My relative has bought this apt. Notice a few things:

1) Standard total built up: 960 sq ft, but the actual layout as stated is only 820 sq ft. Air cond deck (hollow place) and front entrance total 140 sq ft. classified as accessories parcel. Then, why PDC charge the maintenance fee based on 960 sq ft and not 820 sq ft. How can "a hollow place", just like airwell who put air cond deck can consider chargeable place.

2) Understood, in S&P there is no mention both lifts will equipped with security access card, unlike someone mentioned earlier here. In fact, CCTV is a must nowadays, but is missing in this project.

3)Additional car park is a necessity considering surrounding area is very congested. Hope the buyers of this project can
work together and continue to push PDC to find way to allocate/provide additional car park to purchase. Believe buyers are more than willing to pay. Don't expect PDC taking the initiative to find way on this issue as also stated earlier in this forum, merely a sales talk. The buyers should cooperate to push PDC to do so. Otherwise, you can forget about PDC doing you a favor. Especially the project now is still at the beginning stage, further adjustment is still possible, though not certain. If wait until the project almost complete, it's certainly impossible for PDC to do so.

4)As experience in my previous apartment, it's advisable for the owner of this project to form resident/owner group to deal with PDC now, to monitor the progress and quality of this apartment. PDC may have change management, but close monitoring is still required, considering small local contractor is taking charge of this project. Am also wondering the tag line "Apartment with Condo Design" is for real, as the spec used I've heard about this not suggesting as such.

I'm very interested in Mutiara Pica, another PDC project, but will certainly look very closely at the quality of this project first, before commit myself. Heard Mutiara Pica will only launch next year.

In my opinion, at least must have a nearer comparison, how can compare the quality of >RM700k D'Residence landed property with RM280k-RM350k Mutiara Pica apt. At least Ixora is at the closest price range under apt category. Similarly, it's incomparable the quality between PDC low cost flat vs Mutiara Pica.

Hi Mutiara,

1. Mutiara Pica is 300k-550k.
2. Both of them are located on the same location and they are likely to adopt same contractor and project management team. Therefore, the quality control standard and workmanship should be close. Isn't a bit idealistic to expect same workmanship btw D'residence n ixora?
3. Those land property expensive bcs of land itself. You may be right not to compare Ixora with the bungalow, but I certainly expect the terrace quality same with Pica (medium cost).

And to Eric,

Do you have anything new? It is not a secret anymore that all private developer in Malaysia subsidizes their low cost project by charging higher price for their none LC project. That's why REDHA chairman request government to build more LC unburden developer from building more price competitive projects. And, please get your fact right, your fraudulent claim apply to all private developer, but PDC have access to MOH allocated fund for building low cost.

I was impressed...the construction progress of this project is really up to speed... Almost done with the 6th floor already, should done with 8th floor by end of year. In term of structural work, they began by early August, right? Within 4 months, 7 floor done. Efficient contractor typically can complete 1 floor every two week in KL. With their current speed, Ixora construction should have no problem completed before end of 2009.

But, getting early OC at this sluggish time not necessary better off for all project, because while market sentiment is weak, property price is unlikely to appreciate much upon OC. Starting point is crucial for the later days yield. For medium low cost project like Ixora, demand for it is always strong in comparison to medium and luxury condo on Penang island.

I notice from pdc that said government increase the petrol price. So, pdc also increase the maintenance fee. Now a day, petrol price already decrease, did somebody check with pdc the status of the maintenance fee. latest maintenance fee is 0.13/ft.

When I refer to my current condo monthly audited expenses, it has little to do with petrol. Majority loaded by staffing and big portion go to electrical bill. If TNB could have improve their efficiency and cut redundancy, we could have much more disposable income in general.

Few more bumi unit available, check direct with PDC. None bumi, only from sub-sale market.

There're various ways to do:

1. Fencing as SY suggested, easiest and practical.
2 Close up with highly reflective glass door (double door). More privacy, just cost slightly extra, without offending the management. My neighbor done that and still able to get renovation deposit refund from mgmt.
3. Completely knock off & expand. Normally, mgmt won't allow this, but u can still do it at the risk of not able to get refund your renovation deposit. Cost a lot extra, very much depend on house layout. Risk of difficulty in getting approval for strata title if you dun wanna "spend" when authority know ur door.

The third suggestion is strictly prohibited, you may be asked by the developer to revert to the original structure even after you've built it, since by doing so, may cause serious problem to obtain strata for the entire apartment from the authorities.

You may proceed with the proposal only after obtaining the strata.

Not sure if PDC offer any upgrading package to tinted window during construction... else, you may able to make the change after OC.

A suggestion, dun change to black tinted, but high UV filtration tinted paper (any color u prefer). The effect is much better than changing the glass (more colorful, cheaper but depend on quality and brand, and better cooling effect). In this case, clear transparent glasses are more flexible.

Believe the apartment maintenance fee also not that expensive. plus your rental, the buyer has to forge out nearly RM300 every month? For this fee one can stay in a more luxury condo with extra car park. or add a little bit more can pay monthly installment to buy one unit new low cost flat across the road.

My apartment just across the street at Taman Jubilee and the parking rental only RM60 per month. That even is the latest rate after last year increase (previously RM50)

Don't worry, the demand is few times more than the supply. If you've done some analysis on the residential structure of your target tenants (suppose done by the time u bought the property or extra car park), they are either medium size families and young working couples, typically need more than one car park. The worst point of this project (this area indeed) is car park (and congested access with roadside parking). PDC only offer 16 extra car park, and the demand is huge (fully grab during balloting).

For those complaining, the rule is simple: take it or leave it.

Stucture work of the higest floor of one block already completed, another block should be done in a week time.

Overall, I estimate it would take around 6-8 more months to complete all construction work, it is achievable subjected to the project management team. VP, for PDC project typically not more than 2 months,CF (OC) lagi cepat.

For Ixora Heights (my opinion),
A standard unit at RM200K is a good buy;
RM200K - RM250K is acceptable; Any price more than RM250K is too expensive.

I charge 35k for my 2nd car park alone. Back to economy 101, supply and demand. Parking could be a nightmare there in lip sin and every high dense area with condo (ocean view, villa emas etc), an extra car park make a whole lots of different. 2-3 car is a norm nows a day.

Still long way to go. Currently, only the building structure and exterior of the wall are almost completed. Roof cover 70% only. Guard house 80% completed.

Even the top floor penthouse still without ceiling. There is still lot of interior works to be done and still in progress, including corridor, unit tiling, wiring, lighting, fencing, awning, sewerage system and many many more.

OC expected only end of 1st / 2nd quarter year 2011.

I just went to Ixora and just get in it, really frustrated.. it is not really spacious as what i expected.. I think my current home N-park is bigger than Ixora... the good thing bout Ixora is. it has bigger room when compared to Npark,,, but very2 smal living hall and dining hal.. I think big2 furniture is not suitbale for Ixora.. just do the zen style only.. really frustarted.. don't think that the price of 187k is worth it to buy.. what more for the 300k.. so ridiculous.

i went to ixora 2 time already.What i saw is guite ok for me.The living hall is not too small,only the master room a bit small.Foyer before main door too big,u can fence up foyer after OC.i think u have a big family,so u need to buy >1000 sq ft apartment/condo.

Alan, I'm still single. Plan to marry soon. Mr. Lim we won't b allow to go inside, the worker allow me to go in coz the supervisor wasn't there during Sunday. But if u want to enter it is on your own risk la. The building look fine from the outside, whenever u go in u may think that it takes more than 6 month to be completed. I think the OC will only b obtained the mid of 2011

On bumi-lot selling to non-bumi, it's possible. I've confirmed with PDC. Just that the owner need to fulfill certain conditions.

You're right too. All bumi lots sold were registered with Govt Agency, but once you are able to meet their requirements, sell to non-bumi is not an issue at all.

I visited straits quay date back Dec'09... outside look 90% completed, inside cements everywhere too along the staircase... come one la, costruction before completion, regardless what price range, all about the same.

FYI: the commercial below the suites of waterside is called straits quay, by E&O

Initial floor plan is the catalog from PDC. the different is Main entrance door already move to near Dinning and change the bath room design.

FYI, the actual floor plan is same as S&P.

1st bathroom can't see the soil stack. it put to the air cond desk there. base on PDC and S&P rule, we can't extend the front door. For the aircon desk, we only can do cage. This is what I know from PDC....If we still want to extend front door and aircon. I am not sure whether PDC will fine us or not

a word of advised thru my experience:
for a property to appreciate in price we need standarzation including air cond and grille doors or etc
If everyone do cow -boy style ..i am sorry to say your property will look cheap and the price will drop instead of going up. Who loves for a property to drop and always follow the t&c and not the sales talk ..u may not like to hear it but it is the truth.

Why waste $ on swimming pool, rather urge PDC to utilize the swimming pool space to build more additional car parks. Better still, multi storey car park. Believe both PDC and Buyers will be benefited. PDC also can earn extra income.

All buyers should push PDC for taking initiative and find way to build more car park rather than anything else.

Bukit Gambier Height = RM. 100.00,

Progress of this project is extremely slow. Typical semi-govt project. Vista Gambier and Ixora started piling almost the same time. Vista Gambier oredi obtained OC, Ixora still yet complete its car park and other facilities.

The project expect to complete December 2010, OC June 2011. It is in the plan. According to developer, all high rise building take 3 years to complete. It is mandatory. According to other contractor PDC is very detail to check every single defect in the construction. That is the reason they need to slow down. Safety comes first

Mus, 3 years is a maximum period developer require to complete the project. Usually won't take that long to complete an apartment, if the developer is efficient. 3 years period just give the developer more breathing time, in case of any unexpected event before the buyer can claim LAD.

PDC still fail to shred away their inefficient and lazy mentality. They are very famous with their delay trademark. Look at Bayan Mall (now known as Queensbay Mall) How many years have they delay until need to be taken over by other developer.

Even S&P signing for Ixora Heights also delayed for few years. Everything delays.

Look at Ixora, despite completed still fail to lit up the apartment/car park and etc.

It may not be relevant with whether SNP expired or not. It's about attitude and lazy culture of the organization/company. It's about efficiency.

Just like when an organization has the ability to complete a task in one week time but they tend to drag their feet upto one year and do nothing during that period. Take their own sweet time becos there is no KPI for them to meet.

Vast different from privately owned developer.
Very clear examples are Vista Gambier, Summer Place.

Summer Place open for sales at least a year later than Ixora. Have over 500 units, bigger scale, more facilities than Ixora. But what is the status now between Summer Place and Ixora.

Judge by yourself. Shameful PDC Properties.

Actually, I'm not the owner of Ixora myself, but my cousin did, he bought the unit many years ago due to wanna get marry,but have to drag his wed for years becos of this lazy and inefficient developer, delay signing SNP and drag the completion of the project.

I don't think the project manager/contractor of Ixora can survive their job if they are employed in privately owned company rather than PDC.

That one really pissed me off.:(

The lift arrangement is not practical. My in law stays in mid lower floor while I'm at high floor. Everytime we need to visit each other need to go all the way down to change lift? Sound crazy. Also, PDC assumes residents between lower and upper should not mix with each other? What a crazy idea. This is only practical when you have more than 2 lifts, like some office blocks.

sy,keep your finger cross for CCTV to install. don't really trust the guard or even pdc staff until you see CCTV install with your own eyes. Last time pdc staff also told me go to lift need access card. But seems all mere talking.

Anyone notice all windows at the middle staircase are without cover / glass, and some more the windows are also very near the window of the 2nd room. Very easy for uninvited guests to climb over and get in the room thru the room's window since the staircase is a public place can be accessed by anyone.

Hope it's not another sub-standard project which shortchanged the buyers due to unscrupulous dealing with the contractors, which result in cutting corner.

The window is clearly big enough for someone to simply climb over to the room.

For the lift arrangement, instead of one lift from 1-10 & another lift from 11-20. Why not make it an Even number floor for one lift and an Odd number floor for another.

In case any one lift breakdown, at least the residents need not climb so many floor.

Hi, I used to be interested to buy a unit but not until I saw the house with my own eyes! The pentagon shape master bedroom is so small with a huge cross beam on the ceiling! You can either put a bed frame OR a wardrobe! Is this how you call a master bedroom? The kitchen is facing the other 2bedrooms! The whole house is full with angles! I'm sure nobody would buy if they see the house first! I'm lucky that I did not make any purchase. If you don't trust what I'm saying here, then you shall wait till you see it for yourself. So not worth the high price as it's now over priced!

I think whoever IH owners have interest in this project should make an effort to write to PDCP, including CM himself to voice out your dissatisfaction and concern. My lone voice is never enough.

I've done my part and will consider to take further action if necessary. But I hope those who give comments in this forum will also doing your part, don't just provide lip service without any action, pls write to the concern parties in PDCP about your dissatisfaction and etc., if you really hope PDCP will seriously look into those highlighted issues. No free lunch in this world.

The only way hang boleh dapat attention is to email PDCP and cc Dato Rosli (PDCP Chairman) and CM.

The project may not be delay, as per PDCP, they will handover to the buyer tepat 3 years after S&P signing. To PDCP, this is a big achievement. other issues, cam lacking of security features, CCTV/lift access card dll that cause concern to this project, they don't care much.
