sales person snobbish due to senior mgmt attitude. Ex-purchasers have been given very bad time that the senior s&m manager got scolded 'teruk teruk' because refused to attend to defects issue.

Hello,

I am a returning expat to Penang and find the property market even more irrational than what I remember. Condos are going up all over the place--while infrastructure (particularly roads) is falling far behind and traffic is worse than what I remember. But according to what I find many go empty. I won't mention the name of one large, modern, luxury condo bloc in a so-called desirable area near where I live--it has no more than a dozen actual occupancies in this high-rise. I'm told that the developer has not been able to sell nor rent the majority of the units.
Moreover, the earnings/returns (calculated in a variety of ways) on condos, apartments and other such property are relatively low; and the prices do not reflect probable capital gains or current income if an investor; nor on quality, location and utility if one is a consumer. I have lived in 3 different condos in 2 different areas of Penang (the so-called most desirable areas) all with very reasonable rents. To buy these same properties (which were offered to me) + service costs would have cost me far far more in real terms and in lost opportunity cost. I have checked on potential capital appreciation of one property (again considered desirable) that I lived in 2004 and find that its current asking price is lower than what was asked in 2004. What it would actually fetch, I do not know.
I have heard that the only capital appreciation that can be expected in the Penang property market is landed property or well-located commercial property. However, expected and realized income on landed property appears quite low--anecdotal evidence of a friend who owns a number of these properties. I am not familiar with the commercial market, so I can't comment. Finally, I find that supply is outstripping effective demand in the residential (non-landed property) market--though perhaps developers and others are banking on a much higher rate of expatriate migration or holiday purchase and an upswing of the Penang manufacturing and service sectors.

My own calculations and observation tell me that the only way that an investor can make money in Penang's residential market is to buy very early into a what is hyped as a new, well-located, quality development project and then to flip it immediately before or after it is completed. The prices seem to peak from 6-12 months before completion to 6-12 months after completion; thereafter, they seem to decline and find their market price.

My question to anyone familiar with this market is to provide me with a cogent analysis that differs from my own (agents need not give me sales pitches). If I cannot find other convincing arguments, all I can conclude is that this market is a bubble waiting to be burst.

A cogent analysis? A conundrum. Yes, there is a bubble forming even way back in 2006. If you've kept up with current events in Malaysia you would've noticed that property developers, especially those based in KL and Selangor hold a lot of sway over government policies. One of the more memorable response of a developer when queried about why they keep building when they are no takers, replied:
"Not to worry. Malaysia has 7 mill university graduates every year. In 4, 5 years time they get married, take a loan and buy property to start family."
However the big assumption here is that these university graduates are
a) employable. universities are a favourite recruiting centre for political party (yes, it's singular).
b) there are jobs around for these political graduates, no matter what their major are.

These are just the basics. Do your research on social and corporate reforms in Malaysia for the past 5 years and you'll get a clearer picture. This bubble might have some mileage left. It really depends on how much FDI we can keep pumping into the economy.

We are very keen to buy a unit at the Ariza Courtyard but I was told of wall cracks (? due to settlement) and termite problems. Are these common problems in this project?

wall cracks are common and appeared on the same spot after repaired. Termite is due to source of soil imported from other places when they are doing the surcharge. Most units occupied have to get the services of the pest control cos if not, the unaffected unit will be affected eventually because the termite will relocate from treated unit to non-treated unit. if you are buying, advise that you get the pest control services.

Hi, CL, I will be relocating to Malaysia in 2 months and Penang is my first option other than K.L. Have been looking around properties in Penang for the last 12 months and I have only identified two projects i.e. E&O Courtyard and Hunza Infinity. After reading your comment dated Sept 30, I do not know if I should buy now or just rent for a few years. Will it be worth to buy an intermiate unit at the E&O Courtyard with the cracks issue and the way the developer is attending the defects?

no regret of buying Ariza Courtyard . If you are talking about value buy then you should look into Acacia .You can see the return for long term . Dont invest in condominium in penang . You have to pay alot of maintenance charges and the sinking fund will be gone like no body business.

Hi John. I have not lodged in for sometime. If you are buying for own-stay, I would recommend that you buy E & O as the value of the properties keep appreciating. My neighbor just sold her unit at RM960k. So far, E & O has provided the best concept development in Penang - their best feature is Generousity of Space. Good luck in finding your dream home.

The latest batch of terraces were launched on Weds. All sold out. The sea fronting ones even went on a ballot! A great location will always see good demand.... good times and bad times.

would feel very scared if there's earthquake in sumatra...like today, acheh...

2004 this area was hit badly by tsunami...plus the whole seri tanjung pinang is the product of the reclamation project... really concern that the ground structure is not stabile...

even today, after the earthquake in sumatra there.... even TESCO in Seri tanjung Pinang already evacuate all the shoppers and close shops.. n MIND U, TESCO building is the furthest from the sea! compared to all the studios apartment n terrace & semi D houses

i very kiasi 1... all types of properties on seri tanjung pinang are overprice 1...the studio condo..landed properties... so expensive, summore have to worry about the land structure or tsunami...
