have a query for owners - have heard that Gold Coast S&P does not include full build up area (i.e. extended area is treated as accessory parcel) - does the area in the strata title include accessory parcel not mentioned in the S&P? thanks for any replies!

Attention home owners – please consider this rental offer

Perhaps you are not living in your apartment at the moment, or you are considering selling but have not found a buyer? We are looking to rent for six months during July to December, 2010.

What you get: a couple from Australia – she is 52 years of age and is a Dr at an Australian University. She is coming to work on exchange at USM. He is a 65 year old retired member of the public service in Australia (Justice Dept). We are extremely fastidious about cleanliness and your apartment would be treated with absolute respect. We guarantee you would get it back in the same condition you left it.

What we want: a furnished apartment with at least three bedrooms, two with aircon (we don’t share a room and our 35 year old daughter may visit). We would like reasonably good quality beds, and a comfortable couch. Wifi is also essential. The sort of condominium we would like would be upper end but not exorbitant. It would definitely have a pool. Ocean views would be highly regarded but not essential.

A note please, without wanting to insult anyone: please do not think that because we are Australian we have money to burn. We are on moderate salaries by Australian standards. We have also been coming to Malaysia for about thirty years on and off, and one of us has lived here. I am coming here on a professional exchange with a university – I don’t get paid any extra for this and I still need to maintain my house in Australia. Of course we want something nice to live in here in Penang, and we hope that somebody out there might offer a reasonable rent in exchange for having highly reliable tenants.

The location and environment (big pool, green-surrounding, next to sea) are very attractive indeed, to me its a better living place than compare to the baystar. The only drawback is the building itself, exterior can see the paint peeling off, and weather-aged/moldy wall and ceiling. I am wondering whether the management commitee going to do anything with this? If some actions have been taken against this, i am sure the place can be more popular..

there will be a general meeting next week to decide whether the whole building will be re-painted, and also some upgrading on the facilities. Really this can get through, it will bring a new life to gold coast condo.

Hi Tanner...yes I'm tenant in Gold Coast and think maintenance it too bad, peeling off paint, bad gym equipment, even consider to move out after my car was damaged cos drain collapsed !!!
It's a nice place and good location if the maintenance was a little better. Please post it if the upgrading will go through or not...so maybe I will not have to move ;-)

yeah sylwia..as compare to the conventional penang condo's squarish look, I prefer gold coast's design. Location wise of course it is terrific. Building and facilities are aging, at least pool still very much presentable. As an proud owner, i sincrely wish that all the upgrading proposals can be supported and materialized. So fellow Gold Coast Owners, please show yourselve on next Sunday 3pm, any additional votes will be crucial to secure a better, and more comfortable living in Gold COast condo.

Tanner...good luck with it. I know a few people who likes the place but did not rent due to lack of proper maintenance, even small thing like peeling off paint will put people off. The pool and garden is very nice indeed. I stayed 12 years ago in Bellisa Court and the place looks like new today ....the rent is still the same as 12 years ago... maintenance really matters.

The 3rd Annual general meeting sucessfully held on 02-May. I must say that it was not organized at all, and full of unnecessary disputes. Nevertheless, it was a "yes" for both buildings repair and re-painting, the new commitee will have to work out a plan and to further decide in EGM. So good news after all, hope to see Gold coast with face-lift soon.

can someone tell me where is block 109, 111 & 113 located at ? Is block 109 facing putera marine or queenbay ? Which block has a good penang bridge view from balcony & a bit more privacy ?

block 113, odd number units are facing putra marine, and offering the best up-close penang bridge view. The bigger the unit number, the deeper and nearer to the sea, unit 11 onward are the best. This is also the row with best privacy as not having to come face-to-face with opposite units.

The whole building has to be re-painted.I don't know what is holding back the JMC, this is already being agreed upon during the last AGM, and there is >1.5mil of sinking fund available. With such unique design, 3 tier security and and strategic location, it just take another fresh coat of paint to make it even better. I will be surprise if the residents there do not feel eye-sore with the exterior currently.

I used to stay in Gold Coast for few months, quite like the place as design is cool (unique in Penang), pool is nice and not crowded, good landscape, and nice view. The only problem is with the building, it is getting a bit old. However noticed recently that the guard-house and lobby have been re-painted, looks nice, really bringing new life to gold coast. Anybody able to comment whether there is any plan to re-paint the whole building? I am quite interested to invest one unit if there is plan to do so.

There is a proposal to re-paint the whole building sometimes by the end of the year. Understood that qoutation is ready, pending for buy-off in next AGM. If this plan can really materialize, it would really help the capital apprecitation of gold coast, in view of the strategic location and unique design.

Well, in terms of prospect, gold coast is definitely a good buy. There will be shop-lots from summerton in the near future, no need to walk further for a coffee or basic groceries. Re-painting plan is going through smoothly, currently under tender and target to get it started after CNY and this will definitely bring a new face-lift to gold coast. Long term wise once Ivory's Penang world city is completed, Gold Coast is located right in between it and queensbay development, very strategic indeed. Of course to define good buy in this case also depending on the price, view, # car parks, condition of the units etc. I would say for a decent higher floor (>5floor), seaview, fully reno and furnished units with 2 car parks, <=450psf is worth to consider now. Putra Place will be another med-high cost condo which benefited from the queensbay and penang world city development, but price already inflated too much in the last 2 years, good on those early purchaser. However to buy a high floor 2 car parks unit in Putra placa with >RM400k, i would rather buy gold coast.

JT, Putra place is considered a low-medium cost apartment, not medium-high. Medium-High is what Putra Marine is. Hope you got it right :)

Putra Placa which selling >350k nowadays can no longer be classified under low-medium cost housing, by all meant. Even the latest medium cost development by JKP asking only from 190k onward:

Putra Place will have to be at least medium high cost simply by comparison.

Definition of low,medium,high cost housing base on nation-wide average:

"Under the Ministry of Housing and Local Government, there are four categories of housing with varying house price structures and target groups based on monthly income. These are: Low Cost Housing with house prices of below RM42,000 and targeting those with a monthly income of below RM1,500; Low-Medium Cost with house prices from RM42,001 to RM60,000 and targeting those earning between RM1,500 and RM2,500; Medium Cost with house prices from RM60,001 to RM100,000, and High Cost of any houses above RM100,000 – the latter two categories of which do not have a specific target income group. (These definitions differ according to SPNB, where low cost is from RM35,000; low-medium cost from RM50,000 and medium cost from RM80,000 and above within Peninsular Malaysia.)"

IF follow this definition, almost all the condo in Penang Island are classified as "High Cost" housing. I am not sure if there is a separate housing cost definition for Penang Island alone, i doubt so, but one thing which is clear is housing price in the island already well-above the average income for a standard Malaysian.

Albert, considered yourself lucky not getting a unit there as the building is already sinking from it's reclaimed land.

Try ask ppl around or the condo management ppl...

there are misleading info about reclaim land. Since there are piling, reclaim land are not an issue, if not penang bridge will sink.
The land sink is ok, but not the structure itself. If the structure sink, then it is a big issue.

For Gold Coast, the building structure is OK. it only sink at the car park area.
