if anyone is considering buying this place, pls be aware that there's a lot of issues...carparking, clealiness, cheap raw material of less quality, high density, strata title issues, "high cost rifle range flat"
i totally do not agree with the comment given above. Clealiness wise = good (everyday there will be a few workers mob the coridor from the top floor to the 5 floor)
car park is limited. its true car park is problem but a newly apartment which built beside this hlm krystal provide ample of parking space. To be honest, even Regency gurney (> rm1 million property) also face carpark problem. Cheap raw material is a true. It happen to be most units in this block have crack on their wall. Their using light block (approved by the SIRIM and national safety department). High density is not true...its the most peaceful builing in the whole jln perak. Dont compare this with the MayFair which cost rm2.5 million instead of rm250k. Strata title will be issue once the new apartment receive its OC.

Yes, I agreed car park is main issue but it is also major issue for most of the apartments and condo in Penang as well.Even newly build 3 block semi-D also can allow one car park. Please open your big eye and look around

Total build up area is 1100sq ft. 5-10 minute drive to major town area and gurney drive. Halaman Kristal is most convenient place to live.
Low cost apartment and medium cost apartment is under contruction. Low cost is stand alone. Medium cost with low density (42 unit) is sdjoining with Halaman Kristal).
FYI.
Low cost build up area is 700sq ft.
Medium cost build up area is 870sq ft.

There are new block under construction. Same design, same size, but only 4 units per level and total 44 units for the whole block. Price should be 260K plus. Heard from my friend stay here.

I saw the apartment before, and my friend stays there. It looks like the will be issues with strata title since some of the units are renovated with extensions of their second bedroom. I am wondering if there wil be a problem with obtaining tilte since some units, if the management wishes to , will be charged extra for the extension in order to obtain the title? Also, abt the cheapo materials uses, I understand that even the tiles are cracking. The comments abt it being sirim approved??? Do clarify this statement, it seems illogical for sirim to certified building materials as approved???
I had also heard that even the perimeter fence at the back is fenced up with barb wire..it looks like a prison..check outt the entry into the units....like prison cells...
I have stayed at Halaman Krystal before. It's quiet and peaceful. There is no problem with cleanliness. Quality of material used is so so only but not up to the extend of being branded as 'BAD'. Still acceptable. What to expect with the price you are paying for. If you wan good quality building material then you have to pay more. It's as simple as that.
But I do agree that there is car park problem if you do not have a parking lot inside. Everyday at every hour, cars lined both the roadsides leading to the apt.
Another disadvantage is the neighbourhood. Not a very nice community.
Location wise is very convenient. Rite in the middle of penang island.
Overall, not a bad place to stay in.

Just got myself a unit there on rental basis.
Superb unit! Great owner!
Security guard was hesitant to let me in as visitor initially. Only allowed in after some verification with owner and won't allow me to anyhow park my car. Can only park where they can see which is next to the guard house. (Security is 4 out of 5 stars, I say).
Walking distance to wet market, 3 minutes drive to food places.
Yes, car park is a problem for visiting friends, but my landlord gave me two car parks! Furnished with aircons, washing machine, fridge, sofa, tv, babycot (yes!), curtains, dining table and many more useful freebies!
All these for only RM1,000 per month! Beautiful swimming pool, clean hallway, clean elevators. What else can you ask for...
One word, SUPERB!
