+ve beat -ve, keep ur money in bank. but maybe bank can also close down, and u will lose your money, so better keep your cash at home, but still maybe thief come in and steal your money

there is always risks, just try to manage it. this is just a blog. anyone can type anything. the only judge is you, just go over to summer place location and find out whats going on there.

comments abound in The Spring blog..perhaps you need to take time to read thru it :-)
few considerations (i did take in the negative ones as well mind you):

1) 2 free carparks (most if not all the condos allocate only 1 carpark with option to purchase limited numbers of space which vary from RM12k to rm18k per parking lot (which is normally limited to upper half condo owners only). for better picture, visit Majestic Height & Putra Place after working hours. Cars are parked everywhere thus clogging the traffic

2) security system similar to baywater

3) low occupancy rate. note that most mid range condos (except Baywater & The Spring) have occupancy of more than 500units

4) location wise, its the most strategic (in between town & FTZ). some might say rubbish hill & sewerage but thats' besides the point i'm mentioning here

5) its a build & sell concept. how many developers out there build their condo to about 80% before selling it? answer is NONE. example: i've considered Oasis before but they're asking us to pay even before they start building the foundation. FYI, the project is stuck in deadlock now..luckily i didnt make my purchase there..

6) IJM uses red brick & quality control is prevalent in its buildings

its still up to u to decide what's the best. at the end of the day, you'll be the one paying for the condo out of yr own wallet.

i'm not talking about Summer Place but about plus points of The Spring cos there's one blog entry asking me about the reason i chose The Spring :-)

Summer Place does have some plus & minus points against The Spring:

+++ pts

- Further away from dump site, sewerage plant, future noisy school & fishermen jetty (escape from smoke, smell & noise)
- Full condo facilities inclusive swimming pool
- Sea view (same as The Spring)
- 2 car parks
- Heard bigger floor size than The Spring
- IJM project, quality assured.

--- pts

- Construction works just started
- Higher density (500 units+)
- Near Sungai Pinang river
- Surrounded by high density medium low cost flats
- Still a lease hold
- bound to be "fried" by speculator again?!

Is it worth to buy? U may judge on it. Above just my humble opinion, don't shoot me.

Yes sir. Go to the promenade, look towards the ferry side, walk until the end. Summer Place condo is at the corner next to sungai pinang river. :-) You won't miss it. They have started pilling works.

If I were to choose between the spring and summer place, i will take summer place. The balcony has 180dec viewing angle unlike the spring.

My friend bought a unit in the spring too. I asked him why? Every monring, your viewing angle is about 60~75deg only except type E.
You can either see left but not right or right but not left...!

And plus some other -ve points given by some blogger above, Summer place outbeat the spring. That was the reason summer place is launched later.Its structure is much nicer.This is not to promote summber place but i really pity those Spring owners! My friend is selling it for $ but who would want that ?

You are talking about the opposite. IJM launch Spring first because it has more + factor then summer. They are afraid Summer cannot really sell well because it is located between 3-4 blocks of low and low-medium flats. Also there is a mosque nearby. Unlike Spring is located near Nautilus Bay which indirectly that place is considered rich man area or some sort like that.

So Summer Place will be riding on Springs strong sales and take-up.

Its IJM marketing strategy. They are good. They will do Spring nicely cos if not it will affect Summer Place. They will do Summer Place nicely cos if not it will affect The Light Waterfront. It goes on, people see their track record and trust them to deliver.

Nobody want Spring? Maybe you can explain which property project in Penang which is sold-out during its soft-launch with no property fair, exhibition, advertisement and promotion?

Just because you didnt buy it doesnt mean that other people dont like it.

I have never ever heard of people who went to buy a property in Penang queue up at the gate at 3am.
(Who would want that?) This is ghost, alien or animal is it?

If you go to IJM office, they will ask Spring owners if they want to sell off their unit as they are other people who is interested. I got an offer of 12% increase from my buying price but I didnt sell cos I buy for my own stay

i'm a buyer of the spring as well and i would like to second that opinion..if your refer to the spec carefully, the spring layout & facilities are almost similar to bayswater (except for swimming pool though)

ppl might say that i'm biased (yup, i agree that i'm biased to certain degree) but i chose the spring after careful consideration of all the -ve and +ve points of all in-development condos in Pg Island..

IJM is definately riding on the wave of suceess from MetroEast project onwards..perhaps the anonymous person on top should consider the fact the he/she will have to line up 3am in the morning just to get a unit of Summer Place during soft launch..good luck to you

Ppl learn through mistake. Those who did not go early for SPRING did not get a chance to buy a unit. I am sure they will be much much earlier than 3am now that they know the demand. I just know I would.

Not so soon..... correct than people rushing to buy The Spring, mainly because they (~70%) believe The Spring have second value.

If The Spring still can sell well with the second (increase 30~40K), then people will start to Q up for Summer Place.

So, let's see how the well the sub-sales of The Spring. It is too early to to make your statement.

I think Summer will have more competition cos Oasis people who get their 9% back might wanna buy Summer

If you see Oasis spec carefully, its quite poor compared to IJM. Oasis uses sand brick(IJM red), Oasis only 2 aircon points(IJM 4),Oasis S&P states only 700sqft(IJM as per your unit), Oasis extra carpark need to pay and its not side by side, its front to back, Oasis land still squatter staying(Summer piling has begun)
This not apply to Oasis only, I-Regency is also the same

Well, cannot compared I-Regency with Oasis, and event Sumeer Place. I have a unit in I-R. Regarding competative, I-R is:

1. Freehold
2. Lower density
3. Minimum 1200 sf
4. 2X2 tiles
5. side by side car park.
6. 12ft ceiling height.
7. ......

Oasis is different at class, and Summer place so far OK and I do not want to make any comparison here.

SPA state that the unit built up area is 950 sq ft only but developer will do renovation to extend it to 1200 sq ft after obtain OC for I-Regency

You are right and I am aware. But what you are not aware is the units will be built to the extended size directly. No need to wait for OC. Also, the extended area is inside the S&P as accessory parcel.

No intention to promote I-R here. Just to defense I-R since someone it to Oasis, which I personally feel is a bad choice when I visited their office last Dec'07.

Palm Palladium, no bad, but not easy to access to. Only 1 way out and shared with Taman Utama apartment, U-Garden and some low cost unit plus the landed houses and semi-Ds. Have to wait until a new road connected to Yeap Choy Ee Road beside I-R, and yet not sure whether the new road will be built. Until then, traffic will be a point to concern.

Anyway, both PP and I-R are almost sold out and not available. Summer Place should be the focus here so we can discuss whether it is a project to aim for.

Other than lease hold and the location on reclaim land, maybe a bit high density, I don't see other weakness yet unitl now. Hope IJM will release more information for us to discuss further.

Of course, the good point is, IJM property alway have good second value. Worth to invest.

Lets not be blind guiding the blind. My grading for houses in town in preference is;
(> means better than).

Delima palace > Bayswater> Palm palladium > the brezza > Regency height > I-Regency > ixora height > d-piazza > summer place > the spring > vista gambier > oasis.

Delima palance & palm palace are still the best as it is low dense and big size. Interior structure are very very nice. Bayswater, the brezza & regency height are in good grading but high dense with about 500units (500u * 3persons). The others are less prefereble.

Delima Palace the best? You got to be joking, go to the actual site, it is DIRECTLY BEHIND KRYSTAL HEIGHTS (the low cost flats in island glades). You spend more than half a million to have low cost flat in front of you blocking your view? And not to mention the terrible parking there and also you can view people hanging their underwear etc

And for your information your choices are not in town area. It is out of town. Please dont misguide people

If that the case then not worth buying The Spring anymore... Just can't accept the way IJM doing business by giving priority to the bulk buyers purchase more than 70% and forcing the sub-sale price sky high which doesn't have the value on that place.

Surrounded by low cost flat and 2cows but they think the place is Gurney Drive.

Delima Palace is not so nice. Heard the proposed PORR will cut thru the road in front of the Condo and that condo may be very noisy in the future.

Didn't u all noticed the narrow road entering to the site. Imagine next time when the condo constructed, residents and visitor' cars will be parking at road side and chock up the entrance. Believe me, it may happen too.

Yes, agreed that the way "The Spring" condo being marketed by IJM was annoying.

Baywater more than 500units?! he/she must be joking..go read the profile properly..density of Bayswater & The Spring is only 396units..

i think he/she is trying to mislead the rest so that there won't be any competition for Summer Place when it's launched (which is a futile effort for sure)

I'm not a bulk buyer but try to step into the property developer's shoes & take a look outside the box.. as a developer, selling out all units is the main priority irregardless of whether the buyers are bulk buyers or real buyers.

if you're a businessman/women, would you stop someone from buying more of yr product if all u want is profit?

Currently IJM is the only developer that is strong enough financially to carry out the "Built then Sell" concept.

That is also one of the main reason why people is rushing for IJM projects. Limited risk involved for buyers.

If other developer is able to do that then we might see a change in wind.

If I am not mistaken, BSG also applying built and sell concept, and only interest to built semi-D and above. This is an advantage because they can sell the property with current market price instead for the price 2 years ago.

If The Spring sell when it started construction 2 years ago, I guess we can get it < 200K. That's why they never tell you the price in any property fair until this April, so that they can adjust the price according to market trend, and even higher than market price in this case.

Last i checked IJM had RM650 million in cash and deposits as at 31/03/08. It is the only company besdies E&O to employ a reclaim-build-sell policy. Its Bayswater project was a hit and Spring was madness. U tink dey got no money meh?

I agree. Dun forget about Nautilus Bay dude. If all those sold out units do not make IJM cash rich, I pity other developers whose sold units are only around 5% to 10% on launching day.

By the way, prices of stocks in the Bursa does not reflect the company's financial strength. A not profiting company's price may also go up and up in Bursa. One example is REPCO hitting over $90. Now already delisted from Bursa. PN4.

Most of the money is use for overseas project. If i not mistaken IJM is slowing down the pace. This is due to the change of government. I don't what goes wrong but there must be something wrong. Maybe some short cut.

First is PGCC then Gurney Paragon. Next is The Light. And your IJM boss didn't tell you that. Pray for your boss... They are coming for IJM

As you can see how proud IJM is. Some even said that "There is nothing we can do about it. The market forces are with IJM this time. If we don't buy, others will. No matter what, we are the losers".

I'm looking forward on how IJM will market Summer Place. A reminder to IJM that Penangites (real buyer) which more needed a house that any bulk buyers and speculators. Their strategy not benefit Rakyat at all. If Summer Place again a money making project for IJM and speculator then what i suggest to bring down IJM, SAY NO TO The Light Waterfront. Since the project is not benefiting the Rakyat and make Rakyat even more burden. I believe sooner or later the government will know how these dirty tactic burden the Rakyat and i believe the govenrment will listen to the Rakyat Voice.

Has The Light Waterfront approved? How The Light Waterfront benefit the Rakyat? Or is it another project that burden most of the Penangites who are looking for a house?

For The Spring case people paying 50K extra just a fews week after the bulk sale to own a unit. They are speculating. You willing to pay extra 50K because of IJM tactic?

Make it fair or else a lot of Penangites will protest The Light Waterfront project.

What a joke? Please don't pose unnecessary comments & bash on the waterfront project even before IJM launch it. If the project is NOT approved, dare the developer put up a huge billboard across the Jelutong expressway?

If the developer is able to deliver this prestige project and lift up the name of Penang as "Pearl of Orient", Why Not? HOW MANY developer in Malaysia are able to carry out such large scale property township development in Penang (Left of PGCC which is highly controversial)? I saw the planning of "The Light" development and are truly impressive with it.

Look back at other established developers like SP Setia, Mahsing & CP Land, did they build lots of Medium cost apartments for the people of Penang? None! They had mostly built luxuries apartment & landed house to cater for rich folks. That's why IJM's The Spring Condo is selling like hot cake.

I'm confident if IJM maintain building excellence & reasonable price tag on Summer Place, this condo will sell like a hot cake again.

Although IJM built medium cost apartment to people of Penang but they did not sell it to the needed. They sold to the rich (speculator and bulk buyer) and make ways for them to become richer. What the purposed of building the medium cost apartment when the needed people buying from the rich at a "frying" price? You think IJM care for the people of Penang? IJM's RM420mil loss was due to merger goodwill impairment of RM940mil, a one off expense from its merger with Road Builder Bhd.Its a non-operating expense and its normal for accounting purposes during merger consolidation. Operationally, IJM still makes RM641 million which is sterling results compared to RM194mil in 2007.

Get your facts right and do some research before coming up with comments like this. This is why the financial savvy community are not panicking and you are...

This are my honest comments. I think a lot of ppl TL is becos IJM build medium cost apt but they end up being built faster, looking better and nicer than other so called "full-fledged" condos in Penang, which are either delayed (Vista Gambir / Ixora) or stalled (Oasis). That is why most people are willing to pay a premium on these properties. And with these track records, IJM is able to progress smmothly into the expensive league i.e. the Light without much fuss.

IJM like all profit oriented companies view bottomline as their main concern and whether u like it or not, the money now is in luxury properties, not mid-cost apartments. I think over the past 20 years, IJM has done its share for the Penang community, like low and medium cost apt in Batu Lanchang,Alpine Towers, Bandar Sri Pinang, Ocean View and also the Jelutong Expressway. How the public wants to fry its property price is essentially open market forces.

Do you agree that the rich have the priority to buy at the market price and the average people force to buy it from the speculators at higher price?

Yes we can't stop the rising price on property. But IJM did it in the other way. Their dirty tactics when each time they launched their properties they claimed that their properties would have 30% - 70% appreciation on capital gain just in a short time. All units sold out, selling like hot cakes but most of them sold to speculators to fry their property prices.

They should stop doing that and sell it openly to the public. Many of the average people unable to get a unit, however if they wanted to buy they have to buy at a 'fried' price. I don't called that a open market force but i will called it the dirty tactics from IJM.

I'm not sure if this trend goes the same to others country. Maybe Singaporeans or Hong Kongers would share with us as they are in the same fate in their country.

Hi anonymous above, simple question - If project like Oasis open for bulk buying, would you go if u had the money? Would you think 70% would be snapped up? I dun think so. Simple rationale. Its the company strength and track record. Not the way they sell.

Similiarly if Summer were to go on normal sale later on without priority bulk buying, I am sure there would be havoc as well and those who are left out would then curse and swear again. Simple rule of economics. Demand will always outstrip supply for established developers.

Ya I truly support above statement. Surin, Island Resort, Oasis, The Peak, The Brezza is all open for sale now. Go get your units. They are still affordable from 280k onwards. No need rush, still many units available.

If IJM do soft launch, without bulk buying I am sure non-bumi lots at least 80% sold out in one day

In comparison, the above projects were launched from last year and still got many units left, The Peak launch on chinese new year

So if you all say near flats la, near low cost la, near sewerage la, why you still want to wait and write here? Go and buy the above properties la...

No need bulk buyers. Just look at the queue for THE SPRING. At least 1000++ people come to buy. SPRING have only 396 units.

Some of my friends scolded me because I managed to get a unit but they did not.

Personally I think the main allure of The Spring is becos it's a built-and-sell. People get to see the product before paying for it. Expected to get OC in Nov rite? I'm also very attracted to getting to stay in less than 6 months after I pay for it. Heck, some has an even longer waiting period.

Since Summer Palace is likely going to be launched in August, it is unlikely to be built-and-sell then. Property speculators will no doubt made their presence felt in this project. However I dont think the response will be as overwhelming as The Spring.
I was at Platino's soft launch, I'd say maybe 20% of the units are taken up pre-soft launch. (cos i was there early early in the morning on the soft launch) Until today, u can simply jazz up to IJM office and pick a Platino unit... there are plenty left after being launched for so long.
So... this is just my personal opinion. I don't think Summer Palace would have the same stellar success as The Spring. Mainly, it's not built-and-sell. Secondly...there are much more units than The Spring, hence higher supply. And the pockets of property investors are not infinite, they would've plough enough into The Spring. Given its the smae area same developer same market segment, if the investors are worth their salt... the epitome of investments is Diversify Investments, never put all your eggs in the same basket. The same person that sweep 17units in the spring wouldn't likely to be buying any Summer Place. Well unless, he's got a deal with IJM tht they wouldn't launch it until they've got OC and manage to sell off his 17units to raise cash for his second kill at Summer Place huh...

Summer Place will not be launched in August. They will only unveil it to the public. Meaning just introduce it to people then open it for registration like SPRING three years ago. Three years later only that soft launching.

So, those who are interested in this project will have to wait 3 more years before they can actually buy it. Well, just enough time to save up abit.

Are you sure? IJM Properties boss has announced in the newspaper that they will launch it in 3rd quarter with prices from RM250K above. It doesn't make sense to announce a launch with indicative prices when the sale is 3 years away. With the prices of raw materials going on like that, it would be impossible to inform the public now and maintain the price for 3 years.

Also for your info, there was no unveiling of the Spring in the papers 2 years ago. No announcement of whatsoever. But the Summer was heavily publicised.

Based on the above rationale, i think IJM will start selling it in 3rd quarter. Just my opinion. I may be wrong! :)

The Summer Place is already up for registration, how I know? Cos i've registered myself.

I'm not sure if they open it to anybody, i think it helps if you're a customer before, not sure though. And August is wht i heard from the person that registered me.
Of course the date is a dynamic variable. They could change it anytime when new circumstance arises. But the fact is that they have the intention to launch it while the property market is red hot. And it's very unlikely going to be Built-n-sell.

i dun think so. At the rate they are setting up the promenade, clearing the land and getting ready for piling, they are definitely on time. The main issue is the pricing though. With the drastic price rise in construction materials and petrol, i dun think Summer will be cheap anymore, probably RM290K onwards. and if IJM decides to convert to freehold, even more expensive at RM300++ maybe...

Dear friend, if you are looking for a new property in Penang ISLAND now is quite difficult to find 1 at this momment (due to rising construction cost, limited new development, blar blar blar..) but u may able to search from existing completed projects.

For Penang Island, try look for Lakeside Tower (Built by IJM), Regency Height (Built by Palmex - IOI), Mutiara Height Jelutong, Sunny Villa to name a few.

Spend the same $$ u can get a landed property at Butterworth.

Think over it.

Do agree with some bloggers that IJM may launches Summer Place higher than RM250/psf in view of current material fluctuation resulted higher construction cost.

yupyup, i consider myself lucky cos i chose The Spring over Oasis cos now the Oasis project is in deep turmoil. in times like this (high petrol price, high raw material price etc), it is always favourable to buy the built and sell concept cos you'll never know whether the developer will go bust or not.. look at projects such as ixora & vista gambier, purchasers are still worrying if the developer can finish the project or not..
my best guess is that Summer Place will be as hot (if not hotter) than The Spring.

Also, BLR might increse any time now to fight the inflation. The cost of buying a new property will increased.

I think 6 months down the road, people will wait and see. If there is projects launched within this period, maybe the take up rate will be lower.

I think IJM will build the Summer Place, and sell it 2~3 years later, like The Spring.

If we take into account of construction material fluctuation of 25%, NEW price estimated => RM 300-320psf.

Say RM310psf, that easily translate to RM307,000 for a smallest 990sf apartment of SUMMER PLACE.

I plan to queue over nite (11pm till morning) any one wants to join ?

I'm very interested in this Summer Place project. Pls post the information here if any of you guys/gals have it. I missed out on Spring and do not want to make the same mistake again.

During the soft launch of Spring, I under estimated IJM. Never thought that RM250K property can get sold out like hot cakes. This time I want to be the early bird.

Who care about getting The Spring or not.. For me The Spring is not in my list.. The land juz bside dumpsite,no fresh air will coming juz rubbish air for you all The Spring Neigbourh00d...hahahaha.. Sad to your family membrs will get sick with this rubbish air..

I think you all must accept the reality, The Spring is juz same like flat or appartment only.. If condo you all should get more facilities, swimming p00l juz simple facility also dont have...

Whether its the Spring or Summer Place or Oceanview or whatever condo in Penang, they will sell like hotcakes. Everyone of them will give you good returns for your money. Better than putting your money in the bank. I have bought and sold apartments around the Sri Pinang, JE Highway area and made double digits percentage per annum profit from my investments as compared to the banks. There are NO negative aspects to buying properties, even in the Sg Pinang area. The only negative side to it is money. I wish i had more money, so that i can get to buy more of them.

This proect is so wonderful, it couldn't go any wrong to buy one. This project should be priced at minimum RM400psf to reflect it excellent location, nice view,reputable developer, good facilities, nice layout, prestige neighbourhood... wah, so many good points... should be RM450psf and above... Don't miss out.

For those unlucky one like me and many others failed to buy IJM great projects like the Spring or The Summer, put your money in good use by buying more IJM shares, bcs we have a big pool of penang folks undivided supports. While they celebrate OC and speculated profit, we just laugh with our in hand profit made, all thanks to their kindness. Timing is really important.

I've check with IJM today and the salesgirl - Nellie inform me that the price is around RM330sqf depend on the size of your unit.Min size is 980sqf onwards.Price is subject to change since they had not yet launch.

already visited ijm office, asked questions. visited the site too. afterthat I say Forget it! The condo is flanked by 2 blocks low cost high density (900 units per block) + 1 block low med cost (400+ unit) + other high rise AND the deep blue (or grey) sea! Only one access road! Scary to drive there esp at night.

IJM haven't decided when to launch Summer Place due to current economic slowdown. Demand for project ranging >RM300k have been significant decrease lately. Hence, expected the launching will not be so soon. But construction of Summer Place will continue.

Hi everyone here, frankly to say that if you treat it as an investment, then it is a business, everything is dollar sense. Therefore, nobody means to be prejudiced.

Everyone serves their rights to get an ideal home for themselve or their family or even rate of return for an investment.

It's actaully depends on which angle you looking on a property.

If we look it from a economic angle, according to matket's demand and supply forces, the properties will be eased gradually to a level where it deserves to be. Do you think those bulk buyer or speculators need no to service their cost of fund and willing to sit there and wait for buyer go to them for 10 years or even more?

we assume that, if market outlook keep gloomy and deepen further, then the properties prices should have adjusted accordingly.

Cheers for those own a unit in the said project, you are great.

For those you are still pending decision whether go for it or not, wish you good luck ahead in a golden ox year.

Summer Place is expected to do the soft launch on Feb 21. Bulk buyers, min 2 units an above. latest price is RM 290psf, maintenance, 0.16 psf, 4 types, 1000 sqf, 1300 sqf, 1400 sqf and 1500 sqf. AP not obtained so no brocure. floor plan available at Ground Floor Menara IJMland, next to tesco. soft launch only selling 2/3 blocks. last block will only be release later.

Went to the construction site and round the surrounding area there and feel that traffic that quite messy as the residents cars from The ocean view, the food court and market just simply park/stop their car around as maybe the low cost condo still not fully occupied yet. Curious whether worth to buy at 280k. Maybe some ppl feel worth it for the overall design and facilities that provided by developer.

is it dangerous to buy property next to riverbed? I'm just scared there'll be water seeping underneath the condo and causing a void area. Furthermore, water keep on washing away the soil and causing instability in 10 or more years? Any engineer here to comment?

after all the complains about 'tak laku', ppl came as early as 8pm yestreday to queue for >12 hours :) and it was jammed packed today. got ppl hire the bangla to queue on their behalf also (pay each person RM200), really duno what to say.

I was about to book a unit of type C here later changed my mind after dropped a visit to the site where a huge mosque is said will be built very close to SP in addition surrounded by newly obtained OC low-cost flats in which will leave impact on the property sub-sale price in near future.
