Selling fast... Not much unit left... most of the left over are facing Penang bridge which draw afternoon sun.

For location, it exactly opposite Batu Lanchang wet market and according to insider, most of the buyer are from the market...

hi, where is the show room? the website above is under construction.....
also where will be the low medium cost located? izit very near to the condo and spoilt the view?

February 17, 2009 at 7:04 PMpenang

showroom in gurney tower, subway restaurant, the entrance next to it, take the stairs up, u will see the main office. the sales staffs will assist u.

the low medium shd be next to tower E, around 18floors. yes it will spoil the view of the units there unless u are high up, evening sun for unit 2s, be aware of that. morning sun on unit 1s.

10.9acres in total, presentable facilities, not sure if car park accessorised in SPA, keep an eye on that one too.

high floors shd hv a good view, except that there are 5towers (completion in 2yrs seem rather quick to me)

show unit quite impressive, no skirting and cornish, bathrooms very presentable, bathtub wrong orientation (away from the windows) nice shower area, no mirrors given i think.

ceiling height around 10feet, looks ok.

other than that, i dun think the maintenance fees will remain at rm165 for long, once JMB formed very likely will double up.

The showroom very attractive and the layout look very good. The location very good easy access and convenient. The responde look very good. As been told almost 80%sold out. Is that true?

Is it worth to buy? Do you think really below market value? What is the market value for an apartment/condominium/landed properties surrounding the area?

Should I buy higher floor or lower floor seen everything the same except view. When we talk about condo or apartment we talk about higher flr better but for landed even 3rd flr high there is no view we did'nt comment. Is it worth to buy high floor? Example if the units is 15th flr, higher by 10th floor which is 25th flr will cost extra RM50K is it worth? This RM50K I can use for my kitchen reno. Some more the extra RM50K on the loan will make me pay more for the interest too. Total RM100K spent including bank interest due to VIEW.

does any1 know which bank is their panel bank?? thx~

February 18, 2009 at 2:10 AMHeather

How come there is no news/ info on the low-medium cost block at the showroom or the office at gurney tower? when will the low-medium cost block be launched?

Will it share common grounds and facilities with the 5 condo blocks?

February 18, 2009 at 7:34 AMYoungDurian

OBVIOUSLY DEVELOPER'S SPY ARE IN THE MIST! HOW CAN THIS CONDO BE SELLING FAST AS CLAIMED BY "BONEBREAK" AT THIS BAD ECONOMY??? SUCH COMMENTS ARE MEANT TO PUSH SALES WHEN THERE ARE NONE. WE ARE NOT DUMBS!

February 18, 2009 at 3:21 PMsulin

I hate to break it to you but the units are sold up to 70%. The showroom is on the 3rd floor & the office is on the 1st floor above the Al-Rajhi bank.

This project i more a medium-high cost project then a medium-low as we initially believe it to be. All 5 blocks will be sharing the facilities which are quite good as they have full condo facilities + more. The maintenance is quite cheap(RM165p/mth) for a 2,620sf. unit. Only 2 units per floor.

February 18, 2009 at 4:14 PMPenang Lover

Where are the low-medium cost project located, is it at front of block E unit 1 or 2? or at the side of block E.

February 18, 2009 at 5:31 PMjane

LMC is just beside Block E, unit 1 is almost sold out maybe just left higher floor cause is expensive. Unit 2 still pending a lots of units. Heard price had gone up, anybody know what is the selling price right now?

February 18, 2009 at 7:33 PMmerlinakos

unit 1 view of flats, unit 2 view of green lane - go check google earth & u will find unit 1 not a good buy... facing is north-east (unit 1) vs south-west (unit 2) - so is the sun such a problem in view of the above... hmm.

total units 312 and not 326 coz block A above level 15 is duplex with penthouse on top. heard abt 180 confirmed sales (S&P signed, 10% d/pmt) which works out to 58% sales, add this to 30% bumi units, it means about 12% left at the moment... very amazing for 2 weeks sales (last update sunday)

also heard price increase is 30k but can someone confirm this pls coz i was there on sunday and the price was suppose to be up on monday

February 18, 2009 at 8:04 PMFaryna

Yup its hot selling allright.

the units above 15th flrs are all duplexes RM1.2M and above.

Panel bankers Maybank and Ambank.

February 18, 2009 at 11:42 PMjane

Ofcause unit 2 view is better than unit 1 cause is facing green lane but all rooms are facing west,so is quite warm when you back home.Sincerely advise if for stay, prefer unit 1 and for investors, choose for better view.pls take note LMC is 28 floors. Thank you.

February 19, 2009 at 12:26 AMPenang Lover

So the view blockage will be at block E room side for anything < 28th floor? Is there any blockage at balcony?

February 19, 2009 at 11:04 AMYoungDurian

I still think the sold out units are artificial. Hard to believe in this bad economy the sale is so good. Probably developers make up all these to beat up sales. This has been done by some unscrupulous developers before. Hope not every body fall for it.

February 19, 2009 at 12:58 PMYoungDurian

I for one cannot believe this project is so successful.Call me a skeptic if you want. I tried going into their web site and was shocked that after all these weeks they cannot even complete building their web site- Still under construction it says. So how can they build 5 skyscrapers - condos within 2 years. What a joke! I will not have much confidence with this developer. Just my 2 cents!

February 19, 2009 at 1:25 PMCC Lim

I think they can finish 5 block in 2-3 years as they're not using sand bricks for their wall (if I'm not mistaken). Might need to check it out.
If it's using the foam and a layer of the cement on top of it, then it can be completed fast. Their project in Green Lane is using the same methood.
That could be one of the reason why the cost is almost 20% below the market rate. The Green Lane project when they sell it, it's also below the market rate.
This is purely my 2 cents thought.

February 20, 2009 at 4:56 AMYoungDurian

Using foam for walls. Isn't that fire hazardous? I rather pay more for a brick and motar condo. Steels structured frames like these are dangerous. The World Trade Center in NYC collapse when it has a bad fire. Buy at you own risk!

February 20, 2009 at 10:01 AMmerlinakos

god! i'm appalled by comments made here! the system they use is precast concrete vs the usual mansonry brick & mortar method. precast is fast but limitation is the design & that's why the buildings are squarish with minimal creativity

visited 4 projects since i arrived here abt 6 months ago - platino, setia pearl island, tg pinang E&O & central park.. platino & pearl island were great but not much activities now, E&O is beautiful but pricey (working out my budget for that..), whereas central park was selling (as witnessed) & so i commented.

however, the shallowness of the bloggers here in penang with lack of constructive inputs, basically garbage in garbage out feedback!

this is my last post on this site as i'm wasting time reading here

February 20, 2009 at 11:40 AMpenang

advise to purchasers esp incompleted properties. read up the company background and annual report.

in general, listed companies tend to be more reputable and the risk of them not completing the project on time will be little.

buy it during construction if u hv confidence in the development, wait and buy it when completed if u are not sure but still want to own it (except its more expensive once completed or partial completed)

sales stuff of any developers will always tell u of the potential rental returns and capital gains. do yr own calculation, if u believe the sales ppl, go for it. remember this rule my frens, in any investment plan, u dun lose anything if u dun invest.

leverage and lower yr risks with knowledge, from reading materials and mentors. following yr instincts is a good provided that u already hv the knowledge in what u are investing in.

law of economy, when some1 loses $, some1 else gains. wise speculators make $, while uneducated ones lose.

just my thoughts...

February 20, 2009 at 11:53 AMFaryna

Its called System Formwork. Is like building a LEGO structure. Pre-mould and pre-cast.

February 21, 2009 at 12:04 PMVINCENT

i visit the showroom on yesterday, left some duplex unit only, why we always the last want to know about new project, wil it be any new project in Greenlane area...

February 21, 2009 at 12:36 PMPenang Lover

Think they never advertised in newspaper..get to know this project when drove pass the site. I visited the showroom and able to secure 1 unit few weeks ago.

February 21, 2009 at 6:50 PMjane

hi vincent since u r there yesterday may i know what is the pricing right now? CA Goh projects never advertised in newspaper....even the Cove and Greenlane Park. I've already bought 1 unit there and loan approved. What in my mind is this developer, u buy the spaces and not the quality. You can try ask IJm about The Light Waterfront..i heard pearl regency is onhold now

February 21, 2009 at 6:52 PMjane

hi penang lover r u still hold your unit without paying 10% deposit?

February 21, 2009 at 6:57 PMjane

vincent, im staying at Bayswater... i dont think that another new project along g.lane. u can try delima palace and the light.CA Goh price is really attractive compare to others. I've been there at least 4 times end up get my unit.(lower floor very hard to get)i think if for stay or invest this project is worth it cause 0% interest until VP.Just my thoughts

February 21, 2009 at 10:53 PMPenang Lover

Already paid the 10% and loan just approved

February 22, 2009 at 1:57 AMgummie

heard price oredi up 30k , i got 1 unit and paid the 10% , going to apply loan

February 22, 2009 at 12:27 PMAngus

Got my unit a few weeks back with 10%, Price confirmed gone up 30k for those who haven pay their 10%. Hope project wil kick start soon, so far CA Goh's records are acceptable..

February 22, 2009 at 1:56 PMjane

visited site, they are piling right now...Gummie, Augus and penang Lover we are goin to be a neighbour in 2 yrs time. Cheers

February 23, 2009 at 11:25 PMgummie

hi Jane,
ya we will be neighbour soon, may i know which blok you bot
:)

February 24, 2009 at 4:43 PMjane

hi gummie, prefer block B but sales person told me lower all sold out...left block D. so don't have choice to choose

February 24, 2009 at 6:48 PMaNNie

anybody in Block A?

February 24, 2009 at 8:27 PMPenang Lover

I am at Block E..

February 24, 2009 at 10:00 PMAngus

I m at Block A, aNNie

February 24, 2009 at 11:21 PMAngus

Block A is duplex from 15 floor an above, no other block has such layout, So lower density. Regarding Views, no different for lower floors of every blocks. Block E and D are closer to lower cost Block F and also main entrance is in front block E and near D.

So, each block, floor and unit have pros and cons, stop claiming ur block is better thn others. It depends on what you want. Just my opinion!

February 25, 2009 at 4:25 PMaNNie

Block A is easy acessible to opposite Batu Lanchang wet market and public car park using the second door beside Block A.

However, block A is nearer to the main road, thus, will be prone to have higher sound pollution.

Unit 1 that face North (Georgetown) is facilities view, and also all the high rise flat, and morning sun.

Unit 2 that face South (Penang Bridge, Glugor) is greennery view, higher floor can even see the Penang bridge, but afternoon sun.

As what Angus said, all block and unit got its pros and cons.

March 2, 2009 at 12:32 PMGina

I bought block D is because I consider the visitor car park is near to block E. Just in case my relative or friends visit me during raining day, they can reach block D easily.

I remember when I visit my friends at N-Park, she is the last block from the main gate and my car parked far away from the entrance (near E-park) so I have walk a long way to reach her block.

Just share my thought and every block have their pros & cons as what Angus said.

March 3, 2009 at 5:33 PMaNNie

Can somebody upload the facilities layout, floor plan and location map of this project?

Currently, piling still in progress.

Anybody can advise when the developer will collect 2nd payment of 10%?

What about SPA? Anybody collect your copy of SPA and official receipt of 1st payment of 10% oledi?

March 3, 2009 at 9:07 PMYoungDurian

Prices dropping-quoted:
Luxury apartment prices may fall as much as 20% this year in Kuala Lumpur, signalling weakening demand for high-end homes amid the global economic slump, CH Williams Talhar & Wong said.

March 3, 2009 at 11:28 PMmolineux

My dear YoungDurian friend,
Why do you resort to telling half-truths? What ELSE exactly did CH Williams say?
"Luxury apartments... sold between RM560 persqft and RM1,400 persqft..."
Indeed, those are aptly defined as luxury apartments and such exorbitant price deserve full well to fall amidst the crisis.
Meanwhile, Central Park here went at around a modest RM210 - RM230 persqft, which is almost replacement cost of land in urban Penang these days.
So, let the sky-high overpriced property prices fall, but lets just face it for once. Dare I say that the dudes who bought Central Park did not make a bad investment. They could not, not with the type of starting per sq feet price they paid, UNLESS, along the way the project stalls for some reason.
I'm sure you have made some good buys yourself since you appear to be so knowledgeable, so why can't we just be happy for them, instead of keep trying to rain on their parade?
Cheers.

March 4, 2009 at 12:20 AMgummie

yesterday talking to maybank pplabount my loan, dunno how true, mentioned the 2nd payment of 10% will be in April

March 4, 2009 at 5:17 PMaNNie

See this guy "Young Durian" in various project forum, such as Platino, The Cove, The View, Bayswater, Infinity Beachfront Condo, Putra Marine, Harmony View, Surin Condominium.

I suspect he is just a speculator, which always spread the bad news, hoping to scare off the ppl of buying the properties, and dreaming of the price will drop dramatically, and he can buy cheap. There are a lot of ppl like Young Durian in this blog.

Be aware!

March 4, 2009 at 10:31 PMexpat2008

buying a property is like buying a car.

some will test drive it, to get a better feel of the vehicle.

while others will just sign the documents, place their deposits and wait for the car to arrive a few months down the road. these are the purchasers who hv either heard of the goodness of the car, or they just like the brand.

purchasing a property is very similar, some purchasers will buy when they see the actual unit when it is completed, where they can see the view from the building, experience the clean air from the unit, allowing their kids to use the facilities in the common area, and most importantly, feeling good when they step into the actual unit with their family members.

while some purchasers will just sign the SPA, pay the deposits and wait for it to be ready a few years down the road as these purchasers hv either heard of the goodness of the property or they have confidence in the developer.

i have learnt a lot during my stay in malaysia.

i dont really need to visit the showroom, talk to the sales staffs or exchange views with the exclusive panel bankers, i respect all the purchasers' decision in buying this project at times like this, as this will actually boost the economy and help penang to grow. i am sure the developer, banks and the state government support unconditionally the decision made by the pruchasers here.

to all of u bloggers who hv nothing good to say, or hv no constructive comments, the more u write here, the more we will see how weak your thoughts are.

its really a shame to read all the shallow ideas here, especially when we know you are well educated, by giving comments which skew to one side without supporting facts or statistical datas, by just quoting what you read from the papers or sharing what you hear from neighbours are plain lame.

YoungDurian, i can tell you love penang, thats why you blog in many property sites here.
perhaps you feel really good when you try to make the purchasers feel bad about their decision in buying a property here, you are either speculating for the price to drop so you can buy them, or, you are a fly by night real estate agent, or you just enjoy putting fear and guilt into others.

when i read the comments u wrote in the other blogs eg The Cove Condominiums, wow, you try to make it sound like u own properties all over penang island as u seem to know every single detail about location, the views, facilities, management, future developments, and you probably own a crystal ball as you can predict the price of the properties at present and future.

why dun you open a consulting firm, let us know your company details, i am sure you will make lots of profits as i am sure many of us including myself will pay you for yr advice since you claim to know so much about properties in penang.

i like the word 'inevitable' that you used in The Cove blog. now every1 who reads yr comment knows that property prices there, and in penang island will drop by at least 20%, or 30% as claimed by you in other blogs. isnt that good for penang? isnt that good for you?

seriously, do you hope for that to happen? or you know it will happen? or are you trying to speculate for that to happen?
and if that really happens, does it make you happy since you proved every1 u are right? or does it make you happy when u see ppl loosing $, so you can buy them cheap?

'has the price of this not so popular condo gone down yet?' wow!!! in the blog of The Infinity Beachfront condo, you even dare to comment this?

the blog of The View you want to buy cash at rm500k - 550k? i hv neighbours and relatives who will pay cash for that value too. same goes for Putra Marine, below rm700k, i have relatives who will buy cash for that price too! are you speculating or are u dreaming?

i changed my views on you, u are not an investor nor a person who knows about property. you are a dirty speculator, trying to make a living from other's expense. you even dare to say that central park developer uses foams for walls here in this blog???

you got to be kidding!

lets talk about Villa Ria, beach frontage condo, you want it at 425psf? so do we!

Gurney Beach resort at RM800k or less? maybe 5years ago you may find one.

Kelawei View prices below RM1.5mil? rm500k from the developer's price? you disgust me!

i suggest you change your blogging name to something else or when everytime some1 reads yr comment, they will consider it as TRASH!

March 4, 2009 at 10:35 PMjane

agreed with annie and molineux, my dear young durian, why you always made bad comments at this website? u feel happy? surrounding C.Park psf is abt RM350-RM400 and its just sell at price RM202psf onwards. no matters property pricing drop to 20% or below,c.park is selling below market price.try to ask yourself if economic good, can we get 0% interest until VP?CH william also a human LOL,any one also can made wrong decision..

March 4, 2009 at 11:34 PMAngus

Young Durian is nothing but a opportunist! He/she is just shooting blindly around this blog as if he own the property market in Penang, in hope that 1 of the many owner here are dumb enough to sell him 50% or more below market price unit.

Akin to chinese proverb: "The emptiest drum makes the loudest noise". I think all of us here should not even consider his/her opinion as opinion but trash!

Central Park is definitely the first project in Penang to cater for economic downturn market. Even after the prices have increased of average 30k 2 weeks ago, there are still buyers signing S&P.

Not everyone is affected or directly affected by the bad economy. There are plenty of investors with plenty of cash in hand to take advantage of this bearish market. Rest assured that Penang property market would be the most resilient in Malaysia in time to come.

March 5, 2009 at 8:22 AMYoungDurian

Say what you want and frankly I have no interest in investing in Central Park as I feel this high density medium cost prefab property is over priced in today's bad economy. For such high density prefabs I wouldn't pay more then $180 a sq ft. I find some comments here clearly misleading and probably submitted by developer spies to push up sales and desirability. So read between lines first if you intend to buy.

March 5, 2009 at 9:19 AMsam

Agnus,

I agree with you about Young Durian(smelly).

March 5, 2009 at 2:06 PMBoneBreak

There are always rich ppl regardless of good time or bad time. 600K may be huge amount for you but it's just peanut for others.

600K for a condo over 2000sqft, some will say it worth the money but some will prefer to get a landed in the South.

I believed that many units are sold to non-local. It can be buyer from other state such as KL or Ipoh; and also to other countries such as Singapore or Japan.

Me myself was interested in this project for it's value but location is not quite an ideal place as it is just opposite a wet market. High traffic and noise will always be there.

Good luck and stay cool for all the buyers !

March 5, 2009 at 10:47 PMPenang Lover

YDurian, let me know where can I get a 360k condo unit with 2000sf space in Pg..i think many ppl will be very keen to buy

March 6, 2009 at 12:20 AMexpat2008

one thing we know for sure, YoungDurian loves the platino. he encourages every1 to buy IJM projects as he feels that it is the only reputable developer in the region.

well, good for you then, you are making lots of money on paper since they have priced it so much higher now. good for you.

since you rate CP as high density and medium cost, and since you are not interested to buy, dont bother coming back here as no one is really interested in your shallow comments anymore.

please spend more time speculating IJM's coming projects like The Light, Summer place, pearl regency and many more. i am sure they will sell you at 180psf or less since you are such a loyal customer.

by the way, there are no spies here from CP, the staffs there have better things to do than to blog here as they are very busy assisting their clients in the signing of the SPA and loan applications. so please do not mislead the readers here about your 'spies conspiracy theory'

FYI, visit their office and check with the panel banks (Maybank & Am Bank) & solicitors, get your facts right for once about the number of units sold since launching date during CNY.

300 units in a 10.9acre land is considered as high density?

are you sure you are not a spy for IJM, hmmmm? since you highly recommend it to the public? wouldnt you have made more money if you have bought more than just 1unit there than to waste time blogging in other developer's site?

there is no need to read between the lines to purchase a property. how many purchasers are we looking at in this site, 3, 5, 10?

there are 300 units in CP for sale, do you really think by giving your one sided unrepresented views will have an impact on the sales of this project?

i cant agree more that you are just envious that CP and other developments are doing well, you just cant accept the fact that other purchasers are also making money on paper. you are not the only person here who believes in buying low, selling high, so buzz off back to your IJM sites.

for once do yourself a favour, either set up your consulting firm so we can pay for your advice, i am dying to buy a nice piece of property at rm180psf or less, willing to pay you handsomely, or, keep your ideas to yourself.

March 6, 2009 at 2:34 AMmolineux

Kudos to you, Expat2008. Couldn't have said it any better myself.

March 6, 2009 at 12:17 PMsweetyLam30

Its normal la in property buyer some they hav no prob with the price n some will think first and culculate bcoz dont want the house over their budget..If you feel no prob with price n the sqft s0 go on n for ppl who think its over price you all still can find other project..Hope all will be happy and hav nice house..

March 6, 2009 at 5:17 PMMs Hong

Is it all sold now?? How many units left and facing where??

March 6, 2009 at 9:02 PMRainForest

Developer is releasing slowly a few at a time to insure artificial demand. They lied about almost sold out to drive demand. The higher floor and better units are kept for last to insure higher prices when near completion- Hoping the economy will be better and thus reaping better profits. Normal strategy!

March 7, 2009 at 2:56 AMpenang

rainforest,

are you very certain of your accusations here?

property forums and blogs like this are very beneficial to readers especially to those who are keen on the development.

we practice innocence till proven guilty here.

you are merely in the hypothesis stage where you come up with an idea based on comments you probably heard from envious developers, non panel bankers & solicitors and sceptical purchasers.

please do us all a favour here by physically collecting your datas and facts,
analysing them,
and reporting your conclusion based on facts

rather than speculating a weightless idea from what you read or hear.

your comments here contradict what i see, hear, read and witness in person. according to my resources;
sales staffs assisting pruchasers during signing of SPA,
solicitors representing the purchasers
& loan processing personnels in mortgage centres

the number of applications for the end financing tallies in sales percentage as claimed by the developer.

everyone knows that some/many developers all over the world use this strategy to optimise profit. but are u certain that the developer for CP uses this method?

let us not confuse our readers here with speculations but educate them to be smart purchasers.

March 7, 2009 at 11:19 AMRainForest

If the in question Developer is not doing what I long suspected they would shouldn't be worrid.Tell a thin lady she is fat and she will laugh it out by not to a real fat lady- You will get a slapped on your face because truth can hurt. "educate them to be smart purchasers" That's what I am doing right now.

March 7, 2009 at 2:32 PMAngus

Most of the bloggers and readers are just base on speculations and no solid evidence to support their claims, when one do that he/she must not be so sure or overconfident with the statement but to justify through mere speculation.

Take "YoungDurian" for example, every bloggers here begin to realize that Young Durian's claim is baseless and whatever he/she mention must not take into serious consideration. He can judge the developer by just their website and not even go to the show room. He even believe that the developer actually spy on us.

Now back to Ms Hong, base on my trusted news from sales staff assissting purchasers and loan processing personnels and my more than 5x of appearances at the show room of each more than 1 hrs. There are still a few units left, just last week 1 owner pick up a unit on the 6th floor with adjusted price (higher). Developer stil hold on to some units (not many) as bumi quota. More than that Ms Hong wil have to find out personally from the show room.

March 9, 2009 at 8:40 PMPenangGuy

Central Park news from today’s ‘Guang Ming Daily’ page A10. It says they resubmit the plan and reduce the car park to ONE per unit! I’m not sure what is going on. I though many of us already signed the SnP?

March 9, 2009 at 8:43 PMKK

why the website is still under construction?

can anyone email me the layout plan & floor plan?

kkong8838@gmail.com

thanks.

March 10, 2009 at 5:12 AMYoung Durian

That's right. If they cannot even put up their web site in a timely fashion it is a sign of bad management. And building a web site is less complicated then 5 blocks 36 story buildings. Go figure!!!

March 11, 2009 at 2:53 PMsorento

Dont u guys find that Young Durian is cute , get exited easily when any bad comments towards the c park project ! I suspect the developer still owing him certain sum of money(contract sum) .HaHa

Hi PenangGuy, abt the news in paper which commented by the YB jeff Ooi, I read it and really shock me as well.If the developer reduce to one parking lot per unit, it is big issue .The house value will drop like he Anyway I have confirmed with one of the developer's sales staff and she claimed that its not true. If the statement given by the developer is trustful , that means YB jeff was not doing his homework before making the statement in the paper !!! Is it only came out in Guang Ming Daily ??

March 11, 2009 at 10:43 PMCereal Killa

Luxury Condo sandwiched between two wet markets? Not bad...

March 12, 2009 at 8:13 AMPenangGuy

I'm not sure, as i only read guang ming :)
Buyer who signed the SnP can know that well. If the SnP stated there are two car parks, it should be two car parks and the plan should be FIXED! But according to the newspaper, everything is not fix and not yet approve!!! So why can sign SnP and how come...? If Jeff Ooi not doing his homework, the developer really need to clarify that as this really make a shock and spoil the reputation.

March 12, 2009 at 10:29 AMnoble

when ppl hear something, many deductions & speculative comments are made. what actually happended was that the developer reduced car park fm 3 storeys to 2 storeys. therefore, instead of having enough space for 3 car parks i.e. an option for each unit to USE an additional 1 car park (default is 2), now the right to use the 3rd car park is limited (perhaps ballot ??)
therefore, the concern was that 3rd car may be parked outside and may cause congestion

March 12, 2009 at 10:37 AMP

Do you think is a good investment for this project?

March 12, 2009 at 12:41 PMYoungDurian

The answer is a resounding no. Some might accused me of throwing cold water but the truth is there for all to see and reasoning. So much cut back even before it was built. Goodness know what the developer will cut cost next beside car parks! Buy at your own risk. As I said before if they cannot even finished building a simple web site for their store front after all these months what can they accomplished? Are they hiding something by not putting out their web site? Most developer have their web out long before selling. I lost all confidence with such developer.

March 12, 2009 at 2:23 PMnoble

to elaborate further, the reason for the car park reduction was because the original plan had more condo units as block A was just like other blocks. however, block A now has less units as level 15 up is now duplex/penthouse. From today's article published on the main section, you can see that the lower density for central park means higher density for the medium cost apartment next door.

as for youngdurian, he is a firestarter - you can see him in most property blogs, not just here at central park. trust him at your own peril!

he makes the most embarassing comments and if he is penangite, then it's a shame to have him. you can obviously make out statements like foam walls, website not up, other developers do it so why not this developer, and all sorts of negativity everywhere and in all blogs. what's his motive? I suggest u email to tophill@email.com to find out. this is the email that he uses to SOURCE for property. So that may perhaps explain his modus operandi.

May i also add that websites are marketing tools and if the place is selling, then you don't need it. The developer is graded based on the ability to build properties, not website!

Final words to youngdurian is that your narrow-mindedness, your sense of understanding or perhaps even your IQ is a huge damn disgrace to penang!

March 12, 2009 at 2:32 PMnoble

Below is another of youngdurian's email and comments he made on platino blog:

"Would someone be very kind to post some picts of the present construction status? I just paid the 2nd payment but cannot see it as I am living overseas. You can also email me: greg22@loveable.com"

then he went on to elaborate so much on platino as though he is next door & then mentioned about the softening price etc. Would a buyer criticize his own purchase????? Big fat liar!

March 12, 2009 at 2:42 PMsorento

Actually its tough to cater 3 car park per unit. ie total 312 units x 3 , u need to have abt 936 parking lots . Provided 2 per units should be good enough. If what noble said is correct ,that mean the politician just simlpy shout to gain publicity, i agreed with PenangGuy that the developer should clarify it in public . Second thought the developer wouldnt act tough in this issue towards the YB because their the goverment right now ! Must give face ,or else who knows might have trouble in future!!!

March 12, 2009 at 8:52 PMYoungDurian

noble or nobleless! A web site is put up to serve buyers or non buyers alike with information. This developer is only concern with how much more monies he can make with regards to the community eg more cars will park on the road without proper car parks. This developer will do more cost cutting as the building progesses. Perhaps cheap paint so 3 years paints start peeling off or cheap plumbing that will leak sooner then expected. So I merely warn would be customer to be aware. I trust IJM better as they are proven Developer. As for Platino I am a buyer there but I speak without being bias. Luxury properties are most dangerous in economy time and I merely voice concern about the price dropped. Nothing malicious about. You seems most childish by branding me in your email here. Grow up please.

March 12, 2009 at 11:53 PMzap

Youngdurian, honestly.. we all here know nuts about each other but frankly, I really dislike your EQ. Nothing personal. I just judge from the way you write...

March 13, 2009 at 12:21 AMCereal Killa

We hope CA Goh will do better here. The Greenlane Park workmanship and layout is horrendous.

March 13, 2009 at 1:54 AMYoungDurian

Read some comments here and others had voiced concerned with this developer shoddy workmanship in the past projects so as they said a Leopard will not change it's spots what make this project so different? Another money gorging scheme for the same infamous Developer again. IJM has proven track record and I would buy from them anytime even when it is slightly more expensive. You pay what you get! I am not negative but just smarter then alot here who just buy because they think it is cheap. Look now you are loosing car parks what is next? Plastic water pipes? Please don't bury your head in the sand and look around. You are investing in a big sum of monies...

March 13, 2009 at 11:50 AMYoungDurian

Come to think of it. It's quiet scary. In a few years time these 5 blocks will become high rise slumps just like Rifle Range Flats! Dirty wet markets left and right. Parking in disarray and peeling paints from cheap paint job. When you invest a big sum of monies you have to pick a developer who has good track records and sensitive to the community around the neighborhood. This one is definitely a no no.

March 13, 2009 at 12:10 PMsorento

YoungDurian I start cannot "Tahan" yr comments, i dont know what back ground r u from, but i m sure u dont know construction! If yr Platino giving you gavalnised steel water pipe then u have to crying from now on because nowadays the project no longer using that type of pipes any more because it will rust and not approved by water authourity!! Nowadays they are using ABS pipe (Looks like plastic pipe ).
I dont claim that IJM is not good, they are, because I bought 2 properties from them but they still need improvement from time to time. Your mantality is, only IJM is the best, the rest of developers should close shop.
You bought Platino and frankly the selling price is rather high and almost double up compare to CPark base on per square foot basis(Platino cost about RM400/sqft, CPark abt RM230/sqft) That's why u need to justify that u have make the right and smart decision, or else u might have sleepless nights.
You have the right do so but bear in mind DONT PRESS OTHERS TO UPSTAND YOURELF!!

I bought in The Cove and I love it, however I would never touch another project of CA Goh's. He and his companies are liars and cheats - they misrepresent what they are going to do and use inferior finishings throughout. They delay as much as possible so that they can get their hands on the retention money. Fancy models and show apartments are just that - the proof is in what has gone before. The only reason that everything is OK at The Cove is because we have a very strong JMC which is fighting hard on behalf of all the owners. Some of the defects were just plain dangerous - no fire fighting equipment working; water tanks leaking; no lightning rod. Forget about the 'Beach Club' which took so much of the promotional literature but which they never intended to construct. I am not surprised about the car park spaces either. In The Cove CA Goh put in ramps which are too tight to get to the upper floors of the car parks, allocated those spaces to the apartments and either sold or kept for himself (66) the ones on the ground floor. I know a lot of double glazing salesmen who have better ethics. Yes, his property is cheap and that should tell you everything - you will not get what he promises. BUT it will be cheap in every way!

March 14, 2009 at 7:12 AMPenang Publisher

Be very careful with anything being built and promoted by CA Goh. The man and his company are a bunch of liars. The whole of the sales presentation is geared to make you think that you are going to get a lot for your money. If it is cheap then that is exactly what it is CHEAP - everything will be under specified - taps which fall off when you turn them; pipes which are not properly connected and leak in the walls; car park spaces which are impossible to drive to and GOH will reserve all the best for himself and then try to sell them or rent them to the rest of the owners. The facilities will not appear. Take a look at the promotional literature for The Cove and see the reality. No beach club; one kid's slide; no putting green; cheap laminate floors not timber; interior doors which would look cheap in a warehouse; grouting in floor and wall tiles which is rough and patchy; 'state of the art' communication which doesn't work; under powered lifts and not big enough to carry furniture; no provision for exterior redecoration to be carried out; no fire fighting equipment working properly; no lightning conductor; no signs; car park ramps which are too tight to turn without damaging the car. And so it goes on. The above are just some of the defects at The Cove. Everything will be OK because the Cove has a strong JMC which is fighting on behalf of the owners. You are dealing with a person of no morals and who does not know the difference between truth and lies. I for one would never ever touch anything with CA Goh's name anywhere near it. CHEAP yes - and then you have said the lot.

March 15, 2009 at 12:05 AMYoungDurian

Well said Penang Publisher! I have no interest in this project what so ever and I only write because I cannot "tahan" those Developer spies whipping up stories about this wonderful buy and hot sales result in their dream to deceive would be buyers off their hard earn monies. I don't mind those who called me names but I just feel my conscience is clear and I speaks the truth. Been a fool before and I learnt from past mistakes. Very painful and I don't wish others to experience it. My action is noble and without motives. Just wanting to warn others. As for the Cove I wish them well and hope they win fighting with a big cheat.

March 15, 2009 at 7:36 PMkAwAii

If you truly understand CA Goh's style of development, you should know that he wants to build fast, sell it below market value and push out quickly. So far all projects proceeded until completion. But let's be honest here, if we pay below market price, we should be expecting some tradeoffs. What you pay is what you get. CA Goh will compromise on finishing, so buyers should expect to set aside a sum for extensive renovations. Looking at the price paid for the property, the low price can compensate for the renovations. I've personally went for the soft launch and most customers are referrals from the Cove purchasers. And those who purchased Central Park will understand this tradeoff reasoning. As for YoungDurian, if you feel so strongly about helping people SINCERELY, go sign up as a Pakatan Rep to expose all these "bad developers" according to your definition. We'll be thankful if you can do it and will come to you with gratitude. Otherwise, your comments would be like an a**hole, everyone has one (quoted from RPK).

March 15, 2009 at 8:31 PMzap

I agree with Kawaii's comment. When I buy Central park, I know all about the gym falling out at Cave, pipe leakage, cheap door frame and etc..With all these consideration, I still choose to go in. Why? Because I choose the location first and space 2500 sq feet (Comfort space living). We can't have everything. I know what. This is only property, in life, everything is like this. You get some, you lose some. No perfect property. When you know all these and still choose to do it, you have peace. I just hope that CA Goh's staff will see this and feed back the boss so that he might do something to improve his image.

March 15, 2009 at 11:17 PMYoungDurian

Well I respectfully disagree. You may buy cheap for sq ft areas or location but If the infrastructure is cheap and poorly built. There will be inherent problems eg too low and sharp corner rams for car parks(as in the case of the cove), main water pipping system(leaky pipes and tanks), small and underpowered elevators(as in the Coves). All these cannot be address by individual buyers. Sure you can spent thousands on your interior decoration but if you have bad elevators and you live on the 38th floor so what? Why take a chance with your hard earn monies with a proven ill reputed Developer like CA Goh. I rather spend my times enjoying a well built home then in lawyers office suing the Developer. Think about it. "STAY AWAY FROM BAD DEVELOPER WHO IS ONLY IN FOR A QUICK PROFIT- THEY WILL NOT CHANGE NOT FRO YOU OR BUYER". But sadly there are suckers born every day.

March 16, 2009 at 12:44 AMCereal Killa

Check out the latest news article in the Penang PRoperty NEws section. Are they referring to Central Park???... sounds obvious though..hmmm

March 16, 2009 at 4:52 AMPenangLover

Zap- "You get some, you lose some". How about loosing your life living in a dangerously built condo with inadequate fire fighting equipments or features(eg. as in the Cove) Is your live worth risking just to save just a few bucks by buying cheaply from an unscrupulous Developer??? You are investing in more then half a million ringgit and it's not like it's petty cash! I can't believe how simple minded buyers can be.

March 16, 2009 at 11:56 AMnoble

Penang Publisher - thanks for your views and the detailed list of defects of the Cove. I've also spent much time there with a friend who is a unit owner. On the developer, a wolf in sheep's skin remains just that - a wolf!

Strangely though, my friend still intends to purchase CA Goh's next project at Jln Sultan Ahmand Shah even though he encountered the problems as you did at the Cove.

Well, there are always 2 schools of thought or else why is there a need to vote, a system inherent to society? Guess my friend falls into the category of bargain hunters. Of course, whether it is a bargain or not is left to be seen and the same applies to C.Park buyers.

As for YoungDurian, i doubt he is a buyer of Platino judging from his comments coming from the Platino blog. Anyway, his promotion of IJM has also helped my cause as I was a buyer of IJM products. My comments on him in this blog was to highlight his narcissistic character and not to promote any particular property. Seriously, don't you find him full of thrash as described by Angus?

Glad things are working out at the Cove - cheers to the JMC.

March 16, 2009 at 2:33 PMCC Lim

I come to the following conclusion, which I think would create uneasy tension.
1. YoungDuring could be a buyer of The Cove and he's not very happy with the Developer, who happen to be the developer of Central Park. His advise is very mature if you can digest it with no intention taken on his remarks.
2. He did buy Platino and he's very proud of IJM and he would like as many people to appreciate the fine developer like IJM, indirectly, taking the demand out from Central Park developer.
3. YoungDurian have a taste and a class by itself, like restraining direct contrantation on some many angles that comes to him, proving that he is a highly mature person with some status.
4. He loves properties in Penang and either have some solid financial support.
Anyway, I might be wrong, only YoungDurian or his associate can prove it.

March 16, 2009 at 4:39 PMnoble

CC Lim.. appreciate your comments. If you believe YoungDurian to be mature & that he is buyer of the Cove, please go read Cove's blog. Thank you. From the Cove's blog, I give my props to Penang Publisher.

On the contrary, i don't think YDurian loves Penang properties but i do believe he either has a strong financial situation or has good reach to high net worth buyers, as his obvious intention is to drive property prices down to either pick them up or broker them.

His targets are properties with market values of 500k to 1.5mil within the regions of Green Lane to Tg Bungah. You won't see him out of this range. He uses 2 emails to source for properties i.e. tophill@email.com and greg22@loveable.com

It may be a useful tactic but to me, immoral to bad mouth people's home for his personal gain.

March 16, 2009 at 5:54 PMjun hao

I don't care what people say. I just love Central Park. I have bought one. Jealous? Envy? Don't. Just save some money and get one quick. If you have nothing nice to say, just keep your mouth shut.

Penang Lover and Young durian, has any of CA project causes any life in danger? Any cracks on the building? Quality is bad in terms of door i can understand but I have not seen any project where the crack will cause danger to Please lah.. everyone is innocent until proven guilty. there is more dangerous projects around. And Penang Lover, maybe half a million is not petty cash to you but to me, it is.. sorry not for you. So think hard before you buy anything and buy something like... sorry, I can't think of anything that is safer.

March 16, 2009 at 11:09 PMzap

Jun Hao, I am with you. We love central park and there is a lot of jealous people who miss the boat and bad mouthing so that "i don't get, you don't get." ha.

I just dropped by to the office yesterday and there r still more than 10 units available...

March 17, 2009 at 6:10 PMaNNie

Guys, don’t need to waste your words on Young Durian. Put a full stop here on him.

This blog is merely for reference. Smart ppl will know how to judge the comments made here by facts and evidence.

2 car parks will be allocated for each unit, and is already indicated in the Sales Purchase Agreement, no argument on that. This is facts.

Do you think that local authority will approve the CF application to the developer if the Fire and safety of the building is not up to standard?

For all new condo built, the owner is given 24 months, was 18 months before this new amendment (from the date of vacant possession) to submit the defect list to the developer, if they find any defects in their unit. The developer will then have 30 days from the date of receipt of your list to rectify the defects. If the developer fails to rectify within the stated time, you can then engage someone else to do the rectification works and charge the costs to the developer provided you have given another 14 days' notice to notify the developer of your intention. You can find this clause in the book of Guideline for Malaysia Housing Developer.

As Penang publisher highlighted in his comment, strong JMC is very important to fight all the rights for the owners with developer. Or else, developer will take advantage. I think everybody is aware of this.

Please check the specification attached to the SPA, and make sure developer is delivered what has stated in the SPA’s specification.

Dear potential buyers

i) this developer is notorious for squeezing it's contracter and very blunt.

ii) the location is very near to low cost flats and the greenland traffic is very very noisy everyday.

iii) the maintenance fees > RM450 per month.

March 25, 2009 at 3:09 PMmolineux

Thunder,

(i) The developer is the contractor as well. They don't outsource.

(ii) Greenlane traffic is jsut like traffic anywhere else on prime land on Penang island.

(iii) Maintenance fee, whilst still being managed by the developer for the 1st yr is RM161 per month for a standard unit (unless you are taking the penthouse). This is stated in Schedule 5 of the S&P. After the 1st yr, the maintenance will depend on the Management Body consisting of the residents there. The developer no longer has any involvement.

March 25, 2009 at 4:22 PMAh Beng Crosby

Guys I am a neutral party but I supplied materials for CA Goh's project. Material requirement by CA Goh is quite high but since the payment and the pricing is inconsistent, most of his contractors turned to use the cheapest available materials. Most of his contractors only last one project, every projects he uses new set of contractors because this guy is smart.

As for my opinion, it is a gamble in every project but CA Goh's project carry a higher risk but good returns. Sell it once completed, you make good money.

Can anyone tell me what is TAC System Formwork? Is it safe and cheap than brick?

March 27, 2009 at 10:32 PMaik chin daily blog

Formwork is a type of system to support concrete the most important of all will be the piles. That is to support the building but this is not a big issue at all.

TAC system formwork S/B,Apparently quite a well known company with many completed projects, CA Goh oval residence near KLCC also using the same company, quality seems fairly good.

About the finishes,to me the most Important is the specfication of the aluminium window and door frame ,it need to use sound and wind proof system. especially the higher floor units will feel the most. The rest like door panel is minor , you can change it easily. About the bath room tiles and sanitary wares given , should have no complaint....quite good already.

Will there be another two blocks of lower cost condominium currently in progress?
How much is the price and how bout the sqft for both blocks?
Until now, central park website still under construction, no info to view

the "trade mark" developer sales person is quite arrogance. when i visited the first day, she told me that her boss ask her to close sales office next week because they have met the quota....

until now, they are still opening....it is months ago story already.

looks like their arrogance is still prevail and they don;t know that it is buyer market now.

i would say i hate their service. reach the office by 1.45pm but nobody care about the customer. when i ask, they jus walk into office & say its lunch time and leave us outside the door locked. no brochures say its going to finish blah blah stupid service wth!!

Hi all, I would like to understand more about the 20/80 package until pratical completion is all about. I appreciateif anyone can explain the deal and how its benefit buyers compared to 90% loan?

April 4, 2009 at 10:57 PMtan

The developer only bear interest up to practical completion, meaning there's still a few months that we need to bear the interest.

April 5, 2009 at 12:24 AMpenang

anyone know still got any units left? i still consider it...nice but abit pricey for me.

Rumours said project stopped by MPPP, anyone knows??!!

April 6, 2009 at 11:29 PMtan

5/95 package like SP Setia bear all interest till Vacant Possession. 20/80 only till Practical completion. Meaning there r abt 3 - 6 mths period that we need to bear bank interest for the 60% already released by bank if yo r taking 80% loan.

April 6, 2009 at 11:31 PMtan

1 more thing, do they bear stamp duty of transferring the strata title to purchasers when the strata title is issued ? The sum is alot.

April 7, 2009 at 11:14 AMsorento

No way for the developer to bear the strata title stamp duty ,purchaser have to pay for it!As u mentioned its rather a big sum of money, easily more than 10k

April 8, 2009 at 8:03 PMken

Kay said this project stopped by MPPP. How to confirm? I intend to buy one unit and have to pay money soon. Is RM650k for 22nd unit expensive? I was told to pay stamp duty @ RM3400+ and no other payment. Is this the same for you people? I have to pay 20% and 80% AMbank loan.

April 8, 2009 at 8:55 PMken

I think the block are build too close to each other. Due to the 5 block arrangement. You at living room can see other block bedroom easily. So no Privacy.

ken dun worry. we r all da same. all standardized d. its good opportunity 4 us to invest in. it will benefits us all. everthing about the product r good except the after services. we were made to wait for very long time to sign our documents although no customers at all. the sales person, joe attended to me later after that. she knows i am waiting when i checked wif malay receptionist. so guys, better dun just keep quite. she deserve to shout and scream at for making us waited for more than 15mins like stupid buyer. other comments also mentioned about ridiculous and rude services.. now i understand after i have confronted.

dear all, remember who u r dealing with? i use to be a buyer in cove but the sales persons r making money out of it thru introducing me to a real estate agent. April 10, 2009 at 9:23 PMcoolpix

hey u guys. enough bout her. its unfair to her. she is becoming senior citizen. further more u guys must accept the facts that u r buying cheap property. SO YOU GET CHEAPSTAKED SERVICES. so simple as that.

April 10, 2009 at 9:49 PMAngus

good or bad watever lah, as long as they can delivered the cheapskate but safe condo in completed and promised condition enoguh for me, like wise you get wat you pay for! Alredy expected when signing the S&P lah... Good luck to all of us.

April 10, 2009 at 9:53 PMBigweld

Tan, thank you for sharing. Plan to close the deal within this week.

April 10, 2009 at 10:00 PMjun hao

It's good Friday today. Why don't you guys repent what you have done? If you have nothing nice to say, just keep your mouth .... okay. Don't jump into conclusion.. saying nonsense about other people. You guys seem to be very perfect. Ahem! Just have a physical and also mental check up tomorrow before it's too late.

April 10, 2009 at 11:19 PMmilk. 55

i not cover her..ppl are serving me more than 1 hrs..hw can i forgot her name..My mind not "CACAT" d.pls b a professional, don talk about nonsense and bad word to ppl.is yr choice to choose which bank u like ..we r here to discuss about d central park condo not others...

April 11, 2009 at 12:51 AMcoolpix

jun hao and milk 55, dun take too personal and b childish. i believed facts and the truth r out there. no one will badly comment on her if she didnt do it. i guessed your fren really moody. may be too moody due to family n personal problems n bring every problems to work. thats y she treated customers badly. Even the 'Commision' issue was also brought up on the sales person.however, hope that her superior will educate her more on how to become a professional sales person. maybe she is educated in stone age sales strategies. lots of projects developed under the same developer. i dun think they want to spoilt their reputation and image just because of her. i guess her superior not seems to bother at all how the company is performing as long as there will be an income in the pocket everymonth. thats y leadership and disipline are very much important and play a major role in every department. if the leader is useless and rot, the sales person will be affected too. So, dun take it too personal, take it as a lesson.

April 11, 2009 at 1:30 AMcoolpix

as far as i know, developer firms employees r not allow in accepting any commission from any transaction from subsales to new purcahser. kindly let me know more details of the commision issue. thank you. probably james, angus, junhao and milk 55 knows.

April 11, 2009 at 7:47 AMcoolpix

u guys make me laugh. look, no one will badly gave bad comments if she acted that way. jun hao and angus and milk 55 be more mature and dun take it too emotional. be profesional in handling this matter. potential customers only express what they felt about your service. furthermore no names given n yet named her. i believed there r no leadership in guiding her to improve herself. furthermore 'Commision' issue. Lacking of leadership overthere. probably, your manager or director couldnt careless how the company r doing at moment and will be in near future. every month just make sure salary goes into account will do. big developer firm like yours will be hampered and affected by such employees reaction towards your future project. no doubt about that.

April 11, 2009 at 2:34 PMexpat2008

My advice to the staff of Central Park, keep up the good work, sell even more units. When you and your company are doing very well, there will always be jeolous people who have small heart to say malicious things like that. As for Hazel, do a police report and talk to a lawyer to sue them for defamation.

all bloggers are registered.

this is not the 1st time we come across such immature comments directed on sales staffs. do take a look at the brezza blog. it is time for the sales personnels to take legal actions against these destructive comments made.

April 11, 2009 at 6:36 PMjun hao

Bravo expat2008. See how coolpix would react. It seems that everybody is immature. He is the only one too over mature. What say you, coolpix or may I address you as hotpix now.

April 11, 2009 at 8:44 PMng

nice advised expat2008. c how HAzel react. i would go for it if iam clean. nothing to hide. make a police report and sue sue sue. then show to her boss, CA GOH with the reports and afidavit to proof she is clean.

April 11, 2009 at 9:02 PMng

i pity both of the depressed buyer and hazel. look at the bright side, if you are the buyer buying at least RM520k onwards with your cold and hard sweat pocket money while getting such bad service, everyone including me and you tend to get mad. i am sure everyone have confronted bad services too. for example, waiting too long for just a meal or look down on potential customers. right guys? so be fair and neutral. what coolpix recently mentioned makes sense. Maybe there is no guidance for hazel. if iam not wrong, i think she is quite new in this company, probably a year and a half. i would point finger at low quality leadership, mismanagement and awfully lack displinary in their department.

April 11, 2009 at 9:16 PMjames

halo milk milk55. u said she serve u 1 hr. How? very funny. maybe she keep telling her name so u canot forget her is it? i supposed professional sales person should explain the product not keep on tellin u i am hazel. iam hazel and keep on continuing like robot. u make me laugh. laugh till i am in tears. u joker. ha. ha. ha. or u try 2 tackle her is it?

April 11, 2009 at 9:36 PMgoh

hi. i am interested to know more about the 'commission'issue which link to CA Goh's employee or sales person. anyone, junhao, milk55, coolpix, james and angus pls explain or provide more details.

April 11, 2009 at 11:26 PMpenang

Hi Goh,Are you GA GOH???hehe...

April 11, 2009 at 11:56 PMmilk. 55

james, think u more funny than me..if u r buyer there u should ask for call card and of coz sales ppl name..remember ppl name is way of respect.

i got no idea for d commission issue ....

April 12, 2009 at 12:01 AMKK88

This afternoon I pass by The Cove. Very interesting super condo. I now very interested to buy if got money.

April 12, 2009 at 6:58 AMjun hao

Innocent until proven guilty? Or the other way around? James and coolpix, please answer to Goh if you feel she is guilty? Provide him with details and not through this way again. Common, do the gentleman way and not the coward way. Solve your problem once and for all.

April 13, 2009 at 8:13 AMjames

i guessed u still take it too personal. come on act like mature adult. u think i am goin to follow your orders, jun hao... u(probably you are HAzel or someone close to her or did something together breaching employee's contract)know yourself what you have done. however, i will discuss with my agent and some legal firm clerks to declare since goh wants to know more about the commision issue. no problem. give some time.

April 13, 2009 at 8:24 AMcoolpix

yeah, u r right jun hao. since you brought up this. Hazel should admit it about her bad services to others then case close. take it as a lesson to improve. i dont even know her name was Hazel until you named her jun hao, angus and milk milk 55. thanks to you.

April 13, 2009 at 8:25 AMcoolpix

goh, i dun know bout the commision issue. im only into the bad services.

April 13, 2009 at 11:16 AMpenang

I meet her in the show unit last month and her servise is excellent and explain in a polite way to my question even i've ask her for an hour but i did not buy Central park as left only lower floor and nice view already sold out.

April 13, 2009 at 4:49 PMjun hao

Nothing personal. Please reread what I've written so far,James. I'm just trying to be fair to everybody. I'm a God feared person. So I just couldn't stand people like you manipulating things like you did. You keep on telling people that we are her relatives, friends or someone close to her which annoy us.

April 13, 2009 at 10:40 PMpenang

as far as central park is concern, the developer does not pay any real estate negotiator commission. banks have a referral program for real estate agents and perhaps to sales staffs working in developer's office. whether they receive the referral fees or not, its really none of anybody's business. if u feel that u deserve the referral fees, go work for the developer or become a real estate negotiator.
if u are a purchaser, act like one.

hello james, goh, myself and other readers here i are very interested to know more about the commission payable to agents, either to your solicitor or real estate negotiators.

for your information, when a purchaser (local or foreigner) buys a under construction property directly from the developer, he/she does not have to pay any commission to any individuals or organization.

james, if u did pay commission to any1 as a purchaser here, i suggest u do not take things lightly. do not let unscruplous so called professionals get away with this.

by the way, when u are unsatisfied with staff performance in developer's office or any other firms, try to be more professional in the future by talking to the senior staffs, team leader, sales manager or CEO. writing negative comments here in blogs may be very destructive to both the person involved or the company itself.

if u really hv any good intentions to help the company or the person to grow, i am sure u will approach this matter in a more professional way rather than to blog here. if u are not aware of the purpose of this site, do be more constructive in yr comments in the future.

April 13, 2009 at 11:24 PMProperty

Those who critisize in blogs are just cowards hidding behind the computer. Central Park staff, sell more units.Dont forget to sue those bloggers who defamed your reputation. If you need a good solicitor, let us know. What goes around comes around. There are many people out there like that.

April 14, 2009 at 5:51 PMjun hao

Thank you penang and property. I think our blog is going back to normal. Hi guys, no hard feelings. Learning is a lifelong process. God Bless.

April 14, 2009 at 9:28 PMbrad

hi. i wish to know wat is right or wrong? when i came for signing SPA, Hazel told me developer bears the interest until development completion of each block. But it stated 18 mths interst free only. pls help. it's confusing me.

April 14, 2009 at 9:37 PMbrad

she also mentioned to me what you see in showroom is what you get eg. W.C. & sanitary wares brand Johansuisse, same jacuzzi, 2 x 2 floor tiles, floorboards, glassdoor, glass panels, cloak room, height of the ceiling also the same, everything the same. is it true? i felt fishy about the specifications as differ from her explaination as per SPA.

April 15, 2009 at 4:04 PMJaren

Anyone know how to apply the low-medium cost block, please advise, thanks.

April 15, 2009 at 10:04 PMBigweld

However this 18mths interest free, still a good deal than no deal and don't worry if WYSWYG from the show room not 100%, well least 90% were there. Cheers!

April 15, 2009 at 11:24 PMProperty

Brad, my advice as a friend is if the sales person said that, is it reflected in your agreement. Secondly, I am sure you have a solicitor, its his job to explain all your legal rights. What are you getting from the purchase. Did you read all the clause, the specification. At the end of the day, it all boils down to black and white.

April 15, 2009 at 11:39 PMProperty

Advice to all sales people of Central Park, when people try to character assasinate you, like some bloggers do, and accuse you of malicious things, means they want to see you down, farnish your image or discredit your reputation or force you to resign. Don't give up! Have COURAGE and at the end of the day, those customers , colleagues , bankers, lawyers and your loved ones will know the truth. Those Genuine ones will be there. Thank and bless all those who say untrue things. Because of people like that, it will make you stronger as a person and know who are your friends.

April 16, 2009 at 12:10 AMtan

Anymore unit facing sea view or garden view ? I went to see once, the west facing unit is not preferred cause face direct setting sun and will be very hot cause most of the building is glass.

Will be very hot

April 16, 2009 at 2:53 PMjun hao

Well said property. May God Bless You. Don't give up Hazel. We are right behind you.

April 16, 2009 at 9:37 PMbrad

duh property i guess they r right after all. all of you r spies and in the same group. i am asking for info and what to believe. i think you are not a buyer probably poor enough to purchase but rather keep on talking talking and giving advising as if you r a consultant. shall i pay you a fee? all SPA does not mention in details eg. brands of W.C. and others and so r with other explaination. you dont own a property or maybe is inherited to you. i just want some details. thats all.

April 16, 2009 at 9:48 PMbrad

however, since you all are good at talking. i would like to announce to all dissatisfied or wanted to know more buyers of central park TO ATTEND ON THE 18TH APRIL 2009 @ 11.30 A.M. AT LEVEL 1 NEW WING, MONOLAND OFFICE for further clarification on everything. i hope we (buyer)gather as a group to look for their MANAGER ONLY for explanation. no more sales assistant or lower position for explaination. GATHER YOUR QUESTIONS IN PAPER AND BRING VOICE RECORDER so we have evidence in future. MAKE SURE YOU WILL BE THERE or else you will be in losing end.

April 16, 2009 at 9:48 PMbrad

MAY GOD BLESS YOU ALL

April 16, 2009 at 9:52 PMbrad

you can express your dissatification of their services including that old women too and others since they dont believed how horrible the service is. hope to see you there, property.

April 16, 2009 at 10:21 PMjun hao

I support brad. All buyers should heed his advice. Please show your support by attending the so-called gathering.

April 18, 2009 at 11:02 AMgk

Anyone can tell me price of the low medium cost block and sq ft?

April 19, 2009 at 10:14 AMPoopoodooo!

Many wise bloggers here warned and predicted this project is going to be problematic having this developer of ill repute. A leopard will never change it's spot. This developer is acid from past record yet people wants to take risk with their hard earned monies. Mark my words more problems will arise. Idiotic buyers here will only have themselves to be blamed. Yes,priced per ft run is cheap but you get what you paid for.

April 20, 2009 at 10:57 AMJaren

Anyone know how to apply for the low medium cost block beside central park?

April 20, 2009 at 11:39 AMAngus

Everyone know most of the buyers of prevous pojects by this developer earned double or even triple because of cheap psqf.

"Never argue with an idiot. They drag you down to their level, then beat you with experience"

Only Idiot blame others of their own stupidity and call other idiot!

April 20, 2009 at 12:25 PMnoble

hi poopoodoo, angus

let's not make this blog another one of those filled with personal attacks. anyway, i hope poopoodoo shall not pass judgement on buyers at this juncture. snide remarks are easily made behind the walls of anonymity.

those who went for the gathering, would appreciate if you can share what transpired. tq

April 20, 2009 at 3:24 PMjun hao

I suspect that someone has just entered the blog with a different name but with the same mentality. Prove that I'm wrong.Cheers.

April 22, 2009 at 1:04 PMthunder

dear Vince and buzzer :

i think 3 of us met the same >50++ sales lady.
this is the arrogant lady who "cakap banyak" and i feel like slap her with my basic impulse and instinct.....but after think carefully, actually she is trying to do her job and give opinion only to push the sales...this is her style....trained by her pushy boss... BUT i think Central Park cannot buy because no EXPAT is going to stay there due to heavy traffic noise and most important LOW Cost Apartmnet surrounding. I decided to Drop the plan to buy.

April 22, 2009 at 2:13 PMSI

I visited the show apartment yesterday and quite amazed to be told that 90pc have been sold!

April 22, 2009 at 3:25 PMVINCENT

Central park website is ready to view

April 22, 2009 at 5:33 PMBK

Still got units??? How come during the soft launch said all taken up? Buyers going to bring 100k tomorrow to pay, bla bla bla.... Another scam. Beware!!! I think few months later will say 95% sold, in actual not so laku. Anyway, since many buyers are from the hawker stalls, don't think can get high rental. No expat, no lecturer, no professional will rent here. Just my thought.

April 22, 2009 at 5:43 PMthunder

i agree with BK intuition. this project is a failures....i interview some of lam wah yee hospital doctors....they don't want to stay there....the address is not so classy furthermore will be obstructed by low cost apartments and near the wet markets...a lot of birds and sometimes smelly wet market smell will flow into your hall.

April 23, 2009 at 12:21 AMtan

Just my own view. Its a good thing at least to hv a so called higher end condo at this location. At least for ppl buying to stay, they can enjoy the good location and the conveniences suroudning it, and centralised location. Smell .. not really cause my sister stay there for many years.

Capital appreciation may not be as good as The Cove cause you dont expect foreigners to invest here cause they would prefer along the coastal.

April 23, 2009 at 10:24 AMthunder

dear Tan : no smell near wet market ? may be your sister house is not facing the wind direction.....anyway, this are both our opinions and we leave it to the buyers to make their choice. how about low cost apartment...surrounding...any commnents ?

April 23, 2009 at 2:53 PMsorento

Simple logic, those who dont buy the CP condo might cost by budget or miss the boat to get good unit ,will definitely try to point out somethings bad abt this project to justify their reason for not commiting this property. Discard the surrounding environment which a bit inexclusive, but its a prime location. Just imagine, to stay in a 2600 sgft condo with 500 +K is worth and luxury in term of space .
For investment point of view , u cannot use the Cove as comparison.its different class and in terms of price , built up and location .
What importmant is we pray that CA GOH dont fail this project with poor workmanship , cost saving by simmply give cheap material ie. aluminium frame and elevatior and omit the promised facilities which shown in their brochure because i believe CA Goh still make a lot of money from this project although the selling price is consider cheap.
Mr Goh CA ,I really respect you as a smart businessman but in terms integrity, pls do a good job this round , besides it will upgrade your reputation in the market it also dont make your purchasers like us become the laughing stock by others for committing yr project.
JUST DO IT ! AH GOH

April 24, 2009 at 4:02 PMVINCENT

I went to sign my loan agreement today,
really almost 90% sold

April 24, 2009 at 5:29 PMBK

Since the way they sell this project is way unprofessional to me. I think they are like towards unprofessional in delivering the condo also. Good luck to those proud buyers.

April 25, 2009 at 5:04 PMthunder

good luck to all buyers....hopefully u buy something u need ok ? if not, just invest in ASW2020 or the malaysian bond yield 5% per annum... don't need to worry too much...

tips " if u buy genting share now with RM100K , the 20% u need to pay CA Goh, probably u earn more....For your info, i have earned ~RM25K in genting share for the RM100K i suppose to pay CAgoh for the property...

April 25, 2009 at 5:50 PMexpat2008

my goodness!

this is a PROPERTY BLOG, not an investment market. no one is interested in your investment strategies and i am not impressed with your attitude either.

whether you are a personal banker, remisier or an investor, this is not the way to comment in a property site.

act more professionally, from what i gather, i believe a few of you are really against the developer or CA Goh himself.

you ought to take legal actions against the developer if u feel he has cheated you in the past or did not deliver what he promised. do not just empty talk here, as over the years i have been in malaysia, every corner i always hear complains, but no actions taken.

if you really believe the developer is here to make a quick buck and under deliver, do bring it up to the relevant bodies ie; housing ministry.

commenting on the sales staffs is not only unprofessional, but these personal attacks are very detrimental to a person's confidence. everyone is just doing their very best to earn a earnest living each day, if you feel they are projecting to you false information, walk in straight and complain to the manager or the GM/MD himself. no use back stabbing and grumbling here.

leave this cyber world to those who are willing to share their thoughts and ideas which help contribute valuable information to the readers who are interested in penang properties, and NOT bonds or ASN/ASW or stocks. go create your own sites to advice other investors who are more interested in other investment options other than properties in penang.

Hi Thunder,
You really sounds like a Thunder. What's so big deal of RM25K. Peanutlah.Want to show off, not here, okay.

April 25, 2009 at 7:41 PMameer

To buy or not to buy,one must ask him/her self.Dont ask other ppl opinion.99% negative thoughts if u ask.

Think positive and be positive.

April 26, 2009 at 2:05 AMlee

i confronted very odd sales strategies implemented by the developer. first i made my booking thru tis more aged saleswoman but then until i was informed by other salesperson (carman) that my booking was canceled and taken up by someone else recently. i was so furious that i went up the dev firm for clarification. i cant control my emotion and scolded Carman for their action. though i have not make any payment yet, i thought i would already have those unit reserved by Hazel from the beginning. after the incident, the matter was then taken over by Hazel again.??? odd though???. i regret my action towards carman. whoever who pass the bug around is very uncivilised and mature person. i got to give her credit for professionalism and the best sales person i ever confronted. she even appologised to me though its not her fault. i got to symphatised with her. i would like to take this opportunity to appologised to her. so, my message to potential buyers; kindly make your payment and prepare your documentation for smooth and faster process. dont wait or decide too long. its true that it is selling like hot cakes. i dont think you want to go through hell like me.

April 26, 2009 at 11:40 AMseng seng

im one of central park buyer. interesting comments made from you all. thats y my friends and Hazel too informed me to go to this website. the way i see it, it wont affect much on the project development. we shall see who has the last laugh. no doubt the sales services are awfully poorly conduct and managed. i dont know why Mr. Goh can still tolerate with her. i just spoken to Hazel few days ago on teleconversation with regards of CP progress and she is trying to seek symphaty, support her and ask me to join in the blog and give good comment on her. ok. my good comment to Hazel: be humble, speak correctly and honest to buyers. you can still improve if you drop your ego.

April 27, 2009 at 10:38 AMGina

Lee,
You are right, Carmen is a professional saleswomen. She is the one who serve & explain to me when the 1st day morning project launching; she explain very clearly without hide any things. From the day I made my booking till 2nd payment, she will attend to entire query that I asked her. Even future there is a new project I intent to buy I also hope she is the one to be my agent. Just share my feeling with you on Carmen.

April 29, 2009 at 4:33 PMthunder

ok ok...i think we should not talk on other tings besides the project. no more investment talk ( asw2020)...my apologies....no more character assasinate hazel /carmen..they are just doing their job and sometimes the sales talk slightly over exagerated..but never mind.u have the right not to listen right ?

the main points is will 2nd buyer buy your property at RM630K and let u make profit of RM30K after deduct bank penalty after completion ? with RM600K, we can almost get landed property in greenland already !

April 29, 2009 at 4:36 PMthunder

CA gohlike to put and duplicate the cove 5 candle sticks design like worshiping altar fengshui in the central park again....hopefully the feng shui in the surrounding will not be affected.

April 29, 2009 at 4:43 PMP

Most ppl will prefer buy second hand landed hse in island glades and greenlane for RM600k above if Central park resale at RM600k onwards

April 29, 2009 at 7:23 PMjaysen

those who looking for loan pls contact me for more details 014 - 2468 421

April 30, 2009 at 10:26 AMthunder

thank you P. i think thisis the word of wisdom.... so my adivce for the buyer...buy the house if u want to stay only....don't think of making a profit in short term. in long term, as it is not landed property...it wont appreciate... for rental...forget it because expat will not rent there and looking at the low cost apartment in the morning when they wake up... so now u know the secret of CA Goh why they want to sell the condo so fast at low price ??

May 1, 2009 at 2:57 PMpenang

can any1 clariy if the 2nd 10% is due?
thanks.

May 1, 2009 at 8:58 PMinvest

I have been following up with many comments from every blogs here and I notice that there are 2 different parties here.

Parti Pembangkang and Parti Penyokong.

It is really interesting to see all the different views from the bloggers in these sites. One thing I am not very happy about is when the same blogger tries to give his comments to confuse other readers.

YoungDurian and PenangLover are the same person, he is just using 2 different nicknames.

If you read the central park blog carefully, Penang Lover is a buyer of that property, while PenangLover is very against it.

When you read bayu ferringhi blog, PenangLover condemns that project, while trying to sell the goodness of platino IJM , which is very consistent with his comments in this site and in central park site.

If you have time, take a look at the suites at waterside blog, there you can read the POWER and ARROGANCE projected by YoungDurian aka PenangLover.

I am getting really fed up with his attitude towards other properties in penang, the way he condemns and be-little other purchasers who buy other properties other than IJM’s.

Since we already know his email address, I really hope a real estate agent will email him and meet him up, take his picture and show his face to the rest, as I am very sure many readers are very interested to meet him in person.

Property blogs are mainly to share ideas and thoughts on how to improve and educate others, NOT to damage the integrity of other developers and feeding the readers with false information and facts or unsupported predictions to mislead them, while having a hidden agenda by promoting properties which they themselves purchase.

May 5, 2009 at 7:19 PMCheang

Hi Invest and all C.Park buyers and potential buyers,
This developer has no integrity at all. I can testify it bcos im the victim of this project due to their messy and rudeness management.
4 weeks ago on 4 Apr 09, i reserved a unit in C. Park, Block C-17-02 and they told me it is still available then i submit the registration form as normal procedures required by their Sales personnel which i don't want to mention her name as i believed she is innocent. Once after my registration, immediately i get my loan approved in 3days and the bank officer informed the developer to prepare S&P agreement and it is done at RM602,000 on 27 Apr 09 for the unit mentioned above and I also went to get a copy of the S&P agreement for my review before i sign and its clearly stated my & spouse name with IC number. 2 days later sales personnel called me on wednesday 29 Apr 09 to get the S&P agreement signed on saturday 2 May 09 and it was agreed, and the next day I received a call from them on Thursday 30 Apr 09, was told that the price of my unit has increased by 20% from RM602K to RM722K and it is reserved for bumi. I told the sales personnel please resolve it as im already confirmed purchased with my loam approved and the sales personnel also guaranteed me the unit is reserved under my name at RM602K and finally, she managed to arranged her manager Ms Ching to meet me on 2 May 09.
But, what was happened when i turned out on 2 May 09, morning the Manager insisted the new price and reserved mu unit for Bumi without giving me any notices at all.
With all these incidents, we better think twice with this developer of it's empty promises eventhough with S&P agreement on hand but still changeable.
I really fed up with all these arragnement which i felt i was cheated under his strategy. So please be extra cautions with this guy.
