Latest Bayswater Condo transaction price for a 10th floor 1313sqft original unit - RM450K

January 12, 2008 at 12:28 PMAnonymous

Do you notice that there is a "beautiful tree" communication tower sit beside this condominium? and then it still cost so expensive? Does it overweight the price?

February 15, 2008 at 1:18 AMSteve

I think bayswater for me is the most ideal location with ez access highway and hypermarket. With the coming up project of high end condo Platino will impose the value of the area. I intend to buy one but 450K is already on the high side. If 400K might b within consideration.

March 28, 2008 at 4:53 PMAnonymous

i think its too expensive!

March 28, 2008 at 4:56 PMAnonymous

Bays water is definately a over priced unit! RM450k for 1000++ sq ft ? OUCH !! no bank will loan u because its again, "over priced" !
i intent to buy a RM450k unit f/furnished + f/renovated on the upper floor but unfortunately valuers on valued it around RM350 k!

March 28, 2008 at 11:30 PMAnonymous

studied real estate har?...then what about those valuers with experiences and qualification? do u mean that they know nothing?however, agents price is asking price by the owner. Based on research, owners will usually asked for 10% - 20% higher!

April 15, 2008 at 8:24 AMAnonymous

I fully understand the money you have invested into the renovation and furniture and it is definitely luxury.

Instead, in the property market people will not add in the cost of renovation on top of the original selling price unless the renovation involved the extension of the original building Coz buyer will be much preferred to renovate and design according to thier own favour if they need to spend the same amount of money.

I am sure the valuer price will not exceed 450K even if they take in the furniture and renovation.

Again, be logical do you think anyone will spend 500K to purchase a 1313 sft condo ???
THis is just my 2cents of opinion, no offence at all. I apologized in advanced if you are not agreed with me.

April 15, 2008 at 9:03 AMAnonymous

I agreed with your opinion however, I am looking for someone who likes the interior design of my unit and do not want to put so much effort and time to renovate a house. It is not easy to go through all these troublesome steps. With bare unit, the price has gone up to RM420k and above and this could be only type D the smallest unit. The layout of Type C is the best among 4 types, the 2nd highest(25th) has sold at RM500k as bare unit.

April 20, 2008 at 12:44 PMAnonymous

anyone know what type of building going to build just behind Tesco or new IJM building? I saw the notice boards state down pangsapuri 5xx+ units. low-medium cost flats?

April 22, 2008 at 1:37 PMAnonymous

i saw the star property advertisement, only hv 1 type B 1302 unit wanna let go at 490k. and 1 type A unit wanna sold at 6xxk. not sure which floor.

April 22, 2008 at 7:04 PMAnonymous

my neighbour sold out 19th floor type A at rm480k only. It increased to 6xxk now? If typeB also can sale at rm490k, looks like I have to on hold to sell my typeC at rm500k now. Actually, for typeC lover, I saw towerB 12th and 16th are stil no occupation, may be owner is thinking to sell it.

April 22, 2008 at 9:28 PMAnonymous

type A 480k? if lower floor stil possible, 19th floor seem cheaper if 480k, when he sell it? already long time ago?

those can sell higher normally is high floor with view.

April 23, 2008 at 2:47 AMvessng

is the price suitable for type B 1302 rm 455 ??

April 23, 2008 at 9:34 AMAnonymous

455k for 1302 unit, hv to depends on the floor, coz high floor, sure price will be higher. as i know from the agent, the rental is 3000-4000 for fully furnished, so 455k is market price lo, but you can try to negotitate to 450k. all the best.

April 23, 2008 at 4:57 PMAnonymous

i also like to own a bayswater unit, but over my budget, will go for the spring

April 25, 2008 at 11:20 AMAnonymous

But as what I know for 19th floor type A f/r asking for 610k and one week later ask for 650k, not sure sold off or not

April 26, 2008 at 8:11 PMAnonymous

The 19th floor Type A is from Tower A or Tower B? As I know the Tower A 19th are fully renovated and the one sold at rm480 is from Tower B.

May 1, 2008 at 9:11 PMAnonymous

Notice tht bayswater and platino was received superb response from Local , singapore , HK and others foreigner buyers.
The price of the property have been push up to the optimum level and expected still hv much room to grow due to it strategic location with convenience hypermarket, restaurant and office lot.
After my observation, the land lot beside tesco is planning to build 500++ unit low cost pangsapuri which I think most of the buyer never notice about this.
No doubt this a very strategic location but with this small land size developer planned to build another 500++ low cost flat.
I think you guys should take your own imagination to think twice before purchase.

May 2, 2008 at 10:50 AMAnonymous

There will have 2 building (29 & 36 floors) and a bridge will link between the 2 building on the land lot beside tesco . This project including commercial and residential.i heard the 2 buildings already sold out to Korean.

i don't think is low cost flat as the land at metro east hv high value, unless developer really so good and care about community, and don't want to make money, haha. if really, then i will grab some units, should be easy to rent out for high rental return.

May 2, 2008 at 3:47 PMAnonymous

I think this is gov rules that for whatever project, you need to built some quantity of low cost units as well. Otherwise, the high end project hardly approved.
Near The Spring, there are low cost flat. At Queensbay, there are low cost Flat as well.
This is to protect low income people. Otherwise, all the land will be built with high end condo, which generate high profit.

May 2, 2008 at 5:56 PMAnonymous

i personallly called IJM and they told me that the land beside tesco is Pearl Regency (not low cost)and only sell to Korean...the low cost unit located on the vacant land between rescem & pearl regecy

May 2, 2008 at 5:58 PMAnonymous

i just bought block A 1636 above 10th floor for RM 640k , i am very happy and proud....

May 2, 2008 at 7:33 PMAnonymous

why only sell to korean? is it due to there will be new korean investment come in to penang island? samsung?

May 3, 2008 at 1:59 AMAnonymous

i just bought level 6 (1636 sf) for RM 480k,was that price reasonable?

May 3, 2008 at 8:50 AMAnonymous

Block A above 10th floor 640k f/f, f/r? Above 20th floor just sold out bare unit at 588k

May 3, 2008 at 9:01 AMAnonymous

"the low cost unit located on the vacant land between rescem & pearl regecy" also low cost units there? :-(

May 15, 2008 at 3:10 PMAnonymous

what is the different between unit 6 (1636) and unit 7 (1636)?

May 15, 2008 at 9:18 PMAnonymous

Exactly the same. The units are side by side.

May 16, 2008 at 9:00 AMAnonymous

Heard from my friend, Blk A 1636 about 20th Floor with kitchen cabinet and air-con ask for 660k nett and want the buyer to bear the bank penalty of RM 15k due to early settlement. The buyer refuse to bear the penalty so no due

May 16, 2008 at 9:04 AMAnonymous

For 1636sf, the 6 & 7 is like a mirror reflection. The kitchen locate on the right for unit 7 and on the left for unit 6

May 19, 2008 at 2:06 AMAnonymous

If want to buy Type A from Block B, is better to buy Unit6 as still has sea view from balcony and master bedroom. If unit 7, then is totally city view.
If want to buy Type A from Block A, then is better to take unit 3 than 2. No encouragement to buy type B which is facing pool, the layout is lousy.
For the type A unit at 20th, block A, the original price from developer was only rm390k, now with slightly reno want to sell rm660k? It is ridiculous!
The same thing for 26th floor typeC, block B wanna sell rm550k? The original price was only about rm296k.
Does view so important? High floor is more dusty and more noisy. The most important is the water pressure is so low, you have to take longer time for bathing and can't even enjoy a good shower.

May 19, 2008 at 8:19 PMAnonymous

another high end project by ijm at metro east, only sold for korean. it is on the 2 plot of land behind tesco.
http://www.pearlregency.co.kr/

May 23, 2008 at 10:08 PMAnonymous

i got 1 type C unit. just sold out last week at RM555k. with full reno. the buyer can get the loan easly. so i guess the value of bayswater was getting high.

May 31, 2008 at 11:17 AMAnonymous

I am not sure if view is really important for this kind of property. If someone really need a nice view then should buy the supercondo like Infinity, where you can enjoy the view while relaxing on your message chair from the living hall or room itself.
For Bayswater, if you want to enjoy the view, you need to stand at the balcony and turn your head left or right. (except for type C) Here is Malaysia, with such a hot weather out there, who bother to stand at the balcony to enjoy the view. I believe most of the people will close up all the door or window and switch on their air-cond in the room. They wont even sit near to the balcony.

For Type C, to me is too far away from car park, unless can get a parking lot near guard house. Imagine when you buy a lot of grocery from Tesco, and you need to carry all the way from car park to the lift.

June 1, 2008 at 2:25 PMAnonymous

tribble.... 2weeks ago a group of malay guy (about 20yrs old ++) start collect ilegal parking fees (RM2/car) in front of Bayswater, evethough u are the resident of Bayswater have 3rd card that park outside they also want to get parking $$ from u.. if u dun pay them than they ask u move your car at main road near platino enterence, the malay guy said if dun pay then dun park here coz they want cari makan else...
they event said if u dare then go n complaint them n they not fear for that.. just imagine 1day RM2, 1month park in front of your appartment is bout RM60 d.
normally they will be there start fr 6pm~late night.
did any of you know which dept we should complaint bout this?? MPPP or IJM?? coz egate land is belongs to IJM right??

June 2, 2008 at 11:40 AMAnonymous

Is that true?
That day when I passed by Baywater in the afternoon, already can see many cars park along the roadside.
Later when Tesco start charging for the parking and with new project Platino and low cost apartment coming up, then I can imagine how congested that place would be.
Now got samseng somemore?

June 3, 2008 at 9:32 AMAnonymous

if want to know whether is true or not juz park ur car in front of bayswater after 6~7pm then you will know that... i saw many ppl dun1 pay and argue with them, end up also need to move their car & park beside the main road... teruk... because of them a nice place change to this type of condition... i worry that later they will form another group with jaga at the main road then we got no choice need to part our car at the seaside d..

June 8, 2008 at 4:39 PMAnonymous

true.. i was one of them who got shooed away by them... they usually hide somewhere the end of road, near the chinese shrine.

i got it on my phone camera.. if interested, leave yr email, will send to u. my response time may be slow..

unless someone can tell me where to host on net for free, i will uplaod to the net, and put the url here.

June 9, 2008 at 9:47 AMAnonymous

last week i send an email to IJM complain bout that, i quite impress by their response, coz nxt morning i d received their reply will look into this and 2days after complain i did c the ppl there anymore... i believe must be the developer do something... hope that dun come back n collect illegal parking fees again. realy respect such responsible and fast response developer

June 11, 2008 at 8:03 PMAnonymous

For those who not aware of new projects beside IJM Office and opposite Platino, there is NO LOW COST apt will be built in this area. The land is reserved for Service Apartment which costs RM600/sqft and ONLY sell to KOREAN.

June 11, 2008 at 8:09 PMAnonymous

In fact, Bayswater has a good market price is not because of the SEA view but the quality of architecture, location and facilities.
I felt it is the BEST Condo costs only RM2XXK on last 3 yrs ago. None of a property at this price could get such a good and almost perfect quality.
Thank you, IJM! Thanks for selling so cheap to us.

June 12, 2008 at 4:33 PMAnonymous

I noticed that there is a big telecommunication antenna located just beside block A. Afraid staying there is just like spending most of your time on your mobile phone.

June 12, 2008 at 4:54 PMAnonymous

the communication antenna is stil meter away from u, but ur mobile phone is inside ur pocket. if u worry about the antenna, i think u shud worry more on ur mobile phone which u bring along no matter where u go.beside that,u shud stop using tv, microwave, radio n other alectrical appliances which hv signaling. this is technology world.

June 12, 2008 at 5:02 PMAnonymous

You must be one of the agent and i can't blame you for having this thinking.

June 12, 2008 at 5:02 PMAnonymous

nowsaday, even children in primary school also hv mobile phone, n they use that for online, gaming, sending sms and etc everyday. this is the trend, apple new i-phone even hv more functionality, dun think ppl will live without mobile phone and communication signaling is everywhere. imagine u work in office 8 hours, 100 ppl in office, i can guarantee that everyone bring a mobile phone, mean 100 phone in a office, the signaling by mobile phone is more than the communication antenna already, haha.

June 12, 2008 at 5:11 PMAnonymous

bayswater almost 90% perfect with its location, architecture, facility and freehold status. although there is stil some looser out there trying to pick the bone from the egg, but the price still rocketing high, latest price for bayswater from an agent frenz is 450k onwards. dun believe, get an agent!

June 12, 2008 at 5:22 PMAnonymous

u can only blame me if u didnt own or use a mobile phone. nothing related whether i m a agent or not, coz i dun hv the property on hand right now. got buyer, but seller wan higher selling price.

June 12, 2008 at 5:35 PMAnonymous

So good meh?

Still new later nobody will askedd for high price anymore

just like gurney park so hot at first but now no one interested

Why you thanked to IJM? You bought many units at very low price?

Are you IJM staff?

June 12, 2008 at 8:11 PMAnonymous

not interested? afraid u no money and not afford only.haha.

June 16, 2008 at 8:24 AMAnonymous

Block facing tesco - noisy. A block seem to be better. Latest 1636 sqft has gone above RM600k. The upcoming project- The Light & high end Platino will further bring Bayswater to higher price. Estimated > RM700k in coming 2009. Believe it or not just see it urself *

June 23, 2008 at 11:57 PMAnonymous

22nd floor typeC (131sqft)'s current market value is about rm520k for bare unit.

June 24, 2008 at 9:03 AMAnonymous

As I know 26th Floor offer RM 530K nego

June 27, 2008 at 10:06 PMAnonymous

I had seen all units in Bayswater, best unit is D type eventhought the unit with smallest size but with biggest entrance. Also with privacy, and good fenshui. A type with odd design in kitchen, very dark and not well ventilated, people can see u when they walk by. B type, very small entrance. C type, with bit entrnace, but fenshui no good, once u open the door, it go straight thru to balcony. Furthermore, C type close to E gate, noise from E gate and highway. I am looking for type D at low floor above 3 but below 6 or 7, may i know the market price now ? Preferred Tower A

June 27, 2008 at 10:07 PMAnonymous

I noticed many jealous blogger trying to pull down price in Bayswater, why ? The condo is really worth the money base on its locality and quality of work form IJM.

June 28, 2008 at 9:07 AMAnonymous

What make u think that a -ve comment in this blog is due to jealousy? U mean this blog is just welcome all the +ve comment or u feel that a 1313 sq.ft condo is worth the maney of RM 550k? May be u r super rich man.

June 29, 2008 at 2:59 PMAnonymous

What amde you think that 1313sqft can not worth RM550K ? Base don what are you making this judgement ? As mentioned by other blogger, this is a matter of demand and supply. I am not syaing only +ve comment can be on this blog, but looking at those -ve comment are majority base less except one or two with true facts. We have to look at an overall picture and not just pick the bone out from an egg. I am not a rich man, but at least I am smart enought to understand the principle of demand and supply. Haha !!!!!!!!!!!!!!

June 30, 2008 at 11:47 PMAnonymous

why bayswater not use sportlight make the building more beautiful at night ??

July 1, 2008 at 8:42 AMAnonymous

If you are so smart and understand the priciple of demand and supply, why u so worry about the -ve comment will pull down the price. Or u think u are the only smart guy and others is stupid who don't know how to measure the +ve & -ve point. Or ur unit still ......

July 3, 2008 at 9:05 AMAnonymous

R u really want to buy the 1313sq. ft at RM550k or just want to hike up the price? 22nd flr asking for 520K, 26th flr asking for 530k, u r not interested but u interested with 550K? Or u try to fool the bloggers

July 3, 2008 at 11:32 AMAnonymous

I don't think he is trying to hike up the price as I just rejected a buyer who intend to buy my type C unit at rm550k.
I think the price will keep increasing.

July 3, 2008 at 2:49 PMAnonymous

Definately RM550k with neccessary renovations such as ceiling, kitchen cabinet, grills & lighting/ airconds. So far no advertisement on Baywaters 'on sales' in newspaper, full occupancies or the owners expecting to sell @ higher price. RM550k is the max/ ceiling price fr such small 1313 sqft in 2008.

July 4, 2008 at 5:39 PMAnonymous

Now they are talking about RM550k for 1313sq.ft bare unit. U may refer to The Star, there are few units on sale from 420k - 570k

July 4, 2008 at 10:48 PMAnonymous

when is the star advertisement which still having units from 420k? i search the star recently, there is no such advertisement. can you post the property agent contact number here, so that ppl interested can inquiry about the units.

July 5, 2008 at 5:25 AMAnonymous

can anybody tell how much the maintaine fee ??

July 13, 2008 at 2:44 PMGen

I think there are still many fools out there trying to buy 1313sqft with RM550k.
If you habe RM550k, you can get a fairly big landed bungalow house in SP. You work so hard but get home and stay in 1313sqft condo?
The place is croweded and many buildings are in progress around that area.
Ask yourself, house is for you to rest or for you to disco? Why you need to stay close to shopping centre? I really dont understand this point. All the richman want house near the hillside to stay away from the hustle and bustle of life after a long day work. You people spend so much to get to the hustle and bustle of life after a long day work. Think about it.
I never interested in this condo after all, even though RM550k for me is quite affordable.
For me, RM550k, i will opt for Scotland park where i have the view of turf club rather than the rooftop of Tesco. And for the view of penang bridge and the sea, i do not see any nice view, because i am not sure how many of you realise that the opposite of the sea is the polluted SP inductrial area. So anyone buying this condo, please allow me to say: You are heavy smoker. Hehe!!!

July 14, 2008 at 9:58 AMAnonymous

i would like to share some experience for Bayswater condo.

My friend stay at Bayswater which have 3cars and all this while his 3rd car is parking outside of the condo and recently the traffic police is giving sumon daily and as for today my friend already get 8sumon.

He try to drive his 3rd car into Bayswater and park at visitor car park but is rejected by the security, coz the security said he is the resident so cannot park his car inside.

Why this thing happen is because the poor planning for IJM project, can you find any free parking lots at Tesco,Egate area?? No right,so if you have 3rd car mean you need to park your car at road side daily and prepared to get sumon.
My friend did feedback this to IJM for more than 3weeks but get no reply from them, so he need to park his car either at E-gate or Tesco daily and pay for the parking fees. Can you imagine that.

The security guide attitude for Bayswater is 'teruk', espeacially their commander (malay old guy), 1foreigner ladie guy & 1 foreigner young guide. Everytime i visit they just pretent din see your car and seat inside the guide house and let you waiting there until they 'seok' then only attend to you and somemore show their beh siok face to you.
Espeacially when the malay guide that to you it is very rude & etc.

I did complant this to IJM office but at the end also din get any reply. Can you imagine you spend so much to buy a condo but what kind of management & treatment you and your guest get.

No doubt the furnish of this project is not bad, but before you make decision i think you need to take the commend i shared as a consideration.

July 14, 2008 at 2:27 PMAnonymous

sorry for some typo err, should be guard...

July 16, 2008 at 8:06 AMAh Long

very interesting comment, so, bayswater is suck afterall. fully agreed this condo is not worth over 500k, not even 400k, just some speculator hike up the price and a lot of foolish ppl rush to throw their $$ into it, expensive is good?? branded is good?? if so, then probably your brain is not working or your eye is covered by your own egoism, what's point?? think smart, spend smart.

July 16, 2008 at 1:58 PMAnonymous

I'm the resident for this condo and i felt that the maintenance for this condo is poor:
(1) the fish pond water is very dirty with mosquitor, the worker seldom do the pond cleaning

(2) fish pond wood bridge (near block B)broken and did not maintain for more than a month

(3) lift card scan door always malfunction

(4) BlockB lift waiting area ceiling wood lamination peel off and without maintain

(5) Staircase scan glass door broken without maintain for more than 2weeks (the management only use something to block at the staircase as a temporary door).

The only improvement i saw is :
(1) the program changed on home security system to solved door open system malfunction.

(2) Add barrier on wood bridge to prevent ppl fall into fish pond

Hope that IJM will make improvement for the management side & provide us a better living place.

July 16, 2008 at 3:15 PMAnonymous

i like to read Bayswater blog because it never cease to amuse me that up till now there're still negative entries on this condo..

..just passing through..

July 16, 2008 at 4:14 PMAnonymous

dun so angry, since u not own a unit, good or bad is not related to u, worth or not worth, owner himself will know. i think owner of bayswater sure very happy by owning the bayswater units, as it appreciate 100% after completed. for investment, it give good return. for own stay, it is convenient and nicely design. for rental, it easily rent out for 3-4k. dun envy ppl la, u can still find other condo if u not afford to buy bayswater, haha. no ppl force u to buy it.

July 16, 2008 at 4:24 PMAnonymous

hi ah long,

this is demand n supply, ppl afford to buy it at 500k, they felt it worth the money, then the price will be higher. if u r poor, then go for other apartment, nobody force u to buy it. i think u r the 1 whose brain not working. normally ppl complain a lot is those poor ppls, continue to be poor ppl la.

July 16, 2008 at 5:47 PMAnonymous

ALAMAK... IJM staff again.

These people standby in all project by IJM in this blog. One -ve comment they will shoot you like hell to scare you off. Same as The Spring, Summer Place, Platino, The Light.

Beware of their +ve comments. It might not the real fact.

July 17, 2008 at 10:17 AMAnonymous

hey friends,i think both of you need to be open minded to accept the +/- comment post by people, this is the blog for people to share their opinion and everyone might have their different point to view for every project. pls avoid to use such words like look down for people.
some of the comment might be true and some might not, just ask your friends which stay at this condo or visit the place to experience it,thats no harm to consider the comment in this blog before you make any decision to purchase the property right.

July 17, 2008 at 11:47 AMAh Long

how u know i am poor, do u know the type of house i just purchased? guess you dont, becoz u r mentally retarded. why u said who r not able to buy this condo is poor??? buying this condo is not necessary rich, in fact i shouldnt say rich bcoz rich ppl should buy better property, this condo is jz so so, medium cost flat quality. ppl who think it worh >500k is really amazing...amazingly sick

July 17, 2008 at 12:05 PMAnonymous

no point argue with such looser who keep on jealous ppl earning money, trasaction price is the prove how well the property. really happy with 200k profit by owning this propety.

there is a lot of ppl in the market interested to buy this property, the price is high no matter what those looser comment on. haha, market value is created by seller and buyer, not the looser who keep on picking the bone from the chicken. anyhow, not much units for sale now, 90% is occupied already, no point argue on the price as less ppl wanna sell, especially 1173 & 1313 units. just came across 1 unit on sale recently, 1636sqft for 790k in newspaper advertisement.

July 17, 2008 at 12:08 PMAnonymous

why my comment was blocked ? am i telling something that not true ??

dun act as expert to comment ppl in market is sick, at least they are smarter than you on understanding the market trend. from your wording, so obvious you r poor ppl who stil not understand about market demand n supply theory. the price high or not high, worth or not worth is not up to u. owner offer 500k, buyer accept, then this is the price. 500k property not necessary own by a rich guy, working class ppl also can own it, so it doesn't mean rich ppl only can stay in bayswater. but 1 thing for sure, u r poor ppl who jealous on owner of bayswater and ijm. haha

My gf stays in bayswater. Her floor there's only 2 units occupied.

We've made some frens after staying there for a few months. And we find out that there's an average of 2-3 units occupied per floor, out of 8 units. The car park is faily empty. Whenever we go for a swim or the gym, thre's hardly any ppl there.

Being an owner staying there we definitely like tht kind of feeling, it feels so exclusive. But to the person saying it's 90% occupied... I think it's rather misleading.

Rental wise... I know there's some ads in newspaper asking for rm3.5k fully furnished. I'm not sure how's the market like. Honestly, I havent really met a rental tenant yet in my Block (A). But since the day I moved in, I've seen the same old unit at Block B (low floor) up for rental.

These are facts that could be easily verified by, count the lighted up units at 9-10pm, car park occupancy at nite, the rental notice inside the building/club house.

July 18, 2008 at 11:12 AMAnonymous

C10,

FYI.Each unit only have 2fixed parking lots,if you park at other lots then your wheel will be clamp by the security.
And the chargers is RM50 to release the clamp

July 18, 2008 at 2:27 PMAnonymous

which floor you stay taht only hv 2 units occupuid, let me go n check. i am counting based on the aircon installed at the unit balcony, not the light turn on at nite. it is true that 90% units having aircon n light installed on the balcony.

my floor already hv 7 units occupied.

July 18, 2008 at 2:29 PMAnonymous

the security is strict, rm50 for illegal parking is good to avoid ppl from park at other ppl lots. thumb up!

July 20, 2008 at 12:20 PMAnonymous

I think C10 has a point there...
Counting aircon isnt a real gauge at all. Remember we're talking about OCCUPIED UNITS, by that datum we're refering to human occupancy, not air-con occupancy :)

I stay at The View, the project has 164 units, if u count by the aircons... almost every units has one installed already. But in the resident's list.... 38 units occupied.

So its 35% or 100% "occupied"?

July 21, 2008 at 12:59 AMAnonymous

Hello everyone,

I wonder what happen to bayswater when platino is completed. Platino is more exclusive, so do you think it will be a competitive factor for bayswater in term of rental? For those (expats?) who willing to pay 3-4k of rental, do you think they mind to fork out another 1-2k or so for platino for the more "exclusive" feel? If bayswater/platino is aiming at expat market, then I hope IJM or someone will at least build up 1-2 international schools around.

From my humble and shallow POV, I think bayswater price will drive down dramatically if recession or worst if depression hits. It does not surprise me if it go down to around 300k when that time come. If that does not happen, then I will expect it to say at around 400-450k for a while. For any price above that... hmmm... maybe buyers really like that place very very much or very desperate to look for places... just guessing...

When I passed by Bayswater at night I don't think there are more than 60% of the units lights up.

It's very interesting to read resident's comment on bayswater! Paying Rm200 pm for maintenance and it's still not well maintained is a bit of turning potential buyers down. Hope it will be fixed soon, and hope there are more resident's comment to come. :)

Those investors who think can cook up the property price. Beware!
Property market is overheated now!
You may assume property price will continue to be rocket sky high, but pls ask the real estate agency around you in Penang, how many sales they have made during the past few months. If there is no demand, price will be drop very soon. Klang Valley had already felt the heat now, soon will spread over to Penang. Just like stock market, there will be an optimum point when price start to go down.

Hie
Just would like to ask some advise. The rental per month for Bayswater is btw. RM2k to RM4k. Assuming for a minimum rental price of RM2k, which are the target tenants who are willing to pay RM2k? Because in today's low BLR (Base Lending Rate) environment, a reasonable tenant would rather take out a mortgage of around RM300k to buy himself an apartment / condomium instead of paying out RM2k in rental.
Even if an investor were to buy Basywater
(for rental income), who is he going to rent out to?? Who is his target tenants at RM2k??
Please help to advise.

It's really funny seeing Mr"-ve comments","gen","ah long",... arguing and trading punches with Mr"I've made 200k profit",...

It may be amusing reading your comments BUT pls grow up boys/gals.

This blog was created for people to leave "constructive" opinions and views, be it -ve or +ve.

Unless u hv something constructive to say which may assist potential buyers, sellers or residents, PLS STAY AWAY FROM THIS FORUM or at the least stop leaving depressing comments.

To Mr"-ve comments" & co ---- I still can't figure out why u are being -ve all the time. Are u trying to purchase or rent a unit here??? Do u think that by leaving -ve comments u will be able to get a good bargain??

As to Mr" I've made 200k profit" --- U hv not made anything if u are still holding on to the unit. The profit will only be realised when u sell the unit at a higher price than your purchase price which I believe the present market price clearly is at the moment.

NO HARD FEELINGS GUYS AND GALS

Friend, are you new or just moved in to PG Island?

Where to get 280K for Bayswater?

If you can get one, get another 10 for me :-)

August 30, 2008 at 5:50 PMHG

I bought a type 'C' 1313sq.ft. unit for around RM440K last year. I felt a bit disaapointed initially for having made that rash decision. Looking back now, I am confident that with the surrounding developments coming up, there is potential for its value to appreciate further.

September 21, 2008 at 7:04 PMJas

WHY does IJM always buy lands near the factory or SMOKE area? For those staying there you will have to breath bad air everyday!

BAYSWATER - The huge chimney is next to Tesco...smoke comes out of it during the night. I have seen it during my trip back home.

THE SPRING - Right behind it is a textile factory with smoke coming out of the chimney all the time. And there is also a water sewage factory - recycling shit!

I guess IJM just wants to profit. Get a bad unhealthy environment and turn it to a high profile location so they can sell it at a high price.

I would advice buyers to buy at Tanjung Bungah or better environments with less smoke pollution. Moreover, condos at TJ, Batu Feriinghi are also $450k.

Would not advice to buy TIMES SQUARE - Georgetown. The air there is so polluted - the dust is SOLID BLACK particles. I did stay in the nearby Sungai Pinang apartment for 2 years and had a lot of breathing/ cough/ lung issues. The dust was black event hough I did not open the windows widely. The dust is thick and sticky because nearby is the MPPP burning rubbish factory - which is still in operation today - they have mentioned to close it down but it's all lies. So for the BIRCH and TIMES SQUARE occupancy - Good Luck or Don't open your windows!

Now I am living in Gold coast - there are still dust but it is not thick and sticky but only light Grey particles.

Remember: BUT PROPERTY WITH GOOD AIR & healthy environment!

September 21, 2008 at 10:24 PMKW

Jas,

chances are you stayed in gold coast cos you cannot afford bayswater. we understand that.

September 22, 2008 at 9:18 AMEx-in-none

Is the smoke really that bad? I went to TESCO most of the time, and I went to the IJM office as well. But I don't feel the air is bad. Went to see The Light project 2 days ago.... all I can say is WOWwwww. If I have the money, I would have book at least a unit in The Light Linear. For sea view, minimum 10th floor and above. RM600k onwards....

September 25, 2008 at 6:17 PMphil

1302sqft in Bayswater only 400k?
So cheap...
So is this mean Bayswater is actually depreciating due to another 3 block of super condo which is in progress?

I went to Tesco today, i can feel the vibration caused by the piling.
Hope the piling work does not crack Bayswater into pieces...haha

September 25, 2008 at 8:05 PMJas

KW....Do you know how much GOLD COAST and BAYSWATER cost? OMG! Please go to http://www.penangproperties.com/condosale/pt.htm to compare.

Make your research before you accuse people.

BAYS WATER bayan baru RM550,000 1,636 3/2

GOLD COAST bayan lepas RM550,000 1,400 3/2

But honestly if you want to talk about design and structure, BAYSWATER and THE SPRING has a really nice and impressive concept. They have good designers to make the place a WOW! Great landscape but the air is a NO GO! IJM needs to profit too! So Cheap land + bad air = Great pricey condo = PROFIT for IJM! Woohoo!

I am just giving my honest opinion to help buyers. For those who are already staying there ...well good luck - do buy the MEDKLINN air sterilzer. * I AM NOT THE SOLE AGENT or SELLER FOR MEDKLINN!!!! I am only a user and it is a good product!

Anyway I am already moving to Alila eventhough it is far, far away but the air is much better.

Ex-in-none....You can never feel the air there till you start sweeping the floor or cleaning your cabinets...ask your maid to show you the amount of dust she accumulates daily and you will know if the air is bad. Walking around and having coffee at Starbucks, e-gate does not allow you to rate the air accurately.

If health is not important and LOCATION is more important - just dismiss my comment and buy whichever property you like.

September 25, 2008 at 9:12 PMKW

Jas, dun get emotional. We know your comments are bona fide but sounds a bit silly considering the take up rate that has been going on. I believe all these has points has been taken into consideration. So Captain Obvious, do us a favour and tell us something that we DONT know...

i no longer bayswater owner liao, quite sad. my unit have completely sold and all the documentary hv been settle last friday. for those who wish to sell (or buy)bayswater unit. i got a few point to mention here.
1) even bayswater was free hold but its still need to take consence from state gourvement.
2) the bank value for bayswater its not so 'HIGH'.
3)for my case its took about 4months to complete the whole process. (so for the buyer pls request 4+1months from the seller is more secure)

hope tis will help u guy.

what is the latest selling price for this condo now?

January 7, 2009 at 5:27 PMAnonymous

seem like bayswater owner prefer to let the unit instead of sell it due to high rental return. hardly find a unit to buy.

January 13, 2009 at 9:18 PMTai Kung

The selling price of Bayswter is way overinflated. Fair price should be around 300K.

January 14, 2009 at 12:17 AMnic

i think it is quite impossible to get a unit at 300k, even 400k also hard to find, very few units available for sell at market, i found that those asking price mostly is > 500k.

April 13, 2009 at 9:11 AMHsiens

anyone knows how much is the bayswater maintenance cost per squarefeet?

June 21, 2009 at 9:52 PMMS

Bayswater is a very good condo, one of the most strategic condo in Penang. But, recently IJM had handed over to another property management, the manager is an Indian. Immediately you can see all the contractors, all the office staffs turned into black. However, at least 70% of the residents are Chinese and less than 10% are Indians.

One thing that I still don't understand why they need to reserve so many visitors carpark ??? Why can;t they sell off part of it and turn into some cash for other good use instead of cost down here and there ? Sounds silly.

June 25, 2009 at 5:47 PMTed

need some opinion.do u all think that bayswater price/value will drop in 2 years time? as i'm going to sell it next 2 years after my tenant completed the contract

June 25, 2009 at 9:26 PMJohn

Ted,

I believe the price for Bayswater Condo will stand firm for the next two years. It may even reach higher if IJM is able to turn The Light into reality, in years to come.

My 2 cents.

June 29, 2009 at 6:12 AMMS

IJM is going to build more condos at their newly launched The Lights. To be honest, this piece of land is completely reclaim land from sea. Based on the understanding from geologist, the soil needs at least 10 years to get it settle before any construction. However, IJM will not wait that long, they will build it very soon. Unlike Bayswater, it is built on a solid ground. Moreover, Platino is selling no less than 700K, Baywaster will not drop further, in fact will stay firm or higher !! It is certainly a good investment.

June 30, 2009 at 12:56 AMJatukam Amulet

MS,

Yes, I also heard that they handover the management to a new company. No wonder that day i get a call from an indian lady ask me to pay my maintenance fees.

June 30, 2009 at 1:14 AMMS

Ha Ha Ha....she is the new lady boss (formerly from Intel).

But, everyone owns the responsibilities to timely pay up the monthly service maintenance so that they can up keep the buildings and landscaping. Bayswater Condo has too many visitors car park, never see so many in most condos in Penang. They should, instead, sell it to residence due to quite a number of residence owns more than 2 cars. Hope that she will do something about it.

June 30, 2009 at 4:22 PMnoble

i think that the cost down activities is not a bad idea as it generates recurring savings. selling the car park is only a one-off thing. Moreover, having many visitor carparks mean the place is able to cater well for events held by its residence and this is a rare luxury that the residence should cherish

i'm also surprised that racist remarks on black people are posted here. their credibility should be based on performance. in a white country, chinese are called chings which is also derogatory, so hope those remarks are in check my friend.. fyi, i'm not indian

June 30, 2009 at 4:32 PMmichaeltka04

Cost down is probably a good thing. I want to highlight though, that Bayswater carries with it a luxurious theme; though not the ultra-luxurious type but enough to get your attention.

I find that switching off the perimeter lights make the place look cheap. Perhaps the multi-storey parking area is ok. I've also seen huge amount of water wastage flowing from broken pipes & that should be addressed.

July 1, 2009 at 8:29 AMMS

I see lots of old men (gossip here and gossip there) are sitting in the committee. Also, meetings were called during office hour (or sometimes between 5 to 6pm, not many of us will get off from office on time), indeed there is not enough quorum to hold such meetings fairly ?

Another problem is, many residents who did not work likes to use visitors carpark such as 1 to 2 hours for the sack of convenince especially at non-peak hours, but again no such previledge was given. I am sure those of you who park their cars on level 6 will feel the pain. This got to be sorted out amicably, I am looking forward the new management is seriously looking into this issues and help the residents.

July 1, 2009 at 1:50 PMLim

is the size 1173sq ft inclusive of balcony and back yard? what's the maintenance fees? by the way, for condo/apartment, are we allowed to hack the wall or renovate to add rooms?

July 1, 2009 at 2:53 PMnic

the sqft 1173 is not include the foyer, which is the entrance at the front, normally ppl use the area to hv a big build in shoe cabinet. if include that area, it shud be around 1300sqft.

IJm is not hand over management to a new company, but hand over to the bayswater resident committee because strata title has been obtained.

July 1, 2009 at 3:33 PMLim

Hi Nic,

the b/up usually does not include foyer. but my question was is the b/up 1173 include balcony and back yard? am not asking foyer :)

July 1, 2009 at 3:35 PMMS

u can hack as u like as long as the exterior look is unchanged.

Whatever it is, our monthly sinking fund is under their hands. Who suppose to audit the P&L ??? How does it works as a check and balance to ensure our hard earn money is well spent and managed ?

Sinking fee (estimated) about RM50 per month, total 400 houses = 400x50=20K per month or 240,000 per year. Up until now almost 3 years already, they should be holding more than 700K in their hands. How ??

July 1, 2009 at 4:55 PMnic

hi Lim, it shud cover the balcony n back yard. for other developer project, foyer is also included. for example, d-piazza 1300sqft is inlcuding foyer. it is only 1100sqft in snp. resident need to hack the wall to utilize the 200 sqft.

hi MS, r u resident? coz sinking fund is not rm50 even the biggest unit. if yes, what about u join the resident committee to address ur concern. it would be good more ppl to voice out their concern.

July 1, 2009 at 5:26 PMMS

nic, of course I am. But I am currently work in Singapore, cannot attend their meeting. I am just raise my frustration everytime I get home. I am trying to setup such forum here for discussion. Hope to see some improvement as we go along.

January 10, 2010 at 10:32 PMJeff

Platino is coming up soon, follow by 2 blocks of pearl regency, I am wondering what would be the impacts toward bayswater? Traffic flow will be at immediate hits, rental/appreciation rate soften-up/decline due to over-supply?

February 9, 2010 at 5:32 PMProp

Bayswater is really an amazing investment from heaven, launching price ~300k for 1302sf, now selling at ~550k for partially furnished units, 100% return (considerate rental collected offsets interest), buy one get one free within 5 yrs. I am actively looking for another project which can repeat the same glory, but it will be a tough search... anyone of you come across any pls don't be stingy to share :-)

Recently, there was a change in property management. I think they are doing a fantastic job. Everything is back to the correct perspective. Hooray to the newly formed management team !!

March 1, 2010 at 11:17 AMpang

Hi, i just want to check with u guys... Any motocycle parking? How much they charge?

March 9, 2010 at 2:10 AMCK

Here's a recent development that might potentially sour the buyer's investment interests on Bayswater:

The newly appointed property mgmt team, Allied Services S/B has decided to enforce a rather uncommon ruling (with respect to Pg condos), by forfeiting the resident rights of landlords to in-house facilities (swimming pool, tennis court, basketball, gym, sauna, BBQ, etc)

Which means, once u put ur unit out for rent, the tenant assumes ur full resident rights, and heck, u don't even get to take an occasional dip in the nice pool despite forking out hundreds in maintenance fees monthly!

This ruling is a result of House Rules being rewritten, rephrased, choreographed, crafted & passed by the newly formed JMC late last year - without the acknowledgement of landlord owners, needless to say.

Landlord owners may cry high & loud over this new ruling, but it carries little weight as no landlord owner is being represented by a chair on JMC..the percentage of resident owners far outweigh landlord owners!

To truly overcome this matter, landlord owners have to seriously ask themselves: Is the rental return of BH2O so insanely lucrative, that it's completely OK to forsake their original rights of access to simple pleasures like a cool swimming pool, their kids' splashing fun time, good gym workout or healthy social competition thru an intense game of tennis/basketball?

Realize that the security team never seems to get any bigger, sinking funds will dwindle over time, maint fee deficits are bound to rise, gym equip still breaks down, tennis court lights KO-ed for 7mth running now...and the silver-elephant resident autogate still stays shut. Yet the outsider access for its commercial female Yoga class seems to be ever-growing. How does this Yoga proceeds help improve BH2O condition, one might ask?

Will all these improve by shutting out landlord owners access? Or perhaps the insanely lucrative property appreciation of BH2O has put its residents into an exclusive pedestal much higher than its upcoming neighbor Platino?

Perhaps the daily, ever-complaining bunch of grumpy old men by the pool's edge would have some say in this. After all, all they seem to keep mumbling about is 'No country for old men".

Poor, pity people. Would the sight of children's laughter having fun in the pool or younger people competing sports against each other, warm their souls more...or holding on to icy thoughts of "since I can't use it no more, then no one shall" bring them more joy?

Modern hi-rise dwellers..what does neighborliness & community really mean to them?

March 26, 2010 at 2:29 PMTanner

During one of my viewing trips, I happen to notice that there is this huge, tree-like telecommunication tower just beside bayswater block-A (penang bridge direction). As i am particularly interested in one of the bigger unit there, i did some research on that perspective, found a report which is quite worrying:
http://penangmedia.com/cms/huanbao/2008/1226/article_43.html
This is perhaps one of the reason why there are more units from block-A open for sub-sale? Anyway, really appreciate if any expert here willling to share your views on this.

July 5, 2010 at 2:44 PMnoble

This is so funny. 1600sq ft at 650k, 1300 sq ft at 780k. Despite the significantly smaller size, the sea view frontage is worth 130k. Cool Penangites! I thought they were price nit-pickers?? (pay bit bit, want big big)... haha. Times have certainly change! Cheers!

September 10, 2010 at 11:04 PMjeffrey

I wonder is there any actual tracsaction with those rocket prices ?

December 28, 2010 at 11:20 AMJeff

Basic reno 1300sf are asking >700k currently, price for bayswater really hitting the roof. Might as well go for Light Collection, 1400sf asking >-800k, at least with world class facilities, good built quaity (good tiles, green certified, nice sanitary) and furnished (air cons, kitchen cabinet, heaters).

I believe there will be a unit, which belongs to a factory manager who cannot afford paying about RM250/month maintenance being lelong soon. Stay close to the news and don't miss this opportunity.

January 3, 2011 at 3:00 PMjack1981

News about Bayswater condominium.
---------------------------------------
A single mother of two is in a quandary as she owes the management committee of her condominium RM14,017.20 in outstanding maintenance and sinking fund fees, and interest.

She faces the prospect of having her unit, which she bought for more than RM400,000 three years ago, being auctioned off.

Lisa Nadia Tan Thuan Li, 35, a factory manager, said she could not afford to pay the amount in a lump sum as she has two young children aged four and seven as well as an aged father to support.

“I had issued them 17 postdated cheques for the fees but these were returned to me,” she she told a press conference at Batu Uban assemblyman S. Raveentharan’s service centre on Tuesday night.

She said the quarterly fees were RM734 for the condominium in Gelugor here.

Tan said she had been unable to pay the maintenance charges since Jan 1, 2009.

On Oct 25, the condominium security barred Tan’s car from entering the parking lot due to the outstanding amount.

She responded by parking at one of the condominium’s entrances.

Both sides lodged police reports regarding this incident.

Tan claimed that a large group of people including 10 policemen came to her condominium unit last Sunday at 8.30am.

“The management committee took inventory and photographs up to noon while the police remained outside,” she said.

When contacted for comments, the management committee said: “Please get the comments from our lawyer.”

The lawyer, who declined to be named, said Tan now had 14 days to pay up failing which the condominium unit could be sold through public auction. - By The Star

You can wait but she will not sell. I think you are extremely naive. This factory manager can afford to pay but she just refuse to she is just "Chow Kwan". I am positive she will pay when she found out that she cannot wriggle out without paying.

Many owners are like these "scums of society" they think they can get away with it while others pay they don't.

Indeed the law is more sympathetic with them then the management esp. when they can cook up a sob story.

Penang Fan,
Well, I was just being sarcasm. Just hoping she read my comment and know how disgraceful she is.

Hi All,

What's the latest transaction price for Bayswater Condo?

March 23, 2011 at 9:50 PMtan

IJM is reclaiming the land on the sea (across the expressway from eGate). What is IJM going to build? Is the seaview of Baywater going to be there?

Any news about the single mum who refuses to pay monthly maintenance fees? What did the court decide on? Did she go free or have to pay?

May 7, 2011 at 11:56 PMMS

i pledge all residents who owns the strata title to attend the next EGM meeting next weekend (SAT). Your attention is critical to ensure a long term benefits to the property.

Any news about the horrible lady who refuse to pay her monthly dues? What did the court says?

August 19, 2011 at 1:12 AMnimrodz

Where to find a 480k to 500k per unit story at bayswater anymore now...!! a type D unit cost at least above 650k and above now, and not guaranteed its a seaview and highfloor yet..not to mention the price is still raising fast now...

August 19, 2011 at 12:48 PMcondomana

Hi nimrodz,

There was a type-D unit (high floor) transacted at RM 610k recently. Check with land office if you need verification.:)...cheers!

August 28, 2011 at 7:04 PMnimrodz

condomana, i assume ur saying the unit floor 21th ...yea it recently sold at 600k...but i'd say it was a very very lucky deal among the buyer and seller...the offer ends within a day,and it supposed to sell to cash buyer thats why the seller opened such deal. But the other buyer who lucky enough to grabbed it before the cash buyer. So i dont think theres another unit in this building anymore that would cost 600k....i already checked, if u got another 600k unit plz do let me noe as many buyers would die for it very quickly... :P

September 30, 2011 at 11:49 PMkoktiong

That horrible lady had lost in her court case. Its time for the new MC to take firm action against her now. Hope the new MC can continue pressure her to get all funds due.

October 20, 2011 at 6:05 PMpetestop

Only RM2,000 rental only ah ? Somemore fully furnished.

That would translate back, at 6% rental yield, that the price of the condo should only be RM400k

Those who bought at the inflated price of RM600k and above, really got shortchanged.

October 21, 2011 at 1:14 AMCK

Hmm, what happened to my rental advert posted few hrs ago?

Is the Apt-Pg blogspot administrator so desperate to cash-in on RM20/advert charge, that rental notices can't even be allowed on this thread?

Well, fully furnished doesn't have to mean Kamay or top notch leather stuff eh? Even Cavenzi adverts look tantalizing under print. Most tenants seek to find a value-added unit with enough features to satisfy his/family needs-hopefully at a prime location with few extra niceties thrown in. Glitzy furnishings do come wth an extra premium rate;but do most tenants these days prefer paying steeper rates?

Hey Petestop, ur figure calculations look correct. But it's not abt the rental yield or comparison wth current mkt overpricing now. Sub/sub-sub sale buyers are better advised to stay in them, rather than still hoping to rent out for astronomical investment return.

The only big beneficiaries are those primary buyers who snagged a Bays unit as early 2006. It was abt RM220/sqft back then. What's the 'perceived' mkt rate now? You know the math

June 2, 2012 at 3:46 PMtky86

May I know how many years for this condo? I'm interested in this condo, 1100++ sqft, <rm500k

June 2, 2012 at 4:54 PMtyh

Vacant possession in 2007. 1173sqft is the smallest. I highly doubt you can get for below 500k. If got I want to buy too. People are selling for 680k.

June 3, 2012 at 12:21 AMUnknown

How much is the rental per month for 1173 sq ft unit?

June 12, 2012 at 9:54 PMMS

Recently, TNB combined 2 months electricity bills into a single bill. By doing so, the tariff rate for each 200 units are different. In other words, we are paying higher rate if we would combined the bills.

I felt cheated, and I was told by some friends who encountered similar problems and had lodged the complaint to TNB office but at no avail.

I am not sure anyone in Bayswater encounter such issue. I think we shall bring this up uninamously.

June 21, 2013 at 11:11 AMkoktiong

I don't know its true or not. Someone had sold his unit (1636 sf) in Bayswater at RM1.1 million.

What is the market price now ?

June 21, 2013 at 11:45 AMJT

~900k i think, for the 1636sf units. 1.1mil is hard to believe unless the unit is heavily renovated and furnished, and with a very motivated buyer. >1mil transaction can be found under JPPH.

June 21, 2013 at 5:28 PMDennis Phoon

May be is foreigner buyer purposely put the purchase price at that level (Whereas actual transact is lower) for the sake of state approval.

June 21, 2013 at 9:21 PMcondomana

Hi JT,

Regarding JPPH 1 million publication, I can only find jilid 23 at the website, which is updated only til end of 2011. Can you find jilid 24?
