    This unit is penthouse?

    ReplyDelete
  5. wow....the rm295k(2 car park) unit now is dropping to rm255k net.
Are u sure?? the different is 40K within 1 to 2 weeks time..I think this is ridiculous.

u think is the share market..

Can i know what is the real market value there? Any expect can advise?

    ReplyDelete
  6. you can try pricewaterhouse n coopers or..u can try henry butcher..but then u have to pay for their services..

    hehe

    ReplyDelete
  7. a check with agents,prices around 320k and above...

    ReplyDelete
  8. No, it's not that expensive, I just sold my unit at 11th floor for RM295K only.

    ReplyDelete
  9. 11th floor for RM295K - how many car park included? 1 or 2?

wah.. the house there already 300K

    ReplyDelete
  10. 2 car parks. With good view and i have got minor renovation done on my unit also..

According to the market value, as per the management, RM295K at 11th floor is already considered above than average.

Unless you don't mind to pay more :)

    ReplyDelete
  11. 300k for desa airmas is overpriced. the size is < 1000 sqft. not worth to buy..

    ReplyDelete
  12. That flat is low cost house from goverment. There are no normal selling for that flat

That time i hear is around 50-75K

    ReplyDelete
  13. holly...! this is really over priced! A 970sqft asked for $310K ? I bought a 1350sqft of another project just for $270K at 13floor. It is such a huge difference.

    Example:(Launching price)
    The spring; 950sqft,$241K, 5th flr
    Palm Palladium;1349sqft,$270K,12flr
    Vista Gambier;1343sqft,$280K,13flr
    Bayswater;980sqft,$290K,10th floor
    Oasis;1000sqft,$280K,12th floor
    Putra place,1000sqdt,$280K,13th flr

So, where is the sense of logic?
    Good luck!

    ReplyDelete
  14. correction....

    putra place; 1000sqft,180K++,13 flr

  15. When launch also very cheap.. it increase tremendous cos of the location. Very convinient area..

  16. can't compare apple to orange my friend. location location location - first rule in property hunting. :)

whoa..u have that many units in your hand now? geng wor

    ReplyDelete
  17. to the guy who quoted 6 other condo lauching price, since you are comparing LAUCNHING prices, so why not u say airmas also lauched very cheap, with 198K nia!

come on, u need to compare TODAY's price, not some old launch price with diff launch dates(years!)

    ReplyDelete
  18. I totally agree with you....

    ReplyDelete
  19. You may be correct that we should compare apple with apple but bear in mind of the time factor.

Buying the apple now at a price of a durian is hilarious when we have dozen of durian available for sale at this moment. No hard feeling. Just a sense of my bewilderment of how buyers preference is.

    ReplyDelete
  20. not selling man...where to find such good location else? don't think there's any more land nearby this area for apt/condo. gonna keep this place

    ReplyDelete
  21. hello,

i just started working a few years ago. im really interested in desa airmas. i wonder if there's any unit selling for rm 250 000? thanks.

    ReplyDelete
  22. rm250k...i dun think u can get any units at this price..minimum rm300k plus now.market price

    ReplyDelete
  23. RM250K? u can try the low cost next to airmas condo. thanks.
    -The Observer-

    ReplyDelete
  24. i am an agent,for less than rm300k,maybe the lower floor,like 1st or 2nd floor,for middle and higher floor,rm320k and above,

the rental rates are good, thats why price also nice n high..

    ReplyDelete
  25. Too expensive RM310 per sqft onwards. Another overprices project :-(

    ReplyDelete
  26. to the friend who quoted 6 other condo lauching price,

The spring and Oasis is 99 years least hold, impossible to find a RM290k Bayswater today.

    Thanks

    HY

    ReplyDelete
  27. Hi, any owner here? Just like to ask, the original floor tiles is 1x1 or 2x2?? or what?

    ReplyDelete
  28. below 300k is not possible. i advice you to look for other project. putra place is very nice condo, the only disadvantage is not free hold. it is 1000sqft, good location and superb view.

    ReplyDelete
  29. I agree with u.. current market price is above 300k ( 300-350K depend on level. Below 300K very hard to get one

    ReplyDelete
  30. Below 300K is impossible... Current market is above 300K depend on level...

    ReplyDelete
  31. actually i would consider if it's around 300K...any suggestions?

    ReplyDelete
  32. are you sure the price rises so fast.. damn, i just sold my unit at 11th floor with 2 carparks for RM290K 2 weeks ago..

i would think anything at or below RM300K would be reasonable.. many irresponsible ppl have been speculating the properties price in Penang, rendering it to become so expensive amidst these difficult time..

    ReplyDelete
  33. HI the one who sold 290K with 2 car park, can i know teh car park is side by side or seperate one?

Facing USM? or Facing low cost house?

    fr, Mr A

    ReplyDelete
  34. selling 290k is a waste, be smart next time. nowadays freehold condo with 1000+sqft and below 10years can easily sell above 300k. speculating or not, it does not matter, because ppl still buy it...if you look for new condo with same specification, even more expensive..so, what you gonna do, wait until it rise higher and higher? here is penang island, not mainland, be realistic.

    ReplyDelete
  35. anymore 290K???... each time i ask the agents they will say more than 300K

    ReplyDelete
  36. no more unit below 300k. you should prepare 320k at least, otherwise you should look for other project

    ReplyDelete
  37. does anyone know if this place has strata title already?

    ReplyDelete
  38. No strata title yet..

    ReplyDelete
  39. I just bought an unit at 275k with 2 carparks. Not sure why everybody is saying that the property price is more than 300k.

    ReplyDelete
  40. To the buyer who buy one unit with 275K, ur floor is lower or higher floor?

    Mind to share
    Thanks

    ReplyDelete
  41. Is the 275k renovated?
    Thanks

    ReplyDelete
  42. Really cheap 275K with 2 car parks. Where you found this offer? Still anymore units available?

    ReplyDelete
  43. The owner of 275K is not replying.. May be is fake!! I guess he trying to pull down the price.. Sfar i am calling around the agent, they told me more than 300K...

    ReplyDelete
  44. though i'm not the one who mentioned 275k, but i find you a bit funny. if you are looking for units yourself, you would also have hoped the price would be as low as possible. but the way you said makes me think that you are infact an agent :D

    ReplyDelete
  45. Hi, is there any unit with the price RM260k to RM270k available?

    ReplyDelete
  46. What is the market price now for a unit with 2 car parks?

    ReplyDelete
  47. you have gotta be kidding me! 365K at this moment? there were already news about the current property market in Malaysia.. fact is, Singapore's private properties have dropped in sales significantly.. i'm gonna hang on for the price to drop..
here's one of the article from theStar
    Buyers cry for help

    ReplyDelete
  48. Anyone can tell what is the launching price for this apartment?

    ReplyDelete
  49. hey market price for desa airmas now should be less than 300K. 365K is a bit too much even with fully reno whatsoever. update me if there is changes. thanks

    ReplyDelete
  50. Just bought 3 months ago, 300k lower floor
    Renovate,furnish and 2 car parks

    ReplyDelete
  51. less than 300k cant find in Desa Airmas

    ReplyDelete
  52. what is the rental for a standard unit in Desa Airmas?

    ReplyDelete
  53. Hi Hsiens,

Rental for Desa Airmas is RM2300/mth with full furnish and empty is RM1500/mth.

    ReplyDelete
  54. Many people said market price for desa airmas is around 300k. Got buyer paid that price?

    ReplyDelete
  55. I dunno. But if RM280k with 2 car park, I'm sure a lot of people will scramble to get it. What do you think?

    ReplyDelete
  56. I heard that the initial price is only 198k for lower floor during launch. But increase to 230k min 3 months later due to material price increased. If this is true, RM260 might be the initial purchase price for 10th floor unit with 2 car parks. Those offered RM250k look funny to me. If I am the owner, I would only sell if offer more than $300k. Just my take.

    ReplyDelete
  57. how can be 300K with js 970sqf...? there are still a lots of choices with 300K which is bigger than 970sqf in nice location! ;-)

    ReplyDelete
  58. I can tell you that the only nice location is either smack right in town, Bayan Lepas sunshine market, Batu Lanchang market and Sg Dua. All must within walking distance to market or Tesco. I can't find anything like Airmas. If got, please tell me also la. Coz I wanna live near Tesco and bigger than 970sqft that cost only RM300k. If no, then please shut up la HJ. You're getting annoying.

    ReplyDelete
  59. different ppl got different means of "nice location" , so...! and different ppl got different view..., dun trying to stop ppls give their comment here!To me, it is not worthy to buy an apartment which is only 970sqf with more than 300K there...(unless it is fully renovated and with furnishing)

    ReplyDelete
  60. I'm sorry but price of a property only depend on good location and mostly near market or shopping complex. That's majority of people. That's why those place fetch higher price. Since you're minority, then you go buy in Prai la. RM200k. Bigger than 1000sqft. LOL. You can even get a landed property. Good luck in your finding ok ;) chow!

    ReplyDelete
  61. aiya, no need go prai la! everyone also know prai there more cheaper and bigger loh! not worth to buy this apartment with >300K not means that dun want buy any other which is >300K ma, right?! so buy somethings which you think is worthy loh!

    ReplyDelete
  62. I personally think the location for Desa Airmas is strategic, walking distance to USM, Tesco, bank, popular fast food chain etc. Many access road to Bayan Lepas FTZ, Queensbay Mall and Georgetown. Rental return should be reasonable. 1.2k rent per month should yield 5% return for 300K apartment. If can get it at 250k, yield would increase to 6%.

    ReplyDelete
  63. HJ..i agreed with you..nice location?? depends on diff people means in this concept..

KK88, everybody is trying to offer the price which they think is reasonable and worth for them..that's nothing wrong..if you are the owner, and the price is not acceptable..then just "zip"..@_@..may be ppl are just trying their luck..seem that u are trying to pull up the price..LOL

    ReplyDelete
  64. in front such cheap low cost flats....

asking price should be rm250K or below only....

    the area so low standard...

    ReplyDelete
  65. The Edge magazine this week gives very positive comments on Desa Airmas on its prime location that attracts many foreigns students from USM. It says the demand for rental is still very strong compared to many parts of the island. Heard that can get rent up to RM1300/month with minimal furnishing.

    ReplyDelete
  66. Strong demand from students make the condo unsuitable for family staying. So, this is only for investment to rent to student, imo.
But, if I buy it now at 350K and rent for 1300 per month, only 4% return. Only those bought from developer could gain 5~6% return.

    ReplyDelete
  67. Hi,

any block of desa airmas is with sea view? what is the selling price? below RM250k is possible?

    ReplyDelete
  68. Hi,

any block of desa airmas have sea view? if yes, what is the selling price? below RM250k possible?

    ReplyDelete
  69. Near USM where got sea view? I think you are not from Penang lar. For property investor or speculator, the best option is to buy new project because the potential capital gain is there. Desa Airmas is more suitable to hedge against inflation.

    ReplyDelete
  70. BK, sound like you are expert in property investment...new project? There is also something called Risk in investing into new project. Dont just look at the 'potential gain' and forget about the risk. There's no free lunch in this world.
hueiyee, just do some market survey to check Airmas market rate to date. RM250k sound like 2006 price but still depends which floor you talking about. I know there is a unit looking for buyer with probably cheaper price due to unstrategic location.

    ReplyDelete
  71. Thank you but no thank you. Sharing perspective is fun. Walking distance to banks, McD, KFC, PizzaHut, Baskin Robbins, Tesco, USM dewan kuliah, main bus station etc sound strategic to me.

    ReplyDelete
  72. the location is one of the worst, only the owner trying to sell of their unit talk good because takut cannot sell.
the opposite, low cost flats is full of not so nice ppl.. alot of car break in n mat rempits too.
aedes problem could is a frequent there,,,
the low cost flats also not maintained well...so a lot of water seepage problem that contribute to bad health..
its not very near to mcd tesco also..have to walk quite far....but a lot of risk too...as mat rempits r there....

as the rental for student, bear in mind now usm student hardly rent outside anymore as there is a lot of accomodation available inside and the new bkt gambir side hostel.
tats why so many apartments there are for sale now as cannot get rental income...u can just go look at sri saujana n uni heights...

usm is also now an apex uni and from this year student intake onwards, only got about 1K ++ students compared to 4-5K previously. and for the foreign student, they provide full facility hostel inside...

most of the shops doing business there also suffering n many have closed down...
many more struggling to survive n will eventually close.

only the new business investor who have not done their homework invest there and run at losses.

sri saujana is a better option as away fom the low cost flats.

    ReplyDelete
  73. Paul, if owner is afraid of not able to sell, the price will go down. Free market rules. There's no reason to sell for the sake of selling.

Car break in, mat rempit, aedes problems are social issue and this happen anywhere in Penang. Is this specificly happen in Airmas only?

where you get the data from on USM intake number? Is the rental solely depends on USM student? I knew there are japanese, korean, american rent the unit and they are not students.

Which shop been closed down in Sg. Dua? Can you name a few?

    ReplyDelete
  74. Trek, i am a paper supplier for usm so i know. i am also staying in uni heights. i have 2 units ther n now trying to sell one as cannot get anyone to rent it.

my fren is also running a pc business there. he is staying in desa airmas n is disspointed with the cheap surrounding.

    japanes, korean? u joking? haha

shops closed down.... ,,,, so many owners chenaged hand...

    to list a few..

    shop closed down...

corner coffee shop... now a hair cut sallon

    nasi kandar...now a stationery shop

a sundry shop...then another biskut shop which also closed then a computer shop which also closed down n then now a bekery is there...

another sundry shop closed down which now is a chain stationery shop

a photo shop closed down taken over by another photo shop

another eager stationery shop whiich try to do business but closed again ...n now the shop is 3 in one , a pharmacy (smallest i have seen)+ a photostatshop n handphone(old lady manning very lansi but rich..)...

..anoter bakery RITAR closed down taken over by a big cybercafe also closed down...and now a printing shop....

closed ,malay restaurant, taken by another cybercafe....running at lost...change owner 3 time.... now 3rd owner i think...... ahha how to make money...also students got laptop

eden bakery .....also closed down...now a book shop selling uni books...

fuyoh...the history of sg dua ...looks so black... all famous for closing down....

and u say this are is a good investment??

    hahaha

    ReplyDelete
  75. paul, so you are not resident of Airmas. Just being the owner of 2 units there....i see.

I actually have friends asking for the unit there but i just told them no one selling now. So from your comment you have said Airmas dont worth the price, then tell me what is your asking price and which floor unit number. Put your phone number with the guard. Let's see are you the one walk the talk.

A paper supplier dont mean anything to me. i prefer facts and figures from reliable source rather hear say.

All the shop you mentioned above, will someone buy their shop and reopen business if the situation is really that bad? Huh?

    ReplyDelete
  76. Wah, the business here is so dynamic, with so many shops open. I didn't even know that. Thanks Paul. Queensbay Mall still have many empty shoplot for rent, sure Sg. Dua is better than QBM then. I think property speculators should shop some where, especially new projects. Whinning like eating sour grape is no use one on successful project like Desa Airmas.

    ReplyDelete
  77. I was attended a briefing given by dean of USM School of EE last week, that the chart shows that post graduate supervisor vs student ratio is reduced. I can't really remember the figure but from memory I think it was 1:20 3-4 years ago to 1:18 last year and to 1:13 this year. The number of number of supervisor do not really increase much so I think it implies the intake has been reduced to help boosting reputation and ranking. I do not have the data for undergrad. USM is aiming to get into world top 100 university...

    ReplyDelete
  78. drag is smart n is rite, the only p[erson who can get his fact rite

maybe bk should start investing there, but dont fall into ah long shoes ok..else kena chained

good luck for those who invested there....

    ReplyDelete
  79. Instead of wishing them good luck, I would like to congratulate the owners on their sound investment.

    ReplyDelete
  80. Buyer price RM250k, seller price RM350k?? Lol. Some more new apartments are getting OC and new bulk buyers want to sell their units... I personally think Penang investors are having lots of empty units unsold, they must be very rich to continue holding on...

    ReplyDelete
  81. Saw one original unit for sale at 330k only high floor unit. Check mudah.my

    ReplyDelete
  82. budget >350k then can consider la. 280K a bit low

    ReplyDelete
  83. some selling as high as 400k? a joke?

bear in mind that this place is facing a low cost flats.....never such a high value

    max 300K only

    ReplyDelete
  84. seems a lot ppl want to sell of the house here ehhh?

price dropping? heard the low cost in front nowadays so dirty also

    ReplyDelete
  85. good good

now many have dopped to rm380-390k.
you can check out mudah.com and see for yourself..

anyway, its more worth buying once can get in the region of rm350-360k

    ReplyDelete
  86. Bank valuer quote 300k only for basic. Checked a few banks, max 350k only with reno...

    ReplyDelete
  87. Bare in mind...desa airmas is not opposite usm

its opposite a low cost flats

yes carol, bank value is rm300k...
so far no sales more than 370K also

owner just simply wack the price yet cannot sell

  88. Is Desa Airmas being heavily flooded recently as the areas in front/near USM are being affecteds 14 May 2011? Any comment?

    ReplyDelete
  89. newspaper link on the sungai dua area flood. it seems quite serious for its first time.
    http://www.kwongwah.com.my/news/2011/05/14/120.html

anyone of you knows which condo are being affected?

    ReplyDelete
  90. I am coming to Penang for PhD. I need 2 rooms plus one bathroom and small kitchen but fully furnished with air conditioner, TV and Internet. Can some one guide me which type of accomodation would be best and cheapest for me???
    Thank you

    ReplyDelete
  91. I m not selling, coz I m planning to spend holidays once in a while, but just FYI.

I hear Koreans, Japanese and some foreigners living here. I know y they chose this condo.

You know it's so convenient if you are the owner of cars. Jusco is just a ten-minute ride from here, the supermarket just behind the building and shops are all around. Jusco is one of the favorite shopping areas for people who can afford expensive staff u know.

Also the manager of the building takes real good care of the area and the building. The manager is always asking residents to follow the rules for the sake of the residents here and many of them here are ready to follow the rules to keep it a comfortable place to live.

For example, the manager is asking u to keep the swimming pool clean, once he finds someone break the rule, he l put up the pic. of it on the board. So living here is real cozy.

U know the view is nice if u live in the upper level. I love it though. Just FYI. Check more detailed questions if interested!

    ReplyDelete
  92. corrections,

check for more detailed info. if interested.

  93. Looks like the perception of current buyers to the worth of a freehold Desa Air Mas Condo is lower than a leasehold Oasis Condo which is asking 525K to 560K or Putra Place.
