  7. has this project been launched yet? I am very interested.

    ReplyDelete
  8. Not launch yet, has been delayed from Dec to 2009 but so far no confirm launch date yet.

    ReplyDelete
  9. I was told by the office girl (at E-Gate) that it will launch in Jan 2009 maybe before Chinese New Year. Not sure will delay the launching again?
Secondly, anyone know anything about the land? Is it a reclaim land from graveyard?
Thirdly, anyone know that on the opposite site of the hill (Batu Lanchang graveyard -- infront of the school) there are two "smoke polls" out from the malay's or indian's graveyard... Does anyone know what is that for? Is it to burn death people? or...
I'm very interested in this project!!! Wish to understand more... Do Keep In Touch!

  10. yup... the smoke billows from the crematorium

  11. Ohhh My GOD. Then is it still in operation?

  12. Anyone has any infomation/advise from any Feng Shui Master regarding this project location? It is surrounding by grave yard... I'm very interested in this project but the grave yard...hmmm any comment?

  13. Any comment on this project?? Cause im interested in this project.
    Thanks

  14. 3 types of Boulevard showroom is ready. Anyone interested can visit at the site from now onwards.

For me, BL Avenue much better than Boulevard. Though BLVD is a condo with full facility.
Maintenance fee RM0.20 per sq ft.

    ReplyDelete
  15. It is a very good project in term of its layout, price, facilities etc. I went to the showroom and i feel the design and layout are great! The feng shui INSIDE the house is also very perfect! But the problems that make me feel sad are the traffic condition and graveyard. Traffic condition is still okay...and force to accept because we live in Penang. But the graveyard... everyday facing the graveyard when inside the house and drive out from the condo... make me feel 'geli'! And not sure the feng shui nice or not too when there are too many 'yin chi'. Anyhow, if not because of the location, i don't think we can get this type of pricing too :-).

    ReplyDelete
  16. Do you think the price is reasonable for that location??

    ReplyDelete
  17. I feel until this moment the price is still resonable. But today's headline, saying that property will drop ~10%... if by that time, other strategic area housing price equal to this BLVD, then i feel BLVD will fail if they didn't adjust their price. The location is really a big issue...

    ReplyDelete
  18. If you book a unit now, you will get a 8% rebate from developer. For the "Yin Chi", I believe it is just a small matter. You can ask the Feng Shui Master settle for you. My Feng Shui master told me that BLVD Condo has a very nice Feng Shui. The BL Avenue feng shui will be impacted badly once the BLVD Condo is done. Now just put a RM3000 to book a unit. If you decide not to buy before signing the S&P, you can get back your RM3000. FYI, almost 45% of the units already booked.

    ReplyDelete
  19. I already book for 1 unit. not only the RM3000 deposit we will get back and the developer will also bear the installment fee until it is 70% build up. Means we just pay 10% downpayment then we no need to pay the installment for almost 2 years and we get for 1 home.

    ReplyDelete
  20. I also book 1 unit. They told me only start to pay the installment after 80% completion.
Do you all feel that they should change the exit road near BL Hill traffic light there? If we would like to take west (to paya terubong), it is very sharp conner to turn left. And we have to wait the traffic light as well...

    ReplyDelete
  21. I saw BLVD condo advertistment in front of Paya Terubong rubber factory advertistment board. Seems like Reka Indah going to officially launch the project. Anybody see the advertistment on news paper?

    ReplyDelete
  22. Hey, i don't think BLVD condo was a good location to stay and invest.. So expensive, everyday trafic jam like crazy, near to graveyard, high maintanence fees..
Crazy RM300K above for such house (1087 sqft)..
The 8% discount and two years free of interest was just a mask for the developer to attract buyer into their trap..
Such place for me.. RM 190K.. i also will not buy..
Somemore what "fengsui" called dragon head.. Ridiculuous such place near to the graveyard can get good "fengsui" ..
Every night sleep beside the GRAVE..
Wake up beside the GRAVE.. what a wonderful life.. and somemore need to pay maintanence fees RM0.20 per sqft...
For buyer who put the RM3,000 for booking better go and claims back.. otherwise just like throwing the money into deep sea..

    ReplyDelete
  23. RRR, do you have any perfect location or place to recommend since you give a very bad comment on this BLVD condo?

    ReplyDelete
  24. RRR, some of your points might be make sense but most of it not that applicable. The location is really an issue like the graveyard and traffic jam. But beside these two facts, i can't see BLVD got any bad points. The layouts are very nice and design according to Feng Shui and square in shape! The facilities are attractive and importantly we have enough car parks and low dense (8 units with 4 lifts).
We can’t deny that the location is the problem, you are absolutely right. But in Penang Island, where no JAM? And now every property is build for the rich. We hardly can find an 1100++ sq ft full facilities freehold condo with ‘reasonable’ price RM250+ per sq ft. If you found it, please share with us! If not because of the graveyard, I’m sure the price for this type of condo definitely sky high! For eg. Setia’s up coming condo project, indicative price about RM340k onwards for 1048sq ft with ONE car park. About RM330 per sq ft!!!! In Sg. Ara… besides not facing graveyard, don’t tell me there will be no traffic jam! I wish we will have a better choice and more reasonable price after ‘RESET’ by the economy downturn. Will we?
I hope you can share with us if there is any better condo project in Penang Island.

    ReplyDelete
  25. You mean BLVD layout very nice. Just study furthur and see. Every layout is not square. One corner left. And you say the layout is design to feng shui. Hehe, how you define feng shui in layout? Maintenance fee RM0.20 per sq ft for such facilities, you can get such facilities with lower price everywhere. How many car park you have per unit? Haha. Total units for BLVD is 420 units. And you say it low dense (Good).

    ReplyDelete
  26. Good feng shui is in term of internal layout. The bedrooms and toilet's door not facing with each other. The rooms, living, dining are all square in shape. Do you see any odd shape for type A/B? One conner missing its good for someone if their bad corner falls into the missing corner. Low dense is base on calculation of unit per floor / number of lifts. I didn't say overall 400++ units consider low or high dense. The facilities ya you are so right that we can get it everywhere. No doubt that this neither the best nor very good project, but do we have any choice for a better one (new project)? Please share with us if you found any better project to intro.

    ReplyDelete
  27. To 3dcn and Ohhhh..
Izzit you guy was from the developer or buyer side..??
Don't you guy try to think.. the land was so small.. somehow developer plan to build so high building.. 30 floor above.. and i also don't think tht the facilities offer by them was nice like super-condo style.. Can they beat "Regency Height" structure and facilities..??
Regency Height -> more than 1,200 sqft.. maintanence fees per month just RM167..
Beside, the maintanence fees of BLVD.. RM0.20 was much too expensive.. Eventhough BAY WATERS, D'Plaza, Villasmas, Regency Height and others also not reach RM0.20 per sqft..
For such size.. 1,087 sqft need to pay maintanence at RM 200 above.. CRAZY..!! sumemore need to pay whole life..!!

    ReplyDelete
  28. Visited the showroom. I say it is pretty good compared to other projects. Have visited several project since two years ago but none attracted me except this one. Omit the concern of traffic as this is penang island. The location is strategic for me, sitting in the middle of bayan lepas and town. The graveyard is not a concern as i am not 'lau beh' ppl. RRR you sound like you have seen better a project? Mind to share?

    ReplyDelete
  29. Wan to share something here. For Regency Height,You are right, we can not beat their maintanence fees. But please study properly, Every units of Regency Height is facing shape edge of the wall corner. It means your unit main entrance is facing sharp edge of the wall. In term of feng shui, please study or ask for other opinion. what will happen if your units or houses is facing sharp edge or roads. I think it is a very simple theory. And also please study Regency Height layout, is it square? or many sharp corner? Please study and find out. I do not want to give any negative comment here, just wish to share with you all.

  30. Hi all,im a buyer from central park. i think most important is Location... good location will have good appreciation. u all shud consider cp cause tats no graveyard besides moreover price psf is only RM202 onwards with full facitilies.
Abt sev. chgs, after JMB is form, increase or decrease sev. chg will get consent from residents,so not a big issue.just share my opinion. tq

    ReplyDelete
  31. Yup. Once the JMB is form, the residents can review the maintenance fees. For Central Park, the location is good but 4 bloks of condo + 1 blok of medium cost too compact. More over, the developer reputation for CP not so good for the previous project.

    ReplyDelete
  32. RRR, I'm not from developer, i just share my personal opinion. And i agree that this is not a very good project, but as i mentioned many times, do we have other better new project/choice in Penang Island? I went to Regency Height b4, no visitor car parks ..etc (for others, you go find out yourself).
Jane, I really like your CP, the location is really strategic and low dense. Although it is RM202/sq ft, but 2600sq ft!!! Which mean ~RM500k onwards…

    ReplyDelete
  33. hi oh, u can try 1-world or summer palace....i think is better than BLVD. SP goin to launch on 14/3/09....but the contruction is already done up to 6or7 floor.im not from oths developer, but fm my experience buying property, don't think BLVD is not a good investment unless they sell below market price.TQ

    ReplyDelete
  34. Jane, thanks for your sharing here. 1-world has a very attractive layouts and cheapest so far... but it is lease-hold commercial title! While SP is on top of reclaim land and lease-hold as well rite?

    ReplyDelete
  35. Anyone has latest news on this? Price got adjusted? Many people booking?

    ReplyDelete
  36. Now the price about the same with Mutiara Pica?

    ReplyDelete
  37. i heard tht BLVD going to join the property fair in this end of Mar 2009.. maybe got discount..
    hahahaha..
Come on BLVD developer.. try to think a way as to attract more buyer by giving cost down lar..
hahahaha.. somemore KOREK DEEPLY on your brain.. RM0.20.. why not revise to RM0.16 as the SUMMER maintanence fees.. sure ppl will interest.. i am a marketing here.. dunno whether wanted to use my service..
    Hahahaha

    ReplyDelete
  38. no sauna room, no full super condo spec.. but want the buyer to pay supercondo maintanence..
    A bit ridiculuous lar..

    ReplyDelete
  39. RRR, share with us if you are the RID director what will be the package for BLVD?

    ReplyDelete
  40. Dear 3dcn..
This is my package as to re-attract the buyer if i am the director.. all of us also know tht BLVD has good structure n layout.. BUT The Worst was LOCATION and near to GRAVEYARD..

    1) Reduce the maintanence fees to RM0.16 @ RM0.15
(follow market price).. as once ppl heard
Rm0.20.. they sure will run away..

    2) Try to implement as much facilities as you can
as to make BLVD the famous condo.. once
complete.. indirectly it can bring up RID
Developer name and coming future project.
e.g Sauna, Jacuzzi, Squash, Snooker, Table
    tennis, basketball, running track, good
    lighting and so on..

    3) Revise the price again down..
    1100 sqft to below 270K
    9++ sqft to below 250K

    4) Come on.. why not make it 0 interest..
Nowadays many ppl want to look for 0 interest
And somemore the 0 interest was from bank..
    Win Win situation wat..

All my feedback was base on market survey so far.. agreed..

    ReplyDelete
  41. Agree with you RRR. Hope that the developer can read your proposal. If they can reduce the maintenance fees, I believe the units will sold out very soon.

    ReplyDelete
  42. I agree with you that they should revise the maintenance and selling price. Their layout is good but location really matters! If the selling price is about the same with those in good location, I think most of the people will choose a better one especially Taoism who try to avoid graveyard… Although if you can accept that, but the smoke when ‘cheng beng’ really can make you crazy. I feel they should create other significant values to attract buyers and show their capability of building a high-middle class condo. Then, the following project should be able to sell like hot-cake. So let’s wait and see when they officially launch their project. We still got few projects going to launch soon… good luck buyers!

    ReplyDelete
  43. hello..
how come the blog here was just so few only..
izzit this project was so unattractive at all..
donno whether the property show, the RID hv managed to get how many buyer attention..??

I saw SUMMER and the ONE was like selling hot cake..

    ReplyDelete
  44. I wonder why RID do not let public booking in the property faif and want them personally go to their sales office.

    ReplyDelete
  45. Hi May..
Property faif..?? Alamak u means Property Fair Si Horrrr.... ^_^

Haiya, maybe BLVD low demand looo.. so must see show house as to convince ppl to buy..

Erm, not like IJM SUMMER.. no show house also ppl can buy like buying a ROTI of RM 3.00..
    So HOT CAKE arr...

Let the director of BLVD to do something professional as to attract buyer on this project.. Otherwise.. bububububububu...

    ReplyDelete
  46. Is there still got many units are available?

    ReplyDelete
  47. RRR,
I realized that you like to compare Boulevard with Summer. Cannot compare apple with orange ler........

    ReplyDelete
  48. Well, just made my booking yesterday...

For me, it is a nice place... i've been told by my Fung Shui master last time, the house near the graveyard can be said like "Guan Chai Guan Chai, Shen Guan You Fa Chai" (In Chinese)

same like when last time i stay at Tanjung Park...

traffic? anywhere in Penang Island there is no traffic jam during working hours?

i booked mine high floor with 3 car park... so i don think that parking will be an issues to me when visitors coming... as they also told me that there will be about 40 parking lot for visitor...

As been told by them also, near BLVD COMFIRM no burning of coffin... can someone comfirm that?

anyhow, if the situation really not that good, then you can still take back your booking fees in FULL... of cos, i admit that maintenance is abit high, but after the residences mangement is formed, i think we can bring this issues up and discuss more further...

    ReplyDelete
  49. Dear GCS, COMFIRM no coffin burning?! That is a great news! Near the Indian graveyard there (so called vegetable farm), there has a place for Indian cremetorium. If you drive to Heng Ee school from there, you can notice two smoke-polls opposite the Batu Lanchang school. Initially that was for Indian to burn their coffin there. No doubt, this is a very good project, just the location...

    ReplyDelete
  50. Dear ganchingseng.. ic ic.. so BLVD now still left how many units..?
Any special offer to you when you do the booking.?

Beside, do you trust the Feng Sui master word.?

    Thanks!!

    ReplyDelete
  51. Reply PenangGuy & RRR

This is what have been told... BUT i will pay a visits to the temple near there also to ask the local people about that place...

As for coffin burning, CONFIRM, as Penang only got 2 places with coffin burning, 1 is near the padang tembak and another one is near "White Cloud Mountain"

and of cos, the Fung Shui thing is just depends on individuals, as for me, I believe it...

because last time when in Tanjung Park, it really brings alot of lucky to me...
plan to buy at Tanjung Park BUT, out of budget...

BLVD, only left few units for Type A and B (Large sqf type), as for Type C almost sold all out...

Type D still got quite units left... ;)

    ReplyDelete
  52. RRR,

    oh ya, forgot another thing...
booking only RM3000, if u don wan before signing SPA, full refund will return to you...

somemore, they will minus 8% out of 10% of selling price... which means that you will only need to pay 2% instead of 10%

    ReplyDelete
  53. Anyone got make a survey during this 'cheng beng' season? The smoke can fly very high up to 20+ floors?
GCS, then my Indian friend gave me wrong input. She said they can prefer to burn there also besides that two burn coffin places that you mention.

    ReplyDelete
  54. Well,

I made my booking on last saturday where i can see quite a lot of ppl "cheng beng" there... and I didnt even see any smoke go until the Boulevard area... :)

    Just my 2 cents...

  56. Veronica.. u means tht BLVD feng sui not good..?

    ReplyDelete
  57. GUy, from the above the developer ever mentioned there hv the SAUNA facility.. how come never heard they mentioned it have in the SHOWHOUSE side..
Can someone pls do double comfirm whether hv or not..??

    ReplyDelete
  58. Is there any showroom are available now?

    ReplyDelete
  59. Dear Cherry.. the showroom was available since Jan 2009.. Now still hv.. thanks

    ReplyDelete
  60. Hi Ganchinseng,
Referring to your information, there are 3 car parks is offered by the developer?

I do not understand why we just need to pay the 2% downpayment? Can further explain?

    Thanks!

    ReplyDelete
  61. Reply WK,

Developer offering 2 car park for each units, just that I got mine with extra 1 more car park... :)

As for 2%, for example, suppose we need to pay for 10%... But developer offer minus 8% as an offering to the buyer...

So, we just need to pay 2% instead of 10%, imagine, the house costing value at RM260,000, 10% of is will be around RM26,000, then developer offer minus 8% which is 20,800, so we only need to pay RM5,200 instead of RM26,000...

    Cheers,

    ReplyDelete
  62. Reply RRR,

Well, as for Sauna, I think I will call up the developer to confirm with it, as it stated here the facility is with Sauna... :)

    ReplyDelete
  63. Dear Gan,

You mean you purchase extra 1 car park (your 3rd car park)? How much for the extra car park?

    ReplyDelete
  64. Yes, since the maintenance fees is charged on RM0.20 per sf, the project should be fully equiped with all the necessary facilities included sauna. So far, there is no sauna in boulevard as the sales person represented that the maintenance cost for sauna is high, thus, they foresee that the maintenance fees will getting higher if the sauna is in placed. But,I was disagree on that...if really like what they mentioned, then how about the maintenance fees for other projects such as Summer, Spring and etc... as they are also fully equiped with sauna but the maintenance fees is cost only RM0.16 per sf. Then, it was totally not fair to the buyer of Boulevard. RID should reconsider for this issue.

    ReplyDelete
  65. WK, you are right! The sales person told me that RM0.20 is after next 3 years. She said at that time RM0.20/sq ft will just a standard for condo. But I can't buy off this reason...

    ReplyDelete
  66. Well,

maybe we can direct call the RID to clarify on this Sauna issue...

    Reply PenangGuy,
Yes, my 3rd car park... cost at RM24,000

    ReplyDelete
  67. I also do not agree on their explanation...Well, most of the upcoming projects will also only be completed within the next 2 to 3 yrs but the maintenance fees is still charged lower than Boulevard. So,is there difference between Boulevard and them?

    ReplyDelete
  68. Yes, i also agreed.. pay RM0.20 for just normal condo facilities..
Can someone go n complaint it to the developer.. as i believe it is really not fair to all the buyer..

    ReplyDelete
  69. Somemore BLVD marketing really talk nonsence alway.. not presenting at all.. and not even convincing enough.. they should come out with more attractive package as to attract buyer..

Beside, do you all ever heard REKA INDAH before..
i just wonder what project they hv been participated before..!!
Can we trust this developer.. seem they really dunno what was the market situation nowadays..

The maximum maintenance fees i ever heard nowadays was RM0.16 per sqft.. never heard RM0.20.. huh.. izzit BLVD was a SUPER SUPER CONDO.. but without SAUNA facility.. so FUNNY..!!

    ReplyDelete
  70. i heard the sales person said that Reka Indah is a contractor for IJM... they built Gurney 11, The Spring, Summer Place and etc for IJM...

Now they come out and become a developer... Can someone confirm on that?

I agree also for RM0.20 per sqft is expensive with that kind of location... But i think we can reduce it when the JMB is formed for BLVD... Anyone agree?

As for the sales person at the show unit, I think they just hire part time people where they even don't know what to talk to customers...

I think Reka Indah should train they first before getting them to assists customers on the sales...

    ReplyDelete
  71. Yes, i can confirmed that the RID is the main subcon for IJM...nevertheless, it was a good developer. As i knew, to form a JMB, we must wait until the strata title is obtained by certain percentage of the residents, then only you can allow to form JMB.

    ReplyDelete
  72. hurm...

maybe we can get the developer to lower the MF first...

after JMB is formed, then only decide to increase, decrease or maintain the fees...

    ReplyDelete
  73. WK is right. Anyway, you guy/gal feel south wing or east wing better?

    ReplyDelete
  74. Dear All..
Yes.. must by hook or by cook press the developer to lower the MF to RM0.16 persqft..
For referrence.. Central Park.. eventhough 2,600 sqft.. the developer also managed to honour first 2 year fix MF with RM 160 each month..
You see.. tht is how the PROFESSIONAL DEVELOPER do business..
Now economy was so "TERUK" they must also follow wat... as a package mah.. so more the condo hv been selling with HIGH price liao..

Aside to Penang Guy.. South Wing better..
Just to share on my opinion..

    ReplyDelete
  75. 3rd Car park 24K!!! I have to re-think of buying 3rd car. If I buy a small car, Proton Saga, I need to budget in additional 60% for the car park. If the car park is 100sf, this equal to 2.4K/sf....

    ReplyDelete
  76. RRR how to press the developer for lower MF? I don't think can be so easy...

    ReplyDelete
  77. Yes, it was not a easy task..
But as a buyer for sure we will need to get the best wat..
Anyhow, maybe you guy will need to form a STRONG JMB team..!!

Lastly, Penangguy.. do u do any booking at there?

    ReplyDelete
  78. Hey all, the grave yard behind the BLVD seem so silent and NO CROWDED with ppl during the "CHENG BENG".. i also didn't see any smoke flying high here n there..
    Why arr..??
Izzit maybe the graveyard over there old already..??
I also heard tht the batu lanchang road hv a bit improvement.. just a bit.. rather than nothing.. izzit this all true..??
And lastly, regarding the two pipe from the Indian Graveyard.. so far from the BLVD.. tht i already confirm.. don't worry..!! ^_^
    Can someone avdice..!!??

    ReplyDelete
  79. RRR, Sure! How bout you?
By the way, why you feel South Wing is better? Mind to share?

Better choose South Wing "3C" row.. coz it face to KING FISHER side.. and when look down, you able to see the swimming pool and run track view.. quiet nice..

    (>_<)

  81. Gan Chin Seng, mind to share with us had you met up with the developer as to discuss lower down the MF..??

  84. Reply RRR,

I've called up the sales office and they confirm that no Sauna... -_-"

As for MF, they didn't mention anything about it...

I think those BLVD buyer should stand up and voice out this MF together... ;)

    ReplyDelete
  85. Dear PenangGuy, OK.. let go n book for a UNIT..!!

Dear Gan Chin Seng.. OK.. after i book, we will form a party "PEMBANKANG"

  86. RRR, the info i obtained from my friends as she is working under one of the Penang property development company, thus more or less she getting to know about the property market.

    Gan Chin Seng,
How we going to voice out? I think is difficult to do it :(

  88. Huh? Like that also can? Now you not even own the property, if the rate not suit us then we can just don't buy it... You want to 'press' the rate down by using this way? Is not like you owned it already and now want to appeal to revise the charges then only make sense to have signatures...etc. If we can 'press' the rate down using this way, I feel we should ask for unit price >8% discount for early bird too! Or maybe extra car park?! Haha.

    ReplyDelete
  89. PenangGuy.. i totally agree with your comment..

Beside, 3dcn.. u already do booking..?

    ReplyDelete
  90. PenangGuy..
i believe not 8% discount.. as even now we go n do booking.. we also entitle for the 8% discount wat..

We should ask for additional 1 carpark or additional discount on top of the 8%..
Remember the pricing for 1,087 sqft there minimum cost 310K ++ ..

    ReplyDelete
  91. Conclusion, if BLVD able to honour additional one car park and reduce a bit again on the pricing.. i will straight do booking.. then we can form the party "PEMBANKANG" to voice up for the MT rate..
    reduce to RM0.16 persqft..
    Hahaha

    ReplyDelete
  92. haha...

    party "PEBANGKANG" eh...
    not bad, not bad...

Count me in if you all want to go to the sales office and voice out on the MF issues... Let me know the date and time...

For additional 1 car park ar? then I got 4 car parks liao lo... :) good also...

    hehe...

    ReplyDelete
  93. RRR, you go book la. So long d... why still din book? But as I know, all bigger units at resonable floor (not too high nor too low) are fully book. Maybe you can try your luck...

    ReplyDelete
  94. I booked on the 1st day they launch. For early bird, we can try to ask developer to offer another free car park for us. What do you all think? I believe the developer staffs will see our comment on this website.

    ReplyDelete
  95. Ya... agree with 3dcn! Should have something really different for early bird. Don't just say we got 8%... 8% discount is for everyone.

    ReplyDelete
  96. Dear All.. i am back..
Yes, i also agreed for the additional one car park offer to those early bird.. such as us ^_^

Anyone want to hv a grouping and present this to their top management..

I think we all should get a schedule, gather together n present the issue of additional one car park and Maintanence Fees issue to BLVD management..

Lastly, i will only free by Saturday & Sunday..
    12pm ~ 3.00pm

    Thanks!!

    ReplyDelete
  97. Heu guys, I just went to the site and I heard that the project is building on the rock and stone, which will be affecting the stability of the building, any comment?

    ReplyDelete
  98. Huh?! Build on top of solid rock is not better and more stable?

    ReplyDelete
  99. It is the hill's rock.
maintenance fees is very expensive indeed !

    ReplyDelete
  100. Hi All,
Went to BLVD show house again last weekend... :)
manage to capture the constuction site photos and will be send to admin for updates...

    Reply In Style,
Checked with my friend who are doing piling construction work in Perak told me that solid rock on the hill is a lot a lot much stable than others. also, I've checked with RID, they told me that that construction side will be using "bolpa" (donno how to spell it) which means that drilling the hole into the solid hill...

My friend also told me that, this kind of technique is one of the expensive kind of contruction. reason due to drilling to the solid and stable hill rock...

    Cheers...

    ReplyDelete
  101. Hi Gan, you are right. I got the same info too. But honestly, the MFees is too high. They really should adjust that! So far I can't find any Condo with the same level (facilities + # of units) with BLVD at this MFees rate! RID really need to consider to revise that!!!!

    ReplyDelete
  102. Guy.. i also get the same info on the construction method..

I personaly don't hv much experience but i think build up in the SOLID ROCK will be more stable kua.. nevertheless, it was on the horizontal surface.. not in the slope of the mountain..
    SAVE punya...

What bring to all the buyer headache now was the high MF (maintenance fees) issue..
Guy, you all really need to go n fight..!!

WHEN is the time , WHO will be participate..?
The construction work will be done soon..
And i also believe the buyer will need to go n sign up the SnP soon as well..
Wake up.. We need to start now.. not just blog it here..!!

As mentioned i am very free by Sat n Sun..!!

    ReplyDelete
  103. thanks Chin Seng for your confirmation, I jus received review more than 1 person that piling on the rock is not stable as it wont be able to drill into the land. The method is useful info though.

    traffic jam is unavoidable

Yup lets work out on maintenance fees. 20 cent square feet is too high for condo.

    ReplyDelete
  104. OK Guys,

Count me in if want to go ask for lower down the MF... You can contact me at 012-4283834, but would prefer on weekends since weekdays working...

Let me know in advance, as I need to go out station on May some weekends...

    In Style,

    Book your unit there also?

As I get to know from the sales person in the show units, they told me that, SnP will be signed within this 2 weeks time... so better be fast...

    ReplyDelete
  105. Gan Chin Seng, In Style, WK, Penang Guy, 3dcn..
Do you guy go to click on the link above
< Boulevard Condo Open for Registeration >

    Try to go n read..
I really BHE TAHAN liao.. inside the link.. the DIRECTOR mentioned again tht there hv the SAUNA.. huh.. now they say no SAUNA.. NOT FAIR..
They even make a PRESS tht hv SAUNA..

How about we visit to their DIRECTOR office n bring up this issue face to face.. on behalf of the SAUNA and the MAINTANENCE issue..??
Initially the selling px was included the SAUNA.. now say no SAUNA.. they should at least lower the Maintanence fees or should additional some facility back to us..

Their office just in the E-GATE..!!
Who want to join in.. we should do appointment with the director once get a confirm schedule from you all..

    ReplyDelete
  106. Reply RRR,

I've also mention this to the sales person... so, you know what they told me?

they said that, sauna is initial one of the facility but somehow, they removed it reason, due to the maintenance will be very high if included the sauna...

guess, maybe we can visit the e-Gate office and direct look for the directors to clarify on this issues and also the MF...

My opinion, if they dont want to lower the MF, then they should include the Sauna... RM200++ per month MF with sauna... is it ok ar?

just my humble 20 cents... :)

    ReplyDelete
  107. Hi,

Yes, I have read the press regarding the suana facilities and the response form the sales person is cant be accepted at all. Let us bring up this issue before signing the S&P !

    ReplyDelete
  108. For me got sauna or not is not a big issue, if no sauna please reduce the MF. IF got also have to reduce the MF. RM0.20/sq ft is totally unaceptable. You can compare with Bayswater and other condo in Penang.

    ReplyDelete
  109. we r only voice up in this blog, they wont be going to do anything.

    ReplyDelete
  110. All,

I think we list down those who want to join for this MF issues raise up to the director, kindly put you name and contact number...

    Raymond Ong - 019 4702320

Beside, i ever survey Bellview coming project just located beside.. they also say tht RM0.20 per/sqft.. Apasai arr..
Donno whether they are ABANG / ADIK plan horrr..

    2) BLVD must included the sauna facility, seldom
i heard when launching say GOT.. going to sign
S&P.. say NO.. Apa macam arr.. No liability at all.. how about when we sign the S&P.. they run away in the middle of the construction period.. I think they should be more responsible over what they had say initally..

    3) The 3rd car park.. no comments.. of couse also want.. hahaha

Who will join us.. pls list up the name n hp#

  114. Hi all, im Jess and I am still have not book my unit there due to the maintenance fees and traffic issues. I have lotsa comments about disadvantages at the moment and this has just hold me back from putting thru my order

    ReplyDelete
  115. I'm currently not in Malaysia till next month July. You guys can go ahead and please share if there has any outcome. But I don't feel we can do anything... as mentioned earlier, we just convey our message (I already told RID) and if the outcome is still not meet our expectation, then you can just make up your mind and your own decision since we are still not the 'owner'. Just my 2 cents thought.

    ReplyDelete
  116. All,

How? No News? SPA should be signed by this month... any news on that?

    ReplyDelete
  117. Ya... don't know can we drag for a few months? I will drop it if the MF is still that high. Also no special 'gift' eg. car park for early bird buyers! I feel the price should be adjusted to attract more buyers.

    ReplyDelete
  118. So Soli Guy..,
    Just back from business trip..
    Bad news to share..

    1) BLVD confirm tht the MF fees will not be reduce
    2) BLVD confirm tht there will be no free parking
    3) BLVD confirm tht they will not reduce the selling price
    4) BLVD confirm tht there will be price increase after they launch the S&P agreement..
    5) BLVD confirm tht their Director will not entertain for any meeting with buyer..

Me too might want to drop..
Beside, i can say tht there still hv much unit left.. mainly for the below 1,+++ sfqt..
Donno how many of the booking guy will proceed with the S&P stage..

    Thanks!!

    ReplyDelete
  119. they have being on the soft launch for so long, yet promotion BLVD during the phase 1 launching. Seems like this is not a popular project. yes still many units left when i visited the showroom.

    ReplyDelete
  120. RRR,

You already meet up with them on the issues you mentions?

    ReplyDelete
  121. Reply Gan..,

Yes, i bring up this issue to their marketing side..

    Thanks!!

    ReplyDelete
  122. Hi All,

Near BLVD, All Seasons Park by Belleview heard that the MF also RM0.20 / sqft.

Is it that place all the Maintenance also that high?

    ReplyDelete
  123. This is stubborn developer. They don't hear from you guys opinion. Even you want to do renovation also got so much restriction from them. Always want to dig money from the buyer. House quality also not so good, water leak at bathroom, etc. Better check all before you buy.

    ReplyDelete
  124. The MF price is for 3 years later. after complete, other condo may already increased the MF to 0.20 also. otherwise, change the management after get the strata title. however, not necessary you will get any cheapper.
Still many units left, but ideal unit finish already.

    ReplyDelete
  125. RID start to call the buyers to sign the SPA starting next week. Better think carefully before signing the SPA

    ReplyDelete
  126. How do u think?? We reallyu need to consider twice. For me right now, not because of the MF, not because of the sauna but there is one more important thing which is needed my concern----loan. Do u all realise that we are only entitle to get 1 type of loan among the various loans that offered by the bank (OCxx). The loan package that they offered to Boulevard buyers is actually beneficial to the developer but not us as the interest rate is getting higher than the normal package offered by the bank.

    ReplyDelete
  127. Guy, better think twice..
so you all will go n sign the SnP..??

    ReplyDelete
  128. That's why I said "stubborn developer". Everthing they do is only benefit to them. You guys better thing twice before you buy.

    ReplyDelete
  129. Hi RRR,
I think thrice and I've decided to sign the SnP. Hope to see you there :)

    ReplyDelete
  130. I am a new comer here. And, I am going to sign the S&P on this condo.

For me, it is a good buy, mainly because of the location. I have been reading many of us talking about the high maintenance fee(RM0.20/ft)? Which I personally feel it is very subjective.

Anyway, I am also glad that many of us have studied a lot before making your wise decision.

    ReplyDelete
  131. I have withdraw from this project.. might go for Birch Regency

    ReplyDelete
  132. HollandRose and PN..
i am not sure whether you guy are from the developer side.. coz suddenly jump in and give a +ve comment on BLVD.. whereares other had feedback -ve comments on this project..

Aside to Gan Chin Seng, WK, 3dcn..
u guy will proceed to S&P stage..?

    ReplyDelete
  133. Reply RRR,

Im still in consideration. How about the rest?

    ReplyDelete
  134. Hi there..

First reply in this forum.. I think I am going to withdraw as well...

    ReplyDelete
  135. Why we cannot give +ve comment? Are we looking on the -ve side only?

Everything have 2 sides. It depends how we look at.

By the way, I am an individual buyer.

    ReplyDelete
  136. Reply RRR,

If loan and everything is OK, then I will sign for it. As for the MF, probably when JMB is formed, we can bring this issues up or ask for proper accounting to monitored on RM0.20 per sqf spend properly.

For your information, I myself has been surveyed the properties in Penang for about 2 years plus, and personally I think BLVD is the most suitable for me.

1 thing to clarify here, I'm a individual buyer not from Developer side. Reason why I said BLVD is suitable for me is, I get my unit with high floor + 3 car parks. Freehold, Condo Facility (except sauna), highland (comparing to re-claim land), and if course, most important thing is, my wife and me also like it very much.

I can said that I agree with PN, everything has the -ve and +ve, Below is the lists that I've compiled on -ve and +ve.

    -ve
    ======
    1. Traffic Congestion Issues
    2. Near to graveyard
    3. MF is high comparing to others
    4. Extra car park is costly
    5. No sauna
    6. Sharp corner when turn up to Farlim area.

    +ve
    ======
    1. Comes with 2 car park
    2. 8% discount
    3. Condo Facilities
    4. Freehold
    5. Security issues

Note on +ve item 5, for me, personally I think BLVD won't not have security issues, reason, the building is surrounded by graveyard and highland, so we can less worried about the Mat Rempit snatching cases, robbery cases and etc.

Unless Mat Rempit got new road(graveyard) to rempit :) haha... just my 2 cents.

    Cheers all... :)

    ReplyDelete
  137. Reply Gan Chin Seng..
Yes, i agreed with your comment..
I also do the same survey on Penang Property almost one years plus..
BLVD design give me the most pleasant feel..

Anyhow, i really hope tht they will used up our trust on them by build us the best condo ever in Penang..
Maybe my hope was too big.. but it was every buyer thought as well..

    ReplyDelete
  138. Hi All,

Just received calls from my friend who work as Mortgage Consultant in a local bank.

They called RID and said that if they buyer interested to get others bank for loan, RID said no problem, buyer can go for prefered bank they want.

So, would suggest that, we can start survey now and find the most suitable loan before we sign S&P.

    ReplyDelete
  139. Mat Rempit changed name already!!! Now become Samseng Jalan Raya! Maybe we also can call Sampah Masyarakat?! Hehe

    ReplyDelete
  140. Just To share..

    Public bank 1 yr 0% , balance -2.2 / -2.3 BLR
    Am bank 1 yr 0% , balance -2.2 / -2.3 BLR

I ask them why must we take first yrs 0%.. they feedback tht it was RID request so tht they can save up first year interest..
    Huh........

Pls do advice if other managed to get better offer from other banker..

    Thanks!!

    Anyone hv more great offer..??

    ReplyDelete
  141. Hi, i was informed that if we obtained the loan other than those packages that offered by the RID panel (BLR-2%), RID will not bear the interest during construction period and S&P agreement processing fees. Is it true?

    ReplyDelete
  142. WK, Ya normally this is the case.

    ReplyDelete
  143. All,

I thought we no need to pay anything until the building is 80% completed?

At first, RID sales person told me that RID will absorb the interest during construction period until it is at least 80% complete?

I'm a little bit blur... can someone help to clarify more in details?

    Thanks alot,

    ReplyDelete
  144. Buyer only will enjoy the package IF they uses developer lawyer and bank panels. This is a normal case for most of the package now eg. SP Setia, Mah Sing...etc. RID provide quite complete set of bank panels... so it shouldn't got any problem.
So far many people sign the SnP?

    ReplyDelete
  145. Yes, I am going to sign the S&P.

Again, it is up to individual decision. I just felt it is a value buy, not necessary the 'cheapest'.

    ReplyDelete

  150. pls think teice and future. Im a BL Avenue owner, now we are facing the issue by forcing us to use the in house contractor to renovate our sweet home. And the quotation given by in house is higher than market place about 25%. If we choose to use outsider we need to pay RM300++ for them to clear the 'sampah'. Pls think twice.

    ReplyDelete
  151. Daniel,I'm also BL Avenue owner, I'm also face problem like u & very bad luck than u, I apply TNB on 25-May-09 but until now no electric on my home, TNB say the reason is RID technical got problem, want intall meter of wiring is too short so cant install it.
I ask RID management sure facing tis problem but she said is TNB problem ,dont no which department say lie.
Want buy tis type house please consider it must happen tis matter again in ur house in future, toilet also smaller than Taman Lone Pine toilet becoze we are same developer.

    ReplyDelete
  152. Buyer should aware in advance, so called in-house contractor will be part of this project. Office Lady from RID has informed me in advance even before piling started, when enquire about it.

    ReplyDelete
  157. i paid rm500, if you are going to hack down any wall you have to pay rm900.

    ReplyDelete
  158. i don't believe about unique culture or heritage culture. it is depend on developer, RID can't make it but someone else can.

    ReplyDelete
  159. Wow RM500 per house only for the sampah... the revenue is about RM200k to RM300k!!! This 'culture' really create business opportunity! I will surely support those developer that miss out this type of culture --if I have choice.

    ReplyDelete
  160. I signed the SPA today. The package as below:
    1. 8% discount from the selling price.
    2. 3rd car park - RM20K (discount RM4K for early bird)
    3. Sauna replace with the security on lift. Means we need the access card in order to take the lift and the lift will only stop on your unit floor.
    4. MF reduce to RM0.18/sqf

I feel satify with the pakage given by RID.
Oh ya, pls prepare RM4K+ for the legal fees.

    ReplyDelete
  161. Hi 3dcn,

    Just to check with you,

3rd car park discount for early bird? how early you brought the property?

MF reduce to RM0.18/sqf for all?

    ReplyDelete
  162. Gan Chin Seng .. MF reduce for all type..
    RM0.18 for all the buyer ^_^ ..

Aside to 3dcn.. u bought which floor n type..
can you name us all the facilities named inside the SnP..??

    ReplyDelete
  163. Dear all,

I just came back from BL Garden and BL Avenue. I looked at the unit and surrounding by my own eye, which I was surprised to see such a "GOOD" job done by the developer(Of course, based on the price paid). I am comparing the first apartment at Springfield condo about 15yrs ago, which is also about 700sf and around RM96K. This project is considered WELL DONE!

Again, I am speaking from my own mind, nothing to pro developer or buyer. Therefore, I urge all of you go and visit the job done. Then, you decide your own judgement.

Please be fair to all parties.

    ReplyDelete
  164. I bought the unit on 28 Jan 2009. My unit at 18th floor type B. I not quite remember all the facilities.
( Gym room, squash room, table tennis, children playground, reflexiology path, communittee hall, infinity pool, jacuzzi, centralize Astro point, CCTV, Smart Access system.)

Also, there are some changes on the main door material and also the master bedroom balcony window will change to sliding door.

Anyone want to know more, you can visit the site sale office on 18/7/09 evening where RID having a lauching of BLVD Condo. Buffet style dinner will be available.

(P/S: I am not developer side people. OK! )

  168. All Boulevard buyers,

I believed that all you guys knew about the BL Avenue regarding the in house renovation and sampah sei issues.. Anything we can do right now to protect ourselves in future when the Boulevard project is completed so that we won't follow the same path as BL Avenue right now.. Is really not fair to all the buyers...Can anyone confirm that whether can we add some clauses in S&P or any legal letter to prevent this happening? Or can the developer help up on this issue?

    ReplyDelete
  169. WK.. did you bring up this issue to BLVD ppl..?
I think CAN if BLVD want to help..
Beside, did you sign the SnP boi..??

    ReplyDelete
  170. RRR,

Now pending the loan side. Will sign once the loan is approved. Yet to tell BLVD side.

    ReplyDelete
  171. To share the background of the developer, you may glance it at their newly setup web site,

    www.rid.com.my

    ReplyDelete
  172. RID is quite a structural contractor for IJM.
I say this with a high degree of respect..
But, they are also using other sub contractors for other parts of completing a building.
Look at the finishings and the other letdowns for the completed BL projects...
carpark space is limited...in terms of having 2 lots per unit, it is very difficult since both are front and end.
the interior finishings are badly fitted and cheaper materials are used.
If you ppl think by saving rm0.02 per sqft is a deciding factor, please do go ahead.

    ReplyDelete
  173. This forum has been idle for quite sometimes. We believe all of us are busy applying loan and signing S&P.

For me, penang property will be picked up shortly. It is a matter which location will be the highest growth.

    ReplyDelete
  174. PN,

what do you mean by "penang property will be picked up shortly"???

As for myself, same like what PN mention, busy applying loan and now waiting to sign the S&P.

Not sure if you all notice, as the price of the property sell by developer now increased...

    ReplyDelete
  175. I am not a Malaysian but have been to Penang many times. This is a beautiful place and I see the potential of the property market.
I am considering an unit on high floor on the East wing.
I would very much appreciate that someone can comment on this:
Any chance the view of the city be blocked by future development?
How is the housing loan situation?
In an investment point of view, how much would be the monthly rental?

    ReplyDelete
  176. Reply gkh2201,

if you visited the on site show unit, you will notice that the building is already at the top of the hill, should be said as, couldn't have anymore future buildings development on the surrounding.

as for housing loan, most of the panel bank provided up to 90% of loan with BLR -2.2

In terms of investment point of view, i believe that RM800 per month shouldn't be a problem. :)

It was the work load recently for this delay.

Anyway, my meaning is simple. Look at the recent soft launch of the light. It finished in one morning. Look at the share market recently, it really pick up. Look at the China's GDP, it really pick up.

But, but, again, it is purely my own opinion...

  184. Hi Gazer,

Yes, the price increase since last launch... percentage of increment is around at least 2% and above.

    Hi Sharine,

Mind to share with us your company name? and the nature business?

    ReplyDelete
  185. Hi CS...thx for the info, the 8% discount is very attractive :) BUT only few units left for above 1ksqft layout and 9xxsqft entirely blocked by BL hill. However, I like the 11 feet ceiling height that hardly found in any other projects.

Reason, we are all neighbour, should be ok if share the information and probably could be very useful in terms of management wise.

    Reply to RRR,

hahaha, don't worry I'm not from direct sales nor insurance guy... hehe...
I've also signed S&P, now waiting to collect the stamped S&P only...

    Reply to Ryan,

As from my very own personel opinion, this in house contractor can't be avoided. Either we let them to fully renovate our lovely sweet house or just partial renovate is enough or dont renovate anything UNTIL they moved out then only we start to look for our own source for renovations.

If you have the money, why don't let them renovate our house, to reduce as much problem as possible.

If you have just some of money, then probably you can think out to let them renovate only kitchen.

If you dont have much money, then wait, wait until they move out then only you start to source out your own renovators.

But still, it is just my 2 cents... :)

    Cheers...

  192. seems like the BL avenue and garden is selling the right price for the right space size. then why should we even bother buying BLVD

    ReplyDelete
  193. chean-eey,

do you mean BLVD is not a worth to buy? im quite interested in this project..

    ReplyDelete
  194. Soon ...

buy thing is base on ur own opinion, if u urself feel that the price is worth then go ahead, no need to think what other ppl think and somemore now only left few unit coz i just went to the showroom by last week and i book for myself 1 unit also. To tell you all, in KL the house price is more cheaper but the maintenance fee is more higher and this is because of different lifestyle and the amount of land. Penang house is more expensive coz really limited of land and the maintenance fee is more cheaper than KL bcoz our penang lifestyle is more cheaper.

Just take note that penang property always like HOT CAKE no matter u like it or not

    ReplyDelete
  195. soon,

i also put a booking on it. still thinking about it. there are sellers for BL Avenue/garden (forgot which) it is about RM260k for a 1100 sq ft.

Anyone tried to check the neighbour who is building melody homes and how much it costs?

    ReplyDelete
  196. Hi chean-eey,
based on your post, there is one thing you have to make sure with the differences between BL Avunue and BL Garden with Boulevard which is the building title.

BLVD is a condominium title with most of standard condo facilities. If you try comparing sqft with sqft of cos you will feels it not worth and yet if you comparing it with title type, facilities and etc with others, I believe you will seen different things.

    Aside to Loo,
I'm totally agree with you on the penang property selling like HOT CAKE. no matter it if free-hold, lease-hold, re-claim land or etc. Some property selling like HOT CAKE during the launch while some of it might need some time.

    Cheers. :)

    ReplyDelete
  197. i agree, Penang property is selling like HOT CAKE. may be just depends on the return whether is super high or low..
i believe the government will make sum way out to improve the street and road since lots of project going to launch near by...cheers :)..by the way, i just booked a unit too..nice to meet all of u..

  198. Just realise that Reka Indah Development make changes to all the layout for BLVD which all the masterbedroom window will change to sliding window and will have a balcony in their master bedroom and Type D also included although just a small balcony but it was very good also.. Which mean our future house will consist of 2 balcony.Thumbs up Reka Indah
