this area is notorious for breakin house, breakin car, usm students house huu haa till late nite. i have sold mine, i outta here.

if you really want to have calm area, please don't buy any unit near USM/College as you will expect the students stay at there. I can said you had made a wrong judgment before bought the house. May b you have learn smthg from it.

want nice place cant be Sg Dua since many student bcoz near uni. Go for green lane nice neighbourhood also quiet also can have breakin.

we dunno the burglar when will strike or choose the house. since we are not them.

want safe and quiet then buy next to the police headquarters or opposite the police station.

For sharing with agents or buyers of this unit in Taman Pekaka (Blk 31A, 14th floor)

I was very excited when I received a call from my agent saying that the unit mentioned was on sale at 185 K. I rushed down to Penang from alor star. Both the seller's agent and my agent talked out terms with the seller, a man in his mid sixties.

My agent kept my 1% as earnest deposit because the seller said that the house is under his two sons' names. But, no problem with selling because he bought the house for them.

After one week, my agent returned me my money and said the sons refused to sell. But, upon checking, I found out that the seller had put in advertisement to sell his house under another agent at 215K.

Though I've received my money back, I felt cheated and disappointed. After all the running and excitement, I ended up the `loser' though I did learn a thing or two.

Anyone can enlighten me on what to do? Any compensation by anyone or any action I can take.

Anyone reading this please be wary of such a seller in this block. He's definitely dishonest.

Hi Gyeng,

You are liable for a compensation provided that both you and the owners had signed the offer letter.If you dont have black and white,certainly you dont have a case.The offer letter should state the compensation clause.

Back to issue owner requoting at rm215k for the same unit,that is owner's right to quote a price.

Not sure is the same unit not. I went to that floor for a unit visit also yesterday. That old uncle quote me 230k and even lock one room from seeing, said his son oversea and he have no key to open... I insist to see every room before nego on the price but he keep say the room condition is ok and can go to buy without seeing that room. Even if we deal on price also can't see, where got such thing one?! Selling apartment without let buyer see every room. End up I just walked away as i feel he is not sincere in selling one, maybe test market or maybe something wrong with that room. Hearing ur story, seem like he keep jack up the price few 10k in 1-2 weeks time...

Hello Carol,

That's the same man with the same story. True, the second room was locked and he said only his son had the key. There is an altar in his sitting room.
Don't fall into his trap. If he is advertising on his own, I am worried interested buyers may unknowingly pay him the 1% deposit.
If he is dishonest, he may even collect from a a few unsuspecting buyers.

Hope noone becomes his victim.

And Ameer, thanks for the advice. Guess I was too keen with the good offer that I did not insist that the seller's agent asked the old man to sign some documents. Think of it, don't remember my agent insisting on it too. Anyway, I've got back my deposit from my agent. At least, I've learnt something.

I known that unit. very noisy. Opposite is the mosque or car park? level 4 the unit is.

Either too noisy by the mosque or the carpark car passing and also dirty.

dear Sir, Madam
I advice you to find a solution of loudy noise from a motorcycles which park at car park, noise of cars and motorcycles from block 33 and houses near this condo at street direct to gate toward block 31A by change this gate or the street.
And find a solution of non responsible respect from unwanted motorcycles and car drivers all the time(day & night).
