purchasing a property. Too many things have to learn...you all are male or female? around what age? .

August 4, 2009 at 11:56 AMWilliamyl

hi wwkeen,

I see I see not receive any call yet.......
i just call Maybank/PBB/CIMB bank most of them said the extra car park is not include in S&P.
so may be cant get the loan for the extra car park.....but the bank may try to apply for that extra car park but not guarantee...
hei wwken do you have an email??????
we can contact each other for the development.....
williamyl@hotmail.com

cheers

August 4, 2009 at 1:26 PMlittle

i had called cimb. They said maximum can give blr - 1.8% only unless you apply for loan which is more than 500k. Please correct me if you all have any news. Thanks.

August 4, 2009 at 1:29 PMLim

Goh,

I think there r 2 "Lim" in this blog. the "Lim" above booked unit 13 is not me. I am the one same floor as u. pool view. :) wondering which floor is the other "Lim" in?

August 4, 2009 at 1:32 PMLim

little,

u r rite. cimb for blr-2.25 is apply to loan 1mil and above. for this small loan, their rate is no good. i think u can compare between maybank and pbb.

August 4, 2009 at 1:39 PMwwkeen

Then whick Lim is the one that worry this project and other project one? Finally she/he get what she/he want?

August 4, 2009 at 1:55 PMLim

Lim,

Am in level 6. What abt you?

btw, jz now heard that the non-bumi lots have sold out, whoever want to register will only in KIV till further notice.

I got to know that MBB offer zero interest in 1st yr and BLR-2.2% from 2nd yr onwards. Seems that package is better abit than Pbb. But not sure any charges will incurred if pay extra from loan amt, like what Williamyl mention above

August 4, 2009 at 2:39 PMOT5EWOUU0J8JWVtTVd17rx93GthQdB0-

Hi,
I'm one of the buyer. Just met up with MBB rep. The rate offer as below:
Non Free Legal Fee:
Multitier: 1st yr 0%
thereafter BLR-2.2%
Free Legal Fee: 1st yr 2.38%
thereafter BLR- 2.1%
The duration tie to contract: 4yrs
Maximum loan tenure for Iris project: 35yrs or 65 yrs old.

The MBB rep mention the legal document around RM2500 and S&P fee from Tunas Muda rep RM250.

I also call the PBB rep.
The rate offer as below:
Non Free Legal Fee:
Multitier: 1st yr 0%
thereafter BLR-2%
Free Legal Fee: 1st yr 3.8%
thereafter BLR- 1.9%
Also had a brief phone chat with CIMB rep.
They mention something like BLR-2.15%. No further details.

August 4, 2009 at 2:55 PMGG

Oh I see, I booked the middle floor (above 8th) with one carpark, but still in consideration of buying or letting go. If there's good deal offered to transfer the booking, i might consider it.

August 4, 2009 at 3:19 PMWilliamyl

OT5EWOUU0Jndfjsjhfihirjfjgbgfhjg,

why your rates so poor for PBB.....
my info is same with GOH for the PBB.
please refer to GOH explain above....
so you can refer to GOH or me for the banker if you want PBB.....really salah the info for PBB.... ;p

August 4, 2009 at 3:41 PMwwkeen

Hi Williamyl,
For PBB, Non Free Legal free with BLR 2.2%, got the first yr 0%?

Hi Goh,
just wonder why your monthly instalment(30Yrs) is higher for Non Zero cost if compare to Zero cost?

August 4, 2009 at 4:16 PMWilliamyl

wwkeen,

yes.......

August 4, 2009 at 4:46 PMLim

hi lim, sounds weird to call own name, huh? :) am in 8th floor. u must have been booked long time ago? for own stay?

August 4, 2009 at 5:15 PMCatherine

If I'm not wrong, Koperasi Muda is a semi-goverment company. Financial wise, no worries.
I jz paid for the deposit tis afternoon.
But.. I still doubt if this is a right decision! :P
Juz a little xtra info to share:
Non-bumis quota was full & left only bumis units now.
Xtra CP also full. If u hv $$ and wan to buy 1 also can't oredi (><)
PG ppl so rich!!!!!

August 4, 2009 at 5:17 PMLim

yea.. err.. actually no.. i just pay the deposit today.. XD

August 4, 2009 at 5:44 PMLim

hey, we sounds like the same person :) i just paid mind today too. what time were u there?

August 4, 2009 at 6:00 PMTRS

Hi all,

Finally i can post a comment here, everyday seeing u all chat here, i wanted to voice out also cannot...finally found out how to post a comment, >.<

i hv booked this unit on last month, but stil under considering. the developer financial status is good, however im afraid of the quality.we have to find out who is the architect and etc...

im a banker. but my bank is not their panel. i have a fren also book a unit, she is working in MBB. perhaps you all can look for her.
She is training in KL now. if you all want to contact her juz let me know.

i hv book a unit on level 11. i don like the rooms and toilet size...is too small. but the location is good. however, im worry whether they will build alot of low cost or low middium cost apartment surrounded there for malay/?? it will cos the market value drop...i buy for investment,
but i think it wont help me to earn alot, too bad i got no choice.. this is the project tht i can afford..if the market value not raise, then i juz stay there be yours' neighbour! =)

August 4, 2009 at 6:09 PMCatherine

HAHA!!! TRS, Congrats for finally found ur way to post up.
YES! Same worries. Who is the contractor & architect?! I will share more if I found the info.
HEHE.. My frenz is working for PBB.. so if anyone want to get PBB can let me know :P

Masterbed room is still ok, 2nd & 3rd room really small :-s
The Cempaka unit rooms & bathroom looks bigger man...

I dun think that area will com up with more low cost. Heard the north-east side of land will com up with som shoplots. Anyone have more info can share... ?

August 4, 2009 at 6:46 PMlittle

hmmm....seem like non of the purchaser is caring about the feng shui or to what direction the house is facing..i thought it has to take as a consideration when buying a house....during promotion period... everyone pay only rm500 for booking fees. and my friend called them this afternoon. they said that there is no sauna...previously said got but now...ermm....correct me if i am wrong..the tennis court will just build after obtaining oc.

August 4, 2009 at 7:22 PMTRS

the master bed room is small as well, Catherine, did u notice they did not put in cupboard or wadrobe in the master bed room? there is limited space for them to put in. and they are using single bed in 2nd and 3rd room. if you put in queen size bed in the 2nd bed room... no eyes to see...
the tiles are in grey color... look like simen...hai..... actually 185 k onwards is not consider cheap in sg ara area.

i think we better read the S&P carefully before sign. it is because the developer staff don't even know their project well.. always give different info to the buyer.. if the apartment facilities is so little then 185k is not worth,, somemore the unit i book is 192k...sigh...

August 4, 2009 at 10:07 PMwwkeen

Hi TRS,
The tiles color already confirm?i tot there is for showroom design?

August 4, 2009 at 10:15 PMWilliamyl

Welcome TRS,

Your house prices is RM191K u calculate again 5th floor is RM185K until your floor is how much add 1K for each floor.

too bad la no sauna cannot burn my fat away hahah
anyway i dont think they will build a tennis court if house complete and tennis court still not build in paralle.

850sqm cannot ebverything big la hahaha somewhere is big than somewhere will be small....
i like the house layout and their concept is big size in living room and small in bed rooms.....anyway that prices is some kind for that size loh.....

The grey color is not actuall size and color will be using for the real house.....
u not read the A2 size booklet bside the counter while u visit the show house......it stated all the size tile using in the house and the color too....if u need the info send me the email i did take the picture for your reference.....

the bath room size is same for type A that is 30sqm but TYPE C one is 23.3sqm for master room and 30sqm for common bath room.....

talk about the feng sui i think as long as your house not facing west will b ok loh.....
bcos night time u will feel hot sunset place.
The unit 4-12 i think will facing this problem.....
anyway fengsui for diff ppl diff d......
so depends on your lucks la....

August 4, 2009 at 10:31 PMwwkeen

Yes, for me, i also prefer bigger size in living room and kitchen =)

August 4, 2009 at 10:31 PMWilliam

hi can anyone provide me the detail of banker for each bank . thanks in advance

August 4, 2009 at 10:52 PML

HI Williamyl,
can you please send me he tiles photo and color code that you mentioned to my email? le600d@gmail.com
kamsiah...

August 4, 2009 at 10:59 PML

Frankly the house design is ok but i have 1 concern is the place is too high dense which 4 lifts serving 32 units each floor.
Still consider whether to proceed.

August 4, 2009 at 11:01 PMlittle

Thanks Mr. Williamyl for your opinions. Can anyone advice me when do we need to sign the S & P? Sigh, i have no time to go there lepak today...so eagle to know still have how many units leftover......
wwkeen, since u like a bigger kitchen, i guess you must like to cook. do invite me to your house if you cook any delicacy. Thanks in advance. Now have to prepare documents for loan....

August 4, 2009 at 11:33 PMWilliam

Hi all, I'm interest on buy a unit for own stay. If anyone who has booking decided to letting go unit, kindly contact william.soh.09@gmail.com, very appreciate and thanks in advance.

August 5, 2009 at 12:04 AMJorene

hi, i had booked level 6 on 1st August. Im a residence nearby Iris as well since year born (30++)...hehehe...

If not mistaken, the S&P will b ready by end of August as told by sales person.

The front road of Pangsapuri Sri Pahlawan & mainroad to Relau will flood when there is a very heavy rain for 3-4hrs oni so don worry la.
The sales person said after the construstion start then they will open/widen the main road to PISA so the slow traffic problem can b solved later.

Catherine are right, the sales person aso mentioned tat the north-east land will build up the 3 storey shoplot after Iris (~1.2mil for non member)as told by sales person not yet open for public yet mayb member 1st.

Dono u all aware or not? The small booklet for Cempaka is clearly specify the material used & spec but Iris is NONE.Did ask the sales person, they said the latest1 not yet print out lo.

The info tat i get from sales person, the tile for living room is not same to the showroom (2"x2" grey color)but is smaller size of 1.8"x1.8" beach color(TBD)& kitchen+bathroom will b 1"x1" height 7meter.The height for the whole unit is 12meter not same v show room1 (14meter)higher.

This is my 1st house aso...hopefully everything ok lo.

BL: Sound like the bridge is far away from Iris location leh but although u can see also a small dot only for what???.....You may try for second bridge view in future ;P

wwkeen: unit 30-32 defenately cant see the bridge as usual it is not only cover by own building also may cover by relau area building as well.U can try navigate with google earth than you will know.....same advice to you try for second bridge may be can see ;P

Goh:I heard banker said the lawyer is assign by Koperasi. So i think already discount loh....if got more discount please include me haha.

Cat: As i know legal free is not free unless the developer want to absorb it.Koperasi only absorb the S&P to amount of RM250 nia.....but PBB and Maybank also not free between bank and developer......

I really blur with sales person not proffesional at all.....some told me is end of september or October. Now they said is end of August how come ah.....

Dear all will send you all the photo around 1pm.....

William

Hello wwkeen,

Im booking one of the unit u mention.
From my observation in google earth and the area there, the direction to view bridge is ok, but the problem is, there are few high building might blocking the view, for example BJ Court, Putra Palace. Hope can see it, since im choosing high floor too :)

Im strongly agree with williamyl, at this price, i think this is very good choice and the design with good location. About traffic should not so worry about since they for sure going to widen the road and have a direct link road to PISA. I believe they will develop the traffic there because there is few project going on there (double storey terrace by Asia Mas and Koperasi projects).

Catherine, Please send me contact of ur friend who work in PBB. Thanks!

I wil take 90% loan and my frenz told me can waive on the Legal fee... :)
If u need my frenz contact.. I can send to u. :)

I think the S & P will be ready by end of Aug.. else will b in Sept.

Yes. The sales is really not PRo enuf. But.. I think the small size malay guys knew best of the spec :)

August 5, 2009 at 11:34 AMCatherine

SoonKong, Pls give me ur email id. :)
Summer, yes.. 12 & 13 facing north-east and is morning sun. I like this lot too but due to it was near to lift & the design of the house is not sq, so end up I din choose it.

I booked C type which is facing the pool.
