my point of view: to buy a landed house, we need to know not only who is the developer, but also the contractor, then study the specification of the finishes include floor(POLISHED HOMOGENEUS AND NATURAL WOOD FOR FIRST FLOOR), aluminium window system(multi-lock), exterior finishes(NATURAL STONE NOT CULTURAL STONE), SANITARY WARE, type of solid door and lock set system ETC....
IF you don't know the contractor background, better wait for the work to be finished up to an extend or see the blank show unit.
as the price for the property in penang not cheap.
spend wisely......

is the mutiara pica project still on?
i heard not at the moment

August 24, 2008 at 2:31 PMAnonymous

Mutiara Pica will only launch beginning of next year, if i'm not mistaken. I'm interesting in the project too but would very much like to see the quality and progress of Ixora Heights first before decide on Mutiara Pica which is also developed by PDC Properties. Cos heard progress for Ixora Heights going very slow and delay for quite sometimes. Expect similar will happen to Mutiara Pica too.

ic... meaning they have delayed the launch of mutiara pica which was suppose to be in oct this year

i wonder how the price would be after thw current increase....500K +++

August 17, 2009 at 2:16 AMAlex

anybody know when the houses will be ready to move in ? I mean OC ?

December 29, 2009 at 5:02 PMsv

The project (phase-1?) already completed for quite some times. Any idea when buyers can start moving in with OC obtained?

I was told the conversion from leased hold to freehold was not successful. Those who want to invest, think twice.

Also, there was a big mosque to be constructed in this area.

MS,

I'm one of the purchaser for D'Residence Phase I, and the Freehold title had been issued back in 2008. I've even paid 80k to tranfer the title and charge to the bank.

I wonder which anthenna of yours has received wrong signal about Freehold conversion is not successful!!

Or may be there is some short-circuit in your brain that mixed up the signal??

You commentted 4 projects in a row (Southbay Lagenda, Raintree Garden Desaria, Asia Hills, and D'Residence Bayan Mutiara). All your comment is NEGATIVE except for Southbay Lagenda.

This kind of BIAS and IRRESPONSIBLE comment is NOT WELCOMED here as it's not benefiting anyone, except for the SELFISH YOU !!

Noticed a new condo named The Curve advertised in front of D-Residence. Anyone have any idea the location? the developer or other info.

Even website provided got no info. Quite secretive to say the least.

I was told there is a big mosque will be built in this area. Can someone please confirm ?

September 25, 2010 at 9:46 PMjeremy

Guys,

I like everybody to ignore "MS" for his/her bias comment.

"MS" had posted a comment about the mosque and leasehold on this blog on 5-Jan-2010 @ 4:41pm, and I've also corrected him/her.

Just ignore the dog since we can stop it from barking.

September 26, 2010 at 10:16 AMMS

Jeremy, pls proof that you are not the cock. Don't just talk only and no action.

Honestly, I am the intend buyer, but I need to clear my doubt before my investment. Sounds logical ???

September 27, 2010 at 10:03 AMtedd

Hi MS,
Jeremy tan , Property Talk and Lightning are the same gang . They only talk those irrelevant things here . They dont even own the property but they still like to give comments in unprofessional way . If you wish to find out whether the mosque will be built there or not . Do check the master plan at the Land Office .

September 27, 2010 at 10:40 AMMS

Irrelevant thing ? I am sure all prospect buyers are interested to know whether the mosque is going to build there or not, it will, somehow affecting the property price.

All of you are just standing on one side of the fence to comments, you have your own interest, me too and others.

September 28, 2010 at 4:09 PMMS

I just went to PDC to verify, the vacant land within the vicinity is opening for tender now. As to what it is going to build, no one knows. PDC will decide what and how it is going to developed after they received the tenders. Based on the location, it is likely going to build high end products. There is no specific plan that they are going to build a mosque or not.

Honestly, I like the environment and locations, very strategic, near to Bayan Baru and near to the town as well. I am going to get one.

Anyone here know if the monthly RM300 maintenance fee that we pay for superlink house going to be increased soon?
Already RM300 is quite high for just a guardpost.

December 31, 2010 at 12:00 PMMS

Does anyone knows this is Guarded or Gated/Guarded ? I had visited this area, seems that the fencing near to the sea is not fenced up ?

March 25, 2011 at 12:17 AMMeng

I just buy Super-Linked house but my bank don’t want to give me better rate for 90% loan... only can get BLR-2.2% because bank said value of property much less than my purchase price apparently due to reclaim land.
Anyone can give me good contact for home loan for D’Residence? Thanks.

May 21, 2011 at 4:29 PMMS

Anyone knows why the occupancy in this project is relatively low ? Does that means many buyers are speculators ?

May 21, 2011 at 10:04 PMVoice

Meng,

If bank is not confident in the property, they will reduce the margin. The fact that you're getting 90% loan, it is not the value of the property, neither is it on a reclaimed land.

Higher interest charged to you must be due to something else, which you should verify with the bank.

Nowadays, the mobile team from banks are those inexperience sales person, who can come out with all kinds of illogical reasons.

June 2, 2011 at 12:30 PMAndrew

Does anyone concern that the fences not properly built, and when they are going to build the guard house?
