from my speculation.....if for investment i think the Block D is the best choice...
Separe block, separate swimming pool..and nice view especially the block which is facing Pisa Stadium.

Blk D design the rooms are pretty small, even the master room. Water piping arrangement also unacceptable.

I checked with D'Piazza, they said we can engage our own renovation contractor. All we need is to make a fully refundable deposit at the management office. I reckon the booth is not legal.

April 20, 2010 at 9:16 AMGnM

How much is the deposit? and how long are the management going to hold the deposit for?

Today 19 May 2010, The Star reported a brave purchaser of D Piazza 1100sq feet made a police report due to the so called "In House Contractor" blocking his renovation works. I have the highest respect for this purchaser who stands up to his right.
Sorry, allow me to use the word gangster contractor demanded they "help" him to demolish the wall and clean the debris for RM1400, and must purchase sands, cement, etc from the gangster contractor at very expensive price.

The Robert Bench, management office' s said if you engage the gangster contractor, then no need to pay RM2K deposit. So, you tell me, are they not related? I called X Scan and they asked me to call David (019-4722054 given by X Scan Penang Sdn Bhd) from the Robert Bench Management office said they have nothing to do with this but then, why allow them to be in the condo? I ask him to kick them out as we are the residents who pay maintenance fees!!! He said he don’t know and ask me to call X Scan Penang. What? Gaji Buta. IF that is the case, we might as well engage other management Office like G.E Tan, Henry Butcher, or any company that can at least maintain security.
Where is the security feature? Can i invite any uncle who is also a contractor to set up a booth in the condo?

X Scan penang Sdn Bhd Managing director Dr Basir (04-3989100) must do something, kick the contractor out from D Piazza. We must call Dr Basir to pressure him to kick this gangster contractor out from our condo! before the the price of the condo drops because many potential purchaser are playing wait and see game. They do not want a condo that they can not renovate and move in.

We want Robert Bench as management office to play their role. We pay maintenance fees and we want security. If they can not kick the gangster contractor out, we will petition to X Scan Penang Sdn Bhd to replace Robert Bench as well.

You know what, the lady in the gangster contractor is rude and emperor and think that his company will bau everything in this condo. She said they renovation works in the show house for 1300sq feet cost RM150K !!!!!!!!!! Are you willing to pay this bastart RM150K !!!! because many of us more or less also do the samething that are extend the kitchen and extend the behind portion for drying clothes.

I am getting very sick of these gangster contractor. Going to Political party service center is definitely an option.

May 19, 2010 at 11:07 AMJasonwong2010

You guys before purchasing the Condo, MUST ask your seller to pressure the Developer to settle the gangster contractor first. Just ask your seller to tell the developer. No use buying a condo but you can not move in. What? RM150K to do the renovation in the show house!!! Really Blood sucker. You Buy now, but can not move in. You have to wait 1 year, wait for the gangster to move out first? that is really stupid.
I post the star article for the potential buyer's benefit. Think not twice, but thrice before signing the SNP. Ask the seller to settle the gangster contractor with the developer first

In-house’ contractor muscling in on renovation jobs
By ANN TAN
anntan@thestar.com

A BUSINESSMAN is crying foul that his contractor was stopped from undertaking renovation work at his condominium unit in Bayan Baru recently by a group claiming to be the in-house contractor.

Ramlee Ariffin, 60, who purchased the unit for his son three years ago, said the developer had earlier stated that buyers could use their own contractors.

“The condition was that buyers must pay a RM2,000 deposit.

“I was asked to fill the renovation forms and indicate what kind of renovation would be done at my 1,100 sq ft unit.

“I submitted the application on May 3 and it was approved by the developer three days later. When my contractor’s workers were about to move in for renovation, they were stopped by the group.

“The group said they would knock down the wall and clear the debris for me at a charge of RM1,400 and my contractor was required to purchase the materials such as sand and cement from them,” he said when met at The Star office in Jalan Masjid Kapitan Keling on Saturday. Ramlee, who lodged a police report against the in-house contractor, claimed that the materials were sold at an exorbitant price.

“The in-house contractor is charging RM11 for a wheelbarrow of sand when we can purchase a small lorry load of sand at about RM60. Even a bag of cement is being sold at RM18 each when we can get them at RM13.80 in the market.

“The quotation for renovation done by the ‘in-house’ contractor is also ridiculous, for instance, the RM8,000 renovation job was quoted at RM15,000,” he said.

When contacted, the building supervisor, who only wished to be known as David, denied appointing any in-house contractor for the renovation work.

“We have put up notices around the building clarifying that we have nothing to do with the said contractor.

“If the buyers feel threatened or if their contractors are stopped by anyone, they can lodge a police report,” he said.

A spokesman for the developer said he would meet the buyer tomorrow over the matter.

He said condo owners were allowed to engage their own contractors.

After report to Police, any action taken? How?

May 22, 2010 at 6:37 PMjoeyning

Dear owners of Dpiazza, we should unite and against the gangster contractor!!

May 23, 2010 at 10:58 AMlee

yes i agree with u joeyning
dun do any renovation..
let them sit there for doing nothing...

May 26, 2010 at 9:55 PMAnon

I thoroughly agree that no single contractor should monopolize all renovation and residents must able to appoint their own. On this we should take action.
However, to be fair, we should not simply say that YC (the "rogue" contractor) is charging everyone RM150K for all reno jobs. Where got lah! That amount is only for the show unit reno, which was quite extensive - you can ask them for details - to let potential customers see what they can offer.
Most of the residents who decide to let them renovate, I think they pay averagely RM20+ to RM50+ depending on the extent.
And pls, those residents who appoint YC are also exercising their rights to choose, so those who don't want to use them has no right to condemn their neighbours who does.
All said, I support all actions taken to ensure YC don't use bullying tactics to stop other contractors. Must be free market.

May 27, 2010 at 12:43 AMbenn jey

Make a police report if the gangsters trouble you and the management also will get into trouble because they are not doing their security jobs at the very beginning stage! The more police reports been made by owners, a stronger positive result will get by the owners in return!!

May 28, 2010 at 9:52 AMTan

Anybody shifted and staying in the apartment yet?

Asking $400k for Blk A 1,300 sq ft with 2 car parks is not realistic?

What is the actual transaction price? I think many units are for sale.

May 29, 2010 at 3:48 PMChen

the management and the developer sucks. the finishing is so bad for my unit. i hv submitted the defect form to them more than 1 month ago but till now it still remain the same. i hv bought few houses from different developer but this is the worst finishing i have ever seen. the management from robert bench also sucks, they seems like cant do anything to the gangster contractor. when i ask them, they seems like they try to avoid my question. the best thing was they stop me from putting my 'house for sale' banner at my balcony saying that it will cause the house price drops. wat a stupid excuse. come on man, is my property! they told me that it is stated in the S&P. i cant hang it from the balcony but i can paste it at my door. so wat is the different@@@? the condo is new so there are lot of space to improve in future. as a management pls perform it or else buzz off and let other to handle it. well, i think it is best to set up a JMB as most of the high rise condo in pg already had it.

May 30, 2010 at 10:58 PMAnon

Mr Chen, pls lah, this is not pasar malam where u hang banner at your balcony to announce to the Whole Wide World that your unit is for sale. Ask any medium to higher cost condo if they also allow such thing. If u want to sell, there's so many other avenues. Imagine all "for sale" banners like flags hanging in front of the condo. Why are u so hung upn the JMB when u are just an investor wanting to make a buck with your unit sale? And I'm surprised that you claim to have so many other properties and you wish to sell Dpiazza, yet you attempt to bring the Dpiazza price down by giving such negative comments and complaints. I really doubt..

May 31, 2010 at 12:35 AMChen

Anon, i hv few properties renting out at this moment. when i bought it with my wife we tought is a good buy but it seems like the finishing was so bad so i decided to sell. Till now they still did not fix my problems month after i wrote it to them. so i think is best for me to sell it. pls read carefully on the statement i made before u comment. even if i am an investor i still think that we need a JMB. i believe that the owners will do the best for their properties. the problem of ganster contracter won't happen if it is under JMB control. in addition, is stated in the law that every high rise building need a JMB. pls correct me if i am wrong. i think is an insult to all the owners and agents who put up banners or postal on their property when u use the word pasar malam. does it really mean that we are so cheap if we put up the banner. pls tell me why they ask me to paste on my door if i cant put it at the balcony? is it really contradict? i really doubt that u are from the management! i am just telling the truth and pls dun get mad on it, lol. as for the management pls accept comments made by other and solve the gangster contractors problem as what commented by other ppl. Cheers!

May 31, 2010 at 11:42 AMChen

Hi Fire, i agreed with u the location of D Piazza is good. that is y i bought it at the first place. but just disappointed with the work. i am giving some comments so that the developer can improve in future with a better quality of work for their next project. cheers!

May 31, 2010 at 1:58 PMPTabsolute

as for the ganster contractor issue, i think your should approach the developer but no the management.

June 2, 2010 at 2:13 PMjolin

i bet 95% units owners are investor. everyone trying to sell it, the problem is will you manage to sell it???

June 2, 2010 at 11:02 PMThe Editor

When will get the OC? Anyone have any ideas?

June 8, 2010 at 9:31 PMNgoh

hi, just want to ask, is the gangster contractor issue had been solved? heard this issue being goreng to newspaper and until YB Sim come interfere.

Now can you owners bring in your own renovate contractors?

June 9, 2010 at 6:19 PMRookie

I can see owners are crazily selling their units. Initially i thought this could be good condo to stay due to the strategic location. anyhow, base on the current situation, >70% of owners are investor and situation become worse because of the stupid management team.

I decided to give up my initial intention of purchase this condo and looks for better choice.

June 9, 2010 at 7:27 PMQuincy

The price keep discount for D'piazza. ><

Like this type of quality cost at 320k? Personally think not worth at all. 320k buy at this strategic location?Surrounding that area still some others project is better than it.

For me 320k I will straight away consider Putra Place. At least better >@@<

June 9, 2010 at 8:41 PMJin

there're so many units up for sale now...

June 9, 2010 at 11:08 PMSC

those want to buy to stay also think twice as dont know how many occupancy rate, if surrounding all empty, safety will be a main concern.
foreseen the price will further drop if prolong with low subsale rate.

June 9, 2010 at 11:42 PMjolin

bought it at 200k, now sell it at 300k ++ ??
suppy up, demand low, price drop then...
i heard the quality quite bad. Can anyone share about it?

June 9, 2010 at 11:57 PMPeejoe407

Location of this apartment is good, but very high density.... wat if 25%-40% of the resident refuse to pay monthly fees on time, it will be a nightmare!

June 10, 2010 at 12:00 AMPeejoe407

Jolin, I booked at 185k during launching (for own stay), after thinking deeply decided to cancel it....
u r right, the quality is bad, i feel lucky i didn't buy it.

June 10, 2010 at 12:03 AMBeeBooKing

Very bad quality with this so "call condo"!
Location good but home quality like shit so will you pay this kind of money to own a so call dream house?
Bayan baru still gt alot of good project.
Not necessary cause of good locate goin to buy a piece of shit

June 10, 2010 at 7:57 AMJin

yeah, the location is really good but 2 things that put me off investing in this condo is the bad quality from the developer and gangster contractors.

June 10, 2010 at 8:58 PMAnon

Mmm..so much negative buzz over Dpiazza. Friends, take a look around you. Gangster contractor happen only at Dpiazza? C'mon. Honestly this issue has been tackled diligently by a group of residents, talks done with developer, mgt company, the contractor and YB Sim. My hats off to them - I believe some rezidents had already used their own contractors to renovate their units. JMB should be formed soon.
Bad quality? How bad? To me, it's like any other medium cost condo when just got OC. Now at bit messy becoz of reno and committee yet to get organized.
Well, if some think RM3++ K is not worth it, then don't buy. One day, they will know this is a good buy - acceptably spacious unit 1100sq & 1300sq, freehold, 2 covered carparks, reasonable condo facilities, and of course the good location. If don't agree, then go buy The One or Bayan City - comercial title, expensive per sq ft.... - it's your money anyway. No need to complain and spread the negative hype over Dpiazza. All emotional hue and cry without smart in-depth analysis.

June 11, 2010 at 8:38 AMsinofi

Imho this place has potential of doing well. The huge tract of land in front of Sri Malaysia Hotel and behind Pantai Hospital has been targeted for development of 3 blocks of condos and a commercial area by Seal, who have indicated that they may bring in an anchor tenant like carrefour.

I intend to hold on to my unit for now.

June 11, 2010 at 10:15 PMAnon

Well said, Thomas. Calling a property "a piece of shit" won't bring down the price, hard do they try. Most probably the naysayers could not even afford this "piece of shit" in the first place.

June 12, 2010 at 12:41 AMjolin

you know i know, how good or how bad it is, but the problem is you guys bought 200k last time and selling 350k now, we need to consider other new projects with more better offer with better quality... I suggest you guys just moving in to fill up the 95% empty units first, and then show us how good it is, just our thought...

June 12, 2010 at 9:08 AMsinofi

I don't think we have to show or prove anything to anyone. It's owner's prerogative to stay or sell, or rent out if there's a willing buyer or tenant.

June 12, 2010 at 11:44 AMjolin

good luck to all the investors then!!

June 12, 2010 at 5:09 PMFerti

Comments is just comments.
Smart buyers will not so easily influences but a few words like this. In the end, it is still up to them after seeing they own unit themselves.
If they like it, they buy, if they don’t, move on.

Buyers will always try to bring down the price, sellers will always try to hike-up/speculate the price. This is the balance, and there is not right or wrong – it is just up to the buyer/seller to decide in the end. This is healthy competition, it is the basis of holding power vs necessity.

If buyers don’t like, and if they can wait few more years, they can go for bayan city, golden triangle, riverside condo, etc all this around 1km away from dpiazza with launching prizes around 280k++.
If buyers like and really urgent to have a property for any reasons (marriage/family/work), then they just buy.

I am not a buyer nor seller, but as a neutral state, this is just my opinion. So we don’t really need to argue much on this though.

June 12, 2010 at 5:41 PMAnon

Sinofi and Ferti, good to hear some cool, rational voices in this site. Had been reading some really ridiculous, short-sighted and herd mentality emotional outbursts that I couldn't help myself attempting to balance out the negativity.
Jolin, thank you for wishing us luck. Even if we're buying for own stay, we're also investors in our own right as we foresee our property appreciation for long term. So wish you good luck too in finding your dream home elsewhere.

June 12, 2010 at 9:32 PMGI Joe

there is no neautral or not neautral over here, 190k vs 320k, u need to make the judgement witt it.

190k origanl price is good to stay on regardless the gangsters deco guys waiting for your renovation or the 600++ crowed place.

But with 320k sub sale to pay for all this troublesome ? that really a joke, it really a 'water fish' to bang the head into it.

June 14, 2010 at 11:33 PMNgoh

is the gangster contractor issue being settle? have any of the D'Piazza owner manage to bring in their outside renovation contractors?

Heard the Vista Gambier owners are having big headache now, as the gangster contractor monopolize all the business, block all outside contractors...

June 17, 2010 at 10:03 PMchristopher

Actually this is a very nice place with strategic location. So please hold your unit until the price boost-up >RM400K.

June 18, 2010 at 8:45 AMAnson

I just told by my lawyer that this condo is only 99 years. How come it is selling as freehold title. Can anyone confirm with me?

June 18, 2010 at 11:22 AMTKuruvilla

Waiting for 400K will take about 6 months, in my opinion, probably towards the end of the year.

Anson, if you paid your lawyer for his legal opinion, i think you should sue him for saying its not freehold.

Thomas

June 19, 2010 at 5:16 PMPenang

Visited the project with a resident-friend. Not bad actually. Outside look plain. Inside quite nice, hidden from outside view. 4th floor for facilities spacious and well equipped. Lift lobby and common corridor ok. Unit is spacious but need wall hacking at kichen side to expand out. Most units under reno I see are doing this. Overall good buy.
I also heard from a friend that the developer bought this land from PDC as leasehold, then they convert to freehold for this project. They launched this project per leasehold price. Maybe this is true, not sure.

June 21, 2010 at 2:46 PMDaedalus

I worry about the construction defects that might surface after a few years.

can any construction engineers share some thoughts about its built quality?

I feel the design is not being considerate like projects in KL, on top of its poor layout. Though those can be fixed by renovation, how about structural things, water supply system, electrical wiring etc. ?

June 21, 2010 at 11:08 PMCookie Milo

Why so many anonymous ppl? Same or Different?

June 22, 2010 at 2:24 PMpaul

those whom bought the 1100 sg ft... haha

those who got the 1300sqft...are luckier

upon inspection of this 2 blocks.....

the 1100sqft has very bad workmanship...u will need to completely renovate the whole unit ...even changing floor n wall tiles...

the sewarage pipe in all the bathroom is huge n is not concealed in the 1000sqft unit... ppls shit passing also u can experience...

however the 1300sqft has completely concealed the sewerage piping...

and indeed , the bathroom for the 1300 sqft is very much better and acceptable than the 100sqft which is like low cost or worst.

i was rather suprised with the vast difference of the two units and tried to get some explanation from the agent, i was told, both block has different architech...so architech problem? how come shit pipe can be so ugly like that for the 1000sqft?

some of the tiles, wall tile on the batroom not even done properly, jetting out...workmanship as for the1100sqft is not acceptable for a price of rm300K above.

only thing is first buyer is the one that untung as they can just take out rmm100k and renovate the unit...since the initial purchase price is only rm200k or below

but second buyer buying it at 300k above and renovating it completely is ridiculous...

anyway ..i am just commenting on this condo as my fren just sold his unit below the normal asking price...he sold at rm310k just to get rid of the headache..yes...the 1100sqft

those planning to get it, pls stanby money...lots of it for some major renovation....

June 22, 2010 at 2:55 PMJasonwong2010

My friend also sold her 1100Sq Feet but at RM350K.
I do not know why your friend is so desperate for the cash...perhaps, he can not hold on..I mean holding power is low. Or you are making up story?

Actually, there are 2 types of person exist in this world. I realise really.

The pro active person who will just buy when he likes the property in terms of location, freehold, reasonable sq feet and facilities around. And of course, affordable according to his level of income. He will look for the advantages and buy. Period and full stop.

Another type is critize, and critize. People said this is perfectionist. Well, let's see whether he is a perfectionis or loser. He will over analyse, will find try to find each and every tiny and insignificant defects & faults.

This not good, that is not good, do not buy this, do not buy that. Too expensive la. If you care to check him out, you realise he is not owning a single property but still renting. I met this type people in my office, a few years back, he already critise when people bought property. Pour ice water.

when bayswater launched, the critize is about near to TNB la, very jam la, this la, that la. Stupid la to buy, Very jam la.
Ok,whether justified or not...you guys know

Then, comes D Piazza. workmanship la, high density la, major renovation required la, Must spend RM100K for renovation if not can not stay la ( Oh please, many already move in with basic grills and appliances) etc....so, good luck to this type of people. A LOSER.

I myself miss Bayswater, but i got hold of D Piazza.

To this loser, a sincere advice.
When you buy property, rule no.1- choose good location, rule no.2 also location, rule no.3 again, location.
If location is good, accessible to facilities and working place, by all means, get hold of one if you can afford. I mean now.

June 22, 2010 at 3:25 PMPE

The newly launched Elit Heights in front of D Piazza. Not even can sign S&P, they just paid to a stakeholder and do not know when the S&P will be signed, which means they have to wait for more than 3 years...the price they paid is more than RM420K and above for a slightly bigger sq feet.

3 years of uncertainty. Possibility of another Kampung Buah Pala since many residents were not moving out. Some more, commercial title.

Here, we have a loser complaining about sewage pipe not conceived. Not good because of sewage pipe NOT CONCEIVED. Never mind the good location, OC obtained, good facilities, restaurants withing walking distance, ample parking space, outside also plentiful for your friends to park, just too many good points.

Here, a guy complain about Sewage pipe not conceived.
I definitely will not sell now. Definitely not now, i am looking at RM500K and above. Perhaps, after Elit Heights completed.

June 22, 2010 at 3:40 PMYes

LOL
Actually, with a few hundred RM, you can get plaster ceiling not only to cover the SEWAGE PIPE. Some more, at the same time, make your bedroom look like a palace :)
Small problem.

To be fair, internal workmanship is very small problem, spend some money WHENEVER you have the
extra money. The uncles are always there for you even to touch up the toilet. But, good location is hard to come by. That's why, the difference is between earth and sky for a property in terms of location.

Simple analogy, for the RM400K you spend for 1300Sq feet apartment here, probably, you can buy a semidee in Juru area with sewage pipe definitely conceived la. Not to mention the car porch can accomodate 4 Toyoto Alphard.
But again, why you want to consider D Piazza?
LOCATION. :)

June 25, 2010 at 10:20 AMNgoh

interested to know, why there are so many poolview units to sell, and rare facing outside units selling? any reason?

June 25, 2010 at 11:53 AMSam

Hi owners,
Please hold on the units, don't sell it now. I'm sure the price will be going up and up in another 2-3yrs.
I have checked with developer, the subsale transacted price for 1300sqft is RM350k-RM360k for 1 carpark, RM370k-RM385k for 2 carparks. So, please hold on if you can.
I have friend selling Putra Place lately with RM330K, as I remembered when DP launched, PP was just selling around RM220k-RM230k... see how it goes...
Please... ignore those complaining workmanship, please go and have a look at half million project eg Platino, look at the external plastering... it's not smooth either.

June 25, 2010 at 2:43 PMKevin

recently bayan city launched elit... with higher price as well..i'm sure dpiazza will be more attractive compare to elit... this is good for dpiazza owners... ;)

June 25, 2010 at 7:17 PMtan

Something does not make sense...Why there are people rush for Elit Height (Wait for 3 years, Commercial title, Other uncertainties) and skip DPiazza...

June 26, 2010 at 3:56 PMpaul

haha
if you see the workmanship of d`piazza n also the car park...some front and back...so many pillar...u will understand why they skip buying n went ahead to elit ..

anyway ...can see the prices dopping for d`piazza...got one 1300sgfr wt 2 cp drop from rm380k to 340k already...u can check mudah.my.
amybe soon can get 300k...

June 26, 2010 at 8:33 PMJoely2k

Great battle :)
Owners will continue to get the best news and spread the highest transaction that they know.
Potential buyers will continue to pump in negative news and show the lowest transaction that they heard.

Seems like most of my friends that wanted to to buy Dpiazza moved to Elite (400k-450k) and also Golden triangle (280k - 350k) for 1100sqft - 1300sqft, but the thing is they need to wait 3 years.

About quality, they are not built yet, no comments nor comparison.

Somehow I checked in mudah/fullhouse/iproperty/etc, there is almost 200 units for sale.

For owners, you should always believe your trust on investment, if you really think it will go up till 500k, then keep it :)

For buyers, if you really believe you can push down the price further, or think the price not reasonable, just go get another one.

FIFA Fair Play!!

Cheers.

I am serious buyer to looking completed house now.

I can get the price with 300k for 1100sf (one car park). But the problem is the security there really bad compare to orther project. High den condo and anyone from you can use the lift to access any floor without touch n go card really feel unsecure when stay there. I more prefer the security like recency height, baywater, the spring..etc. all must use touch n go card to access the lift go to any floor.

For those who bought it before completed with 1100sf price 200k+- and 1300sf with price 250k+-
is ok for them to own stay. with subsales price more than 300k for 1100k and 380k for 1300sf i really feel that expensive lo. with this price i can choose more nice design and good security from orther project.

Base on my burget, at the end i choose the spring. Although title is leasehold but i still bought there for own stay. Because i very concern for security issue. This is only my opinion. Thanks.

June 27, 2010 at 4:21 PMJasonwong2010

The spring is better? hahaha
- Near to the rubbish hill. Harzardous fumes coming to your home.
- Built of sea reclaimed land. Long run with more earth quake in nearby Sumatra, what a risky move.
- Next to noisy Jelutong expressway.

The biggest joke. Not safe in D Piazza. Hahaha..
Have you stay there before?
Let's talk about The Spring since you claim very safe. Notorius illegal riders gathering in front of the condo / area. Low cost housing in the area. People of all sort of characters gathering at the promenade. What a conducive environment...

I do not even want to mention good location, freehold, facilities, etc of D Piazza. All these well known facts.

RM380K is expensive for 1300 sq feet completed condo in good location? wait some more la. See what else you can get. Do not hesitate to share with us if manage to buy Bayswater ok at that price?

Forget the past, at whatever lauching price people bought earlier. Similarly, there were people complain how stupid people are to pay RM420K ++ for elit heights now, but again 3 years later, they will say it is cheap.

June 27, 2010 at 7:45 PMIvan Lim

Now D piazza i heard very hard to sell because of the design that need major renovation... really need a lot of cash for the new buyer... estimate at least 50K cash...

June 30, 2010 at 7:46 PMwolf

Dear All owner, please hold your units...as per a lot Prof "Investor" at above said the price will sit rocket....I also have one unit and occupy currently, i would suggest U all do not sell it, even let it empty forever :P

reason:==> existing residents can have a more chance to use the facilities..hehe (i am one of it)....Thx for those pay the Maintenance Fee w/o occupy...

Pls do not sell it forever....very thx...we no want too crowd if thr are fully occupied :( (700X4)....about 2K ppl share out the facilities really OMG....

Bless you all, do not sell it.....keep it forever, maybe can pass to your son (after 30 years); value will be 1Million at that time....sound good investment....am I right, Prof "Investor"?

July 6, 2010 at 9:56 PMGuat Teng

Some people here were trying to tell that I want to stay in a comfortable house but yet I am not willing to pay for the price :-)

The cost of renovation is determine by your own taste and life style needs. Some families in D'Piazza could settled there and spend about RM20k or less only.... some may demand more and could have spend more than RM100k before moving in.

My friend owned a RM3.0 million super-condo in Penang, do you think that the quality and the furnishing of the super-condo is so poor? He has spent about RM0.5million in his renovation and furnishing....

So, why compliants? Plan within your budgets...

July 8, 2010 at 12:48 AMcyclone

The location and it subsale price are still reasonable ....the 1st owner still have to earn some extra money (fully understand it). The only drawback is due to the gangster contractor on-site which it really annoying. Don't feel secure owning the property there with the gangster contractor on-site...*sigh*.

July 11, 2010 at 9:51 PMOng

For those seller please wake up, D'Piazza price will drill down sooner and faster. Please notice how many units is actual onwer stay inside this condominium. It have price but does not have buyer needs. Almost half is investor units. Please be alert... Please imagine, if those investor cannot sell out and does not paid the maintainance fees, what kind of D'Piazza maintainance would be?

July 12, 2010 at 9:28 PMPenang

Good try Ong.
Penang property market in a hot location is not so easily dampened by few biased remarks. If you're scared of all the condo "what ifs", then go buy landed property. No need maintenance, no need to worry all the condo "maybe" problems. Why stress yourself up? :-)

After 3 months getting OC, many are still renovating. Buy-sell transactions still going on albeit many buyers are hesitating on what choice to make. Understandly there are few current new projects just launched, so everyone wants to buy what he likes and can afford. Things will stabilize after some time.

D'piazza is a good piece of freehold investment, the location is excellent. Even current sub-sale buyers should not worry because many years down the road, the value will keep appreciating. That's the uniqueness of Penang property market trend.

July 14, 2010 at 6:27 AMTim

350K-360K for 1300sf + 1 CP and 370K-385K for 1300sf + 2 CP are no longer valid. The asking price is much lower.

July 14, 2010 at 10:48 PMinvisible man

To buyer for investment purpose:
Please don't buy property at this moment, according to famous economist, the trend is not healthy now. Property bubble can happen anytime.

To buyer for self stay:
Yes you can still buy now, but if you want to get a better deal you can on hold at the moment, but if you don't have place to stay then go ahead.

To seller/agent:
Fast fast let go your property now, or you will be regret. BLR is increasing.. If you insist you made the right decision then go ahead and don't regret..

July 15, 2010 at 6:56 AMtan

I think the signs are there. A lot of my friends (family income >10K/mth) have the same thought...Let's wait and see.

July 17, 2010 at 4:00 PMCL

invisible men - ur are right! Condo will bubble soon. When Summer Place is completed and handed over which will be very soon. There will be huge over supply. When it happen, developer launching new project will lower their selling price and start to offer lots lots lots of FREEBIES. Owner who cannot hold on will throw, eventually if no taker. They will let it out to factories' worker foreigners (bangla, indon and +++). Well, then this is the best time to pick. But always remember what goes down will come up again - so just like stock market, we must know when to pick. Demand & supply always determined the price of product. Cheers and good luck to all

July 19, 2010 at 11:46 AMSamantha

Can anyone reply me this condo still available for purchase and what is the rate now?

July 23, 2010 at 4:02 PMinvisible man

You see the price for 1100sqft is getting lower and lower from ~330k to ~290k. According to the famous economist this is the syndrome of property bubble..

Dear buyer if you wish to get a cheap unit do hold on, the price will be further down..

Dear seller, if you don't believe then keep holding, wish to see how long you can hold..

July 23, 2010 at 6:21 PMfire

Invisible man,

Now 1100sf in market are lesser now, only lift 2 units waiting for sell only, the unit which the price 298k wish to sell is top floor, which water tank above the unit. Many ppl no want the unit, so the price drop. And another one is lower floor.2008 economy crisis, penang property also no drop much. After petrol, sugar price up, inflation will come too, when inflation come, property price will hit higher again.BUbble, u may slowly wait for it, but not in a island like penang..
thks

July 23, 2010 at 8:48 PMxware

Invisible man,
I agree with you, I can see quite a lot of property is having the sign of dropping.(I have a friend just bought regency height for 385k) If you are a clever investor, now is not the time for investment, just wait those who have no holding power to throw the unit. Then that time you can pick a good property. No matter how high the graph is going, there will be a turning point. You can't deny it.. It is natural phenomena..

fire,
How you know there is only 2 units left, you own the whole d'piazza?

July 23, 2010 at 10:10 PMfire

xware,

i know becos my brother is property agent, now market is less supply for 1100sf... u may go and check it...thks

July 23, 2010 at 11:55 PMJohn

Has the OC been obtained? Can I move in now actually?

July 24, 2010 at 9:06 AMgoh

fire,

your brother is property agent, so what?

July 24, 2010 at 1:32 PMinvisible man

Dear seller, property agent will not tell you the truth, they will keep on telling you the price is going to rise higher and higher so that they can earn more commission. Even bubble is happening, they got nothing to lose. You are they one who will sustain the loss. Think wisely, don't be too greedy, you never know what will happen.

July 24, 2010 at 3:34 PMfire

As we know sugar, petrol price all up now, 2011 may have 4% goverment services tax too.So inflation will coming to town soon.So do u all still think will have cheap sales for penang property in coming year??

July 24, 2010 at 4:40 PMPenang

Wah, those who expect all units to be priced the same obviously never do their homework. C'mon, you expect a higher floor unit with good view to have same selling price as a low floor unit with less-favorable view?

Someone said the price of DP is getting lower and lower. Did that person actually find out that those units are from lower and lower floors, or not-so good view? Go figure.

July 24, 2010 at 4:49 PMPenang

All the property "experts" here keep talking about bubble burst and they "advise" ppl not to buy now...tada tada tada...maybe they want to buy actually but cannot afford..

Well, Happy Waiting and keep waiting until the cows come home.

July 24, 2010 at 8:29 PMooi

According to the Real Estate Housing Developers Association, housing price in Penang will be further increase about 5 to 10 % in next 18 months time.

July 24, 2010 at 10:01 PMPerry

During Property Fair Talk at G Hotel, Property Analyst forecast landed property will continue to surge for years to come, but high rise condo will be on the down trend or remain stagnant. One of the reason sighted as Expats are in significant decline for the past 2 years. Also can be seen in the news for the past few days. FDI in Malaysia going down significantly compare to other countries in the region, such as Singapore, Thailand, Indonesia and Vietnam.

Of course there is always the other side of thought, while Real Estate Agent i.e. HB predict otherwise and claimed value for high rise will continue to appreciate.

Whether which one is true, it depends on individual. My personal opinion, the analysis from the Property Analyst Professional is more reliable due to their neutrality and realistic analysis, whereas Real Estate Agent such as HB or REHDA may have vested interest in the overall property market and their supporting points questionable.

Don't think there is any right or wrong answer here but which one you trusted?

July 24, 2010 at 10:16 PMPenang

To complement what Perry had commented :
There are a few types of high rise - low cost, medium cost, high cost, luxurious highend supercondos. I'm very sure the Expats mentioned by the Property Analyst are those targetting high cost and supercondos.
What about the locals, average everyday men like us? How many of us are rich enough to afford such expensive highend properties?
So most of us will have to look for medium cost (can be low medium or high medium cost) apartments/condos. Dpiazza falls under this category. For this segment of high rise property, the demand will always be there.

July 24, 2010 at 10:31 PMKevin

well... i have met with property agents who told me that prices of property in penang will keep on increasing at a very fast pace...some even dare to claim that the price goes up RM100k every year just like that... i was thinking, what a full load of bull... if it goes up RM100k every year... then in 5 yrs, almost all property will become 1mil already... personal observation is property price shoot up recently within the past 1-2 years only... but do you think the price uptrend can sustain between RM50k to RM100k increase per year? ;)

July 24, 2010 at 11:44 PMooi

Property price in Penang have increased approximately 20% compared to only a year ago.Investing property is very rewarding especially done in Penang, as property price tends to appreciate over a relatively short period of time.

July 25, 2010 at 7:46 AMTim

I notice that the price up trend is different between landed and condo/apartment. Landed price has been going up in a steady trend in the past ~10 years (a more sustainable pattern). But condo/apartment price has experienced a sudden surge of 100% in the last ~3 years. I tend to believe condo/apartment price is almost stagnant. Look at the Spring, the asking price has been stagnant for the past ~1 year.

July 25, 2010 at 11:13 AMPenang

How did the percentages come about? We must consider the data sampling of the statistics taken. Or else we can safely assume all the % quoted are across all property segments.

Meaning a generic average which can be quite different if we take the statistics by property segments (ie. high end vs medium high vs medium low vs low). So far I never see such data being presented.

My take on the Spring where a lot of speculators got stuck (and a lot of them are real estate agents hoping to repeat the Bayswater windfall). Just take a look at the surroundings. Next a dumpsite that can burn underground without notice. And there'll be a school right next to Spring. IJM brand also can fail due to LOCATION.

July 27, 2010 at 10:00 PMTim

I bought a 2 1/2 storey terrace at 500K+ about 5 years ago. Currently, it is valued at 650K. If I am not mistaken, Palm Palladium & Regency Height were 200K+. Now, they are at 400K-500K. I guess Bayswater, Waterfront and Grand Ocean also have been appreciated about the same extent.

July 28, 2010 at 2:00 PMfry

A few points to note if the property will appreciate further:

-Are there more MNCs coming in or local enterprises sprouting?
-Any new educational institutions approaching?
-Any government projects to promote Penang as a place to live, learn, work, play?
-Is Penang hungry for more local and foreign talents?
-Any new places to chill out and have fun in Penang?

If the answer to the above is no or barely, then the hike in price is an illusion as the buyers may call the price as high as they want, but there is no market to realize the transaction. Then it's better to buy for own stay than to invest.

just my 2 cents.

July 30, 2010 at 3:17 PMinvisible man

As you can see, how many people are selling D'piazza everyday?

Investor will not buy second hand house, the profit is to low or even don't have profit at all.

There is not really much people buying for ownstay in reality.

Well the actual number of selling is greatly exceed the number of buying.

Small student also know when supply more than demand what will happen.

This trend is not going to last long. You never know when is the triggering issue happen. Faster let go if you think your holding power is not strong as others.

August 3, 2010 at 1:31 PMpaul

why is the trasfer process for d'piazza taking so long compared to other projects?

almost four months and i have yet to receive the keys as process not completed?

Dear d'piazza owners, please attend this coming meeting to fight for our rights.

Date : 21th August
Time : 10.00 am

Vista Gambier is better and worth than this.
-1350sqft
-2 carparks
-Selling Price is around 400K
-Low density - total unit is 144 only
-Better location than this, easy to reach Bayan
Lepas and town area.

August 14, 2010 at 1:45 PMOrange

no offence but the one of the open market policy to tackle hyper inflation is to hike the OPR, as a result BLR will rise accordingly. That's just my two cents

all for sales, its a high density condo yet with commercial strata title if not mistaken. Lets wait till those owners who are not able to hold any longer, definitely they will let go at a lower price, since the actual price is not that high. Buyers, please hold

August 28, 2010 at 4:58 PMBG

In Style,

1st, this is residnetial title.

2nd, for investors, they already get the units 3 years ago, and now go to Elite Height ot other new projects. Those looking for stay, may need a condo soon, and if they need a new condo with 300~350K price range, D'Piazza could be one of the limited choice. If don't need a new condo, then there are many choices......

Just my 2 cents.

August 29, 2010 at 12:52 PMJohn

as u can see, the ppl holding power start to drop as well as the selling price also drop to RM299k from the high of RM420K. So buyers dont rush into buying it, let it drop till RM250k or even lower, don let the seller treat u guys as water fish.

September 2, 2010 at 12:02 AMpenangproperty

If not mistaken, banker can loan as high as RM300K++ for block D. This means the market value is there. So, to owners, don worry, just sell your properties at reasonable price. Buyer will get their loan approved...however, it is your choice to sell it cheap, to benefit other investors. Anyway, I am not owner :)

September 2, 2010 at 1:33 AMchee

penangproperty, you are right i am the buyer just got the bank loan up to RM300 for Blk D and not required for valuation.

September 16, 2010 at 5:59 PMDaamao

I just looked at the 1300sf unit and found something interesting and am here seeking clarification.

My first impression was the space does not feel 1300sf. So we took count of the floor tiles, which came out to be 27x32ft, equivalent to 864sf. Take note I already accounted for the “public area” that many owners are renovating to include as part of usable floor space, but this gross calculation also included all the walls in between.

I was also made aware that the S&P only state floor space of 900+ sf.

If this is true, then my question is:
1.How did 1300sf became an official number?
2.What is the exact floor space stated on S&P?
3.Going by the market rate of 320psf, the “1300sf” unit is valued at RM276.5k. Is anyone willing to let go at RM320k, or RM370psf?

Look forward to some insights.

I am a serious buyer, looking for pool view (or block A high floor facing out), with 2 side by side car parks.

Interest pls PM me.

September 17, 2010 at 12:08 PMcheah

buyer... don buy 1st price will keep on dropping... nx year u might get a reasonable price

September 18, 2010 at 10:45 AMDaamao

I forgot to mention I also need to spent easily 20k to do the following extention in order to realize the "1300sf".

1. Hack the kitchen wall to extend it to the boundry.
2. Hack the entrance door to extend it to front
3. Hack the maid room area to extend to the boundry
4. I dont plan to hire maid, so the airplane size maid toilet is no good to me, i may have to hack it to join with maid room, or even hack the whole maid room off to make better use of the space.

So I'm thinking the 1300sf unit should be valued at RM302K (considering added RM20k for reno). This still comes to RM350psf, which is a premium to current RM300-RM320 market value which I think is inflated.

Interested pls contact me.

September 24, 2010 at 8:10 PMpetestop

1300sqft high floor unit was RM249k at launch, now wanna off-load at RM380k, more than 50% premium after just 3 years ?

The speculator here must be dreaming that money fall from the sky for buyers.

Think carefully if these units can command the same rate as high-end Condos, given it is relative high density and with just apartment level facilities.

Furthermore, check out the floorplan, in order to achieve 1300sqft you have to knock down all the planter box and include balcony.

Be warn of this unit A-1X-X,poolview(malay owner). My client bought it last month and till now can't sign document.Reason is the landlord not at Penang Island, waiting for his back. They try to forfeit deposit from buyer as reason of over signing period. But they still advertise on mudah for selling. My client will take law action against this landlord.

Hi very surprise there are so many property speculator in Penang. Out of 706 units build up for this project, almost 400 units posted for sale upon completion.

You can check up the web : fullhouse.com.my

October 2, 2010 at 12:24 PMchee

Hi Property, out of 400 units about 10% for rent as for sale there are units is actually come from the same owner or properties agents.so is should be around 200 over units to let go out of 706 units.

The DPiazza commercial shop lots are disasters. All the shop lots are up for sales/rent, but not taker. It will take many many years to fill up.

December 16, 2010 at 11:33 PMKS_rev

Are they still having gangster contractor issue? I still saw their show house there.....still forcing owners to use their hacking work, rubbish fee, and selling brick/cement/sand at sky-high price?

February 15, 2011 at 11:41 PMWM

this D'piazza quality is horrible.

the first inkling of poor quality is when the visitor enter the lift ... like a low cost flat lift !

the second shock is when you walk along the corridor totally dark no sunlight at all !

the environment is very congested , with awning protruding all over the place, very poor ventilation no fresh air

and with those surrounding d'piazza mall shoplots half-dead (or already dead) , this is definitely NOT a investment choice

February 17, 2011 at 8:47 PMKS_rev

hahahahaa, wake up TC boy,

what do u mean by 'due to good fengshui?' So u kena damacai lottery due to staying in it? IF yes then you shouldn't sell it, keep staying in it and win more lottery lar!! hahahaha

I don't see a point for any waterfish to buy a 800k unit there, unless yours is 2x 1300sf (combine into 2600sf) and comes with 20 carparks (wah can collect carpark rental gao gao liao)...

hahaha.....your posting really makes me laugh out loud and brighten up my days ^_^

To all Blk D 1100sf owner,
Heard that 1 Ori unit with two car parks is valuing at Max. 350k selling price by bank panel as of to date. Can be more if the unit been renovated.

Hope this piece of info will provide a justification to whom may concern in buy/sell or renovate the property despite its build quality, poor management and etc.

is the occupancy of D'piazza low, i though it is selling like a hot cake

April 5, 2011 at 10:51 PMHappy

The occupancy rate is quite high now...for 1100sft, it is above 340K already...Dpiazza condo is getting expensive compare to few month ago. Should thanks to surrounding project which help to bring up the value of Dpiazza even the quality of the condo is not good at all

April 11, 2011 at 9:45 PMKS_rev

a quick browse through fullhouse.com and mudah.com, found out the asking price for 1300sqft original unit had >400k, that is 10+% hike compare to 6 months ago (350-400k), so fast! Is the SPICE project and a few surrounding project (Elit1/2/3, Arena) boost up it's selling price? Or was there only asking price but no real transaction?

April 15, 2011 at 10:25 AMDaamao

The price may have hit the ceiling.

The shit will soon hit the fan.

Inti College setup their student accommodation there. 70 units rent out to Inti students. 1300 sqf rent at RM2200 and 1100 sqf rent at RM1700. That's why the price up...

are you sure abt this news?

It could be good to the house price there (+rental return), but it could be bad too, if soon after those students create mess and chaos in there...

ya...agreed with KS....too much student will become hostel and eventually will bring the price down...

April 19, 2011 at 11:48 AMLock Nei

you can check with henry butcher and inti... even inti have a hostel office at block c, 5 floor... i ask some of the student there and yes, the rent is that good... for the moment, i see local and China students only... price go down?... you can check the apartment price round USM... had it go down?

Pity on those families stay there.

Sooner or later, we will have all sort of nationaliies : Chinese, African, Middle East...etc.

I had bad experience. We have to bear with the noises, dirty surrounding and security problems.

Ow, that sounds so depressing and discouraging for those new buyers intending to stay in D'piazza. Anyway, is the contractor appointed by the Management still incharge? Or everyone get to pay Rm2K for hiring his/her own contractors from outside and getting his/her own raw materials for renovation? Thanks in advance for your feedbacks

Latest bank negara guideline on net income will affect the potential buyer pool.

But should not affect the medium cost condo.

According to government policy, they got no intention to moderate the housing price in Malaysia especially in Penang. Most of the citizens not afford to buy it. For them (gov), the important thing is to attract the foreign investors. In a short period, the price will not going down. Unless gov willing to pay for it. :(

I am living this condo as a tenant.. the condo's quality is very bad, leaking everywhere so I had to spend much time to fix.. management sucks..lifts are always stopped. not so sure they clean the pool.. don't wanna use it cuz it is quite dirty. security guard was very rude.. this condo is a disaster.. I've never recommended whenever people ask 'How's the condo? is it worth to buy?'
