Does anyone know where is the sales office and still got any unit available? when it going to complete?

January 15, 2008 at 7:10 PMAnonymous

Estimate completion on Jun 2009. OC i think will be available 2 months later.

January 16, 2008 at 2:26 PMAnonymous

Does anybody know whether the buyers had signed S&P?

January 16, 2008 at 10:48 PMAnonymous

What is your question?

Till date, S&P purchase already >65%.

I am one of the buyer there. S&P fee is RM300, remaining bare by developer.

After signing S&P, we must find our bankers, after the negotiation of the loan amount. We need to pay for the loan agreement.

January 19, 2008 at 1:48 AMKelvin

Hi...I have just booked a unit for this condo.I wish to discuss few things with the condo buyer before signing the S&P. I m a little worry on this project.

My contact is 0125045799. Is it possible to any of you who have bought the condo to leave a contact here?

Hope to get more info on this before come into decision.

By the way, just out of curiosity, which unit have u bought? West Wing?

January 20, 2008 at 1:16 AMJeSSe

Hi there, i was one of the early bird to sign on the S&P with Lereng Wira August 07. I have been keeping track on the construction progress.
I can be reached at, should you required further information on this project.

January 20, 2008 at 9:45 PMRee

Not too worry abt this project.
This project is in progress, the developer already sold 65% of the units. So the capital is more than enough to build the whole unit.

Fear not.

I am one of the buyers as stated above.

hi ,

there i am too looking into the condos at vista gambier, but did not see any further progress work. it seems they are still doing the earthwork and foundation. i doubt it will be complete in june 2009. how much is the maintenance charges and do they still give 2 car parks free?

January 21, 2008 at 10:03 PMRee

The already completed the 10% foundation and pilling work.

The foundation normally will take longer time to complete, once this stage is completed, the remaining progress will be fast.

The maintenance charges will be RM160 including sinking fee. Till date, only 1 free car park. 2nd Car park purchase will be around 20K.

January 22, 2008 at 10:52 AMeBlogger

Just to clarify further on the maintenance fee, it is RM160 per month but excluding the sinking fund. Sinking fund will be collected one time deal upon key collection.
And as for the 2nd car park, it is at discounted rate now for RM12k for new purchaser.
FYI, I am also a West Wing's purchaser who thinking of getting another unit for investment purpose :-)

Let me know if you need more info.

January 22, 2008 at 1:40 PMRee

Are u sure extra car park till 12K?

Isn't that the promotion period already over for the 12K purchase.

January 22, 2008 at 1:50 PMeBlogger

I am not too sure on the promotion period, maybe you are right!!!

But for serious buyer, I think this can be negotiate with the developer.

February 21, 2008 at 2:22 PMAnonymous

my house worth market value of 400k typically, 2nd carpark is 5k if yu seriously bargain with the top manager...they just want to sell only may be 12k can be reduced to 8k...negotiation is advantage when u have one unit there...

February 21, 2008 at 11:16 PMAnonymous

The work progress is rather slow, did u guys notice this? They do not even start piling. They are only doing the earthwork and foundation. I'm afraid the developer might not be so reliable. They can just run away like that.

February 21, 2008 at 11:18 PMAnonymous

The road heading out from the condo is very dangerous and it is very troublesome when we want to head back to Bayan Lepas Zone. The price of the condo is also overpriced. what do u guys think?

February 22, 2008 at 10:29 PMRee

For the last 2 post:

1) Haiyo, pilling again? They already completed piling. U think that now ppl are still using big big pilling to shake the earth? Search Wiki for pilling system, there are at least 10 types of piling around. Not sure about the piling process? Please refer to their architect or you can refer to AMbank, they already release progressive payment to them. U think bank is stupid enough to release $$$ if they find out that the pilling is not done?

2) Over priced? Are u from penang? Tell me what units that are under value in Penang? Oasis Cheap? Regency height cheap? Bayswater cheap? Platino cheap? Just tell me where to get around 300k condo with free hold, low density, >1300 sq feet property? I dont think you are from penang and I am sure you are new in this. Please do some homework b4 posting. Dangerous when wanna head back to Bayan Baru? Did u notice the surrounding? There is a new traffic light there... just at the boon siew semi-d area. Please do some research around as well.

February 23, 2008 at 12:37 AMAnonymous

Q : Just tell me where to get around 300k condo with free hold, low density, >1300 sq feet property?
A : Yes, Palm Palladium

February 23, 2008 at 4:02 PMAnonymous

Hi Ree,

Yes, you are right. I have called Vista Gambier office, the confirmed that the piling has already started. Initially i thought they did nothing since i din't see any big or huge piling there as this is the usual way to construct a big building.

Is there a new traffic light at boon siew area there? well, seriously i did not notice that. Maybe i have to be more vigilant next time. But as far as i concerned, there is no new traffic light there.

I think vista gambier price is still ok if u compare it to Platino and Oasis. But at this current price(>330K), it might be give slow return next time as i think nobody will be so stupid enough to buy a condo which is more than 400k.

February 23, 2008 at 6:34 PMRee

Palm paladdium?

1 year ago maybe still can get 296K.

You try call around? See if this price range still valid.

We need to travel far to enter palm paladdium, there are no direct road to the main road.

February 23, 2008 at 11:16 PMAnonymous

There are no direct road to Palm Palladium. I guess it would be that convenient for those occupants.

February 25, 2008 at 7:04 PMAnonymous

In future, will be direct road from Bukit Gambier to Palm Palladium but must wait until I-Regency condo completed.

Yup, RM300K cant get Palm Palladium anymore but RM330K still can get Palm Palladium Type C unit.

February 25, 2008 at 8:58 PMRee

I dont think 330k can get palm palladium...

I think now the reasonable price should be 340k above.

Did anyone notice what is behind this palm paladdium? Please do some research on it....

February 25, 2008 at 9:55 PMAnonymous

what is behind this palm paladdium? Cemetery??What i saw is just a piece of land right..

Did any of you notice that Vista Gambier site has very strong rubber smell? It might not be good to health.

Heard that the developer is new too. Their work might not be so good. They might not be so reliable after all. Anyone has more info on the developer?I could not find any info about the developer in internet.

February 25, 2008 at 10:03 PMAnonymous

Previous is a farm and for sure not cemetery. For Ixora project, then is cemetery beside it.

February 26, 2008 at 8:12 AMJeSSe

I think everyone deserved their first chance in achieving something right?

Think it positively, first project for the upcoming developer, will make them put more effort in producing their signature product on this.
What do you think about ixx as developer, do they produce quality product after all.

February 26, 2008 at 11:17 AMAnonymous

100% agree with Jesee.

February 26, 2008 at 12:31 PMAnonymous

vista gambier-the price will be increased

February 26, 2008 at 12:40 PMAnonymous

I also hope this project can be completed, so I can have a look.

February 26, 2008 at 12:45 PMKelvin

Vista Gambier developer will have their property show in Queensbay Mall from this Friday till Sunday. They have confirmed that the price of the condo will increase by the end of this month.

For thos interested buyer-Do drop a visit to Queensbay at this weekend.

February 26, 2008 at 12:48 PMMiss Chin

the price will be increased in March 2008

February 26, 2008 at 2:52 PMAnonymous

Have check with I-Regency that there is no direct access road from Jln Bkt Gambier to Palm Palladiun condo upon completion. The only road to Palm Palladium is you need travel from Jln Gelugor.

February 26, 2008 at 5:27 PMAnonymous

Do u guys think this project will be completed in year 2009?

February 26, 2008 at 8:27 PMAnonymous

In between Palm Palladium and I-Regency still got another land. If not mistaken is belong to Boon Siew Property, soon or later after this land develope then will link to Minden Heights as well.

February 26, 2008 at 10:09 PMAnonymous

They have just completed piling. I think they will be able to complete it by 2009.

February 26, 2008 at 10:14 PMRee

Price rise again?? How many %?

February 26, 2008 at 10:57 PMAnonymous

understand the increase is ~12%

February 26, 2008 at 11:09 PMAnonymous

chun boh? current is how much each unit?

February 27, 2008 at 10:39 AMAnonymous

I think u better check out the price as soon as possible bcos it will be increased in March 2008

February 27, 2008 at 11:24 AMchin

the sq. ft. is big enough

February 27, 2008 at 2:29 PMAnonymous

Vista Gambier = my dream house
- low density
- strategic & quiet location
- 1300++ sq ft @ reasonable price
- Monthly mintenance fee @ RM160
- 2 car parks

What you can ask for more ???

February 27, 2008 at 2:34 PMAnonymous

I like the environment there and low density, does anyone know still leave how many unit?

February 27, 2008 at 3:39 PMKelvin

How many unit left?

Ms Chin from vista Gambier should be able to answer this.

You can call her to enquire about this. Or drop by Queensbay this week to know in details.

February 27, 2008 at 7:55 PMRee

Increase another 12%? Chun...

Now the new buyers only can get 1 car park... not 2...

February 27, 2008 at 8:14 PMAnonymous

Maybe you can try Palm Palladium because almost fulfill all your requirements. One imporatnt thing, another 2 months already completed.

February 27, 2008 at 9:41 PMRee

Are u a paladdium sales person?

Notice that now ppl already hike up paladdiun price >350K

Somemore, please do so research on the surrounding.

1)Need to take a long path to go in
2) Have a look what is behind the block... Pleae do some studies

February 27, 2008 at 9:50 PMAnonymous

Hi Ree..i really so curious wht is behind the condo..can u tell me??/

February 27, 2008 at 9:59 PMRee

"Logi kumbahan"

hope that this pond with clean water. Else will be smelly...

palm palladium still selling below 350k? Heard that average price is around 400k?

February 27, 2008 at 10:00 PMkelvin

Hi Ree,

I m very curious too. What is actually behind the block? Can share with us? we will be very appreciate that.

February 27, 2008 at 10:02 PMkelvin

Wow..that is bad. Sewerage again..smelly.....

Thanks Ree.

February 27, 2008 at 10:18 PMRee

Cont be sure of that... Need to go to the site... maybe they have well maintained and it is indeed very clean?

There are no perfect properties...

What we need to consider is the resell value, doen the land worth that price? Location....

I think one of the best location still stay within Boon Siew area including Oasis, Vista gambier, I-regency.

Palm Palladium? It can be one good spot too if there is a road link to the main road. But not at the moment. Time will tell, maybe another 3 more years?

Regarding Vista Gambier, what i know is behind the bukit gambier, there land there belonging to boon siew. More banglo will build there alone the hill site.

February 27, 2008 at 10:23 PMRee

Too many typo error, below are the correct version

Cannot be sure of that... Need to go to the site... maybe the pond is well maintained?

February 27, 2008 at 10:46 PMAnonymous

Location wise, i think Vista Gambier, I Regency and Oasis will aprreciate greatly. Regarding Vista Gambier, ppl have been saying that the maintenance will not be good in future since the developer is new. What do u say on tis?

And do u think there will be a lot of ppl who are willing to buy >400K condo? Vista Gambier price is around 340K(include car park). DO u think it will bring strong return? I think the more it can go is near to 380K.

February 28, 2008 at 2:04 AMAnonymous

Yes, it's nothing impossible bcos the price of penang property is keep increasing.

February 28, 2008 at 7:01 AMRee

maintenance fee? I think the price is resonable. Do you notice that now other new developer with high density units charge RM>200 for the fee?

In term of maintenance services? I think if the power hold among Lereng Wira. Despite that they are new but they are the type that accept complaints or comments from buyers. I think they will listen. If they act other way round, we can always form a community to get back the management or we can choose to out sourse the service to other company for this maintenance.

No one will buy if the price >400k? I cannot tell now. Time will tell. But now the market price is around 330K, in March there will be another 12% hike. Means it will reach 370K in less than 3 days time.

Maybe in Jun, i think there will be 2 show units for display, this will make the price higher. Till completion, i think the price will rise once again.

Both of these development stages will bring the overall price to 400k, i think.

This does not apply if world/malaysia recession happen. Lets pray hard for it.

February 28, 2008 at 8:05 AMJeSSe

The properties price will keep appreciating regardless of recession or what.

If we have done some research about the properties price around that area, we may understand well enough how is the trend look like.

Back to 70's (no too long ago) the DST at this area only cost >RM60K but now? >RM450K can anyone tell me how much gain you have on the property.

Property investment in Penang island will never be regretful. If we really can afford, then we should go landed.

The banking facilities is soooo convenient nowadays. You may depopsit the loan amount to the bank, where the bank cant charge a single sen on you loan. and yet, When you sell the property, you are not subject to Property Gain Tax....

Population will never decrease but space may remain. ~ Boon Siew's philisophy

So why wait....?

February 28, 2008 at 12:49 PMAnonymous

Talking about show unit? No show unit in lereng wira office?

Show unit only avalaible in June? where will it be? At the site?

If it is at the site, i dont think they can complete it in June since they have not even build up the structure.

February 28, 2008 at 12:58 PMAnonymous

Yes, I also curious to know where the show unit located on Jun/08.

February 28, 2008 at 4:01 PMAnonymous

may be some one from the developer
could confirm the availability of the "show unit" in June 2008 .....
Ms Chin, may be you could help ... ???

February 28, 2008 at 4:18 PMAnonymous

I heard that there will be a fly over build .in front of the vista Gambiar ..
is it rumors or true?

February 28, 2008 at 4:43 PMAnonymous

No, is not in front of vista gambier. Beside vista gambier has another apartment, our "lier government" plan to build a PORR next to this apartment. I'm not sure when it will be started and completed, just like our 2nd penang bridge.

February 28, 2008 at 4:59 PMandy

No, is not in front of vista gambier. Beside vista gambier has another apartment, our "lier government" plan to build a PORR next to this apartment. I'm not sure when it will be started and completed, just like our 2nd penang bridge.

February 28, 2008 at 5:40 PMAnonymous

How do you think about New developer "Lereng Wira Sdn. Bhd."

February 28, 2008 at 5:45 PMAnonymous

I have seen the proposed route for PORR and the road will link somewhere near Vista Gambier. If this is the case, then the environment surrounded there would be polluted with noise and dusty.....

February 28, 2008 at 5:51 PMAnonymous

Agreed. The developer never talk of this issues when i was in the office... -.-

February 28, 2008 at 6:02 PMAnonymous

I think they won't mention about it as this would cause the condo price depreciated if more people reliased.

February 28, 2008 at 6:40 PMAnonymous

Polluted & noise with the completion of PORR???

Look at Bayswater, it builds besides the coastal highway but yet, its selling prices was rising high & I personally had entered one of the units @ lower floor, I didn't notice the noise from the high way.

Also, based on the fact that Vista Gambier was built on a relative higher than sea level land, the 1st floor is almost equivalent to a normal apartment @ 6th or 7th floor that built @ sea level zero. I think the air pollution & noise level would be very minimum.

I might be wrong, so let the property to prove by itself upon completion :-)

February 28, 2008 at 7:52 PMAnonymous

tomorrow is the day to asking developer all our enquiries at Queensbay Mall. pls update us if you all got any news regarding this project. thanks.

February 28, 2008 at 8:06 PMJeSSe

Another PORR around the area?

Or the LRT

I am really interested to know do PDC squeeze the mega project in between the high density resident area in Island glade, Bukit gambier (uphill & down hill)....

February 28, 2008 at 10:00 PMRee

PORR? there is another apartment in front... that aqpartment with 5 level tall... this apartment will block the noise and dust. Dont tell me that this PORR build up > 5levels height. :)

If we wanna worried abt the noise, i think the curve road to yap choy yee there more noisy... Worry abt noise? Like that u better buy on top of penang hill...

February 28, 2008 at 10:38 PMAnonymous

The PORR post has really worsen some of the potential buyers. Don't simply say if it is not true. Anyway, i think the PORR project still have a long way to go. Don't trust the state government too much. Too many lies and blank promises. Just look at what happen to Penang Bridge.

I'm more interested to know the details of the developer and the progress of Vista Gambier than this PORR.

February 28, 2008 at 11:15 PMAnonymous

By tomorrow, u will know the progress of this project because road show at Queensbay Mall.

February 29, 2008 at 8:28 AMAnonymous

Do anyone know why the built up area has raised from 1260 to 1343 sqft?

I remember that the built area mentioned in the S&P for 117 sqm = 1260 sqft, and additional 246 sqft for the corner unit

February 29, 2008 at 1:51 PMAnonymous

Actually both corner & intermedite are 117 sqm / 1260 sq ft as stated in the S&P.

We will have to break a wall to make the corner unit to be ~1500 sq ft and the intermediate unit to be ~1350 sq ft.

Not so surprise about this, Gambier Height do use the same "strategy" with more walls to hack !!!

February 29, 2008 at 4:40 PMAnonymous

huh, gum tou tuck.

February 29, 2008 at 5:00 PMAnonymous

of coz "tuck"

February 29, 2008 at 5:03 PMAnonymous

normally new developer will do this kind of fancy fancy thing. haha.

don't get heart attcked can d. if wan stable n low risk, then go for ijm.

February 29, 2008 at 5:36 PMAnonymous

well, let's go see ms chin and mr cheah for the update of the development.

February 29, 2008 at 6:57 PMAnonymous

yes. yes...really have to ask...dont get cheated.

February 29, 2008 at 11:16 PMRee

S&P Stated 1260 but there are few wall that hackable such as the masterroom balcony and room 3 window area. please refer to the layout plan on that.

I think VG really attract lots of interesting many post lately.

Question that we need to ask is..Anyone notice the balcony grill and car park grill? According to the developer, it will be replace by cement wall instead of metal grill. Hope this is true.

March 2, 2008 at 12:07 PMAnonymous

East wing, 20 units left and West Wing still 32 units left. Intermediate unit, 1343 sqft and starting price from RM335,800 onwards. Corner unit, 1556 sqft ans starting price from RM413,800 onwards.

March 3, 2008 at 8:05 AMJeSSe

The progress of the constuction has delayed becaused of the constraint from the surrounding resident.
whereby the resident wanted to have decent peace of mind after coming back home...... you cant blame them and should understand their right as current residents also.

According to their project plan, the structure should start from March. There, we may have better feel about the progress of the development.

The completion with OC should be end 2009, else the developer may have to serve the penalties charges to those early early birds.

March 3, 2008 at 8:40 AMlexus

I really dont who spread the rumors for the PORR at island glades area.

Please make more research before review to public, listen to hear say will only make others more confuse only

March 4, 2008 at 1:19 PMAnonymous

Hi Lexus, may I know what is the construction beside Vista Gambier? There is fencing of Green color metal sheets just in between Mutiara Courts n apartment in front of Vista Gambier. Is that the construction for PORR? As my fren told me, PORR construction has started in Air Itam area.

March 4, 2008 at 1:51 PMLexus

Hi anonymous,
I am not sure what will be the development behind the green fence.

I thought it was the compound from the scafold store.

But you look at the GPS location of Vista Gambier,
5deg22'28.44"N & 100deg17'55.52"E 81ft. and compare it to the surrounding. How could those elevated flyover to be built across the residence area that is already too high up.
Please download google earth to get the better view of the surrounding area of island glade.

Anyway, which part of airitam that they have started the construction. I am interested to know how do they make the connection to the PORR.

March 4, 2008 at 6:13 PMAnonymous

Hi Lexus, please go and buy the Penang map which has indicated the PORR for better picture on the route. I remember PORR will link from Bkt Gelugor to Island Glade area which might also across somewhere surrounding Vista Gambier area too.

March 4, 2008 at 7:38 PMLexus

You trust penang / malaysia map???
I dont think it has any updated version for tourist neither.

i can log on to for viewing

March 5, 2008 at 10:39 AMAnonymous

I don't mean to argue or whatsoever, as I am the resident in that surrouding too. The PORR from air itam will link to the bangolows (hillside) just behind vista gambier construction and link to gelugor via current traffic light. The PORR near to my house will be station 3 in the map that you show us.

March 5, 2008 at 5:06 PMAnonymous

If this is the case, the unit price for this condo would be depreciated in future.....

March 5, 2008 at 7:37 PMAnonymous

Hi Lexus,
Are you one of the owner of the Vista Gambier?

March 5, 2008 at 9:25 PMAnonymous

Is this real??

PORR behind Vista Gambier??I don't believe that.It involves huge amount of cost if it is.

Impossible i would say.

March 5, 2008 at 9:43 PMLexus

That must be something already great about the PORR.

Listen to your opinion that there are high possibility for the PORR to be done.//

People are criticising:-

March 5, 2008 at 11:33 PMAnonymous

It is more convenience to every one. Do you think the value of the property will depreciate? If this is the case, how about the value of the bangalows nearby?

March 6, 2008 at 8:26 AMJeSSe

It seems like the discussed topic has changed to PORR from Vista Gambier progress.

I would suggest to Vista Gambier / Lereng Wira to publish more project development progress on monthly basis with some picture illustration.

Think that may ease ppl's mind.

March 6, 2008 at 12:51 PMAnonymous

That's a great idea from JeSSe.
Miss Chin, can you help to do that?

March 10, 2008 at 12:49 PMLexus

Ya, management from Lereng Wira should consider to send some progress update to the purchaser via email...

you can put everyone in bcc list if other purchaser wanted to have ZERO visibility to each other. Then they may not 'see' each other.

March 10, 2008 at 12:51 PMAnonymous

The raining season is coming back on again, will the mentioned progress slowed down again???

it suppose to start on the structure from March.

Hopefully the resident can understand a little to let the construction to complete a head of time, there they may not have to suffer for long.

Anyone know what will happen to PORR after DAP take over the CM in penang?

March 10, 2008 at 12:52 PMAnonymous

Isnt that too earli to tell? DAP or non DAP?

Please advise, everyone....

March 11, 2008 at 7:36 AMAnonymous

Yes...good idea. picture of project update is very important.

another similar tactic with The Oasis? free LCD TV?

March 14, 2008 at 1:12 PMAnonymous

I m looking for new condo to buy. Vista Gambier is one of my choice.

However, i found that the progress of this project is getting slow recently. There are no workers at the site.

The manager said that the car park structure will be there on March. But i see nothing so far...

Seems like the project will be delayed due to certain problems.

March 15, 2008 at 12:15 AMAnonymous

Good News to Vista Gambier Condo.

This project will be completed as scheduled. Have just asked the developer in Property Fair.

No delay. So, nothing to worry about. Everything is fine. The developer is financial stable too.

March 15, 2008 at 8:46 AMAnonymous

AS one of the buyers, I had received notificaion letter from the developer to make the 2nd 10% payment since the foundation work had been completed & going to start the structure built up very soon.
I am waiting to see the initial structure to be appeared :)

March 15, 2008 at 8:48 AMAnonymous

Hahaha, will the developer tell you that they are financially not stable and the project will not be on schedule to scare you away?
Any developer will say "i am going to bankrupt soon, dont buy my condo"?Use your brain my friend?
Definiftely they will give strong promises to attract you. It seems you have not asked anything in the property fair. sigh~

March 15, 2008 at 9:11 AMRee

Till date abt 70% have been sold off. For a housing development project, if >60% sold remaining will be the profit for the developer. 60% should be able to cover the cost.

I had already paid the 20% months ago, I think now the project slow down due to most of the buyers delay on the 20% bank loan. Not everyone immediately go to the bank for the loan after the 10% deposite... This may delay a bit from the buyers and hence effecting the developer. This sounds resonable? This is just my opinion.

If most of the ppl here worried abt the developer, worried elsewhere such as the Oasis or D'Piazza or any other project.

There are no reason for them to abandon the project since >60% sold. Now they are selling remaining 40+ units for their profit/earning.

March 15, 2008 at 10:56 PMkelvin

Agree with Ree, no reason for the developer to abandon the project since the sales are already more than 65%. I have just bought a unit there too. Those who are interested can visit the developer show at PISA property fair tomorrow. 42 Inches LCD free. So, hurry up!! Cheers to everyone. Keep the discussions rolling.

March 15, 2008 at 10:59 PMJeSSe

Well Ree,
I have got nothing to say anymore. I guess i have to agree to what you have mentioned here.

As what i have mentioned earlier. New Developer doesnt mean there are unstable developer, everyone just deserved their first.

A developer with passion and sincerity may still use this opportunity to built their first signature product.

We do hope that the ppl around the construction be patient and tolerate for the following 18months, just let the project to be completed sooner.

March 15, 2008 at 11:19 PMAnonymous

"hurry up for the 42" LCD TV as a gift"

There are condition to get this free gift. You must pay 10% immediately during the registration. I ask one of the saler in the booth today

I notice the price shoot up a lot compare to the soft launch..

March 16, 2008 at 12:48 PMAnonymous

Why the give 42" LCD as a gift?
They cant sell off the remaining unit, due to some reasons?
Mutiara Height used to give out any gift before the developer bankrupted?

March 16, 2008 at 3:10 PMAnonymous

They use this tactic to attract u guys to buy with paying 10% one shoot.

March 16, 2008 at 4:46 PMAnonymous

Looks like the developer just inform ppl that there's a free LCD TV by paying 10%. This is a marketing gimmick to ensure potential purchaser does not have much time to consider since its only valid during the fair this season. If the price now did shoot up significantly compare to earlier fair, there's no harm giving a TV since the buyer is actually paying for it. Just a word of caution, there seems not much progress in the development and for potential buyers do consider seriously before you open your wallet. And for those who had mentioned that the price has appreciated and they already make a gain, we can only know how much it will appreciate when its complete by judging from the sub-sale transaction. My comment is not against anyone just a point of view for those who wish to invest and make quick bucks. But for those own use, I guess value appreciation it not so much a concern. Its more on the quality of the entire project which involve not only the internal finishing or surrounding but also the committed vs actual time of completion, the transparency of the developer to the buyers and etc. Good luck!

March 16, 2008 at 4:49 PMAnonymous

For buyers, just ask yourselves whether the developer has inform you on the progress of the development. For quality developers such as Hunza or E&O they inform buyers on the progress progressively. Looks like there request on the progress but there's no answer instead the topic switch to "Free LCD TV". :D

March 16, 2008 at 11:18 PMeBlogger

Yes, I am one of the buyer & had received notification from developer stated that the ground work & piling had been completed. I need to pay the 2nd 10% by next week.

I am not too surprise that developer is giving free 42' LCD as free gift as one of the attraction for interested buyer. This is not the first time I am seeing this kind of "business" strategy ...

Btw, I am also agree with Ree's comment that this is no reason for developer to abandon this project since 65% had been sold out. So, whatever units sell out now would be benefit/gain to the developer.

Would you abandon an opportunity to >1 million net gain in the next 1.5 years???

March 16, 2008 at 11:25 PMeBlogger

sorry some typo ... below is the correct one :-)

Looks like someone is making fun on the developer(ms chin).Maybe they are just to busy to post up the progress photo. So, don't put the blame on them.

March 17, 2008 at 12:34 PMLexus

Someone just dont have marketing sense wherby, the developer was so busy about the property fair lah.

I'm sure they will that every thing in to account.

March 17, 2008 at 3:30 PMAnonymous

Anyone attended the property fair?
Did Lereng Wira has some picture to display on its latest progress?

March 17, 2008 at 7:11 PMAnonymous

no progress pictures at the property fair

March 17, 2008 at 7:24 PMAnonymous

I attended the property fair last weekend. The latest progress photo was shown on the LCD TV in the fair. What I can say is some "so call expert" does not attend the fair but simply post their comment here. Perhaps Im wrong, they attended the fair but have problem with their eyes instead. :p

March 17, 2008 at 8:14 PMAnonymous

hey.. can u be more polite...!!
I really do not see any picture.
I just say the truth........
They are showing the model house in the LCD screen not the real progress......

Do u open ur eye to see the LCD or been attracted by the gift so called 42" LCD TV

I do not have any intention to misleading the buyer, just want to share with plp what I have see in the fair

March 17, 2008 at 9:30 PMKelvin

No point to argue about this. Calm down everyone.......

The developer did showed their work progress during their project show in Queensbay. However, i m not too sure whether they did the same in PISA property fair.

Currently, they have finish piling and landscaping. You guys can visit the site to know more about their work progress.

March 18, 2008 at 10:04 AMmike

Hey Lady and Gentleman,
Listen up! Vista Gambier going to be a abandon project. Dont believe? I am the rival competitor who spread rumour? Someone stupid to confuse ppl in this bog? It does not matter for me at all! Go see for yourself what is behind Vista Gambier and its surrounding. Trust your own eye!!!!!

March 18, 2008 at 11:15 AMAnonymous

hi evrybody..

dun panic n dun listen to rumours2 thing. they juz want to make things more curious. i think they cant buy that condo and want to ask ppl dun buy also:p
Vista Gambier Condo wil complete on time they expected. They didnt use normal piling that cant make noise, they use caisson piling.

March 18, 2008 at 11:19 AMAnonymous

typo error..

they didnt use normal piling that can make noise, they use caisson piling.

March 18, 2008 at 11:28 AMAnonymous

i one of the buyer for East Wing coner unit.. i trust this developer can finish up their project on time.

March 18, 2008 at 11:39 AMmike

Try to influence ppl the project is OK? All are empty talk!! What can the developer show you?? Do you know how many things are hiding from the developer? Anyone heard abt PORR? Rumours? Ask yourself, wanna take risk? Why ppl always hava a lot of doubt about this project? Why this condo not selling well? Why they give 42" LCD TV but still cannot make their condo sell better?? Do you notice anyone signup the condo during the property fair?? You want to regret when the developer grab all your money then run away? Think seriously. If you have plenty of money to waste, go ahead.

March 18, 2008 at 11:40 AMAnonymous

hii everyone..

Dun listen to competitor.. they also want to promote their property sure wil condemn others property. want to talk about perfect place n perfect house, everywhere also got good n bad environment..We also not perfect, think +ve and dun judge undesirable qualities b4 u aware the whole picture.

March 18, 2008 at 11:49 AMmike

Hey, you are getting panic, and more panic!! I know you are from developer side. If you want ppl to have confidence abt ur project, prove to us!! Dont simply put the statement "think +ve, we are not perfect..." bla bla bla. Now ppl want to see why should they buy Vista Gambier instead of others. Why Vista Gambier has so many uncertainty? Why the condo not selling well? Why the progress so slow?? Why no update from developer?? Answer it!!

March 18, 2008 at 12:01 PMAnonymous

Hi mike..,

dun to emotional. how u know that this project wil b abandon? do u hav any proof? dun talk bad thing if u also not to sure n dun hav legal proof! +ve think, they give 42'LCD TV is juz for gift if ppl interested to buy on property fair. It something right, then nothing..About PORR, we hav no right to control it.. U think which area is perfect if i want to buy condo? can advice?

March 18, 2008 at 12:10 PMAnonymous

sory, im not developer side. im one of the buyer. i think u really not agree wif this project. my husbd bought this house last year, we always went to their ofis and ask alot of question. but they still confident and their selling also not bad..

Thanx for your advice it make us more carefully n update wif this developer.

March 18, 2008 at 2:11 PMAnonymous

No point to argue guys ...

Let's the developer to prove themselve ... time will tell. :-)

March 18, 2008 at 2:36 PMmike

Why I get emotional? Simply because I am the owner too...

March 18, 2008 at 5:35 PMAnonymous

Hey Mike, I don't believe you are one of the owner, simply because you stated that "It does not matter for me at all!" ...

If you are one of the owner, I don't think you will write in this way ...

March 18, 2008 at 7:08 PMAnonymous

mike, you r really a dude which is open minded. dare to accept comments good or bad. its a compliment. anyway, i m not a buyer and have no interest in the project. by reading all the comments from everyone have to say "pain" or "gain" can only be felt by those involved in it. if some of the ppl here don't like comments from others, just don't blog here since u folks can't take it. like someone has said ppl like me only spectators. just enjoying all those frustration of buyers when someone comment their choice and look at how they protect their point of view. that's part of what blog is for....hehehe

March 18, 2008 at 8:57 PMRee

Just because of the FREE lcd tv and everyone argue here?

Do you know how much the price hike up till date? Abt 6 months time, due to the development cost increase, property price goes up...this bring to a overall of +30%. By having this type of promotion, this will ease the pain of new potential buyers. Hence, atrracting more new ppl to buy.

Mike, why so worry? U change the worry to panic and to havoc here. Nothing is perfect, who knows one day the developer will run away, or in the other hand, anyone of us here might face financial difficult and cannot continue on the housing loan?

There is aways work around if the developer runnig away or we facing financial problem.

If developer run away, bank is the one getting worry. We might have to pay more interest on top of principle. This will not stay forever, sooner or later, banker will appoint another developer to continue on the project.

If we having financial difficult, MRTA or insurance will protect our family. If economic not well, we will work all way out to earn the $$$. This is the nature of human kin.

Causing panic and havoc will not help much. You as a buyer wanna see potential buyers running away? Do you hope that when 100% completion of the project, only 70%units occupied? If in this case, i think the developer will cut the material cost due to lower profit margin . What negative effect may given rise after that? You tell me that.

Everyone hope to get a 100% completion house/unit before they make purchase. But you tell me that, how many projects practice that?

Sometimes feel lazy to answer this blog. People, please post more constuctive commens. Dont' simply said developer runnig away without any real facts.

March 18, 2008 at 9:33 PMeBlogger

Ree, nothing much I can say but to agree once again with your comment :-)

We ALWAYS should have +ve mind on whatever we are doing or whatever problem we are facing ...

This is the KEY of life to success.

hmmm, since when our Vista Gambier blog become a war field, huh? I must have miss the best part out of it....

Do any one of us with Construction Background or even experience in housing? I am pretty sure most of us are profession in respective manner, i was thinking is it possible to form a pre-mature community to study the progress together rather we do the guessing, guessing kind of studies around the blog.

What we are interested is the progress of the development only right?
Who want our hard-earned money to get burn? I dont think even the rich tends to play play at such investment with no returns...

Therefore, lets start to do the progress pictorial first. And follow by the survey around the residence why is that the project move slower than the schedule...
And the most important thing is to publish the finding to calm every purchaser.

March 19, 2008 at 9:16 AMAnonymous

It is very interesting to see how people react, especially those buyer, when some -ve comments are posted. :) Dude, +ve thinking is important but sometime we also need to listen to the -ve side; and think what should we do abt it if it is real. Not to simply fight back emotionally. Let's hope everything go smooth and everyone happy.

Probably you really the buyer, who knows :) But stay calm. You've raised your concern and now everybody is aware of what they should pay attention to. Thanks dude.

March 20, 2008 at 10:25 PMAnonymous

Sorry mate, i just want to show the bloggers that the vista gambier has had received -ve comments while blasting from the local residence.

Cases like this may always the fact the make the progress to be affected.

If the residence can tolerance a little bit for the coming 18 months, then the progress can be hasten.

End of the day, everybody will be happy. Existing resident, no need to suffer for the noise, dirt, interruption....
Whilst the VG purchaser may have the new condo soon.

Yes, i do agree with Ree.

People are interested in the development of the Vista Gambier, and have concern to participate to understand more about the progress.

Please dont be a 'stir shit stick' after all.

I do have to agree that this is a free comments area. You points are value to us all also. But try to be civilised person by not introducing those #$%^&*() words.

April 7, 2008 at 1:44 PMAnonymous

How is the stop work order posted in The Star on 5th April? How will it impact us as buyer? Anyone has any latest news to share?

April 7, 2008 at 2:38 PMAnonymous

this issue might delayed the construction process.

April 7, 2008 at 4:23 PMRee

I went there yesterday. The project still on going.

If they failed to repair, maybe the gov will delay the project.

Abt the photo, is it getting more? The photo posted depend on our own initiative.

So i think there are no standardized on it. Anyone feel free to post.

April 7, 2008 at 4:27 PMAnonymous

From the news, it didn't seem to be that negative.

As stated, they (VG developer) will repair the crack as soon as possible for the impacted house & at the same time, the blasting work had been completed.

But, one valid concern is that the developer shouldn't wait until the goverment chipped in then only take the "repair" actions, they should have done this earlier.

After all, hope this issue had been resolved after all the repair & the residents there will stay with patience for another 1 year plus for the project to be completed in time.

Where is the location of the show room in June/July timeframe?

April 9, 2008 at 11:12 AMAnonymous

wat i know the show room wil b at the site.. it wil b at 1st floor for intermediate n corner unit..

April 9, 2008 at 8:27 PMJeSSe

to have a show room in two-three months is really a challenge while the site is only erecting the tower crane only.

Kanba te, LW project manager.

April 10, 2008 at 1:56 PMAnonymous

I doubt it that we will have a show unit by this June or July.

April 10, 2008 at 2:15 PMAnonymous

Well, if the show unit is ready by June/July, I quite doubt on the quality. I rather prefer they spend some time to build something good. But, this is against business man rule :)

April 11, 2008 at 1:50 PMAnonymous

Well, if I were VG management, I will definitely put on serious focus on the quality as well as the delivery schedule since this is the first product that will represent the company's reputation if they wish to continue on future projects in PG or Malaysia ...

April 14, 2008 at 9:04 AMAnonymous

Unfortunately you are not VG management, ha ha, no offence. Build a good quality product within tight schedule will involve high cost. It is not easy to achive. Hope VG is a serious developer otherwise...

May 1, 2008 at 12:57 PMRee

If not mistaken, the price will be:

Ground floor: 335,800

Ground floor left 1 or 2 units

1st floor onwards: 343,800 + 3,000 every level.

I think till stage, below 9th floor all sold out.

You can always call the developer for latest update.

May 3, 2008 at 10:35 PMRee

can't believe it.. Anyone read the 'The Spring' section? Ppl go queue there around 3am b4 the soft launch and someone actually offer 30K extra just to get a unit there.

The property is leasehold with 900++ sqft to 1300++ sqft with price range from 270K+ to 360K+. On the launching date, the price already hike up 10k. Make it to 280K+ to 370K+.

Despite the project got so many negative feedback, it still sell like hot cakes. Before the soft launch, the total unit already sold out 70% to bulk investors. remaining the 30% for normal ppl like us to buy.

I at first aimed for this project, luckily i didn't wait for the soft launch. Or else I need to spend 360K + 10K(price rise on that day) + 30K (desparate to pay extra for the front queue) for a 1350 sqfeet unit!!! Maybe I wont get it at all.

Luckily i choose Vista gambier. Pay less, better environment, better surrounding, better facilities etc.

Today went to VG site, the developer show me the master layout plan, he said there will be lots of progress each week, stay tune. He even stated that the car park plus level 1 will be ready by June/July.

I will post the photo in my picasa website. Stay tune.

Finally, I wanna congratulate those IJM buyers. Thank you for frying(goreng) penang property to sky high once again. :)

May 3, 2008 at 10:41 PMRee

I am sorry, I make a small error on above post...
The biggest unit on the spring is 1280sq feet, not 1350 sq feet.
My mistake.

May 4, 2008 at 9:20 AMAnonymous

Hope that VG can be completed per schedule & the price will raise upon OC obtain :-)

Btw, where is "The Spring" & who is the developer?

May 4, 2008 at 12:51 PMAnonymous

Hi Ree,

ppl want to buy the spring although need to queue in stead of buying vista gambier, this is because they not confident on vista gambier.

you prefer vista gambier, but then a lot of ppl out there like the spring. viata gambier still hv so many units left although being launched so long already. for own stay still ok, if investment really hard lo.

not all property so hot 1, i think ijm property only so far, which hv ppl queing early in the morning to get a unit.

May 4, 2008 at 1:47 PMRee

That is the reason why i congratulate them.

I also thanked them to fry the property here in Penang. Bayswater now with market value of 450k. The spring also going to 400k.

Hope that the IJM shares will go up as well. I maybe buying the stock as well. But too bad, the price drop from RM9.0 to now RM4.0++.

May 4, 2008 at 2:14 PMAnonymous

rm4 is a good buy wat, their property so hot.i go there for the spring soft launch, see a lot of sad faces due to not getting a unit.
