Still got few units left. Developer also slash the price RM30k for the last few units, but for a not so nice view at RM470k, maintenance fee is quite reasonable.

Sharon, i think you are wrong. If you are to drive along the Coastal Road heading to town, you will notice that the old ugly low-rise apartment is now gone. What you see is the current Uban Residence Building on the same site. There used to be 1 low-rise apartment block there. Those days it is very nice, facing the beach in the 70's until the coastal road development robbed it of the beachfront advantage. The residents then moved out and rented it out to factory work - the vietnamese. I just wonder whether you still recall the fight between the Vietnamese and The Bangala some few years back. The FRU has to be called in to handle the fight then....

By looking at Penang condo market, I believe many speculators are still using the same strategy :
Buy RM400k, sell RM600k. Buy RM700k, sell 1.0M. Just try their luck if they catch any "water fish" around.....But I think that golden era will be gone from now on as there are plenty of new condos for sale out there, and more are coming in this few years time. Those who really rich enough of course they can still sustain for another few years with their invested properties, for those who think they can also grab easy money by paying 5% down payment, better pray hard......

Hi Seller/Buyer,

This is my first time reading the forum. Standing out of the box, I've kind of different point of view compared to some comments I've read at above. I think 700k for 2100sqft is not a greed. There are rational behind despite of ugly door frame which can be replaced and the small soaking pool.

I understand that not all house owner has the privillage to buy a unit below RM500k, especially for late comer. Everyone knew that apart from property price, there are also invisible expenses such as MRTA, lawyer fee, loan agreement and the 3% stamp duty. Not forgetting loan interest and the 5% real property gain tax when selling it. A quick calculation has just been done: buying 500k selling 700k, oops... figure shows it is not a really good deal for investor.

Looking to buy a condo to live with easy access of highway and good surrounding township. 2000sqft at least. Avoiding electric generation plant and that always-catches-on-fire dumpsite. Some input please? Uban Residence 300K/sqft versus Baystar RM400K/sqft? Maintenance fee is also one of the factor.

Hey all, just to share.
This project is totally nuts. I've been inside once and found out a lot of crazy things. I realised that the wall are very fragile and make a lot of noise when u knock on it. Wonder if it could break if knock harder??
the layout sucks. swimming pool is way too small. Ceiling is way too LOW, I don't think you can put up a ceiling fan.
A lot of low quality stuff inside.
Location is just fair.
At first when I heard the size almost 2000sf, it sounds cool to me, but I think the reasonable price wud be less than RM500k.
This project "looks good, sounds good, BUT it is NO good"

Well, these are what I found out:
1) the door frame : the wood used I think is cheap wood, and the workmanship sucks. The door frame is like fixed up with scrap wood.
2) the skirting on the floor is not well-jointed and it is also scrap wood
3) I found a big crack line in one of the masterbedroom
4) ceiling height i think is only 9 feet high.
5) Type A layout so long and facing the apartment next door, I don't think you have good privacy at all, overlooked by thousands eyes. Furthermore the masterbedroom is near to the highway, I doubt that you will have good night sleep. Lower floor of Type A is more worse, the entrance to your main door is very dark and you share this something like "Fire door" with your neighbour. You need to go through this "Fire door" everytime you want to go out.
6) Type B masterbedroom was stupid to have a bathroom in the middle of it.
7) Type C is facing WEST, very very hot.
8) Please look at the occupancy rate there and the amount of owner is selling. Easy way to observe the occupancy is try go at night and see which unit lights is on.
Another point I wish that someone would share regarding the wall. I'm not sure what is the wall made of, but I think it is very thin/ maybe made by partition used in office.

Very bad quality house. the developer use low quality material.

Found cracking on wall...

Facing seaview have very bad feng shui due to the U fly over.

If you like quite place, this is not a good place for investment due to high traffic highway just beside the condo. High Noise level.

Very small swimming pool.

Entrance outside is terrace house, have a very small road, if have function, no place for visitor to parking.

This is one property whereby the 1st round investor want to exit. Who would say "no" to over 100k profit? Once the ownership settle down like baystar I'm sure there will still be room for price appreciation.

Hi David, if not mistaken. The construction method is light-weight i.e. the party wall has styrofoam and then plaster as a finished product. U are not able to hang or hammer the wall cos it is like kind of soft/hollow as the base is styrofoam. This happened to one SD project at Tg Tokong. Same developer. This developer also developing Zan Pavillon - expect the same quality as well. Their latest project of Townhouse in Paya Terubong also selling like hotcakes but using same construction method. So, that this is risk when one buy things that are priced too cheap to believe. They sell cheap but also means that they give cheap quality material.

I was told the 'styrofoam' wall (can't remember the exact name for it) is very strong, a new technology used for party walls. Singapore condos mostly use this technology. It has excellent heat insulation. Supposed to be more expensive than bricks! This is very subjective though...
May be due to market response, Zan Pavilion is using bricks for everything instead.

The ceiling height is actually 10ft, but was slightly lower because of the 'plaster' ceiling that comes standard. Can be removed and modified qua..

Anyone who knows more about this please comment.

The styrofoam bricks is indeed a new technology which provided good heat insulation. In fact it is almost hollow in the middle. This make the building lighter qand yet provide the strength needed. But why need light materials for the building at the first place? Is the land prone to sinkig? Well the road in front of it sure sink!
actually you can whacked kn wall plug if tou manage to identified the side of the bricks or you can buy special wall plug from hilti which is very expensive. Abt rm 30++ for one wall plug

This is properties oversupply symptom , and will not be too far from price drop, soon will happen in bayan lepas..run when you still can!

1) 2000 sqft properties (Urban Residences, The View, Zan Pavillion, Platino, Baystar, Putra Marine, Delima Palace) - all over 600k, nobody afford and want. (Bare in mind, this is talking about bayan lepas, not batu ferringgi who want??)

2) ~1500 sqft properties (Elite Height, I-Regency, Pearl-Regency, Summer Place) - >500k, not a lot interested to buy and stay.

3) ~1200 sqft properties like Golden triangle - pick up rate (buy for own stay) are low, a indicator for bayan lepas properties saturation.

4) Bayan lepas Terraces - ~700k, a lot at SPI, will not be too far compare to condo destiny.

In fact, i think any condo over 650/700 in bayan lepas will be hard to sell. Unless the condos are in batu ferringi or sea view condo.

(limited to 2 car park, mantainance fee)
landed house (2000 to 25000 sqft) - 700k
(2 to 3 car parks, no mantainance fee)

RM350 selling like hot cake? you may miss out 1 consideration. Those hot cakes are just 1.2k to 1.5k sq. ft. which are much cheaper in total cost compare to your 2k sq. ft. unit.

I wouldn't ask in a restaurant coz' the price tag is there, and prices are fixed. I'm asking here because no one fixed the price, I saw from 570k nego to 800k+ (mudah.my). You're right darren88, that I'm asking below you so-called market price (you have the right to FIXED the price), but I shall remain my right to say out my affordable price.

I think it's fair enough: You can price your units at 800k, but most of us are not buying coz' we can't afford. AND I DON'T even price the property, but just say out my affordable price if someone really wants to sell it to me at that price.

Of course, I guess most of us are looking around for the properties that we can afford. I have subscribed and receiving auction list almost couples of times a month. I am poor, so I have surely done enough research to spend money wisely. ~530k for a 1946sqft = 272.36/sqft condo is so called economical and affordable right? Of course, I did SWOT analysis too, of course at my point of view because I am the one who stay, not the market. In short:
Adv:
- spacious living : I like it
- near my working area : Convenient to me
- low density : great

Disadv:
- ok facilities : I don't use it often too
- beside the highway : I don't mind the noise
- poor view watching Century Park : I'm ok

It's always a seller's dream to sell at the highest price while buyer buys at the lowest. However, in reality how many can do so? One can never buy/sell at the highest/lowest. Wrong planning/unnecessary waiting may cause a person to miss the boat - opportunity to sell/get a unit at fair value.
