Terrible Committee, I am totally agree the comment that the committee run the property like their own house.

I used to live in the property 10 yrs ago and recently came back to visit, what a change in the house rules. I have learned from the changes aren't really benefit the residents but create a lot of inconvenience for the residents to enjoy the amenities as when it was managed by Techware developer.

First, what is the point to have the gym in the property if one have to pay additional to use the facility. I would understand if there wasn't a gym before and it is introduce to the property later on.

Second, you would think there will be a flexibility to access the security to park your vehicle at your own lot. One of the security guy with a very bad attitude would make sure you won't get in just because your forget your pass, or if you decided to park a second vehicle while the first registered vehicle is out. He could easily acknowledge the owner try to remember bring the pass next time and let the owner go through this time, rather tried to argue as best as he could and making sure if he let the owner in this time, he won't let the owner out unless he bring his pass. It was a threaten, if you want to go in without pass, you better make sure you have the pass to go out. It is your problem to figure out how to get out. It is understand there is a rules, but there should be a rules to accommodate owner's reasonable request as well as long as the request doesn't cause problem to the property and inconvenient to other owners. If it was a committee, i am pretty sure the guard won't have second words to let them in. THINK ABOUT THAT.

Here are my questions, will the security guard treat other property owners as equally as he treat the committee members? I have seen they treat the committees like they are somebody else and forget that other property owners have the some rights and should be treated the same. Just because they are committee members, it is quite obvious they think of themselves having different status. They have forgot they are just another owner of a single unit as the others, no other special benefits they should entitle. If they think of joining the committee entitle them for a personal special benefit and convenient for a specially reserved parking spot, anyone of them shouldn't take part in this so call volunteer activities. It is getting ridiculous and obvious since those ppl took over the management in just two years period.

I hope the residents (other OWNERS) will take action soon to protect their amenities they should enjoy for living in this property, rather be controlled by just few selfish people with attitude.

Once upon a time, Techware have a very good maintenance, But once we get our own strata title…

The maintenance/committee/contractor/Auditor people are like a MAFIA and they have an India lawyer in their team, their relationship very good, because pocket full of wealth, don’t ever try to shoot them, they will murder you.
Please don’t ask their account, about audit or whatever, because all are fake. WHY? Auditor, accountant, are all their people…..
Those committee leeches all the owner maintenance money, but all the owner never take action.

Maintenance fee from Rm 100 to Rm130 per/month + rental for parking lots, everything is increase after Techware leaving.

Very sad to say that, Villa Emas don’t have Visitor Parking Lots inside, Because all the visitor parking lots convert to normal parking for rental!! And they can draw any new place that they feel suitable and can park, they make lots of money just for the rental of parking lots.

And you need to pay RM2 each time you enter GYM??!! @#$!@$@!$!@$

And you also need to pay RM40 each time you use BBQ Pit, and you have to clean up or else they will fine you RM100.

And the BBQ-Pit already damage and never repair and charge for RM40?? WTF

Tennis Court need to pay to use, I not sure how much, and is expensive like per hour charge. And the floor dirty like become a mud land. WTF. Previously there was a trainer teaching and using, once the new Mafia come in, they leaving. Background got lots of story of course.

Soon the swimming pool also needs to pay?

Black A and C few floors are leaking, crack, they never repair.

On residence meeting, you tell them leaking, crack, and all the committee will shoot you back. You will just keep quite like a mouse standing beside. WHY? Because only few owner attending, the owner here never take any action.
Is a good place for rental, is not a good place to buy and invest.

Anyway, I have sell my house, that why I post this.
I wish the future owner will take the action against the MAFIA.

Sounds like a disaster to me, I have never heard before that condo residents have to pay to use the facilities. Then what puzzled me further was how can the rental be good, as you claimed, in such property? I would not want for sure, there are still so many choices around.

I am an owner and I have been staying here for the past 10 years.
I experienced both Techware and the new committee management style.
Both have their pros and cons. Nothing is perfect, different individual has different preference.
Villa Emas has a very good location – near FTZ, Queensbay Mall, Schools – Sg Nibong and Penang Bridge.
Of course many properties have these good points too, but very less of them have less than 300K selling price.
Therefore if you are looking for a unit with limited budget, to make it a place call home, Villa Emas is not a bad choice at all.
By the way, I am not selling of my unit and not a committee too.

I agree with K. What is the point of paying maintenance fees, and all the facilities is charge and furthermore the mafia styles committee and run like their family business.

Aden, i agree with the close amenities but your comment is just to protect yourself so that your prop value should maintain or even hope for appreciation but again fact is fact, i think if the management run it well and do not act like what K mentioned, it will helps a lot. Do u know that a lot of good condo having poor appreciation value is because of the management issues! and i assume u are not using any facilities. if you are a victim like K, i think u should say or think otherwise.

Management can be changed. The rest cannot.
I would think if many owners dislike the management style, sooner or later, this group of MAFIA will have be gone.
Yes, I am very much hoping my property will appreciate although i don't plan to sell it. However I also do think that what I have written earlier is true especially about the selling price here. Not everyone has the budget to buy 'the' perfect property. I was just giving my opinion as an owner. By the way, wondering why there are not much of owners taking any action, perhaps they are contented with the current management.
I really don't know, personally, I don't think they are perfect, there are still rooms for improvement. Are they really that bad.... hmmm, not really though. It's really up to you!

I'm the owner of Villa Emas, I’m not selling my properties, but moving to other place soon due to this worst committee.

I'm agreeing with "K". My birthday party almost f*** off on that day using the BBQ area. Why?
Since there is no people using the BBQ pit and i have check with the Management office staff and security that confirm no people are using.
So i bring my food and all the celebration stuff down and use that area. And the committee people f*** me off that say you need to pay to use this area@!#$!#$ wtf.. i don’t even open the stove making any BBQ, using the table need to pay? Then what is the meaning of paying RM130 every month? Go into their pocket? My hand is almost going to punch their face for one of the committee, but have stop by my friend.
At that time, i can't do anything, just pay them and f*** off. RM50 charge for the BBQ-Pit stove, RM100 Deposit, Hence, the stove is open, OMG, it was dirty, rusty, and the steel is damage and spoil.. WTF.. RM50 charge for what purpose? Go in pocket again? and Agree with "K" need to clean up after use, but i never clean up, because i'm super HOT on that day, i want to fight with them next day if i can't get my deposit back. And Yes.. I think those chicken scare of me and i get my deposit back or may be the cleaner help me clean up already.

All the security is good; they are on our side, because on that day, the committees screw one of the securities like a dog that was toll from the security.

But I’m not sure with the Chinese one, but for me he is good, because he is strict forward, "Follow the Law", but some people here may not like him.

Story behind,
Committee set a new rule, "No Animals Allow"?? is this Hotel? Hospital? or wat? This is our leaving place, why no dog, cat or etc?

I heard that one of the owner here get penalty for the lift access card due to their pets here. And the owner fighting with them, the real story behind i not really sure. But from what i know, the owners already move out already.

Once again,

Dear owner here, we need to combine and fight against them. Don't let them rule our place. We want peaceful leaving.

We need new committee, Free Gym, Free BBQ-Pit, Free Tennis Court and the entire owner here can enjoy the facilities and don't have to pay for the facilities to use them.

Let think of something to work it out on this mater.

Who chose the committee? The owners.
Therefore I think it is better for the owners to take constructive actions such as joining the committee meeting and attending the AGM to form another management which we deem is good.
One or two of you keep complaining here, can only do harm to Villa Emas reputation, which we as owners do not want to see.
But where are the huge bunch of owners who still happily living in Villa Emas, allowing the management continues to take the seats, who ignored or don’t bother to join the AGM to cast out the current management folks?
If many of them take no action (which is what happen currently), then they shall think the management is acceptable.
If many of them take actions, the current management will be gone, and we will gain back the good management style that we think will be good for us.

Try to read the S&P of each condo. Normally, it will clearly stated that no pet/animal is allowed.
I agree with Aden that please don't complain. Go to be the committee or attend the AGM. You will know that the maintenance fee is not really enough to cover what you enjoy today. You can choose to pay higher maintenance fee for everything free. Else whoever want to use the facility need to pay for it.

S&P stated no pet/animal allowed. So the management should be consistent. Please do not allow pet fish, pet hamsters, pet rabbit etc...

What happen to those who move into villa emas fr landed prop who owns a pet. Sent/kick them out? Are you an animal discriminator? And what did the management do with the stray cats..kill them? The mgmt allow stray cats...hahahaha i wonder?

Yes, no point talking here, we are done, the mafia can continue their empire. The owners is ignoring the meeting because they are losing is better to spend the time to search for new place to stay...i am about too.
