Hi..I'm dixon.
In fact, the market value of 860sqf supposedly not exceed RM200K. If should in the range of app RM175K --> RM190K only. To be frank, the car park there is really problem; expecially when you have a visitor. Parking area is limited for those who have 2 or more cars. Or have a frequent visit from visitor. Some more, there's one "kuil" there. Imagine...what'll happen to the parking when there's ceremony carry out on the "kuil".
But one things I like about there is thumb up on the management services & fresh air there.
These are my 2 cents:
1. The road leading up to the condominium gate is very narrow due to cars parked on both sides of the road.
2. It has not been a year since I moved in & I have noticed that the walls are starting to gather graffitis with lots of vulgarities.
3. The gym is littered with broken equipments.
4. The basketball court does not adhere to standard measurement. Sometimes, balls bounced off the down the cliff due to the short wall constructed around the court.
5. Full of uncivilized residents that kept on throwing cigarettes down their units.

The bank value this condo unit(860sq)is RM200k. All the buyers, please think carefully the market value of this condo and whether is worth to buy the unit >RM220k.

The condition of this condominium has deteriorated to the stage where I'm considering of moving out to somewhere better. Sigh...
1st of all, there has been rumours going about about the increase of maintenance fees. Apparently, the old committee has been gobbling up the fund.
I do not understand why is there any need to increase the maintenance fees when I still see stolen / faulty light bulbs here & there. Whenever I'm waiting for the elevator at ground floor, what do I see? Walls with shoe prints & graffiti so vulgar that I have to keep on telling my daughter not to learn it. Among the 5 light bulbs that I can see in the elevator lobby, only 2 are working now. Some of them have their covers stolen while some are not working. I have raised the issue so many times that I see no point for me to complain anymore.
Let's hope that things will turn out better with the new management team that will be coming in.

I got my shoes stolen before hari raya, then my husband's shoes got stolen after hari raya. We are moving out.
I agree with the above poster, it's not just the graffiti, it's dirty... the whole place... shoe prints dirty wall and lift, etc. but apart from that, the location is good, the view is excellent (hillview) This is supposed to be a middle range condo with swimming pool, but the whole feeling is like a low cost apartment.
It certainly feel and look like a low cost flat there. Moved out exactly a year ago !

Initially, i thought of buying a unit in this Greenlane park as from outside it looks impressive.
However, i found that while i was standing from the guard house, you can see crack line at the car park podium. No Joke. CRACK line. Does the management is going to do anything or not?
When the agent brought me to see the unit and we moved from the car park to the unit, inside, it is a bit dark and not so comfortable. When you walk along the corridor to your unit, You noticed that the beam is a bit low and seems like blocking your forehead. I do not think it is good. Am I right?

The crack line that you see is the Non-Structurer Crack line and hence is of no structurer risk. However, the developer has schedule repair on this. Not too worry.
The car park lighting are on from 7.00pm to 7.30am to save electricity.
The beam of car park is a bit low but not for general building.
So, overall, if you compare the surrounding condominium, you will find that this is the most spacious (land side) and most GREEN (a lot of plants and greeneries)condo. Beside, the maintenance fees is also 1 of the lowest comparing with same facilities in Penang.
I will still rate it as "GOOD BUY"

Why not you tell us about the swimming pool leaking water onto the car park directly below it?
What about the road (leading from the gate to the swimming pool) turning into a mini-waterfall / monsoon drain whenever there are heavy downpour due to the dirty, murky water flowing down from the hill above?
Still a "GOOD BUY" eh?
Please be careful if there are signs of soil moving like little waterfalls, rocks falling and trees uprooting for those staying close to moutains. Mother earth alway gives warning and signs before something bad happens.
Better ask the management office to conduct check and confirm everything is safe and in orderly manner. If must, the management should engage professional to check.
