I think bayswater for me is the most ideal location with ez access highway and hypermarket. With the coming up project of high end condo Platino will impose the value of the area. I intend to buy one but 450K is already on the high side. If 400K might b within consideration.

Bays water is definately a over priced unit! RM450k for 1000++ sq ft ? OUCH !! no bank will loan u because its again, "over priced" !
i intent to buy a RM450k unit f/furnished + f/renovated on the upper floor but unfortunately valuers on valued it around RM350 k!

i have studied real estate markets and know that condos such as baywater have been over priced due to demand and supply..

from one of my real estate agent buddies,there are many ppl who wants to buy bayswater and few owner selling,thus the price will surely go up,.

this is supply n demand markets force,no-one can control it..

before u buy any property,study the surrounding,enviroenment and future market price..

this is my 2cents thought,

I had spent about rm120,000 for renovation and furniture. Totally move in condition as hotel condition with 4 air con+2 heaters+ rm20,000 kitchen cabinets with built in hood+hob+oven. Anyone interested? The valuer price before renovation is rm390k,so now would intend to sell at rm500k.

I fully understand the money you have invested into the renovation and furniture and it is definitely luxury.

Instead, in the property market people will not add in the cost of renovation on top of the original selling price unless the renovation involved the extension of the original building Coz buyer will be much preferred to renovate and design according to thier own favour if they need to spend the same amount of money.

I am sure the valuer price will not exceed 450K even if they take in the furniture and renovation.

Again, be logical do you think anyone will spend 500K to purchase a 1313 sft condo ???
THis is just my 2cents of opinion, no offence at all. I apologized in advanced if you are not agreed with me.

I agreed with your opinion however, I am looking for someone who likes the interior design of my unit and do not want to put so much effort and time to renovate a house. It is not easy to go through all these troublesome steps. With bare unit, the price has gone up to RM420k and above and this could be only type D the smallest unit. The layout of Type C is the best among 4 types, the 2nd highest(25th) has sold at RM500k as bare unit.

455k for 1302 unit, hv to depends on the floor, coz high floor, sure price will be higher. as i know from the agent, the rental is 3000-4000 for fully furnished, so 455k is market price lo, but you can try to negotitate to 450k. all the best.

The 19th floor Type A is from Tower A or Tower B? As I know the Tower A 19th are fully renovated and the one sold at rm480 is from Tower B.

Notice tht bayswater and platino was received superb response from Local , singapore , HK and others foreigner buyers.
The price of the property have been push up to the optimum level and expected still hv much room to grow due to it strategic location with convenience hypermarket, restaurant and office lot.
After my observation, the land lot beside tesco is planning to build 500++ unit low cost pangsapuri which I think most of the buyer never notice about this.
No doubt this a very strategic location but with this small land size developer planned to build another 500++ low cost flat.
I think you guys should take your own imagination to think twice before purchase.

There will have 2 building (29 & 36 floors) and a bridge will link between the 2 building on the land lot beside tesco . This project including commercial and residential.i heard the 2 buildings already sold out to Korean.

i don't think is low cost flat as the land at metro east hv high value, unless developer really so good and care about community, and don't want to make money, haha. if really, then i will grab some units, should be easy to rent out for high rental return.

I think this is gov rules that for whatever project, you need to built some quantity of low cost units as well. Otherwise, the high end project hardly approved.
Near The Spring, there are low cost flat. At Queensbay, there are low cost Flat as well.
This is to protect low income people. Otherwise, all the land will be built with high end condo, which generate high profit.

If want to buy Type A from Block B, is better to buy Unit6 as still has sea view from balcony and master bedroom. If unit 7, then is totally city view.
If want to buy Type A from Block A, then is better to take unit 3 than 2. No encouragement to buy type B which is facing pool, the layout is lousy.
For the type A unit at 20th, block A, the original price from developer was only rm390k, now with slightly reno want to sell rm660k? It is ridiculous!
The same thing for 26th floor typeC, block B wanna sell rm550k? The original price was only about rm296k.
Does view so important? High floor is more dusty and more noisy. The most important is the water pressure is so low, you have to take longer time for bathing and can't even enjoy a good shower.

I am not sure if view is really important for this kind of property. If someone really need a nice view then should buy the supercondo like Infinity, where you can enjoy the view while relaxing on your message chair from the living hall or room itself.
For Bayswater, if you want to enjoy the view, you need to stand at the balcony and turn your head left or right. (except for type C) Here is Malaysia, with such a hot weather out there, who bother to stand at the balcony to enjoy the view. I believe most of the people will close up all the door or window and switch on their air-cond in the room. They wont even sit near to the balcony.

For Type C, to me is too far away from car park, unless can get a parking lot near guard house. Imagine when you buy a lot of grocery from Tesco, and you need to carry all the way from car park to the lift.

tribble.... 2weeks ago a group of malay guy (about 20yrs old ++) start collect ilegal parking fees (RM2/car) in front of Bayswater, evethough u are the resident of Bayswater have 3rd card that park outside they also want to get parking $$ from u.. if u dun pay them than they ask u move your car at main road near platino enterence, the malay guy said if dun pay then dun park here coz they want cari makan else...
they event said if u dare then go n complaint them n they not fear for that.. just imagine 1day RM2, 1month park in front of your appartment is bout RM60 d.
normally they will be there start fr 6pm~late night.
did any of you know which dept we should complaint bout this?? MPPP or IJM?? coz egate land is belongs to IJM right??

That day when I passed by Baywater in the afternoon, already can see many cars park along the roadside.
Later when Tesco start charging for the parking and with new project Platino and low cost apartment coming up, then I can imagine how congested that place would be.

if want to know whether is true or not juz park ur car in front of bayswater after 6~7pm then you will know that... i saw many ppl dun1 pay and argue with them,end up also need to move their car & park beside the main road... teruk... because of them a nice place change to this type of condition... i worry that later they will form another group with jaga at the main road then we got no choice need to part our car at the seaside d..

For those who not aware of new projects beside IJM Office and opposite Platino, there is NO LOW COST apt will be built in this area. The land is reserved for Service Apartment which costs RM600/sqft and ONLY sell to KOREAN.

In fact, Bayswater has a good market price is not because of the SEA view but the quality of architecture, location and facilities.
I felt it is the BEST Condo costs only RM2XXK on last 3 yrs ago. None of a property at this price could get such a good and almost perfect quality.

the communication antenna is stil meter away from u, but ur mobile phone is inside ur pocket. if u worry about the antenna, i think u shud worry more on ur mobile phone which u bring along no matter where u go.beside that,u shud stop using tv, microwave, radio n other alectrical appliances which hv signaling. this is technology world.

nowsaday, even children in primary school also hv mobile phone, n they use that for online, gaming, sending sms and etc everyday. this is the trend, apple new i-phone even hv more functionality, dun think ppl will live without mobile phone and communication signaling is everywhere. imagine u work in office 8 hours, 100 ppl in office, i can guarantee that everyone bring a mobile phone, mean 100 phone in a office, the signaling by mobile phone is more than the communication antenna already, haha.

Block facing tesco - noisy. A block seem to be better. Latest 1636 sqft has gone above RM600k. The upcoming project- The Light & high end Platino will further bring Bayswater to higher price. Estimated > RM700k in coming 2009. Believe it or not just see it urself *

I had seen all units in Bayswater, best unit is D type eventhought the unit with smallest size but with biggest entrance. Also with privacy, and good fenshui. A type with odd design in kitchen, very dark and not well ventilated, people can see u when they walk by. B type, very small entrance. C type, with bit entrnace, but fenshui no good, once u open the door, it go straight thru to balcony. Furthermore, C type close to E gate, noise from E gate and highway. I am looking for type D at low floor above 3 but below 6 or 7, may i know the market price now ? Preferred Tower A

Definately RM550k with neccessary renovations such as ceiling, kitchen cabinet,grills & lighting/ airconds. So far no advertisement on Baywaters 'on sales' in newspaper, full occupancies or the owners expecting to sell @ higher price. RM550k is the max/ ceiling price fr such small 1313 sqft in 2008.

I think there are still many fools out there trying to buy 1313sqft with RM550k.
If you habe RM550k, you can get a fairly big landed bungalow house in SP. You work so hard but get home and stay in 1313sqft condo?
The place is croweded and many buildings are in progress around that area.
Ask yourself, house is for you to rest or for you to disco? Why you need to stay close to shopping centre? I really dont understand this point. All the richman want house near the hillside to stay away from the hustle and bustle of life after a long day work. You people spend so much to get to the hustle and bustle of life after a long day work. Think about it.
I never interested in this condo after all, even though RM550k for me is quite affordable.
For me, RM550k, i will opt for Scotland park where i have the view of turf club rather than the rooftop of Tesco. And for the view of penang bridge and the sea, i do not see any nice view, because i am not sure how many of you realise that the opposite of the sea is the polluted SP inductrial area. So anyone buying this condo, please allow me to say: You are heavy smoker. Hehe!!!

i would like to share some experience for Bayswater condo.

My friend stay at Bayswater which have 3cars and all this while his 3rd car is parking outside of the condo and recently the traffic police is giving sumon daily and as for today my friend already get 8sumon.

He try to drive his 3rd car into Bayswater and park at visitor car park but is rejected by the security, coz the security said he is the resident so cannot park his car inside.

Why this thing happen is because the poor planning for IJM project, can you find any free parking lots at Tesco,Egate area?? No right,so if you have 3rd car mean you need to park your car at road side daily and prepared to get sumon.
My friend did feedback this to IJM for more than 3weeks but get no reply from them, so he need to park his car either at E-gate or Tesco daily and pay for the parking fees. Can you imagine that.

The security guide attitude for Bayswater is 'teruk', espeacially their commander (malay old guy), 1foreigner ladie guy & 1 foreigner young guide. Everytime i visit they just pretent din see your car and seat inside the guide house and let you waiting there until they 'seok' then only attend to you and somemore show their beh siok face to you.
Espeacially when the malay guide that to you it is very rude & etc.

I did complant this to IJM office but at the end also din get any reply. Can you imagine you spend so much to buy a condo but what kind of management & treatment you and your guest get.

No doubt the furnish of this project is not bad, but before you make decision i think you need to take the commend i shared as a consideration.

I'm the resident for this condo and i felt that the maintenance for this condo is poor:
(1) the fish pond water is very dirty with mosquitor,the worker seldom do the pond cleaning

(2) fish pond wood bridge (near block B)broken and did not maintain for more than a month


(3) lift card scan door always malfunction

(4) BlockB lift waiting area ceiling wood lamination peel off and without maintain

(5) Staircase scan glass door broken without maintain for more than 2weeks (the management only use something to block at the staircase as a temporary door).

The only improvement i saw is :
(1) the program changed on home security system to solved door open system malfunction.

(2) Add barrier on wood bridge to prevent ppl fall into fish pond

Hope that IJM will make improvement for the management side & provide us a better living place.

dun so angry, since u not own a unit, good or bad is not related to u, worth or not worth, owner himself will know. i think owner of bayswater sure very happy by owning the bayswater units, as it appreciate 100% after completed. for investment, it give good return. for own stay, it is convenient and nicely design. for rental, it easily rent out for 3-4k. dun envy ppl la, u can still find other condo if u not afford to buy bayswater, haha. no ppl force u to buy it.

My gf stays in bayswater. Her floor there's only 2 units occupied.

We've made some frens after staying there for a few months. And we find out that there's an average of 2-3 units occupied per floor, out of 8 units. The car park is faily empty. Whenever we go for a swim or the gym, thre's hardly any ppl there.

Being an owner staying there we definitely like tht kind of feeling, it feels so exclusive. But to the person saying it's 90% occupied... I think it's rather misleading.

Rental wise... I know there's some ads in newspaper asking for rm3.5k fully furnished. I'm not sure how's the market like. Honestly, I havent really met a rental tenant yet in my Block (A). But since the day I moved in, I've seen the same old unit at Block B (low floor) up for rental.

These are facts that could be easily verified by, count the lighted up units at 9-10pm, car park occupancy at nite, the rental notice inside the building/club house.

Counting aircon isnt a real gauge at all. Remember we're talking about OCCUPIED UNITS, by that datum we're refering to human occupancy, not air-con occupancy :)

I stay at The View, the project has 164 units, if u count by the aircons... almost every units has one installed already. But in the resident's list.... 38 units occupied.

So its 35% or 100% "occupied"?

I wonder what happen to bayswater when platino is completed. Platino is more exclusive, so do you think it will be a competitive factor for bayswater in term of rental? For those (expats?) who willing to pay 3-4k of rental, do you think they mind to fork out another 1-2k or so for platino for the more "exclusive" feel? If bayswater/platino is aiming at expat market, then I hope IJM or someone will at least build up 1-2 international schools around.

From my humble and shallow POV, I think bayswater price will drive down dramatically if recession or worst if depression hits. It does not surprise me if it go down to around 300k when that time come. If that does not happen, then I will expect it to say at around 400-450k for a while. For any price above that... hmmm... maybe buyers really like that place very very much or very desperate to look for places... just guessing...

When I passed by Bayswater at night I don't think there are more than 60% of the units lights up.

It's very interesting to read resident's comment on bayswater! Paying Rm200 pm for maintenance and it's still not well maintained is a bit of turning potential buyers down. Hope it will be fixed soon, and hope there are more resident's comment to come. :)

Just would like to ask some advise. The rental per month for Bayswater is btw. RM2k to RM4k. Assuming for a minimum rental price of RM2k, which are the target tenants who are willing to pay RM2k? Because in today's low BLR (Base Lending Rate) environment, a reasonable tenant would rather take out a mortgage of around RM300k to buy himself an apartment / condomium instead of paying out RM2k in rental.
Even if an investor were to buy Basywater
(for rental income), who is he going to rent out to?? Who is his target tenants at RM2k??
Please help to advise.

WHY does IJM always buy lands near the factory or SMOKE area? For those staying there you will have to breath bad air everyday!

BAYSWATER - The huge chimney is next to Tesco...smoke comes out of it during the night. I have seen it during my trip back home.

THE SPRING - Right behind it is a textile factory with smoke coming out of the chimney all the time. And there is also a water sewage factory - recycling shit!

I guess IJM just wants to profit. Get a bad unhealthy environment and turn it to a high profile location so they can sell it at a high price.

I would advice buyers to buy at Tanjung Bungah or better environments with less smoke pollution. Moreover, condos at TJ, Batu Feriinghi are also $450k.

Would not advice to buy TIMES SQUARE - Georgetown. The air there is so polluted - the dust is SOLID BLACK particles. I did stay in the nearby Sungai Pinang apartment for 2 years and had a lot of breathing/ cough/ lung issues. The dust was black event hough I did not open the windows widely. The dust is thick and sticky because nearby is the MPPP burning rubbish factory - which is still in operation today - they have mentioned to close it down but it's all lies. So for the BIRCH and TIMES SQUARE occupancy - Good Luck or Don't open your windows!

Now I am living in Gold coast - there are still dust but it is not thick and sticky but only light Grey particles.

Remember: BUT PROPERTY WITH GOOD AIR & healthy environment!

Went to see The Light project 2 days ago.... all I can say is WOWwwww. If I have the money, I would have book at least a unit in The Light Linear. For sea view, minimum 10th floor and above. Walking around and having coffee at Starbucks, e-gate does not allow you to rate the air accurately.

If health is not important and LOCATION is more important - just dismiss my comment and buy whichever property you like.

i no longer bayswater owner liao, quite sad. my unit have completely sold and all the documentary hv been settle last friday. for those who wish to sell (or buy)bayswater unit. i got a few point to mention here.
1) even bayswater was free hold but its still need to take consence from state gourvement.
2) the bank value for bayswater its not so 'HIGH'.
3)for my case its took about 4months to complete the whole process. (so for the buyer pls request 4+1months from the seller is more secure)

Hi Everyone, I am a potential buyer and will be paying cash for a home. I'm a retired Aussie expat and with my Singapore wife and family, will be coming to Penang to retire and settle down in 2009 on the MM2H (Malaysia My 2 Home Scheme) in Malaysia. I am looking for a 3/4 bedroom apartment/Semi-D House, 1200 sq ft to 1500sq ft minimum, with balconies and sea views on a high floor close to the sea and beach areas if possible with parking spaces for 2 cars. The Condo/semi-D house can be freehold and constructed 5-10 years ago or even new. I have been looking into the property market recently, and though prices seem to have fallen considerably due to the poor sales of condos/semi-D houses, and because of the abundance of properties in Penang that have not been sold due to the economic crisis (this is the same case as for Singapore wheren prices for condos have fallen by 30%), I would like to negotiate the final price.
