Not sure, croz this property. 8 or 10 years prop.

I check with banker, 1st flr 850 sf RM180k original. can get 90% loan already.

last year cant, but got ppl purchase and only take loan 70%.

Dear all buyer,
I am an agent. Due to high demand of this very nice condo, the price has been hike up to mininum 250k per unit. There is no lift at the moment, but the management has a plan to install it very soon. Also, the car park area also will be extended to the empty field besides this condo. More facilities will be added which make it worth to invest.

Hi Agent, is management has plan to install lift on the condo? If not mistaken, all units in same block on same floor are not connected each other, they having individual staircase right? If they going to install lift, lots of lifts to be install on single block, which I dont think is feasible. anyhow, may i know where you get this news from?

price RM250k is ground floor, not higher flr .. opposite of my unit, grd flr, they sold last week RM250k fully reno 950sf ...
4th lv asking RM185k 950sf still available ..

i have been passing here daily to work..springfield is not really value buy..all walk-up..no lift..imagine 10-20 years later..still want to walk up again..

walk up units are not good investment or for homestay..unless ur young blood...

You are wrong Josh Ong...Springfield actualy deserve a better selling price.Only the seller not dare to pull up the price and therefore the price is very low.Think yourself,where u can get a gated 24 hour security apartment with maintenance fees RM 70 in Penang????Swimming pool,Gym & Playground with well maintain...It's not my price too high with RM 250K but is other owner urgent to sell out the house just not dare to put high price.They are loss anyway with price below than RM 240K anyway...

Beware for those want to buy Spring Field - Just prepare to have sudden crack on your floor, every unit will have this potential problems. You wouldnt want your house to become water theme park. Check with the residents, you will understand.

Lol, selling 250k for 850sqf? you must be waiting for 'water fish' buyer too. 180K is the reasonable price to go with.

Aiyo....250K for 850sqft is reasonable la brother...Springfield actually is a nice apartment with good pricing.Only those buyer pull down the pricing.RM 180K go for 4th floor 850sqft...Mine unit is 1st floor ok...Below that budget is RUGI TERUK...Better becareful if the unit is sell below that....

hi Ong, for Springfield, every unit can only have 1 car park, for those seller that tell u 2 car park, 1 is actually rented from the management. the renting will not continue if owner has change.

Springfield is not a low cost property and the price is low because of the owner is urgent than buyer.The price is decide by the number of demand and number of supply.Supply less and demand high,price high.

We take bayswater as example,why the price so high?I rather take the value to purchase a landed property.But there are still people purchase.Because the demand is there.

I believe all the buyer also won't hope the price of the property they purchase is still so low when they sold out ya....

Lawrence, i think you're wrong. Low cost flat normally have lift. Because it is very high dense and have more than 8 units per floor.
180k is a fair price for a 850sq.ft to me.

A lot of SpringField owner use this apartment as weekend stay,certain of them sell out because they move into landed property.This show that this residential area is good in fengshui.if there is a low cost area,how come those owner is so rich???RM 180K is fair for higher floor.Now if valuation for 950 sqft lower floor can go up to RM 270K - RM 290K and 850 sqft can go up to RM 240K - RM 260K,same as Meduim Floor for 950 sqft. Medium floor for 850 sqft is RM 210K - RM 230K.The rest for higher floor will be bad price because there are no lift.So if you want to get a good price in SpringField,better get a lower floor,else very sorry about the price.If you really understand the residences,you will feel very comfortable on the environment of SpringField.Really have a feeling on Spring Season.Trust me....

The buyer are pull down the price for springfield.The property become very cheap now no matter how quality in actual it is...All the seller please dare to increase the selling price for 2nd Floor or below no matter you are 850 sqft or 950 sqft.We only sold for those who are affortable.Else,there are no point to make your own property become so cheap value.Springfield value at least must RM 200K or above.No such budget,go to buy other property rather than kacau the property value here.

Personally I will prefer Sunny View. We still can get 220-230k for 900sq ft. The swimming pool/lobby and cafe view in sunny view is really really nice. You can do some research about this Apartment.

Hi Lim, sorry i couldn't make any judgment about the reasonable price for Springfield as this is not good for those sellers here. I was interested with Springfield before but give up because of the termites issues. I am voicing out here because not agree with some investors here who intentionally want to pulling up the price range of this apartment and I don’t think it is worth (asking for 250k some more not ground floor unit??). If you have budget for >250k you can find a better location apartment such as D'piazza.

I agree with you D'piazza is a better location and sunny view has a better view, but if the budget is below RM230K, i think Springfield(950sq,low/middle floor) is consider quite good already.

jane,if u dun have the budget for springfield just look for other...just like bayswater...a condo worth RM 500K with initial price of RM 250K...how can u say?so dun blame the investor ok...When next day u wanna sell out your property,u oso hope to get a best price isn't it???So dun always point the arrow to other people...If you have RM 230K,go to Prai and get landed property...even bigger....why come to island buying condo???so stop making useless nonsense here...If you can deal it just deal it happily..if cant afford then just keep quiet...

by simply quoting RM305k, it can be misleading... RM305k for original unit does not make sense to me and it's 2nd floor furthermore... but i guess penang property buyers have lost their senses recently...so maybe it's true... LOL...

I still think Springfield the best cuz the maintenance charges is only RM50 per month and with FULL WORKING FACILITY!!

You cant find a CONDO in Penang with RM50 maintenance fee any more. it comes up to around RM0.05 per sq feet as compare to the current market rate of RM0.25 per sq feet.

Im staying at the 4th floor and another unit at 1st floor and i think it doesnt really make much difference because the stairs is not steep and if given a choice ill give up lifts for a much cheaper maintenance fees anytime.

PS: Full working facilities meant that all the facilities there is well maintained. So if there is no lifts there how could they maintain it.... ><''
