Regardless of the model, the whole area will be affected by the sewerage and the nearby dumpsite smell. If you check with the resident nearby the area(Ocean view) or even the new Shell petrol station. The smell is unbearable especially during rainning season and low tide. The state government has no plan to relocate the dumpsite. You can read the news from Sin Chew or The Star.

True mate. I agree with you. Maybe those people who bought Nautilus are purely speculative investors who hope to price will increase.

I doubt anyone would wanna live in that area. With all the adjacent low cost flats and bad smell. It would be quite dangerous for ladies to come home from work late at nite. The area might soon be like Farlim, congested.

Please also bear in mind that all buildings in that area are leasedhold, 99 years. Not a good investment to purchase leasedhold properties.

This condo is in process converting to free hold. Nautilus bay is also doing the same thing. My personal point of view, it is very strategic location with the JE highway ez access to perai area, georgetown and also bayan lepas. The dumpsite smell may only affected the nautilus bay teres house which facing the seaside, the spring is far away from that. The process of sewage treatment is fully operate inside the buiding, if the smell can flow until the spring i think the whole stretch of JE highway and the surrounding area condo will also affected. Do you think the gov will stupid enough to do that??
Tht area is booting up by IJM for numerous project with commercial, school, residential, Gov institution, thus it is tone of potentially "FACTORS" to boot up the price of the property. It will b launch somewhere Mar(tentative schedule by IJM).
Personally I like type G and Type E and hard for me to make up my mind.Pls give your advise ..or correct me if i am wrong..

I doubt IJM will be able to convert THE SPRING to a freehold apartment. They can't do it for Nautilus Bay, I don't see how they will be able to do it for Spring.

Anyway, just a word of advice... with the increase in frequencies of earthquake, do you wanna stay in a 23 storey apartment on a plot of 99 years leasedhold reclaim land which cost around RM300++ ?

There are rumours saying that The Spring has already been converted to freehold. But i don't think that it is true. I have been calling IJM many times. They deny that. It will definitely sold as leasehold.

It is not worth buying the Spring. Smelly and on reclaimed land.

I think they are in process to convert the land to freehold and the possibility is very high coz this land is mainly reclaimed by IJM .
Like D'residence the land reclaimed by PDC and finally they able to convert it to freehold .It is just the matter of time line.

I remember last year during Properties fair, IJM had a booth for The Spring project and mentioned the unit price is estimated 200K and above for leasedhold 99 years. Why now they increased to 250K & above and still selling as leasedhold?

even an aprt located beside a big smelly drain, reclaimed land, no swimming pool, near to tone of low cost flat and somemore leasehold also selling so exp.....
Penang property is really getting crazy....
The IJM sales person told me there are alot of people register for this project and high possibility will practice balloting during the launching.
So. ..it means not neccessary u will get your ideal unit even u got $$$$$...!!

although some ppl may say it is not worth, coz the location is near to the dumping site. however, from the public response on the nautilus bay, which sited in front of the spring, those units are sold out and even use balloting during launch, so i believe the spring will also practice the same during launch. Purchaser with more units will be given the priority to draw first. for nautilus bay, to qualify for the balloting, the purchaser must purchase a minimum of 2 units. i not sure about the spring.

we cant deny that the spring is really a hot property compared to other porperty like the oasis, vista gambier, i-regency, which need to do roadshow n various advertisement to sell thier units, and after so long period, stil not fully sold out. if 1 proeprty project after selling so long period still hv many units left, mean public not favour on it, and your chance to get investment retuen will be low. because even first hand property market oledi not so good, how can the 2nd hand market will be good in future? think...

i think it is so hot because a lot of investors are ijm supporter, so let wait n see, maybe even u hv money, also cant get a units for the spring, if ijm give the priority to ppl who buy more units, as wat i c during nautilus bay launch.

from the term & condition on nautilus bay, is purchaser with more units will be given the priority to draw first and to

for purchase of single unit is after balloting for Bulk Buyer. Ballot will be by drawing numbers. For those who with no.1 will be given first choice to select the unit and so on.

ijm property normally not much advertisement. u will not c they hv roadshow on shopping mall like other property. some property even hv counter at shopping mall after 1 year/2 year launch. (i think no need i say, u also can know which property)

the spring not yet launch, i m not sure about the balloting system of the spring. however, i think it will sold out on the launching day. working ppl like us hard to get an ideal unit as they will give priority to those rich ppl which hv strong purchase strengh.

for ppl would like to own a condo unit by ijm, i think the spring is the project which stil affordable. the coming project launch by ijm for "the light" project on the reclaimed land near to penang bridge will be luxurious condo which cost million. i dun think working ppl can affrod it anymore, they will aim for foreigners in future.

i am not the developer or agent. i m ijm property buyer as well. i would say the property of ijm hv quality guarantee, so far, what i can c in penang is only ijm use red bricks to construct the bulding.(red bricks price 2x sand bricks) For condo maintenance n service, it is also very good, u can pay a visit to ijm condo such as bayswater, alpine, pearl view, lake side, it is well maintain and give a good profit return to buyer.

due to profit return is good, that y lot of investors like to buy ijm property.

Yes, I agreed with you. Buying a condo is diff with buying a landed property.
Landed property is on your individual unit you can do whtever u like but condo is a whole community which must consider the developer responsibility on the unit they build, long term management service, sinking fund to apply strata title , facility maintenance and so on.
I hv friends staying in Lakeside tower and bayswater both their comments is very positive.

yes, thing once become branded will be expensive, but still there is lot of ppl out there like branded thing, not only car, cloth, shoe n etc.

the important of buying property hv to be based on the quality n finishing of building, management n maintenace for long run, then u will c the diff between ijm property and other developer property.

for first time buyer, i suggest to buy developer which has good reputation to minimal ur rick, as buying 1 property maybe oledi cost lot of ur saving. working ppl cant bear the risk where maybe the property get abandoned or hv delay completion, as we really work very very hard to get the downpayment money. so think wisely.

delaying because developer is working on the land conversion. another reason is they can hike up the price due to increase in the construction material in coming months.

the srping from initial 200k -> 230k -> 250k, u say delaying good or not to developer. ijm hv strong financial, they can build it before get the money from buyer. do u think other developer able to do it, some developer even request for high downpayment in order to start their project. imagine nothing at the site, u already need to pay 10% downpayment.

if got law for first house buyer, then it shud be under government house d. where got private company talk law to u 1? private company is to make profit, they r doin bussiness.

our govenrnment cant fight for poor ppl, because most of the government ppl are rich ppl. u c at Singapore, their government build lot of quality flat for their resident and hv law to protect their right. for private project condominium only open to all ppl.

For me i am interested on type G facing the bridge but after considered the dust and sound pollution i would change my mind to type E.

But type E is too far away from the car park...sigh...still can't make up my mind...!!

Hai all, I just comment what I have study for past 1 year between Spring.

Last year I'm quite concern the SPRING activities closely, however after getting some info from my friend who are properties investor, quantity surveyor and etc, I think I might not consider SPRING as my investment target. Last year there is a blogspot to comment about SRPING but I don’t know why it has been removed.

1. Please visit http://mykampung.sinchew.com.my/node/21311?tid=4 . The Penang government no longer affords to transfer the rubbish via ship to Perai and plan to build rubbish recycle factory nearby there. The information from official websites show that the cheapest method is to be burn the rubbish. Imagine how harm to our health if everyday we absorb the burning particular from the factory. In this case, I think you must be prepare some budget for medical insurance. The other point of view is that this proposal is proposed by Dr Teng, once Dr Teng becomes Penang Minister, there will more than 90% possibility that the project will be realized.

2. Please visit http://www.kwongwah.com.my/news/2008/01/03/124.html. The Penang biggest sewage treatment is built very nearby SPRING. As far as I know currently before the factory officially starts the operation, the waste water is B- grade and not yet achieves A grade. The sea in front of SPRING is not nice compare to Gurney, Batu Ferringgi and etc. For my opinion, why we need to pay such a money with this kind of surrounding.

3. Feng Shui say that imagine Penang as a human body, the location near Penang Bridge (including OASIS location) will be the mouth, while the SPRING will be the down part of human body which process feces, rubbish and waste water.

4. One day, I have drove by the Shell station just in front of Rubbish Mountain, the officer complaint that actually they can experienced the smell of rubbish when it is raining. They also claim that the river in front of SPRING, there is a lot of mosquito when it is flooding. I believe this as the river is actually mixing with those B grade waste water.

5. Peace for me is very important, the SPRING just build behind the highway and off course it will be very disturbance of vehicle noise.

As conclusion, I didn’t see any advantage from SPRING with this huge amount of money. No doubt it is completed project and IJM is very trustable and good developer, the location no doubt is strategic, however it is lease hold, no facilities, environment and surrounding wise SPRING is worse.

Oh... ya... you are right mate. I went there last nite and saw them burning rubbish in the open area. THE SPRING was all covered with smoke. I can't imagine anyone living there.

If you don't believe me, go there at nite around 8pm.

I just past by The spring somewhere 8.20pm just now heading to georgetown for my dinner.
I am so surprised why the sky at that area like cover by a heavy haze, but my wife told me it mayb cause by dust instead of haze due to construction is in progess at tht are.
It seems like it is neither dust nor haze but burning rubbish smoke

i think the IJM also know about their disadvantages. Although it has a lot of ppl register for the unit. But it look like everyone just monitoring rather than buying the house.
i think IJM will struggle to get a free hold tenure in order to promote their sale.

Yes I agree. If IJM is able to convert the land to freehold, they would have succeed in doing so for Nautilus Bay.

If they failed for Nautilus Bay, they will 99% fail to do so for SPRING. Government land is getting limited in Penang Island and I doubt the government would approve the conversion to freehold.

Just watch and see. If the price is around 250K for leasedhold, then it is not worth to buy. Only worth to buy if the price is below 200K.

This is also caused by the reason that prices of houses may come down soon because of the imminent threat of recession. I fully agree with the person who suggested that US is heading into recession.

i think what u said lower than 200k is impossible..because oasis price already around 240K, i dont think IJM will lower the price to below 200K..
i think IJM delayed the launch day is they want to gather more ppl info and response and just set the final price. surely, they will just launch the unit after election. So i think the final price will be the main point ppl looking at because everyone know the disadvantages of spring (no swimming pools, sewage plant, rubbish mountain and so on...)

I am a serious buyer who had been monitored this project for almost 8 months and prepared myself to purchase at least one unit for investment purpose.
Regardless of all the disavantages like the sewage factory located opposite the spring, sungai pinang river flow beside the condo and the sound pollution from JE highway I still believe Spring is a good property to invest due to it strategic location, established developer from IJM, seaview and nice looking outlook.
Unfortunately, I totally changing my mind today when i observed the location for continuously 3 days (friday until today) at evening time (8-9pm).
The rubbish burning smoke is seriously cover the whole area even you can see clearly from JE highway and it flew until to the otherside of the highway. I can smell the smoke even in my car and it is even worst when i lift down my car window and caused me keep on sneeze.
Cold air going down, hot air going up ..the smell of the smoke is so strong even from the ground, imagine how worst if u are living on the high floor.
Their all my friends, it is no longer the matter whether it is leasehold or freehold, price below 200K or above 300 K. These is no longer important, first you hv to ask yourself and experience yourself whether you, your family or your childs can stand the strong smoke. It definitely will hurt children the most.
Frankly i am not sure how frequent this smoke will come our from the rubbish dumping area but imagine even it happen only once a week it enough to hurt your body health, don't mentioned about it happened for continuosly 3 days during my observation.
If you are a serious buyer like me you have to really think twice again and drive to the site and experience yourself.

buying property is based on ur budget. for freehold property, if you can afford > 400k property, can choose ijm bayswater due to good location, security, facilities and management. if only hv budget around 350k, i will first choose regency height as it is already completed, thus no risk and also save on loan interest . 2nd choice would be i-regency, as the location is better compared to palm palladium and vista gambier. if only hv 250k budget, then can consider D-piazza.

regency height - 300k-350k (completed)
palm palladium - 350k+- (almost completed)

I fully agreed buying property is depends on your own budget.
For my personal point of view, the most ideal condo tht i observed is still Bayswater due to it strategic location with hypermarket and E-gate. Further then, there will be a luxury condo Platino build beside which i think will lift up the price of that location.
In future, tht location will become prestigious...who knows....

Have you guys looked at College Heights, Bukit Jambul Indah ?. It is also one of IJM's project. Only RM150,000 + car park. Nice....

I feel College Heights is much better than living in a dumpster and reclaim land like SPRING. Sure u wanna purchase Spring ?. So much problems and disadvantages mentioned...

According to XXX, College Heights may be have to on hold or cancel the project. Because of the Selling price that mentioned above RM 150K ++ can't cover the cost due to high construction cost in that area. So, they advise me to looking for others if any.

I heard from reliable sources that the conversion to freehold status is no longer viable under the DAP lead government. Anyway, be prepared to pay on average RM280 per square foot because of the perceived good response by IJM on its past projects such as Bayswater. I think genuine buyers need to consider looking elsewhere as this property stinks with greed from speculators and developer alike. It is better to play it safe now with the uncertainties in the economy as recession is looming around the corner...

I am pretty sure that Penang properties price will fall within these couple years. It has already gone out of equilibrium, where majority of penang residents are MNC workers. I do agree, Penang property is overprice. There is crazy seller and there is crazy buyer. The question is, what is the percentage the property price will fall? It is now in very bad dilemma. If you dont buy it now, the price keep shooting up due to the risk of rising price of petrol,material and etc. On the other hand, it stand a chace the property crisis may happen soon...thought??.

Regarding penang property price, in fact, they are really overpriced, but a sad fact is that ppl are willing to put up with it and willing to buy at higher and higher prices.
US subprime crisis might cause us to start thinking about the reasonable price of our properties, but i don't think it will cause much decline in the price of those properties that we have now. The reason is that banks in Malaysia do not provide those features, hence they are safe from this crisis.
The only way for prices of houses to go down would be Supply > Demand. What I can observe now is that the supply seems to have slowed down a bit, especially for condo (i m looking at are near bayan lepas MNC). However i feel that the demand still remain intact as houses is a basic "need" for most ppl, especially Asian mindset.
I had understand it from some senior who had gone through the 1997 economic crisis, in fact there were a drop in price (20-30%) for houses as developers were keen to grab more cash instead of keeping their property unoccupied.
All those above are just my 2cents opinion, hope these can be helpful out there, even if it does not, hope this can intrigue those real gurus in property area to share their precious experience here.

For those who want to buy landed house, probably the choice is either on the hill side or on the reclaimed land. otherwise you have to easily spend million for the landed property (house price + lawyer fee + reno + etc). Probably ppl will start thinking to move to mainland where the property is much much cheaper than on the island. The price of the middle range condo can buy a semi D in mainland...if this situation carry on for another 3 years, penang island no longer an ideal place to live...

I guess the one who should we blaim are those "Big" Name housing agent who "fire" up the house price in penang island.In fact, they are both the seller & buyer at the same time, to give mislead the housing owner there think that their house can sell at higher price ... & that's why the penang house price could raised up so fast in these years.Just do a quick survey around, for those new condo, how % of the owner really buy it to stay ? I could say almost 70-80% buy it for investment (nicer word)/quick $$$ (to be more exact) ... I believe the DAP government should go after those "BIG" name housing agent ... as all of them earn millions of RM with simply playing this kind of trick.That's why they normally pre-owned 20%-30% unit of new project before it actually launch .. so they could play the trick to raise the original price to higher price before it completed ...

Last time, people complain about Bayswater as there is a power plant nearby and the huge chimney. They said the huge chimney is like "Heong" and residents nearby are prayed like the dead. Bad feng shui. BUT, STILL SOLD OUT.

So, no matter how bad the comment about The Spring is or no matter how smelly it can get, The Spring will be sold out also. I think may be sold out on the launching day itself.

Some more, I believe many people will be disappointed because after waiting anxiously, obediently & full of expectation, you realise that your ballot paper does not give you a chance to buy even a unit in The Spring. Worse, those who plan to get married soon...etc

That's life. Life can be cruel. But, what to do? Nothing can be done. The Bridge Traffic Jam is getting worse every day. 2nd bridge no where to be seen. Property in Penang Island will continue to be in great demand.

Watch out for The Spring and The Oasis. If you need to buy one, just buy one if you can afford. Do now wait. Not many opportunity for us who are not rich to buy a property with price tag less than RM300K.

Do not talk about Mainland. Why not you suggest buying property in Ipoh? Even cheaper....No offence.

We have to be realistic for those who really need to buy a property in Penang Island for uncontrollable reasons. It is not as simple you claimed like the choice is ultimately yours, plenty of factories in Mainland, etc.

i've being staying in Penang for 15 years. year ago, i sold my condo and bought a very nice semi-d landed house in mainland. i am very statisfy with my life now. i do not see the major different in term of living style between island and penang. basically, i feel mainland is better. just my 2 cents. anyway, just share my thought with u guys, island is not the only place u can stay. you always have your choice if u willing to start the first step; unless u have 'uncontrollable reason' la. kinda pity those ppl struggling for those overpriced island property; end up what u really get? just make the property price hike up higher and higher? who will be suffer then? i was once like u guys now, but not anymore...just my 2 cents...em..no offence ya...anyway, it is urs choice...dont shoot me :)

Anyway, all the negative things stated are true. Not lies. That's why blog is good for discussion.

1.This project is on the expensive side.
-Leasedhold 99 years
-Not full facility. Only gym.
2.Recession might be coming. Newspaper just reported that NPL is on the rise and business is slowing down.
3.Bad smell coming from the rubbish hill.
4.There are burning of rubbish at the rubbish hill
5.Staying on a reclaim land might be bad for health
6.The scenary is not pretty. Vista Gambir, Oasis and other projects have better view.
7.It is near sewerage treatment plant.
8.That area might be congested like farlim because it is very near low cost flats. Kind of dangerous to come home alone late at nite.
9.Noise pollution frm nearby highway. Difficult to sleep at nite.
10.High monthly maintenance. around RM170(plus sinking fund)

Dude... if you can, please list all the advantages on why this project is worth buying at such high price @ RM280,000.

I have been reading your comments here and can't help but to give you my two cents worth of my thoughts.

You should decides which is good and which is bad for your own good. With so many negative remarks in Spring it will affect the price of the property. This is not good and I hope all the bloggers will also make positive remarks in this site.

The Spring should be an ideal place for dwelling and/or as an property investment as it is built by a reputable developer. Although it does not boast a full condo facilities, its close proximities to Georgetown is a plus factor.

Ppl must consider this factor and accepts that property in the range of RM300,000 to RM400,000 is now considered normal in Penang as Penang is becoming like Hong Kong. I think even if it sells at RM400 per square foot, it will still sells like hot cakes as Penangnites are known to be shrewd and smart investors. Ppl like to speculates that developers are mean hoard property to raise prices. i think this is the norm for all projects. Look at Ivory group. Look at Putramarine and Putra place. Speculation is normal and part of parcel of a healthy economy.

So my advise is please go look for yourself and consider this as a good bargain as it will become a rare jewels as most developers will only concentrate in building super high class condo for those who can really afford only. Property at around RM300,000 to RM400,000 is now rare.

For those who cannot afford, then they should move to the mainland or better still move to Kelantan.

Buy now, or else you will regret as developers have all agreed that prices will continue to increase at the near future.

Just make it short...try yourself the rubbish buring smoke smell. If you and your family can stand the smoke than u r find to purchase.

This project is clearly over priced !. First it started of with 230K beginning of 2007. In Sept 2007, they say the selling price is 250K. Now, the selling price is 280K !!!.

An increase of 50K in just 1 year ?. 22% increase in price ?From 230K to 250K to 280K even before launching. This is ridicules...

Please remember that this project DOES NOT have full condo facilities. Another negative point is that the maintenance fees is sky high !. I wonder what is there to maintain...

Those postings on 'go buy the spring now' may come from the developer/agents themselves. Do you know the conversion of Nautilus Bay to Freehold (if happens) will cost you another ~20k fee? I believe the same will apply to The Spring, maybe not so much, but still need to pay. It seems like they are trying to release it fast even without freehold to get the money before recession happens to hit Penang! Beware

I think at this moment, people buy The Spring because
1) It is ready. Can Move in
2) Not many choice property in the range of RM250K - RM500K

It is not like The Spring is a Dream House but rather one of the few apportunity that many do not want to miss.

Location of SPRING not nice. It is too near to the low cost flats.

Just now I went there at nite. To add to the list of disadvantages, lots of MAT RAMPITs riding bikes like there is no tomorrow in front of THE SPRING. Very noisy and dangerous.

I'm a seriously interested in this project but recently already decided to give up my interest on this.
Near to low cost - im ok
Mat rempit - im ok
near to sewage - im ok

So biggest issue is
Near to dump sites - i cant believe it until i passing by the highway and smell the burning and smelly rubbish... and to hope for the dump sites to transfer to other place... can be done but 10years 15 years?

Really pity such good apartment to be located in such place..

I think it is the strategy and gimmick of developers to do balloting so that ppl will think the project is in demand BUT actually it is not !

Nautilus Bay also use balloting system but only 60% to 70% sold on the soft launch. Now also got free units left. :-)

This morning about 9am I saw a long queue of lorry is queuing beside the highway waiting to enter the rubbish dumping area.
At the same time, they are burning the rubbish again which you can see clearly from the highway.
The smoke flew over the whole stretch of the highway and you can easily smell the smoke even from the Nusmetro office building and it is worst when you reach The spring.
How attractive is THE SPRING but with the smoke....it is real pity for the coming new residence staying in THE SPRING.
Pls top up the inssured amount of your Life insurance before you buy THE SPRING

if really recession come, then those condo under construction such as d-piazza, i-regency, vista gambier, the oasis buyer will experience more pain, as those project maybe will be get abondone. thus, i think the spring is low risk compared to those under construction, as it is completed.

furthermore, i dun think the price will drop 20%, the price will only stay flat as construction material is rising.

if really drop 20%. then i will take this opportunity to grap another unit, hehe, dun think this will happen in penang soon, as ppl around me also look for a unit for own stay, there is stil demand there.

Hey guys...
The spring seem tempting for many new buyers. But in another forum, there has been so much criticism on this projects. On the location, design and layout, they are impressive. But the activity(rempit), surrounding(foul smell and garbage dump) and the tenure(leasehould) are really a turn off for first time buyer who want to move in than for investment. And the price for the spring, is it fair despite all the 3 negative elements stated? Anyone can give comment here?

For my opinion, the price inlcuding maintenance is too expensive. The reason as below:-
1. Leasehold not worth such price. Use case: Type G and compare to regency height free hold (220K intially, last year 265K, now 305K) 1200sq.
2. Not much facilities, not worth to pay so much on maintenance fees. Regency height with so much facilities, the fee only RM175, while the same type 1200 sq on SPRING cost RM192. The Oasis RM200 also better facilities.
3. The surrounding is too bad, dump site, sewage threatment, rubbish burning and recycle area. (refer to Properties analyzer comment)
4. Booking fees RM20K, Wah IJM view the buyer as rich and stupid? Last time when I go for SP Setia, the booking fees also not so much. Please be aware that if later u regret, then ur 20K is bye bye already.
5. I agree with some one say that medical and life insurance need to be count in as well for this place. If you don't want to buy for urselft but for ur children and so on, I think this is the must, since you need to stay long in there.

The only advantage:
1. The complete project.
2. IJM = Brand, Famous and trustable developers.
3. Near city.
This is just my overall conclusion, after getting some feedback from some buyers, please don't shoot me. Hopefully the above can help for someone in dilemma.

If ppl thinking of taking loans buying a property then they have a little more to worry. While some rich ppl buying cash not too worry.

When recession you think that buying The Spring at 20% below market price is still a good investment?

You grab another unit is like grabing another bomb... :)

Yes, recession is inevitable. But dont forget our inflation is nearing all time high and climbing still. I'm sure everyone knows this very well.

In economical speaking, price of properties will drop when there the economy is having a serious crisis and at the same having low inflation rate.

And back in 1997, there wasnt any recession at all. It was a economy crisis.

Looking at the US Fed latest movement to curb its recession. They have resulted to cut the interest rate, despite the inflation threat. They view recession more seriously than inflation.

And for that reasom, we should also think not enter into fixed rate mortage loan. Because the BNM might lower the interest rate to match the average international interest rate. And BLR will sure fall...

Btw, I doubt property price will suffer so badly in the next few years, unless something really bad happen. "Touch wood"!!

Why did the developer launch this project before it is completed ?. Why not wait until OC is obtained then only launch ? They would profit even more isn't it ?

They did it for Nautilus Bay, why not do it for THE SPRING since it is nearly completed ?

Something must be really wrong somewhere.

If you want to buy a unit, go ahead and please do not regret later. If I come to know that you regretted in the purchase, I will say to you, "I TOLD YOU SO...YOU DO NOT WANT TO LISTEN...!!!"

Fren, once this property is launched as leasedhold, it will always be leasedhold.

Take for example, what if some units do not want to convert to freehold ? How ?. Some units leasedhold and some freehold ?

hahaa... that's silly right ?. It's either all units leasedhold or all freehold. Once it is launched, it can't be changed any more. Trust me.

I hv seriously consider The Spring before. I thought the only weakness was lease hold status. But now, this blog open my eye. Some of the -ve points are valid in my opinion. Of course also hv many +ve points. But overall, not justify enough.
I would hv buy it if they launch last year. IJM just gave too many time for potential buyer to consider.

not sure whether the "black" river running beside spring will affect it's construction ?. Will it's water soften the project's surrounding land and cause land slide?

Please see my previous old comment, the water actually is waste water which currently still in grade B. As I know from friend, last time when flooding during raining season, there is alot of mosquito. This I believe the river just infront of spring actually is mix with "mineral" from the biggest sewage treatment factory.

Dear all,

The bulk sale of IJM units was held yesterday at E&O. No, this is NOT yet the soft launch which is expected in May 2008. This is just a private sale session for bulk buyers 3 units and above.

I was reading thru your blog comments since Jan 08 and i think that the public sentiment was oblivious to your negative comments or whatsoever. Almost 120 prime units have been sold ( when i said sold means 10% paid..not booking fee!)in 3 hours, with the main buyer taking up 13 units. Some are just whipping out their cheque books and buying up to 5 -7 units like no sweat.

Heard from the IJM staff that next week would be the staff purchase then followed by the min. 2 unit bulk launch on 01/05. Three weeks after that only is the official launch for 1 unit buyers.

The choice units with almost all taken up is on the wing facing the ferry.

So for those of you who are still deliberating over the pros and cons, i suggest you make up your mind soon before there is nothing left to consider.

Also, from credible sources, the oasis is having some problems clearing the squatters, which may delay the construction of the project. Also, there will be an equally big low cost housing next to it ( like less than 100 feet) ..to house these squatter dwellers as well.

And ixora... my cousin actually paid rm5k for it 1 1/2 years back with no signs of construction ever taking place yet! And of course, unless you find a sight of 300 graveyard tombstones next to your apartments appealing, i suggest you reconsider ixora.

I doubt there is really demand for this SPRING project.

The bulk buyers are just merely speculators. They are only hoping that there are demand for the project.

Anyway, why do you criticize other projects like oasis and ixora if there is really demand for this Spring project ?

I think the one who wrote the comment above (about many units sold)is a bulk buyer and a speculator who is trying to create false demand for his own benefit.

Are u IJM stuff? Seem u support IJM very well. Ur information seems not so correct and might create the buyers whose in dilemma to purchase the units as far as possible.

The points I say that ur information are not correct is that:-
1. I'm a single unit buyer (as half a year ago me is very interested on The Spring), I get the invitation from Ong PC(Ijm staff) as well for next Saturday (2-5-2008), I don't need to wait untill three weeks later.

2. As my friend as property investor get invited yesterday, he send me an email (as I'm in outstation) that the response may not so good compare to his experience before i.e. Surin, DPiaza and so on. The bulk buyers who purchase the "best" units normally is close partner to the developer. For example, when Surin is lauched , the boss of their marketing agent (i.e HB.) purchase 10-12 for best units and they wait for the best time to sold out with more higher price. The same thing happen on The Spring as well. The bulk buyers who purchase the best units in The Spring normally they are not living in there, they hope that they can sell the units towards more higher price later to the single unit buyer. For those who want to live in there please think carefully as the environment is extremely bad. According to friend, the pity on The Spring is that the bulk buyer who purchase the units yesterday only choose the best location and condition.

3. Since the units left to single unit buyer will be more toward to worse condition i.e. facing to rubbish mountain, highway and etc, why u still encourage people to purchase it? That why I doubt your intention.

4. U know why IJM want to launch the sales in E&O not the exact location of show house since the condo almost complete. They definately will give the reason that the condo is not complete, safety issues and so on. Actually they can wait untill everything is complete i.e. OC obtain like Natillaus Bay. The reasons is that they don't want the purchasers to look at the actuall conditon, viewing, location and etc on the units. If the purchaser know that this units is facing rubbish mountain, Sewage threatment, high way and so on, they definately don't want to purchase this kind of units. Therefore in order to prevent this kind of conditions, IJM launch their sales at E&O hotel so that they hopefully the buyers will have blind view on this.

5. Your comment on other projects like The Oasis and I see not point related to the main tilte "The Spring Sales launch". Will your intention is to critic other project weakness so that it can bring up The Spring? Beisdes I think u try to create the preposterous condition in order to encourage for those who still in dilemma to blindly purchase the unit. However I think we Penang Kia nowaday also have a knowledge, mature and know what is correct and what is wrong, I believe for those who review through the blogs, they know how to use their "votes" in correct matter to The Spring sales launch.

As my intention is good towards to the purchasers, please use your "vote" wisely during the Spring sales launch.
